Hard to get hold of estate agent their phone just rang out. If we couldn’t get them then how to purchasers manage?

TPSC managed to get my house sold but it was a frustrating process and could have been achieved with better comms and at a slightly cheaper rate too (elsewhere). Things worked out but I wouldn’t go that route again.
TPSC will commit to find you a buyer for an agreed sum within 28 days with no fees (if you use their solicitor). However, they won’t particularly set out to find a cash buyer or a first time buyer (though I guess they could do so by luck) so inevitably you end up in a chain and they have no control over what happens in that chain. If you’re lucky they do find out and let you know but that didn’t always happen for me.
Fairly expensive at 1.71% for their part of the process although their solicitors’ fees were on a par with other conveyancers. TPSC also have several “departments”; one person gets you in then a couple of others take over to inform you about viewings then once a buyer has been found you are passed over to “progressions” where one of 2 others are supposed to handle you. I only discovered this after the fact ie communication of what’s going on wasn’t their best skill.
If you get impatient and suggest you’ll leave after the 28 days they try and get you to sign an Irrevocable Agreement which can be interpreted to tie you into their solicitor and the original sum agreed with them; so even if you do leave and get more money from a subsequent sale you only get the original agreed sum.
