DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT
This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe.
After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe!
They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards.
They are snake oil salesmen. DO NOT DEAL!

expensive, our restaurant was valued in 85k after full year only 2 buyers came forward and the 2nd came after we were suggested by them to reduce price to 25k.
Business never sold we had to close in the end because of health reasons and not fit to work anymore and still have to pay £1500 for their bad service and threats with bailifs.
I would ring to make changes to the ad and changes never happened just too bad.

Honestly, a shambolic experience from start to finish.
I was told on my first call that the business was perfect for them to sell, as they specialised in food businesses, this later turned out to not be true, one of the main reasons I chose them to sell with them was due to the fact I was told by the salesman they specialised in food businesses.
The valuation they made was vastly overpriced with the intention of winning my business, at the time I did say to them that my own expectation was 30,000 below what they had pitched and that I needed a fast sale, under their expert advice we stick with the over estimate which generated only 1 viewing in months and months, this viewing also turned out to be a no show.
We reduced the price numerous times but honestly believe that by over pricing the business we had scared off genuine parties and potentially also scared off new parties by the fact it hadn’t sold in a reasonable amount of time.
Out of all the viewings they generated (which was under 5) only 1 person actually turned up.
We had messages in social media from someone who said they had tried to make a viewing and had no reply, this obviously seemed a huge red flag given the lack of bookings but certainly explains why people were not being booked in to view or not turning up as communication was evidently an issue.
The only reason they actually managed to sell the business was because it sold for 10% of the original asking price £8,000 compared to the £ 84,995 they had originally valued it at and because the person who showed interest had seen the business for sale by chance when wanting to buy something from us which led to an online search, so chance over hard work.
Just when you thought the level of service couldn’t get any worse, after the sale they invoiced a completely different company to mine, a large company with a similar name to the business we had sold, and when the invoice wasn’t paid (due to the invoice being wrong) threatened legal action by email and letter.
My advice would be to do your research, we didn’t and definitely chose the wrong vendor.

Disappointed in my service from Hilton Smythe. They sold a huge pitch about their work and having desired customers for my business and experience with it before. They valued it for me and every call after giving them the job was asking me to lower my asking price more and more. In addition I only received 2/3 calls from clients who hadn't even been informed properly about my business and those arrangements ended up being a waste of time. They charge crazy fees just for "advertisement" and even if you don't get a sale they still keep it and charge you for withdrawal. I am certain that they stay afloat from the fees they charge rather than actually selling businesses. I would not recommend.

I could not be happier with how hiltonsmythe has dealt with selling my business. I previously had my business on with a different agent for over 12 months who were useless. Terrible sloppy and unprofessional !
My first point of contact impressed me Hence I signed up but it deteriorated after this. I was assigned a sales person who’s phone manner was awful and brought in zero buyers of any worth. The moment I said I wanted to cease my contact as a friend of mine was interested in buying my business they told me I had to go through them and give them full commission even though this person didn’t even know I was using an agent. They have now told me it’s 5 weeks notice and if sell to anyone during this period I have to pay them their commission. Criminal!

After trying to sell with another firm which was a waste of money and time, we decided to give HiltonSmythe a go. We were impressed with their sales approach and the number of people that they got interested.
Within a few weeks we had accepted an offer we were happy with but unfortunately it collapsed due to the Covid pandemic.
A few months latter they got us another offer we were happy with and a few months later the sale was concluded.
Through all the legal process they were on hand to offer assistance and support, they dealt with everything that came up quickly and professionally.

