I contacted Regency over a year ago, in relation to a house they manage on my street. I advised them of the drug dealing and constant noise at all hours of the morning. They assured me this would be dealt with once they had spoken to the Landlord and that I should delete my negative review (which I complied with).
1 year on, nothing has changed. There is amphetamine being sold by this individual, the police have advised the landlord/agent has to get in touch to evict the tenant however all reports made fall on deaf ears. There is no duty of care aslong as they are pocketing their fees!

My boyfriend lives in Ringley Lock which is managed by Regency Estate. I visited the agent as we had an issue with the bathroom. The window wouldnt open at all and I had to sort this out. I wanted help as my neighbour did inform me that the caretaker would help. I had no luck so I visited the agent.
Meet my Zoe. She is horrid. Unhelpful and needs to have more care with her appearance and body odour. I will ask my boyfriend and get a local window man around. These people are complete cowboys with staff like zoe who cant even be bothered in their personal appearance

Worse agency ever dealt with, first experience was the poorest experience as a buyer, enquiry made on a Thursday, no contact till Sat 9am, call missed as we all have a rest day, rang back around 12pm closed, no contact till Wednesday and no viewing offered till following week, excuses constantly given for lack of consistency, communication, lack of transparency for seller also as they lose opportunity of further viewings and wider chance of higher offers, very poor management and sales manager very rude also who has no manners or respect.

DO NOT use this agency. I have had a billing issue as I moved into my new apartment situated Weaver Chase. Zoe who works in accounts is definately antisemitic. I kindly said that I am unable to take calls during Shabbat and she said she wasn't bothered and would continue with debt collection. Zoe showed hatred against my faith. My religious value and was very hostile. I spoke to my rabbi on Saturday and he felt this needed to be reported to the police. This will be my next step. I urge everyone to avoid this agency and in particular Zoe.

Worst experience ever since renting in the uk, firstly I was tricked by them into renting a house which was up for sale, and put up a for sale sign and made my stay in that house a nightmare for the 9 month period my family and I lived there. Stay away from them if you looking to get a home that’ll give you peace of mind

The flats I visited before moving in looked perfect, with brand new carpet and freshly painted walls. However, my experience after moving in was far from ideal. The boiler stopped working, and I had to endure almost a week without hot water or heating for me and my toddler. It was challenging to bear the cold weather without heating, and we had to rely on electric heaters to keep ourselves warm.
In addition to the boiler issue, the kitchen boards were falling, which posed a safety hazard to my son. I reported this issue to the agent, and it took them over a week to fix it. The delay in fixing this issue was frustrating.
At one point, the agent accused me of staying in the bathroom too long, causing the water to get cold. This confused me because it was just me and my son, and we only used the bathroom briefly. Despite explaining my situation to the agent, they did not take me seriously, and it felt like they thought I was making up the issue.
After experiencing intermittent heating and hot water, a new boiler was installed, which seemed relief. However, a new issue with the pipes responsible for producing hot water arose, resulting in me heating the house but still taking cold showers in winter. Despite raising these concerns periodically, no one seemed to take them seriously, leading them to believe I was either fabricating problems or being dishonest.
Furthermore, I reported a leak in the sink and an unstable toilet seat to the agent, but they did not believe my claims. After a week, they did send a plumber to fix the sink and toilet seat, but no one called me to inform me that they were coming. This was frustrating as I had to stay home and wait for them to finish.
Overall, my experience with the flats was disappointing. It felt like the agent did not care about the tenants. Once I moved in, it seemed like they did not take my concerns seriously, and it was disheartening. I hope that in the future, the agents will prioritise the safety and well-being of their tenants.

