DO NOT USE THIS AGENCY! TERRIBLE MANAGEMENT SERVICE!. We have been renting a three bedroom house in Heritage Park. They never worked in our best interest which they should as the agent. Even when we stated repairs they would not get them sorted in a reasonable amount of time. The garage always flooded and there was mould and damp making it non usable yet we were still charged extortionate rent. We were not advised we could have served section 3 against the rent amount in our first six months of tenancy. For the whole tenancy we had trouble with the hot water and showers, they were never properly fixed and the LL who was not qualified kept guessing the issue therefore creating further issues. The LL was very belittling and as a woman spoke down to me. Simmons and Sons were just as bad, from the beginning they made comments on our age which is wrong and they were very rude to us on the phone. No one ever helped us and our emails were always manipulated before sending to the LL therefore creating issues that didn’t need to be made. This made our time at the property a misery as when we made them aware of issues they told us and I quote from our calls… ‘If you don’t like then leave!’ They were saying this through the tenancy therefore creating a very hostile environment and not giving us the a nice environment to live in. We also made them aware of non compliance electrical wiring that was a fire safety hazard and they refused to allow the council access and said it wasn’t like that even when I have photographic evidence. The fact an estate agency like this is allowed to treat tenants like this is terrible and inhumane. When I disputed the deposit they claimed for everything and manipulated things to suit them. The LL did all the painting and stuff in the property and yet at the end we were charged for the dodgy paintwork and repairs he did! We weren't allowed to get the property recleaned on the discrepancies as instead they just give you a £240 bill! WORST LETTINGS DEPARTMENT EVER!... Read more

We have been renting property from Simmons for a long time, but we've never had a more committed and helpful property manager as Carla Abreu. Nothing is too much trouble, and no question is stupid. We recently moved properties and kept Carla as our property manager. She helped us with every fix that needed seeing to. She is a lovely,caring , dog loving person. I have been a tenant of Simmons & Sons for 4 years and they are by far the best lettings agents I have worked with. Carla in particular is beyond efficient. Our alarm malfunctioned at 2am and she very quickly organised an engineer to visit the property. We have had a few things over the 4 years that have needed to be repaired and there has never been a delay or an issue getting it resolved as quickly as possible.... Read more

We have been tenants in a property managed by Simmons & Sons for nearly 5 years now. From the very start they have been accommodating and very easy to get along with. We do our best to take care and maintain the property and feel it is reciprocated. Whenever there is an issue with any of the fixtures and fittings communication is prompt and if needed a work order is promptly created to get someone to take a look. Just in the last few days our boiler decided to stop working, having been absolutely fine the last few months of cold weather. Collette was very prompt to advise on possible remediation, and when that did not work was quick to get a plumber out to us the same day who was able to resolve the issue - thankfully we only had to manage one night without the heating! We have only been tenants with Simmons and Sons for just over a month. They have been super efficient and great at what they do!! With the freezing cold weather the inevitable happened and the boiler broke down. That same day Simmons and sons had organised an engineer visit….and with a quick order of parts from the plumber, we were back in action within 24hrs. On top if this, any maintenance issues we have had have been actioned super swiftly! Great work Simmons and sons we are very happy to be renting through you!! Richard & Emily... Read more