This is a late one. I was introduced to Paul through my brother who highly recommended him and Hilton Smythe. I wanted to buy a commercial property through a mainstream bank. I just have to say what a service Paul provided. This acquisition of the building was going through in the Covid crisis and the bank were messing me around on various occasions. Paul was on the end of the phone out of hours, was always chasing the bank and putting pressure on the bank when they were trying to pull out of the deal. It was because of Paul that the deal went through. I cannot recommend this guy highly enough. What shocked me was that when the deal concluded I then found out that Paul didnt own the company but was an employee. The work he put into this deal was second to none. I thank Hilton Smythe for making my dream come true and I would say to them that they have an absolute gem of an employee in Paul. If you need finance for a commercial property dont go anywhere else. Easily a 5 star

Under no circumstances sell your business with Hilton Smythe. We made the unfortunate decision to sign a six month contract with them back in February this year to sell our shop. A valuer visited us and told us that if we paid so much upfront, they'd be no more fee's to pay and if the shop wasn't sold within six months we could simply pull it off the market or go with someone else. It was originally marketed and valued at £50,000.
Initially we had a lot of interest and a sale looked likely. Then lockdown happened three weeks into the shop being advertised and all went quiet until late July, early August. Barely anything from Hilton Smythe. This we had expected due to the circumstances. In the meantime, the shop has been open and trading extremely well. Then come early August, we start being messed around by the agent. Suddenly and without any warning another agent has taken over and is arranging viewings with people who are not properly vetted. We're let down at the last minute by people who don't show up. We then reduce the price of our business in an effort to sell quicker, even then the agents kept calling with offer's well below the new asking price and when we turned them all down, we were made to feel like we're the ones being unreasonable and as though we should just accept any offer.
Low and behold, we have decided to take our business off the market. Our contract ran out on August 2nd, therefore we are now out of contract. But... Hilton Smythe have stated that we have to give them six weeks notice for them to take our business off the market and in this time, we must accept viewings else we are liable for a fee of almost £3,000! We only received an actual copy of our contract, the day we gave Hilton Smythe our notice, which was two days ago. Yesterday, emails were flying back and forth between Myself and the agency over yet another no show.
Hilton Smythe have become bullies and will stoop to any depths. They're not on the sellers side, the very people paying them and they will send anyone, unvetted, to waste your time on the promise of a sale. No matter how hard you try to get out of it, they will use 'the contract' against you. Do expect a level of stress that will drive you to the brink of a nervous breakdown and if you have a decent business, expect it to be adversely affected by bogus buyers phoning them and then you being forced into showing such people around! I urge anyone thinking of selling a business, go elsewhere. I wish I had seen some of these reviews back in February.

Couldn’t recommend Hilton and Smythe enough. To be honest Hilton and Smythe are only as good as their staff and Karen is the best you can get ! We had a guy called Declan and have to admit was not too impressed with his slow responses but our case was handed to Karen as Declan moved departments and from then on the service was fabulous. She did a fantastic job and keeping us informed at all time’s and all hours sometimes ! She went out of her way with daily updates sometimes 2 or 3 times a day. She was constantly chasing solicitors (She very good at this ! ) and making sure we’re aware at all times of all stages of our successful sale. We can’t thank you enough Karen and couldn’t have done it without you ! You deserve a massive pay rise! Whatever they’re paying could never be enough. Our sale was a rollercoaster but you made it a breeze.

Do not use this company even if you are desperate to sell. Gave Hilton Smythe selling rights in October 2017, had an enquiry a week after advertised, this person who stated an interest did not have the money to purchase. I cancelled the contract in December. I then passed the business over 6 months later myself to an original interested party and I was taken to court for a breach of contract even once the contract was cancelled. There is no time limit stated. If this review can help one person from paying 9k in fees then my work is done. Hilton Smythe are deceptive, manipulative and make their money in business by taking people to court. This isn’t the first negative review in relation to similar cases. Be warned.