I currently use Regency as the letting agency and I have to say that the service has been of a gold standard. This is all down to the staff who work there and in particular ?Alex Greenwood?, what a star she has been – very professional and responsive in resolving any issues with the boiler, electrics, pipe leaks….it shows she has a good working relationship with the repair and maintenance contractors. It is important to me to have a happy, stress-free tenant, and that I have which gives me peace of mind and knowing I am in good hands.
Regency also helped in the purchase of the property and to that I must thank and commend Saffron Cowburn for her hard work ethic and support from sale to completion ????
If you are looking for a lettings agent or buying a property that truly looks after you, and the tenant in my case, then I highly recommend Regency Estates.

Avoid, avoid, avoid!!.......
Regency was extremely poor on the emergency help side, even though they give me a 24/7 number to call, if it was not for the landlord having his own people and making them available to me I think I'd still be sitting there waiting for the boiler to be fixed.
When I gave my notice that I wanted to move out Regency immediately asked if they could they start showing people around the property, due to my work constraints and having children the answer had to be a no from me. At this point I realized very quickly that there were going to be issues with the rest of my tenancy and vacating the property. They went from being relatively nice and polite to dismissive and cold in their nature. When I actually moved out I purposely took 2 days holiday to make sure the property was Immaculate! I can hand on heart say that the property was of a much higher standard than when I moved in. On moving in some of the light bulbs were out and the general cleanliness was lacking (especially in the bathrooms) and you could clearly see that the wood floors had not been mopped. The back garden had a bucket and mop, also a yard brush and tiles all that have been left by the previous tenant but we're actually for the property. I have pictures of all of these from the check-in document. To my absolute disbelief on moving out of the property, I received emails from Regency telling me that it is common practice that a deep clean is carried out and I must foot the bill for this (apparently it seems this is an unwritten obligation!!), this bill was £100. They also wanted money for the yard brush and tiles and bulbs that were out when I moved in. I was completely astonished and a little bit disgusted by this approach it showed complete unprofessionalism and also the fact that there was no continuity in the logging of the property's history and contents. The total amount Regency wanted was £145. All communication had ceased at this point, no replies to emails or calls.
Safe to say I wasn't going to give them this as it was completely out of order, it continued through the DPS, the DPS awarded them £35. This was only awarded because in the document that I had made and submitted to the DPS, I hadn't put the time stamp on the pictures, please make sure you do this if you have issues.
Overall quite a poor company, with terrible communication internal and external and money hungry. Avoid, Avoid, Avoid

“Upon moving out they’d wrote a list of what they was taking from our deposit, and just too highlight a few, a key for a padlock which we was never given (£20) paint scuffs £250 ridiculous, emptying of a black bin left for the council £60 & more.”

Staff in the office don’t communicate with each other properly, I rang up as I needed to extend my tenancy for another 2 weeks, and told them the other tenant no longer lives in the property so please only contact me, when they tried ringing me a couple days later and couldn’t get through they rang him asking as I was staying in the property for another 2 weeks could they view the property. This was a total invasion of my privacy as I’d asked them not to contact him as I didn’t want them knowing I was staying an extra 2 weeks . I advised them I needed to be at the house for viewings which they said was fine then next minute they are asking to view the property without me in the house. The House had mold in the bedroom and bathroom which I asked them to sort for over a year, when I had my periodic inspection the inspectors response was ‘oh I can see you’ve been trying so we will sort it’ it still didn’t get for another 4 months until they advised I would be getting a rental increase, and I asked if it would be sorted beforehand, I had a text within 20 mins from one of the tradesman saying they will sort the bathroom. When it came to check out they tried to charge me nearly £2,000 for various reasons such as £60 for leaving a coat and a box and £200 for taking stickers off doors. I challenged it they instantly went down to £1,450.
When they saw this review they emailed me telling me to take it down or they would ‘reply on here and show pictures of the damage I did’. I accepted responsibility and have paid and am still paying monthly for the carpet as my cat scratched it, (the price for whole new carpets when they weren’t actually new when I moved in) a blind which my cat bit and scratched, the oven as I didn’t have it professionally cleaned, and a bin charge as I had to leave some out as the bins were full.

