Nick Smith provided our market appraisal and it was clear, concise and fair. He guided us to an asking price that he believed would attract viewings and that proved to be the case. The support team worked with us to produce photos and a property description that we were happy with and the photographer came back to take a second lot of exterior photos when the weather improved which really helped. Frances Elgar worked as our negotiator. We had an offer for the full asking price shortly after listing but our buyers lost their buyer after two months. Frances worked tirelessly to put the chain back together and engaged with solicitors and the agents in the chain to ensure we finally exchanged. She was always professional, objective and attentive and we were really impressed by how conscientious she was. She listened to our perspective but was not afraid to explain her position and provided extremely helpful advice throughout. We were really impressed by the whole process and highly recommend Nick, Frances and the team at Exeter Stags.

Edd and the two Carolines did an awesome job on a difficult chain. The team were very quick to find us a buyer (at full asking price) and have kept us up to date and informed throughout the whole process. Terrible at following up. Viewed a property on a Saturday and did not hear back from them on Monday. I had to phoned them to book a second viewing which was not a big deal.
After the second viewing I said I would put an offer in the next day but again never got a call from them. I phoned again to make an offer. Again no big deal.
However, I never heard anything from them ever since! Not even an update on whether my offer has been rejected! I found out the property was sold on Rightmove 2 days after I placed my offer. I do not usually leave any reviews but I found this unacceptable. I felt disrespected. I did not even put in a low ball offer. My offer matched the asking! No reason to treat your potential buyer like this. Will never have anything to do with Stags in the future.
Edit: Hi Nick, what you have said is completely untrue. My phone does have a voice mail. Other estate agents have been able to leave a message for me. I had no miss calls from Stags. Before leaving this review I had already checked all my mail boxes including spam and voice mails. I had nothing at all.

The photos that Stags uses when listing houses are very misleading, in my experience. Houses with damage (huge wall cracks, stained and threadbare carpet, etc.) are not visible in the photos but eminently apparent in person. They also tend to price their properties on the very high end of the spectrum. In a hot market, this works, but in a cool market it means they're pricing too high and properties don't actually sell. Staff at Stags are really good, friendly and knowledgeable, so that's one plus. I'm not sure I would list a property with them though, as the risk of turning off buyers with the misleading photos and very high prices would dissuade me.

Stags Exeter (Lettings) have been managing my property now for 7 years & I am still impressed with the team, their knowledge & professionalism in addition to the caring approach they take.
I purchased the property through Stags Exeter (Sales) & they too were excellent however the lettings team has on many occasions gone above & beyond. There have been new additions over the years yet the level of service & communication continues to be fantastic. I always know who to speak to; wether it be the jubilant Jackie, positive Polly or tremendous Tess & enjoy the ensuing witty repartee & the expert advice offered. I do hope to continue working with them for many years to come.
In terms of visiting the office; parking on Southernhay is possible but not guaranteed, Princesshay isn’t a long walk. Steps up into the office.

We found that with the basics such as communicating with the sellers they fell short meaning we were left without furniture that had been agreed, they didn't check the property at all so we arrived to a burst sewage pipe and would tell us pass on a message to the previous owners to forward their mail. They didn't even do the views in the first instance.

Within two weeks, we had 11 viewings resulting in five offers, and we've sold for £50k above our initial asking price. Nick Smith and his colleagues were very professional and helpful. Throughout what proved to be a protracted conveyance, they kept us fully informed of progress and they contacted the buyer regularly to check progress. Appalling for rentals, especially when landlord decides to sell.
1) Opened door to house with prospective buyer without knocking - walked right on in. Child in house could easily have been behind door. £900 a month we pay.
2) Asked for permission to bring someone around the same day without 24 hours notice as they had forgotten to ask us. Only the paying tenants.
3) waited in for viewing as didn't want strangers in house alone, didn't show, called to be told sheepishly that they had accepted an offer on house so cancelled appointment - didn't bother telling us, paying £900 for that privilege.
4) asked to be notified of suitable properties to move to as they came available - 3 months and not 1 suggestion made
5) ignore the pertinent parts of any email you send, meaning several emails, always. Gave our notice as found place, asked about pro rata rent, said would be sent documents. Documents say nothing so another email.
Would not recommend in the slightest for renters, and as a couple looking to buy in 18 months would actively avoid a property marketed by them.
Edit - in response Simon, I think it fair we make clear we asked, reasonably after being told the house was for sale, that we could give 4 weeks notice rather than the 4 weeks plus the remainder of the calendar month, meaning having to give up to 8 weeks. We did this after missing out on properties we could have moved to because of this admittedly contracted point. We were told no. Well actually, the first email we sent ignored this question - see point 5.
Then after we said absolutely not to the visit with less than 24 hours notice (point 2), and we were asked why and we said one reason was the lack of care for your existing tenants and pointed out the reasonable 4 week notice request, suddenly this was achievable if we relentled to the visit. So as for liaising to help us, the tenants, that is a little misleading.
We didn't call you back, we were busy finding a new home and, after having done that, we have nothing to achieve through further discussions.