I used this broker to help to sell my business after trying to do it myself for some time on eBay. I was really happy with the initial meeting with Phil and the sales brochure he wrote was impressive. I had to get some of the pictures changed and there was no charge for this either which is good. The people in their Bolton office looked after my sale and they did a really good job. They helped so much and there were loads of problems with the landlord that nearly made me give up. i was recommended to hylton smyth by one of your previous customers Don at quality meats.
our business has now sold for a good price in a good time frame. The valuation was £55,000 and sold for 50, (considering some other valuations came in from other estate agents at 159,000 and 170,000) we were initially going to go with the others but their valuations were ridiculous and they wanted down payments of 600 -800.
Hylton Smythe has a much more straight forward approach, pay the fee if it sells. We went with them and initially it was quiet and we were a little disappointed, they just called with updated and no viewings in first month. Then a surge of viewings and from the two offers they got us (50 and 52) we took those advice and went with the lower as it was a cash purchaser.
Almost to the day, 6 months after we joined their books the sale was done. Their approach is simple and straightforward and as they were recommended to me, I would go on to endorse and recommend them.
They can seem pushy at times, when moving the sale along, but looking back, I’m so glad they were like that.
As a bonus and we only realised after we went on their books the company supports charities that help children. Always reassuring to know that you are dealing with big companies who give back to society. My business has supported charities since day 1 and all businesses should do it too.

I’d give them a -10 if I could. DO NOT USE HILTON SMYTHE at any cost. They are total FRAUDS, they use hard sell sales techniques on business owners to CON you into signing with them. They over value businesses (which to the owner sounds great initially) to draw you in and get you to sign their contract. You’re then stuck in a 12 month agreement, you cannot sell via another means without paying them an exit fee, WHICH IS THE FULL AGREEMENT COST! They wanted to charge me £5,400 to exit. You cannot close down your shop within the 12 month period without paying them an exit fee, WHICH IS THE FULL COST! They have you over a barrel no matter what you do. I had people interested in taking over my lease, but Hilton Smythe even wanted £2,600 ex vat for breaking their contract. They didn’t provide ONE interested buyer in the entire 12 month period. They lied from day one, they said they have their best business sales in Jan-Mar every year.,. I didn’t hear from them once in Q1. I reduced the sale price and even then I didn’t hear a thing. Every time I had my own interested person, to sell the lease, I tried to speak to HS to release me from the agreement, saying that they hadn’t sent one potential buyer my way and that I should count my losses and let go of the business concern. They refused. When I told them that I wanted to close the shop down & give the keys back to my landlord to cut my losses, they said that I would have to pay the full fee of £5,400 ex vat if I closed the doors, it’s in the fine print, no negotiation. I had my hands tied. I lost £20k in the year just because I signed with Hilton Smythe.
DO NOT SIGN ANY AGREEMENT WITH HILTON SMYTHE - they are blood sucking thieves!
There’s nothing professional about anything that they do.
Save yourself THOUSANDS and use your local commercial agents instead, and only sign 3-month agreements, don’t get caught out.
I am going to report Hilton Smythe to trading standards & the watchdog RE their initial hard-sales techniques, and their high valuations that they use to fish you in. It’s unethical and a concern. Beware and stay away from these hustlers.
I unfortunately had to learn the hard way, and I hope my review saves some of you the financial & emotional cost I’ve been through.
Ps. I’m almost certain that the 5-star ratings are fake! Do yourself a favour and call a few shops/businesses on their website and speak to the owners directly... I did, and every single owner I spoke to had terrible things to say about Hilton Smythe... I should have made they calls before I signed their darn agreement.

I wasn't too happy about using another agency to help sell our restaurant, due to previous firms disappointing is, but it's been a great experience so far with Hilton Smythe. They don't charge you a fee until it sells and for a small business.
They have been great so far very quick, polite and efficient, and we are only 2 months in and close to having a deal to sell.

My husband and I purchased a business using this company a while ago and they asked them to keep them posted on how it all was going. It's all great ! We are so happy with everything and from the first contact through the rightmove, to the agent we knew it would be a smooth, stress free process. DO NOT USE!! Search the web regarding business transfer agents of their type before signing any kind of contract with them! Do not listen to their sales reps as they will tell you anything to get you to sign the agreement. They will tell you that no fee is applicable unless they sell the business, which is false. If they fail to sell, the contracts are written in such a way that you are tied in to them indefinitely, with no genuine get out clause. The terms are not explained fully and you need a magnifying glass to read them and a degree in law. They operate in a underhanded way which could be considered unlawful by legal professionals.
