A massive thank you to Lyndsey and Grace in finding me my new rental. I had been looking for a while for a place for me and my son while our house sale goes through. Other agents in the area seemed to busy or uninterested in their rentals and I was starting to worry I would never find somewhere.
The moment I spoke with Grace I felt confident that I would be taken care of and I had a same day viewing of a property with Lyndsey Posey, the branch manager.
Lyndsey was fantastic; professional, knowledgeable, kind and funny. She went above and beyond for me, speaking to the landlord and negotiating a viewing of another of their properties that was just about to go on the market. It fit my life better and I'm now in the most perfect little house in the exact area I wanted to be and am so happy.
Everything was explained to me at every point and I never felt like I was an inconvenience at all.
Every part of the process from enquiry to lease went so smoothly and quickly, and the service was amazing from both Grace and Lyndsey.

Rented a property with Simon miller since 2022 and moved out this month. We had very little to do with the estate agent during the tenancy due to having a good relationship with our landlord so communicated directly through him for most things.
When viewings commenced, grace and Katie were brilliant, friendly and very accommodating in arranging viewings around our young family. Grace was always respectful when coming to do viewings in the house and we could not fault either of them.
Unfortunately having to deal with Karan made the end of the tenancy unduly stressful. Her attitude when speaking to me was horrendous. She called me at 9am demanding I dropped keys at the estate agents for their check out report, despite an in person conversation had with the landlord the day before where he stated he was happy for them to be dropped any time on the Monday and even emailed her the address where a spare key was kept, the estate agents also had a spare key as it was used previously when they carried out viewings.
I ended up driving 40 minutes with my two young children to drop them off and them missing their first session at their new nursery.
Following this, any conversations I had with her she spoke down to me like I was a naughty school child being told off, despite the fact that I am an adult woman in my 30s with probably a higher level of education that she has.
When I called querying how long the return of the deposit takes she lied and said she had emailed me (she had not) and then had the attitude as if I were asking for one of her organs when asking about my deposit. I’m not sure if she hates her life, or just her job, but her customer service skills and attitude are atrocious and she completely lets the rest of the team down!

When my aunt asked me to arrange the sale of her bungalow after she moved into a nursing home, I contacted 3 different estate agents for their views.

I vacated a property that I rented off them for three years on Friday 14th April (well not even them, the landlord) emailed them on Friday regarding my deposit, funnily enough I’ve still heard nothing.
No communication since vacating property at all. Really poor company. Do not recommend.

I used Simon Miller (Larkfield) to sell my house in East Malling, it was a long sale due to property being rented, they marketed the property found a buyer very quickly, there was parts of the process that needed legal guidance, Simon Miller assisted at all times and acted professionally in a delicate situation. Sandra, was really helpful, friendly and professional . Sandra Didn’t rush me at all during the viewing and answered all of my questions knowledgeably. The online description of the property was completely perfect and gave full details. The online viewing was really helpful and the floor plan has helped in planning my move.
However, The start of our tenancy was good. Although the house was quite dirty and stood empty for a while I could see that it would suit our needs, the garage needed power and new doors and these were promised within 6 weeks. We moved in with relatively little stress. However, what we were not shown was the refuse site entryway to our parking area which was a bit of a shock. We were later (18months later) told that we had to maintain the driveway. There were a lot of issues with the house I sent around 68 emails from f complaint ranging from electrical issues eIRC report some 4months late, plumbing problems, unusable bathrooms, rotten windows, woodworm, leaks (amounting to over £100 water bill) insect infestations, rotten floors, loose manhole covers, oven and hob replacements, blown double glazing and oh the garage doors never got replaced. Despite this the letting agent did very little to help other than getting the landlord to agree to letting us leave early as I was so stressed. The landlord agreed to a £50 a month reduction in rent due to garage not being fit for purpose and having a deep and shallow end which damaged our belongings. Some 6 weeks after we moved out, we are still waiting to hear if we will get any deposit back from the landlord. The inventory showed that the house required some cleaning which is such a cheek when I had to scrub the house from top to bottom when we moved in as it was disgustingly dirty. Which I complained about at the time the mess left by the landlords repair was also mentioned yet not the fact that the figments were at least 50 years old so did show signs of wear previously. I have heard nothing at all from the agents since moving out. Other than the check out itinerary which although listing faults did not mention costs or reply to my recordings at all. Really unhappy with the service I have received from them. I would say as a tenant steer clear of Simon Miller as they do not support tenants at all. It’s all about the money they earn from the landlord we are left now being owed over £2000 Having paid £2200 per month for a substandard house for 18months. This is just the tip of the iceberg of complaints. October 25th - have had to start legal proceedings against agent/landlord as still no deposit refund or reasons/amounts given. little or no communication from agents. I do however realise that the landlord is the cause of these issues and that Simon Miller have their hands tied. However, nowhere to leave landlord reviews and we are still owed over £2500 in deposit plus extra in reimbursements with no resolution to our previous complaints some 3 months on after moving out.

