Used Sunny from SH properties to sell a flat. They had 2 viewing in 6-7 weeks. In contrast I had 3 viewing in 1 week with another agent and 2 in the following. It shows you how bad their management is of the property.
There was little feedback and I had go constantly chase on a weekly basis. I wouldn't get call backs.
They don't advertise on Rightmove. Photographs were poor. It just wasn't very professional at all.
It was not a good experience.

Great service but the constant calling was ok at the beginning but when it regular and even 10mins after when they sent an email. It becomes a nuisance. I wonder if it is because I am a student and the stigma of being young student might be holding a bit of an influence in the decision making to do constant calls.

They treat tenants awfully. They insist on taking a guarantor for being able to rent. However, they never rely on the guarantor and just let landlords take deposit money from tenants if they're living with someone who decides to stop paying rent. They also harass people that leave bad reviews.

Had the displeasure of renting from this company from 2021-2022. As landlords do, he emotionally manipulates you with love bombing to make it seem like he is a genuine nice person. We had issues with housemates in a shared house breaking things in communal areas. He has referred to the one causing trouble as “that black girl”. She has a name. He doesn’t want to do ANY work and wants save as many costs as possible. He didn’t send out anyone to fix our boiler, and he KNOWINGLY sold us the house with a rat infestation. We complained all year about our shower being dodgy to no avail. On top of that, one of my friends was in the shower, and Steven Harris came LATE to a viewing and WALKED IN ON MY FRIEND IN THE SHOWER. With two people accompanying him. This is disgusting. We have partners in our house (which he knew) and he could have walked in on a young lady showering. I have video evidence of a CLEAN room after moving out, and he has replied with a video of artificial mess I believe he had made. And through all of this, he was letting a housemate threaten us by “getting her boyfriend” to come in the house. Do not rent from this man.

Edit: Left us freezing all winter because Stevie is too cheap to get a engineer and only when we started calling to complain at unreasonable hours did they finally fix it but by then it wasn't even cold. Deposit was returned fine as the property was left in perfect condition, so thats a lie. To the attention of any tenants, do not rent from this company, just look at the negative reviews they all say similar if not the same things. Stevie boy and his company are liars and scammers.

‘If you don’t want mould, keep the heating on’
Myself and 3 of my friends have recently moved out of our flat in Hendon, we constantly struggled with black mould as a result of poor insulation, whilst the repairs team were quick to respond to this they were being called every other month as it was a recurring problem that left some of us with respiratory issues and ongoing coughs.
During the winter we could see our breath in our bedrooms, we had to walk around in two tracksuits and a blanket, whilst we’re not frugal when it comes to putting the heating on, none of us could’ve afforded to keep it running 24/7. This shouldn’t be a question we had to discuss. We had uninhabitable conditions. I would wake up with my bed soaking wet down one side from the condensation from the window. These flats are overpriced for the poor conditions, once again students being taken advantage of.

Myself and three others rented a student property at 22a Parson Street in Hendon. Our living experience was mediocre at best. We dealt with black mould and dampness all year round in the living room and three bedrooms, that returned again and again despite it being dealt with numerous times. Multiple workers tore out an entire wall to "fix" the situation over the course of 3 or 4 days but it returned once more. Our rental property had poor insulation which resulted in the flat feeling unhabitable in the wintertime. This property is situated on top of a car tyre repair shop which resulted in the loudest 24/7 noise from 8 am to 6/7 pm which we were never warned about by the estate agent. Aside from this, the flat was very spacious and our landlord James was always very nice and lenient when it came to letting us pay our rent later than agreed.

I had mostly a good experience with SH Properties, the staff were always easy to approach and the agency is really helpful for students that are renting for the first time. However we had some issues while renting with the agency that were difficult to work out and the communication between them and the landlord was not the best so led to some difficulties. Overall though, I think it's a good option for students

I honestly had a good experience with S H properties. I first saw the property on spareroom but i was told it was being rented out through the agency. I contacted them and they arranged a viewing on the same day as i needed the property asap. Paperwork was smooth and communication was prompt. I wasn’t changed any hiden fees, everything was straight forward and i moved into the house 2 days after. The land lord is perfect and its been 4 months now.

