Fantastic service and great communication from start to finish. We went with Karen and her team since they were local and specialise solely in sales. They supervised all viewings which was ideal since the property was unoccupied. A large number of viewings were scheduled within a week of the house being marketed with initial offers coming in above the asking price. Three weeks after marketing the property we had agreed the sale and put it in the hands of the respective solicitors. Absolutely first class!

I have had to sell a number of properties over the years but this has been the easiest and friendliest service i have encountered. From the onset the initial valuation was done in hours, on the internet in less that 24 hours and sold for higher than was expected in less than 48 hours with a number of buyers bidding after Karen's team also contacted a number of investment companies they have worked with in the fast. After not having much luck with a different estate agents, a family friend recommended Karen Ritchie.
Their service has been amazing and I would recommend to anybody.
They’re fast with responding to any queries, professional and very easy to get hold of. They updated me about house viewings via text which was really helpful, I didnt want to constantly be taking calls whilst trying to work.
When an offer went in on the house they didnt push me to just accept. I could tell they had my best interest in mind and tried to get a bit more out of the buyer in which they were successful.
Despite getting to a stage where solicitors should be dealing with queries, Karen Ritchie eststes still helped whenever possible and I think they really helped get the sale over the line.
Selling a house is supposed to be one of the most stressful things you can do, but KR made it so much easier.
All staff I’ve spoken to have been lovely, Chloe in particular is fantastic at her job and I’m glad it was her helping me through the process.

We just recently sold our property with Karen Ritchie Estates Ltd. The service throughout the whole procedure was so efficient from as soon as we made contact with themselves about selling our property to the final day handing the keys over. Great communication from the value of the property and arranging viewings to accommodate ourselves as a young family was touched with ease with no issues at all. Luckily for us our property sold reasonably quick with them always giving sufficient guidance to the offers. Once we accepted an offer they where always in great communications with us of how the sale was going and how they were getting on etc... As we had to find another property to move to, it gave us great security of how it was processing along. Karen is a lovely down to earth woman with a great mannerism to sell your property for the best price, again all the staff in the offices where courteous and polite and always got back to yourselves if you had left messages or had a query etc.
100% recommend them to sell your property if your thinking about it.

My previous estate agent arranged 3 viewings in 4 months, when I changed to Karen Ritchie they arranged about 12 viewings in the first couple of weeks, resulting in my quickly agreeing a sale. I called them for viweing a property that was behind my street. The receptionist said they were going to start viewing after two weeks. I met the landlord and he said property viewing is starting tomorrow.
I called them again and showed my interest and the receptionist said they were only accepting cash sale as per landlord's instructions. I went back to the landlord and asked if there was any such instructions and he said no.
Absolutely unprofessional and disgusting attitude of these guys that will refrain me to go through them again.

As a buyer I was disappointed. I called to enquire about a property on Crosby Road and spoke to Marleen. I was informed it was under offer although this wasn't evident on the website. I asked about other properties and was told about Hatfield Road but very little information was available about it. I live in Birmingham and have quite a few rental properties in Bolton and was looking to purchase another one. I asked about viewing last Saturday afternoon and was passed through to someone else and was told this could not be accommodated, nor could the following day (Sunday) and so asked for this coming weekend but was again informed Saturday afternoon was not available and neither was Sunday as 'the boss' likes to keep these free! What for? I am a cash buyer and because I couldn't view this property I saw others, with other agents and have now had an offer accepted. It is clear on your website you do evening and weekend viewings but in reality this is not the case. I would be very unhappy if I was selling with you and this is what was told to people wanting to view my property.

We were impressed with Karen and her knowledge of the local area which persuaded us to work with her as oppose to other agents we met.
She made us feel confident about the process and was enthused about selling our property, which was important given we had spent a lot of money and time renovating it after our initial purchase. It was important to us that the agent was as invested as ourselves in selling the house as oppose to someone going through the motions and doing the absolute minimum to receive their fee.
Having met a few of the bigger agents in Bolton, it became apparent rather quickly that Karen knew the market well. We also trusted that she would be tenacious in securing the best possible price for our home, which she did.
The team in the office were also helpful, courteous and responsive to emails and calls and also had a sympathetic ear, which is needed when going through the stressful process of house selling.

I had always noticed that houses for sale in the Heaton area which had a For Sale sign with the name Karen Ritchie upon it tended to be sold very quickly and so when the time came for me to sell my property I decided that I would instruct them. I have found the whole experience to be exceptional. The initial visit was from Karen herself when she came around to explain how she would market the house to achieve the best realistic price possible and the expected timescale that she expected the house to sell. I found her to be honest, friendly, professional, and, most importantly, extremely knowledgeable about the local housing market. Two viewings were arranged and an offer was made and accepted within 10 days of the initial listing.
I would wholeheartedly recommend Karen Ritchie Estates to others thinking of selling their home and I would like to thank all the staff too for helping to achieve a positive outcome in such a short space of time.

Why don't you answer the phone? It has taken my boyfriend numerous attempts to try to get a viewing and when he did get through to someone last week they said they would call us back and they haven't. What is the matter with you people, don't you want to sell houses!!!

These guys are living in the dark ages. Try and grow up and be an agency that is flexible around viewing times to look at property. Why not offer skype viewings or late night viewings and not when people are at work. Your front office staff also need educating on phone etiquette.

Rude and not flexibile at all. Tried to make a booking and the responses from Natalie were shocking. Indicated that due to the number of bookings, we had to wait 2 weeks. By that time the house would be sold. Whatever you do, please do not use these idiots. Try an agency that is flexible.

In my opinion Karen Richie Estates is the only agent to use for the Heaton/Lostock area!! Firstly when Karen came to value my home she provided good advice rather than a simple valuation; plus she asked for a fair price in fees! You get what you pay for!!
Like most people selling homes, you have a few agents round to give you a quote and tell you about their services. Out of the 4 prospects I went with Karen because she took the time to get to know me and my circumstances. Karen has an insightful way of understanding what you want as a client. I found her to be professional and patient; it was like I had known her for years. Her knowledge and experience outshone everybody else that I had spoken with. She knows the area and she gets the buyers through the door.
Karen has a great team behind her, so from start to finish I have been very impressed. Katie dealt with the viewings and she is very down to earth so I had no concerns that she was the right person to show prospective buyers around my house. The photographs she did were of a show home standard and the feedback from each appointment was instant.
I’m not sure if its rare in this day and age; but I had a choice of who to sell my home to rather than flogging it on the first offer.
Having lived in my home for over 13 years; I was delighted to pass it onto a first time buyer who appreciated the effort that had gone into it over the years.
Shauny dealt with the sale and took the stress out of having to deal with solicitors, buyers and banks; which was needed as I was purchasing a property too. June looked after me on the day of the completion; providing reassurances and leaving me to deal with removal vans rather than processes and keys!!
I can’t thank you enough for all your help, advice support and patience.