Avoid using this agency, shortly before we were to move out they asked if they could show people around the house, which normally no problem, unfortunately it was not a good time due to a family death, they didn’t like that they couldn’t show people around as we had not given consent, Claire from regency then became very rude and ended the phone call abruptly after not getting what she had wanted, what followed was conveniently an invoice for almost a months rent from our deposit, coincidence I think not. Last December our boiler, had stopped working nothing to do with us on our end, for two weeks with snow outside & they offered no help after they sent round what I would call a cowboy, I never heard a positive thing about Regency from tradesmen. The tradesmen they sent where rude, useless, eventually & never turned up until after 6/7 or even later at night even not telling us they’d cancelled on certain days where we had taken of work to be in for the tradesmen, we eventually managed to sort that issue ourselves. Upon moving out they’d wrote a list of what they was taking from our deposit, and just too highlight a few, a key for a padlock which we was never given (£20) paint scuffs £250 ridiculous, emptying of a black bin left for the council £60 & more.
Wouldn’t never recommend or re use this Regency, 1 Star is a compliment.

I have been in property over 20 years but never had such amazing support particularly with a very dificult conveyance and for example as the property was close to regency not me - they sorted out gas cert and any other tests for me and as the sale was with tenant in occupation dealt with any problems the tenant might have had during the c onveyance when the tenant would not respond to me - would that all agents were just like this - I am sure they would be equally effective at managing a property

Having spoken to a couple of other local estate agents it was clear Regency were the more friendly and accommodating agency. Jodie and Saffron were open, friendly and knowledgeable about local properties and pricing. There was no reluctance to tell me what the costs would be and how the selling process works unlike other agencies who seemed coy and reluctant to reveal the details.
The whole marketing process went smoothly with photos of the house taken and a great presentation on the website. All the online storefronts like RightMove and Zoopla were posted quickly. So good that the house was sold in 7 days! Fantastic.
All in all a great experience with Regency. Highly recommended.

I would not recommend using Regency Estates. They give you flats with damp and mould all over both bedrooms and bathroom walls/ceiling. Took them around 3 months to get rid of the mould/damp. Upon checking out of the flat they are trying to deduct £75 for a bath reseal which surely is wear and tear. We also cleaned and hoovered the flat but have also been charged an additional £75 for this. We left a new mop, cleaning products and bathroom mats for the next tenants to use so this looks more presentable as when we were given the flat the bathrooms were disgraceful. We also on our own accord got rhe carpets cleaned and also changed shower curtains etc as these had mould and were filthy. I would not recommend going through regency estates as the service is shocking and ridiuclous price deductions. They act like they give you the flat in spotless condition and expect it back better than they gave you.

We were advised the flat we were moving into has damp but was to be rectified before we moved in. Once we moved in we realised the damp had been painted over and not treated and the bedrooms had awful amounts of mould building on it (images attached for everyone to see the extent of the abhorrent state we were made to live in).
We told regency about this, I explained my husband had asthma and his breathing was becoming more and more difficult in the room and they did nothing, instead blamed us. Me and my husband had to stay in hotels from our own expense, no reimbursement received. It took them over three months to effect the repairs to the mould and damp.
When we moved into the flat they provided a bathroom shower curtain which was also, surprise surprise moulded. We replaced this shower curtain with a clean one and they have decided to charge us for the bathroom. We also left cleaning products for them to use and they’ve charged us.
Seems like all they do is take your money but they don’t actually do any work sat in their offices.
My husband then left them a poor review on Google and the agency immediately rang us threatening us to remove the comments otherwise she would also reply to us. If only they were this quick in dealing with the flat issues.
She terminated the call when we refused to remove the post, Her name is Gemma honestly so rude but they’re all the same tbh.
Not sure what this agency thinks of themselves but they’re disgraceful, shocking, bullies and I wouldn’t recommend them to the homeless.