A very frustrating and upsetting experience.
SH Properties rejected my renting application because I asked about their referencing agencies, and about the need to use such external companies.
I repeatedly asked what referencing agency they were using, but they did not want to say, and Mr Sunny told me that he believes the property I had a viewing appointment for was not for me. Afterwards, I was told that I need to call them, in order for them to explain to me verbally ( as apparently they weren' t capable of doing so in a short email) how come they need to use referencing agencies.
By the looks of it, SH Properties can't be bothered to know their customer, and so they put everybody in the same pot, assuming by default that you are going to not pay your rent.
Apparently," in today' s market", the landlord has to have the 5 weeks deposit, and a rent guarantee insurance policy from the same tenant, just in case the tenant might not be able to pay the rent, get evicted, and the costs of eviction could be paid by the rent guarantee insurance.
Again, not my case, but that is how SH Properties chose to work, by default. ( Total insanity, considering someone that could cover all the rent for more than one year).
Apart from this, SH Properties refused to say if the flat belonged to any of their employees. Land Registry can confirm any such details though.
NB: Referencing Agencies are registered with the Financial Conduct Authority as insurance brokers. So, their main interest is to sell insurance - not exactly to make sure the tenant works where they said they work, as part of the referencing.
I don' t think it is good practice to force or blackmail someone to register with a 3rd party / external company, such as a referencing agency.
I find it very suspicious the referencing agency mainly considers salaried tenants - they don' t seem to consider self employed , and also they don' t consider tenants with other sources of income ( ie : savings).
I also don' t exclude the fact that lettings agents might receive money comission for providing new insurance clients to the referencing agency, at tenant's expense - thus improvising themselves as insurance brokers, since they decline rent applications, unless the tenant agrees to sign off their details to a referencing agency with only an online office.
Apart from this, the referencing agency might also sell, as needed, any of the tenant's personal details for statistics,research, etc, since they need to keep the personal details for 5-10 years for audit purposes.
With this being said, I will avoid becomming SH Properties customer, since they don' t even follow the Property Ombudsman ' Lettings Agents Code of Practice ( for those interested, PDF available on website).
PS: As lettings agent, to impose to a tennant to decide if in 12months they will continue to rent the same property is exagerated; yet, apparently this is another point used by SH Properties justify the use of referencing agencies, in order to get rent guarantee insurance, as the same tenant might not be renting the same property in 12months' time, when there is a fixed term 12 months contract.

SH properties is negligent at best, straight up scam artist at worst.
Nearly everyone I know who has rented from SH Properties in the past few years has had a bad experience. Some worse than others, but it's not worth the risk. They are very pressuring, they will find any tiny thing to get your deposit, properties always have big problems, sometimes even doing illegal things to get through tax loopholes. You can never have a normal conversation with Steve, he never listens to you.
I recommend finding anyone else to rent from.

I had to give them 1-5. They are zero.
I rented a flat through this agency and signed a contract in May 2019, and paid all their dues that year.
In 2020, they issued me a £408 admin fee invoice to renew the contract and forced me to sign all documents ASAP. I signed and told them that charging as an admin fee after 2019 is illegal. So I ignored that matter, and they left for the time being.
They sent me that invoice again in Dec 2021 and threatened to sue me.
I asked them why I should pay an admin fee for renewing a contract in 2020 when it's illegal since 2019. They said because the first contract was executed in May 2019!!!
I asked them: In that case, I must pay an admin fee every single year if I stayed in that bloody flat while charging the admin fee is illegal since June 2019!!! They said NO!!! Just this time.
There is no logic in their speech.
I paid that amount because I don't have time for court and stuff, and I could not access Citizen Advice or a legal lawyer.
Believe me! Wherever you were and see the name of this agency, just RUN away immediately so may you ain't have my experience in any other way.

If you are looking to get scammed, lied to and constantly bothered by calls and emails at random times or even late night this is the company for you. Especially when you are a student, they will look for any opportunity to take your money!
I have never came across a worse and unprofessional agency than this, hidden fees, rushing you to pay the deposit and their fake promises. Will do anything to get on your nerves, quick to persuade you to move in but manipulative when it comes to moving out.
DO NOT GET INVOLVED WITH THIS AGENCY!!!
The positive reviews are fake and written by their team members, do not believe anything this agency says.

If you want fire risks, exposed wires, mold and estate agents walking into your house at 11.30PM OR If you want to be scammed out of your money by surpise hidden fees this is the company for you! Oh and also be prepared for constant phone harrassment or conplete ignorance! Anything broken in your rental property? Dont worry! It will never be fixed and youll probably be charged!
A personal highlight was the neighbours an adorable family of rats in our garden, better company than any estate agent!

Excellent, professional estate agents! I have known Steve for almost 3 years now, after moving to London for university in 2017 I needed a place within 2 weeks, they went out of their way to search for a place urgently and found somewhere suitable.
When we had problems with the landlord they were very accommodating and supportive and helped us move promptly and again found somewhere perfect for us.
We recently moved again and have nothing but amazing recommendation for Steve, he helped us immensely and stayed calm and professional and went to lengths that we didn't expect. He couldn't help enough so we are so grateful for his help!