Having bought and sold many times over the years, I can honestly say this (Andrew - Larkfield branch) has been the worst experience of any estate agent I have ever dealt with (and there have been many brilliant ones!). My advice would be to take the sales pitch to get the instruction with a (massive) pinch of salt - so much of the service described wasn't subsequently delivered. And, if you are making offers on properties through them, be very wary as they openly share the names, contact details, budget and offers made (in my experience going back three years!), as part of getting people to market properties with them (and yes, I have the evidence and am sharing it with the IOC). Never again!

I rented one of their properties near to their office. To start with the good,they rented to me with a guarantor when another agent wouldnt. They enabled me to have a roof over my head for a year. They also attended to repairs pretty quick.
When moving in,three guys including the manager had a shouting match with the removals guy i Used. Seemed unprofessional which they realised having appologised shortly after.
Communication was lacking at times, taking ages or not responding to emails. I asked to pay to stay an extra week so they cancelled my check out inventory then only told me when i phoned an hour after its due where they said they cancelled because they thought i was staying longer even though they hadnt even confirmed i could,meaning i made other arrangements. The check in and out was undertaken by different third party companies meaning lots of discrepencies,although this probably disadvantaged them more than me
The communication was even worse when in process of trying to get my deposit back. I finally got my deposit back three months after my tenancy ended. They tried to make fairly big deduction for whole property clean when only disputing cleanliness of one area. They eventually backed down when i argued this. The deposit scheme they Used is also useless at communication. Please bare these points in mind before renting though this branch!

Worst experience of renting ever. Very poor communication and unprofessional in their dealings with tenants. Have moved out 2 months ago and still holding to our deposit without any communication whatsoever for reasons why. I have taken the matter to the Citizens Advise Bereau and also to the deposit protection service.

This company should be held accountable for their disgraceful behaviour. For three days they never contacted us about a cancelled viewing and it wasn’t the first time we had to contact them for updates. On multiple occasions we asked to see a “contract” that we supposedly signed on 2/3 occasions so we could take it to a solicitor and they completely ignored our request. When we sent our email to express our disappointment with the way they’ve acted and to ask what they had been doing to promote our property as there was hardly any competition in the area and we asked them to remove our property. Rather than apologising for any of it, or actually answering our questions we asked, we got a 2 lined email saying they would take it off the market and that was it. I’m going back to the property ombudsman to be a formally complaint in. Stay away from this company!

You contacted me regarding a viewing that you implied this viewing was pre booked when in fact this was a new booking.
Thursday 11th April 2019
A viewing was arranged for 17:30 which a rep from yourself a was to show the viewer around, we agreed to this a both myself and my wife were at work but our daughter would be home. Instead the viewer turned up on time the rep was 20 mins late and our daughter was left to show them round. She is currently studying for exams and should not have been put in this position.