Nick was very confident that they could sell the house easily and for the best price and that is exactly what happened. The sales process has gone reasonably smoothly and any hitches have been nothing to do with either Regency Estates or in fact our solicitors whom Regency recommended. Discriminatory and unprofessional.
I was discriminated against by Regency because of my age (I'm 38) and the fact that my parents are deceased so was unable to provide a guarantor for a property rental. I have a good job, have money in savings and had agreed to undergo credit checks, provide wage slips and references from my current landlord of 5 years. Prior to the viewing, I had also arranged with Regency to pay 3 months in advance (4, including the deposit) to a sum of £2595 , instead of giving them a guarantor, which they accepted - That's more than a quarter of the 12 month tenancy in one go!!
I was the first person to view the property the day after the previous tenant vacated and immediately agreed to sign the tenancy. It took Regency two days to get back to me advising my application was denied because I didn't have a guarantor. The tenancy was signed by a younger applicant (with living parents I assume) who could provide a guarantor!
The viewing was also conducted during the COVID pandemic so I really dont appreciate being messed around like this.
If you're a mature renter without parents, there is absolutely no point in dealing with these time wasters. You could have a million pounds in savings but Regency will still deny your application on the grounds of what basically amounts to age discrimination. I'm absolutely fuming and feel like they owe me an apology for the sheer embarrassment. You dont even need to provide a guarantor to get a mortgage!! A guarantor is usually only required where a credit check isnt possible (ie DSS or students) and Regency's attidute of 'Its company policy, get over it' is absolutely unacceptable. Avoid at all costs.
RESPONSE TO OWNERS REPLY 12/09
Unfortunately, nobody from your office has contacted me to discuss. The reason that was cited by Regency Estates for my application being being denied was that I didn't meet the requirements due to having no guarantor- How dare you! Even after we had agreed this wouldn't be necessary prior to the viewing- You can't operate in a fashion that is fundamentally discriminatory and then blame the landlord when somebody calls you out on it.
Your tenants aren't dealing directly with private landlords - If a landlord discriminates, or is prejudiced against a tenant, that reflects badly on you. Regency Estates should be managing their client's expectations and in any case, a credit check and good references should be prioritised over a guarantor. Asking for a guarantor after requesting a credit check and good references is simply bad practice, and allowing your landlords to cherry pick applicants who can provide a guarantor, even after alternative arrangements have already been made, makes your agency look unprofessional. You have a responsibility towards your tenants to consider their circumstances, and not to cause embarrassment by insisting on a guarantor even when a perfectly valid credit check is an available option. You cant blame my review for your agency's poor conduct in this matter and I would politely urge that you review your guarantor policies before I will consider removing it.

Our house sale went through today took just under 6 weeks from viewing to completion. Vanessa handled our sale and I couldn't fault her throughout the whole process. Proffessional, positive, prompt response and basically couldn't fault the whole process. Regency went above and beyond even replying to my query out of office hours to help give me peace of mind. Giving 110% and the best personal customer service possible. I would not hesitate to sell or buy from them again. You really can't fault excellent customer service.
Good customer service is something we all want to receive but seldom get, I can honestly say Regency couldn't have been more helpful or done anything more to make the sale experience any smoother or better. Thanks to all the staff at Regency for their help with a special shout out to Vanessa who really is an absolute star !!!

Unfortunately the staff from regency estates Horwich are terrible and unskilled, I have seen other reviews about this estate agency and I couldn’t agree more with others, don’t go anywhere near this estate agency, not only is the staff awful, rude and un-bothered but the manager is even worst. All they do is take money from you and don’t sort out anything that you tell them.
Regency should be embarrassed with the awful customer service they provide. I have been to other estate agencies like Lancaster and miller Metcalfe and I can honestly say they are much more professional and have more skilled and polite staff, I think regency needs to learn from these other estate agencies.
I’m disappointed and unfortunately many have complained about this agency but it seems like nothing has improved so all we can do is report the horrible service we have experienced by this terrible agency