No details or misleading details in the listings for students. It said bills included but when I signed the contract they then dropped the news of I had to pay bills on me. Don't really help when things need fixing and I moved into a dirty unmaintained house. Hope this helps

Place appear not well organized. Staff did not say hello. Raised my concern.and insted of help me.to find a solution.they just put pressure and state they have lots of clients waiting if i am not happy they found.somebody else. I am tenant of this current property since Sep/2016 ,S H Properties customer care is amazing ,as well as caring to tenant since get the contract form this agency, Mr. Stephen Harris is a real gentleman as a manager of this estate Agency, he never doing his job because of just the money for the tenants where they need any help regarding to the property where they live ,Mr. Stephen is very charismatic positive man who is doing their job as an estate Agent manager like a old friend ,in this estate few people working , for example; Mr. Sunny is doing as well his job 100% with passion and always try his best for tenant satisfaction .
I have been with this state agency since Sep /2016 over 3 years which is amazing and I have never been in any problem; there are no issues at all, because of perfect management of Mr. Stephen. You will Never ever able to feel any discrimination, in fact they are doing their jobs in fully equal opportunities to anyone.
As a higher educated man who has a lots of experiences in his life also been with this agency over 3 years I am fully happy with their attitude ,manner customer care etc, I trust that this is the right estate agency for those people either are tenant or landlords.

Since they are taking down my review as a paragraph, I will attempt to have my voice heard in bullet points.
- Do not use as they are money greedy people who could care less about you when the tenancy begins and the money exchanges hands.
- They pretend to give you a good deal but then there has been a case where the price they gave was higher than one that was posted on one of the advertising websites they use.
- Do not carry out works within a reasonable timeframe.
- Go to any other estate agency that is more professional and actually deliver on what they say.
- They try to play mind games with you and could care less about your situation and just care about money.
- The only good thing is that they give you candy when they first meet you and such for a viewing etc. but that is about it to be honest.
- Leave before you are stuck in a tenancy that you will regret before it is too late.
- Proof of this can be heard from many other people who have left the tenancies and dropped out because they realised what they are getting themselves into.

Thieves. Thieves dressed up as estate agents. They put on smiles and promise you deals that you "cant tell anyone about", only to find out once you get back to their office that the Landlord has upped the price coincidentally. Then they hurry you up and try to make you pay a deposit as quickly as possible so they get some money even if you change your mind. Don't make the mistake of going here, please.

Everyone on the team that I've spoken to is polite and always on hand to help or answer questions. Jordy in particular has been great from day one. Steven the owner is contactable via email, phone or text; and has been helpful, friendly and positive throughout. I have felt supported and informed since I first called to make inquiries, and all my flats have been successfully tenanted relatively quickly. SH Properties have a proactive and dynamic approach to property management. Our relationship with Stephen Harris goes back over 10 years and during this time our property has never been vacant.
Stephen is not one of those agents who talks over you and pushes you into decisions you're not really happy with. Instead, he is keenly aware of your expectations and presents a selection of constructive possibilities in return, responding with unbiased advice, reflecting all sides of the Tenant and Landlord relationship. This is intelligent estate agency!
From the tenant's point of view, we find that he is diligent and genuinely concerned about their needs and comfort. Whenever our current tenant - who's occupied our property for 4 years now - has a problem or something that needs attending to, Stephen is always quick to respond efficiently. He is also very careful in his choice of outside professionals whom he may need to call in occasionally, e.g. plumbers, gas engineers, electricians, builders etc.
Although a popular estate agent in the area with nearly 30 years experience and therefore with many properties on their books, Stephen and his polite and competent team are always keen and helpful, ready to solve those nitty-gritty problems. They are accessible, straightforward, honest and transparent people whom you can trust and rely upon as a landlord as well as a tenant.
The most important thing of all is that during all those years we have built a relationship of trust and faith with Stephen and SH Properties.

We are really puzzled why there are some bad reviews/criticism about SH Property's, because we dealt with them twice, renting out two property's, despite the fact that one of the landlords was somewhat unscrupulous.
Our experience with Steve has been very impressive, he was always there when we needed him. From our first experience with him, my husband said we could do business with him.

Was thinking about renting a room in an apartment two of my friends already stayed in. First I heard from the agency was when they called me up asking for a holding deposit asap (which other agencies don't request). I didn't get any information on the property I was interested in unless I requested it. I asked if we could set up a meeting so they could give me more details and actually show me the room, but again I had to have my questions ready because all they take initiative to is asking for money. They also requested I have a guardian they could call up and request money from as an assurance in case I couldn't pay them. It's not good enough if you're a legal adult with a steady income.
My friends did not have a good experience from the agency either, and are going to move out. The agency will request money for "additional expenses" that they are unclear about. They also call you up whenever they like, if they don't get hold of you they will call your flatmates and ask for you. They don't answer their emails, yet goes to great length getting hold of you when they feel the need to. They want deposits and signatures long before it's normal to pay or sign anything. In other words, they want assurance that they will get payed, but in return they make you feel unsafe and taken advantage of. They are not service oriented at all. This is all about the money for them. Find another agency. This one will not do you any good.

The most dodgy estate agent in Hendon and everyone knows it. i know over 10 people now who have dealt with this company and not one with a good experience. They had the nerve to call up one of my friends as she gave them a negative review (after they emailed her to give a review!!) and demanded it to be taken down. In advance, no SH, i will not be taking this down. Lucky i currently have a wonderful estate agents now who do their jobs for less money lol.
