Thornley groves has been easy to work with. They have answered all my queries quickly and been easy to get hold off when needed. I would have only liked a bit more structure to begin with, sometimes I got a pre set sort of email confirming a viewing, sometimes I didn’t. Having a weekly update would have also put me at ease, I felt I had to enquire when I would have expected to be updated. These are minor comments though hence the overall 4/5. Thanks... Read more

Definitely the worst agency - and I've dealt with many. Georgia Davis in Manchester is very slow, always 'too busy' and I've not received my deposit even though I moved out a month and a half ago. They found nothing wrong with the property in the reports a while back and stopped responding to my emails weeks ago. I've had to even involve TDS, which I've never done in the past. 0 points for that woman.... Read more

We own several apartments which are let in the Manchester area, one of which is managed through Thornley Groves. The communication and response from the management team is non existent. Emails are ignored, wasting my time following up with a response again and again, it's a mess. I am now changing to another agent, naturally this is proving to be challenging too, again no response from the the property manager Georgia Davis and the new management company appears to be having issues obtaining the tenancy details for the transfer too. In fact, they have not even been in touch with me to confirm the management change. I would look elsewhere for customer service. It's BAD.... Read more

I had the worst experience with Thornley Groves. From the start to the end, they caused me immense stress. I had to email and call the office on a daily basis and fight to get my deposit back. Most of the staff are incredibly rude, dishonest and patronising. They don't respect tenants and on more than one occasion members of staff lied to me. It’s clear to see why this company has such a low rating. Even though I knew of bad experiences for tenants and ridiculously high fees, I decided to view a couple of flats with them regardless. Desperate after being beaten to countless properties for weeks on end, the girl I spoke with on the phone promised me I would be the first viewing. I was never told they had rented the first property out- they never called to cancel. The second was rented out and explained to me over text by telling me the property was taken. Disgraceful agency, landlords and tenants should avoid at all costs. During my 3 year lease with this agency it became very apparent that they couldn't care less about customer service, their tenants or the properties they manage..They refuse to respond to emails about the flat needing repairs and maintenance even though they promised to send repair men multiple times. They have no problem leaving flats fall into disrepair over months or even years despite warnings from tenants. Landlords should be very wary of using them as the properties will suffer. At the beginning of the tenancy, the flat was messy and as expected with a building over 150 years old, there was multiple cracks in walls and the ceiling. These cracks weren't mentioned in their check-in inventory (the entire property was described as "in perfect condition" which was a complete fabrication of the truth), but we filled out an amended inventory will notes and comments detailing everything they missed. At the end of the tenancy they told us that they never received any amended inventory and tried to bill us over £900 for renovating the entire property. They also tried to blame us for the cracks in the walls and ceilings saying we had damaged the property that were so clearly due to the building being over 150 years old. We got the apartment professionally cleaned for £200 before we left. It was in a much better condition that what we received. They said that it wasn't good enough and charged us another £250 for another professional clean a few days later. That is absolutely scandalous. They put on a good show when you're interested in renting, but once you've signed the contract they just couldn't care less.Untrustworthy and deceitful, avoid at all costs!... Read more

AVOID THIS COMPANY. The do not answer your calls or respond to your emails when you need them, even if you have an emergency maintenance issue. They do not answer the phone EVER, when it goes to voicemail it says the voicemail box is full (not surprising). They do not have an emergency contact line. When I took over a very expensive flat, the place was left for me in a bit of a mess. Some food items in the cupboards still from the previous tenant. I lived there for two years and always paid in full and on time. When it was time for me to leave. I spent two days cleaning the place. It looked as good as I could get it without redecorating and was a thousand times better than how it was when I moved in. Thornley Groves sent their guys in and clearly instructed them to find any trace of dust they could and so, the justification for their £200 cleaning bill was a bit of dirt on a skirting board behind the wardrobes and a hair. Yes ONE hair on the bathroom floor. They don’t care about having good, reliable tenants, they only care about squeezing every penny they can from tenants and landlords. Avoid them.... Read more

Ridiculously appalling customer service. Not once have they returned my phone calls or E-mails regarding maintainence issues at the property. To get hold of anyone it takes 4 ignored phonecalls if you're lucky - Usually I have to call any member of the company in hopes that they will refer me to the right place as nobody on my allocated team ever seems to be available. God knows if they ever show up to work as they're ALWAYS on voicemail and never seem to bother to call back. Been waiting a month now for them to fix my boiler and a leak in the roof and haven't even been given a date yet.... Read more

shocking company. Their strategy is not to reply to emails (or if they do its month too late). This way when you have a maintenance issue they save money by always pushing back the problem. (Also, when you are looking for property with them, don't believe them when they say an issue will be fixed by the time you move in... it wont be. Thornely Groves don’t deserve any stars but I have to give 1 a minimum to post this. Their service is beyond poor and the management simply don't care. A manipulative agency who use scare tactics to try and bully tenants into paying extortionate fees for absolutely nothing. I handed my notice in on my rolling tenancy and they have tried to hold me liable for the rent until they find a new tenant. Even when quoting their own contract at them they didn’t understand it. Months of chasing to get maintenance issues sorted and multiple points of contact because the team seems to change on a daily basis. A disgrace to the estate agent industry. They have no ethics no process no structure and no accountability. Avoid at all costs. They have a low rating for a reason.... Read more

