The whole experience was very very positive. My property was really well presented, I had loads of requests for viewings, communication was excellent...and of course I saved loads of money. I paid for the £395 package ( which you pay ONLY I when your house is sold) and paid about another £200 for professional photography and a floor plan( which I paid up front. TOTAL paid was less than £600 to sell a 390k house with the majority of the payment only upon completion. Bear in mind I did the viewings but the leads were generated by Griffin and at the end of the day there’s no one who knows the best features of my house and the area than me. Sellers beware! The online selling portal is nowhere near as good as the website promises, and sends spammy, confusing, junk emails to potential buyers, with no follow up from griffin. No answer to emails, nobody answering the phone in the afternoon and no voicemail. You will lose potential viewings by using this amateur online estate agent - there are many out there with much better systems, so please don't risk it. After complaining about the many glitches in their system, I was pretty much told tough luck, and they even tried to sell me a useless upgrade that did not solve any of the problems. Griffin are fantastic! They are priced way below other agents, this might give you the impression that you are missing something. Not the case. You do not need to pay some agents extortionate fees, they provided me the sign and a professional photo shoot of the house as well as the listing across all platforms ie zoopla, rightmove etc. As well as always being available on the phone and email. We thought we'd try Griffin Residential as it was fairly cheap and we were recommended, the whole service has been an absolute pleasure. We did an online valuation and they spent a lot of time with us on the phone as we had a lot of questions. They were helpful throughout with updating our listing and got us listed on all the major property portals, we were live the same day and started getting viewings very quickly. We secured the full asking price within 3 weeks. Absolutely fantastic service throughout. Absolutely disgusting service. AVOID AT ALL COSTS! Griffin residential have absolutely no idea what their policies or procedures are, they employ absolute morons who cannot answer the simplest of questions or deal with minor issues, however their staff are able to write good reviews in an attempt to counteract the FACTUAL bad reviews. if you have any faults with the property, rats, broken boilers, mold etc. good luck getting them sorted. I've never come across such a greedy, lazy and down right rude agency such as this. Whomever owns this company should be ashamed of themselves for charging people a fortune to live in appalling conditions. Do not list your property with griffin and DO NOT LET FROM GRIFFIN... An absolutely disgusting experience with these people. Myself and my partner made the mistake of renting a property from Griffin residential, these people will try to side step their responsibilities as landlords at every available opportunity. After being told that vermin entering the property via holes on the outside of the building was the tenants problem to deal with, it became very clear that these people lack any kind of empathy or compassion for their fellow human beings. As a gesture of "good will" Griffin eventually came and poured concrete into the holes where rats were coming under and then in to the house, not solving the problem but instead trapping vermin under the proper indefinitely. This also speaks volumes about the level of competence Griffin's employed contractors have... After having my home pretty much condemned for human habitation by a third party rat inspector (sent by Griffin) a baiting regime was eventually put in place. All of this would have been great in the first few weeks of reporting the problem with rats, but instead the whole process took about 8 months from start to finish. So after that nightmare, our boiler breaks down... To my surprise Griffin send out an engineer the same day, not to my surprise, he can't fix it... Tells me he'll be back tomorrow with whatever part he needs. He comes back with the part, tells me he's fixed it and shuffles off... He hasn't fixed it. Saturday and Sunday pass and we have no hot water... We haven't had hot water for 5 days when a new plumber turns up Monday evening, 5 minutes spent with the boiler cover off and he reckons he's fixed it.. Would you believe he actually fixed it.... Brilliant, call Griffin and see if there's something we can do to adjust our rent payment for this month as we've been without hot water for nearly a week, you know what these guys did...? Issued me with an eviction notice... For anybody thinking about dealing with these people, please take my advice, do yourself the biggest favour and just don't. Please contact me directly and I will be happy to forward correspondence between myself and these people so you can truly see the extent of their unprofessional approach to everything. Oh and if that's not enough, Griffin residential then tried to claim double the amount of my deposit back for repairs and decoration of the property after refusing to allow me to be present at the check out inventory. It's OK though, the independent adjudication service that Griffin use to settle deposit disputes has literally just awarded me most of my deposit back. And now I'm thinking about it, Griffin is probably the only estate agents I've seen with a protective glass barrier in front of the reception desk. Anyway nice try Griffin, it's been fun ????????... Is this the worst Residential Agency in Southend? Most probably yes and I will explain the reasons to you. It is a total waste of time to talk to them or ask for help or to resolve any issue that might arise as: a. They have no knowledge or expertise to resolve anything, b. They don't even know their own policies and procedures c. They have no idea about regulations, c. They have no respect for the customer, d. They don't care about the emotional distress they cause to the parties involved, e. They do not understand they are accountable for their incompetence . Even the manager, seems not to have a clue what she is doing. If they had some decency they would resign. If you can avoid them, you will do yourself a favour. I don't know whether their prices are lower or not but their service is definitely appalling. I never understood how some people get their jobs.... Read more