We had agreed to one viewing at 16:30 that my wife would show round the property. At 17:00 a second unbooked viewer arrived. As my wife had no knowledge of this it was quite embarrassing for both parties
I wish to make it clear that unless a booking has been agreed verbally by either myself or my wife we will not be showing them around the house if they turn up in scheduled.
I will be informing my landlady of all of these issues.

I have previously worked in estate agents for several years and I am fully mindful that the industry isn't a very regulated industry... - Little did I know that estate agents could become as slimy as this one! and I utmost certainly did not expect it from such a large chain company!
December 2018 I paid £570* for referencing/holding fee. The tenants would have been me and both my brothers who would have had FULL rent responsibility and my mum would only be a permitted occupier WITH ZERO % RENT SHARE (Permitted occupiers have zero rights to tenancy agreement).
The branch manager spoke to us and said that it would be fine for my mum to live there with zero % rent share. They sit you down in their office and fill out a form that you DO NOT SEE AND DO NOT GET YOU TO SIGN (i'm pretty sure they tick whatever they want on that form - I have never ever in my life heard or seen an estate agents who does not ask the prospected tenants to sign that form) the property was then taken off the market as we went through referencing.
2 weeks go by. Which we call the office numerous times and were told that the person dealing with our tenancy wasn't available to take the call/off sick/ not in and no one could help, they did not tell us when this person would be back in.
It wasn't until I saw they had remarketed the property on Rightmove and took away LET AGREED did i realise they pulled out of the agreement AFTER sending us confirmation that the landlord had agreed on their own Simon Miller referencing customer portal. When seeing that I went into the office and spoke to a lady (I will not disclose names as I know Simon Miller will ask Google to remove this review if I do) who advised me that the branch manager wasn't in that day, fine. I understand people do take days off and get sick - i took the day off work to go to their office. I took an additional day off work to pop them a visit again, making sure the manager was in. - This branch manager is the most RUDE and UNPROFESSIONAL person who represents a company! They referred to me several times as 'mate' and i quote "do you think i'm stupid and have time to waste filling your forms, I've got better things to do mate" they said we had failed because of my mum, for a start my mum's name isn't even on the tenancy (I have scored all my families names out expect mine on attached image.) upon me asking why my mother's name isn't on the form the first lady said "Couldn't fit it on there" HOW PROFESSIONAL!!!
On their pre tenancy form/email receipt it states the following "THIS PRE TENANCY ADMINISTRATION CHARGE IS FULLY REFUNDABLE IN THE EVENT THAT THE LANDLORD(S) WITHDRAWS FROM THE PROPOSED TENANCY" (see attached image) The landlord withdrew from the tenancy (see attached email from Simon Miller) AND WE DID NOT RECEIVE A SINGLE PENNY REFUNDED. See all attached imaged evidence of how they broke they side of the agreement.
I then went down to their Maidstone head office, the director wasn't in the office (what a surprise.) I was then told that he would call me the day after to discuss this with me but to this date I have not received that call.
UNDER ANY CIRCUMSTANCES DO NOT DO *ANY* BUSINESS WITH THIS COMPANY!!! TENANT OR LANDLORD, DO NOT GIVE THEM ANY MONEY, ONCE IT'S IN THEIR BANK ACCOUNT YOU'RE NOT SEEING ANYTHING BACK OTHER THAN AN ATROCIOUS SERVICE.
Simon Miller, if you're reading this go educate yourselves on good customer service and invest in training your staff and also your legal rights to what an 'agreement' is. Teach the branch manager of this branch some manners and professional standards. - On that note the gentleman I spoke to in the Maidstone office was very professional when I went into that branch. So thumbs up to that individual, as for the whole company sickening. - To the director, who are you?
Scamming behaviour, a matter which I need to approach the authorises about as their head office and director are basically non-existent.
Avoid this branch/company like a disease.

Arranged to see a flat being listed by Simon Miller. Took unpaid time off for the viewing. It was cancelled with a poor excuse that the vendor was moving a few items out. As the property has been on for a while I would have thought a keen buyer would take priority.