Worst of the worst. Ask for maintenance for month already and no one even give me a phone call to ask the situation. The fridge door is broken, one of the heater is leaking, two of others heater are not working. Cant survive in the cold winter now. Hate this management so much!!! Really pathetic service. We went with them because the agent who sold us our property was great but little did we know how shabby their property management dept is! They have NO customer service, no sense of urgency, no proactiveness, you need to chase them a million times to get anything done. I have no idea what they do at work because they never answer their phones or reply to your emails. I would stay clear from them. DO NOT USE. ABSOLUTE DISGRACE OF A COMPANY! The service from start to finish was awful along with staff that definitely do not believe or promote that the 'customer is always right'. The way they speak to you and promise things they will not deliver is embarrassing. Noone seems trained either and there is absolutely no sense of urgency no matter what the issue. Moved into a filthy rented house that had not been cleaned, including blood on a mattress and bird shite on the wall. Vile! It also took 5 months to sort a serious leak out in the property which when we highlighted the issue to them, were informed that not only were they already aware of the issue but they just hadn't been bothered to sort it or at least attempt to. Madness! DO NOT USE!!!!!!!!!!!!! AVOID AVOID AVOID. TOO MUCH STRESS FOR THE RIDICULOUSLY HIGH PRICED FEES AND TO BE SPOKEN TO SO RUDELY BY EVERY MEMBER OF STAFF THAT WE CAME INTO CONTACT WITH.... **AVOID AT ALL COSTS** - Wholly incompetent team - none of which who can carry out their jobs properly. They can't even calculate extra rent correctly and will charge you for their mistakes. - Don't even bother having hopes that anything will get fixed. They employ unreliable cowboys who don't turn up to do the job, and when they finally do turn up (after extensive chasing!) they don't carry out work properly. - LANDLORDS - avoid - they will charge you for work that is never carried out. They lose keys on check in and don't even check if fobs/keys are in order before handing out to new tenants. They will unnecessarily charge you for repairs which aren't necessary and employ people who are unreliable, and quite clearly, do not know how to do the jobs they are instructed to do. Wasted overpriced labour that they will charge YOU for. Note that other letting agents have much cheaper call out charges. - TENANTS- don't even bother cleaning the flat on check out. No matter how immaculately you leave the flat, they will always carry out a clean regardless. They charge you for damage that present on move in and they deliberately omit this on the check in inventory. Naturally, you will oversee these things as they do not seem obvious and don't pose any significant problems at the time. You will be astonished by the difference between the low resolution of move in photos vs the high resolution of check out photos. This is where they get you - SO BEWARE. They will charge you for removal of items which were present on check in but their staff failed to notice! They also don't know the difference between wear and tear and cleanliness - a bit worrying no?! - Staff are cluless, unhelpful and some are even rude - especially the managers who are defensive about the poor quality team they employ. I think there's a reason why they have a 2 star rating on google!? And also, good luck with even trying to get through to anyone on the phone once you're renting and have problems! You have no chance. Don't even bother leaving voicemails because no one will ever call you back. SUMMARY: THERE ARE MUCH BETTER LETTING AGENTS OUT THERE. Having dealt with them from both sides, I can honestly say this is the WORST COMPANY to use and I would AVOID at all costs. Problems aren't even a one off - exactly same experience every time they are contacted. I'm sure many others would agree judging by the comments on this thread. Definitely not worth the time or stress. You're better off using other letting agents with experienced staff who can actually do their job properly. Terrible company. Avoid ! They charged us over £400 for 'admin fees' and now it's a month til we're due to move out we email them to confirm the move out date and they respond with the fact that we haven't completed the moving in agreement because they haven't received our photo ID or details, which is all something we gave them at the beginning of the tenancy along with the £400odd admin fees to sort all this out, so god knows what they spent that money on if it wasn't admin fees as suggested - but this is actually appalling. And the fact that they never bothered once to email or ring us in the months we've been here to get this information if it happened to get lost or something shows they don't actually give a damn at all once they have the money off you, they've only got in contact now because we contacted them to confirm we were leaving. Seriously read the reviews and reconsider before dealing with this company, it's a recurring theme that they're just interested in getting as much cash off you as possible.... Read more

Incompetent and dishonest. I know to many a good letting agent is an oxymoron but I would strongly warn against letting through Thornley Groves in particular as they are the worst I've ever dealt with. They failed to record any of the conversations or works orders for our flat and so denied knowledge of their contractor taking any broken items from the apartment. They therefore dishonestly took money from our deposit for these items - after significant hard work and many lost hours our appeal to the TDS found in our favour so we were eventually reunited with our £65 withheld deposit. If you are unlucky enough to already be a customer of theirs, record everything in emails and writing as they will not. I would go as far as suggesting recording phone conversations (with their blessing). We would suggest not cleaning your property before moving out as no matter how deep the clean, Thornley Groves will find some reason to charge you for another. In our case this included leaving unopened hand soap next to the sink for the next tenant and failing to clean the inside of the washing machine drawer. Speaking of the washing machine, this was advertised to us as a washer-dryer when we were guided around the property by one of Thornley Groves' agents - this was a barefaced lie. They are not at all interested in acting on the tenant's behalf and are solely interested in the landlord's business. They are incredibly slow to act to resolve issues with properties (including no running hot water in bathroom) and have a high level of staff turnover meaning any relationships you strike up with their staff end very quickly.