Poor service from start to Finnish. Daughter moved into run down property of a rental value far from what it was worth and was agreed to reduce the monthly rent in agreement to update the property ourself of which we did with consent, new tiles, new flooring and modern decor. When daughter moved in regency claimes to have had a proffesional cleaner in to clean before new tenant, my 3yr old grandson could of done a better job the bath was dirty and I found used and unopened condoms under a towel in a cuboard I was fuming because I accidently touched it and was worried sick of std. Present day daughter recently left we did as requested and cleaned house top to bottom all five of us, cleaned oven inside and out, cleaned windows inside and out, filled holes and repainted best to our ability, my 70 yr old mother used a Strummer to cut front lawn best to her ability. We did all that was asked. Now this morning daughter received email with over 1,280 pound to pay for petty things like removing the lovely flooring from bathroom with a charge of 30.00 why o why would you do that to reveal the out dates vinyl we covered and the agreement was to update so why charge, then they charging for a lamp shade for bathroom at 25.00 there never was one in there to start with, they want 85.00 to cut lawn that has been cut but probs grown a bit in a little over a week since it was done, 75.00 to clean oven that was cleaned with industrial cleaner, 55.00 contribution for a new back door because they didn't want to put a new one on to start with, 70.00 to get a cleaner in why I will never know because it was left cleaner than when daughter first went in that's for sure and the list of pettyness goes on totalling over 1,280.00 to say I was hysterical after reading that email is an understatement the worst I thought they could do was take some money out of the 450.00 bond to clean carpet because in fairness she had a kitten but oh no they wantes the bond plus an extra 800.00. Well we will see where this goes and if need be I'm going to the papers they can't get away with doing this to people and 100s others.

Unfortunately I am not able to rate zero stars so one will have to do. Regency Estates are rude, liars, lazy and will try their best to rip you off. Me and my husband have been a tenant of a property for 5 years and have had a horrible experience thanks to Regency. They lied to us advising that we were allowed dogs at the property and then claimed to know nothing about the dogs when the landlord walked past and questioned it, even though the dogs were present at every single inspection visit. We also received a letter from Regency advising that the house was "dirty" (we have a cleaner) because one of the dogs had made a slight mark on the wall and skirting board which was fixed as soon as the issue was raised. The rest of the house was clean and tidy and on the next visit they commented on the cleaning saying "it's nice to see that you've cleaned this time". Their customer service is absolutely disgusting, they are rude and cocky.
They also ignored jobs that needed doing round the house and failed to tell the landlord. The carpets were not fitted correctly, bedrooms full of mould, the chimney brest was crumbling under the wallpaper, the skirting boards were cracked, doors did not fit the frame correctly, suck or the handle did not work yet when raising all of the issues Regency ignored this and failed to advise the landlord. We asked on a number of occasions if we could decorate and re-carpet and tile the kitchen but we were told that the landlord said no, however I have since found out that the landlord was not aware of any of these request. I would not recommend Regency Estates to anybody, they do not deserve your money.
The kitchen cupboards all collapsed as they had not been fitted correctly, causing all of our plates, cups and glasses to break and also cutting my husbands hand open (I now regret not taking legal action for this). Each cupboard has been fitted with 1 inch screws and you could clearly see that there had been a number of attempts at getting the screws in as there were over 5 or 6 (some had around 12) holes in the walls and the plaster had crumbled and fallen off. All of the cupboards were also attached to eachother causing all of them to come off the wall at once. When we called Regency about this they asked "What was you doing? Swinging on them?" and have tried to charge us for not painting behind one of the cupboards which they did not replace.
Now that we have left they are trying to charge for cleaning of a cabinet that we left for the new tenant, who we provided. Damage to the neighbours fence which the neighbours dog caused, cleaning for an oven that did not work properly for 5 years which has been removed for this reason, damage to the carpets which were not fitted correctly and painting of the ceiling which was damaged due to the bath leaking.
