It was really easy to arrange a property viewing with Valor Properties. Toni was super helpful and gave us a courtesy call on the morning of the viewing. She arrived early and went above and beyond showing us around, giving us information and allowing us enough time to get a good feel for the properties we were interested in. No hard sell just really genuine and helpful. Looking forward to dealing with Valor again in the future ????

As being a student in UK its very hard to get a room to stay, but when I got in touch with valor properties, they helped me a lot to get a room according to my budget. And am really happy with their service because they are always there when i face any sort of mainteanance problem at my place. They try their best to help as soon as possible. I mostly give credit to an employee of valor properties. Her name is TONI, she was the one who helped me a lot during the process and till now if I need any help she is always there to help me out.

Easy and professional service, one of the friendliest of its kind I've ever used. If there was ever a problem there was someone to talk to, and usually the solution was fast and effective.
With the property I moved into, they also took over the block management and the property became nicer with little utilities like additional lighting; I definitely think they care about the properties and tenants.
The only negative I can think of is that sometimes I felt there wasn't much flexibility, I had challenging personal circumstances moving in and out, but no concessions (such as changing dates) was possible.
However this inflexibility is not unusual, is not their fault, and can also be good, they follow the rulebook and you know what to expect from them. Happily recommended!

We found our property through Valor properties in June 2022. We dealt with Toni at Valor who was absolutely Amazing!! Always on the end of the phone, messages or email. Very responsive and pro-active, Toni couldn't do enough for us throughout our transition. Any issues or things we weren't sure about Toni dealt with them instantly.

Edit: I believe you've got me confused with someone. There has been no issue with locks and no damage caused so I'm not sure what you're referring to. And also that while you wish me well with the future we're still renting through you and this hasn't changed.

What a joke of a place I had booked in two viewings today for 3:30pm and 4pm at the same building I had taken a day of work to view these places at 3:30pm I arrived at the place and they was no one there so I rang to be only told it had been cancelled as the lady who was meant to show me around was not available they excuse for not telling me was "they had a digit wrong in my number" to then I said I would like to re arrange to then find out the room I wanted was not the actual one they had booked in the first place no sympathy when I asked the lady do I even get an apology her response was " I said sorry we got your number wrong at the start of the call" how about less attitude and sorry we wasted your time sorry we made you take time of work sorry we was unable to inform you the owner should be ashamed of himself/herself

Didn't bother informing me it had been taken. Absolutely no apology, didn't care at all. Thank God I didn't rent from them, disgusting behaviour

In all my communications with Georgia, I have found her to be very pro-active and totally helpful until the task is completed.
Georgia always responds to all of my questions fully and clearly so I trust what she is telling me as the way it is.
Even when needed, she apologises for any issues with any of the works and will immediately focus on a solution.
It is always a pleasure to talk with her, as I it is with her colleagues too.

Tried leaving another google review about the person who I believe is the face of Valor Properties. My years I spent at my flat managed by Priestley Letting which rebranded to Valor properties was a 20/10 rating I’d say mainly because of the level of customer service which I received from Georgia. Congratulations to Georgia on the promotion which she rightfully deserved to manager. I’ve worked in the service industry for years and I’m not exaggerating never have I come across someone with passion and consistency as Georgia.
I believe your dedication and commitment to the job is beyond incredible. Assisting from the beginning of settling in my new home years ago and to the very end with assisting to the successful departure of that property. I wish there was more Georgia at every customer service point I go to. At this current point in time I must be honest and say the customer service side of things , isn’t the same since Georgia isn’t the first point of contact. Valor properties should look into integrating Georgia current role into dual manager for her current role and also customer service manager or even front office manager. This will help to achieve the level on which Valor property success in their new venture as a prestigious company. Customer service plays a detrimental part on any business success, even if their products and services are unbeatable.
I believe for every good company there are the staff which reflex the image of that company. I also will like to thank Sam and Toni for always being front of the line to assisting me with any concerns and making things right with the company and myself. These three professional ladies always go above and beyond to sorting things out from the get go of being with them for a while now.
When I first started using Priestley's now rebrand to Valor.I just wanted immedidate and comfortable accomodation and chosen one of their properties which was affordable but it wasn't meeting my lifestyle needs. Don't get me wrong it was a great deal but every client is different. I contacted Toni which was my first point of contact at the time and wanted to view more options.
Toni worked tirelessly to make this happen by Sam being customer customer/client focus she ensured I was shown exactly what I was looking for. Georgia always being on the first point on contact via phone listened and actioned every single concern I had and provided excellent customer service. Trust me I can be a extremely difficult client because of my lifestyle needs and I must say these three beautiful personality women are the face of Valor you all are amazing! Client focus, Professional and willing to help no matter the situation. I Can go on about how well satisfied I am about the company and Georgia, Sam and Toni but its to humarious to mention.
I must go on to add my fair well and wish you all the best in your future endeavours :D
Georgia if you’re ever looking for a job in hospitality you can be my customer service manager at some point in life. :D The business will be in the top performing in the UK.

If there's a 0 star, I would give that to you, changing your business name you can't run away from your customers. Guys, especially students, I suggest you avoid this agency to let from because the staff is so unprofessional and not helpful at all and you will lose your money and time and won't get things done on time with a better excuse that we have no control over because of the landlords. Waited 4 months so far for repairs to be done on my apartment which have been there since the 2nd day of moving in (still not fixed) apartment is barely in a livable status with little to no compensation for troubles and not much commitment to sort other issues. They make sure they get the money every month for rent but won't do their duty on their own issues they are liable and agreed to do as soon as possible when they are urgent. We are forced to live with bin bags in our rooms filled with rotten food and dripping with waste due to them not getting a proper disposal of them sorted yet... rats have been seen and inside next door apartment and eating at refuse bags. Was promised we could have our own Internet supplier but instead we are locked into paying £15 per month for sub par Internet and we are not able to even watch TV in my free time as we was promised there would be access to either an aerial or cable to watch TV when we moved in but again another unfulfilled promise. I know priestlys will see this reviewing i would love for them to get in contact to discuss solving these problems and the compensation I am due to this. Please do so via email rather than the replies to these reviews which I would deem the tone in them rather unprofessional unfortunately. Thank you.

Only gave us one fob between two tenants and are waiting almost 4 months for a second one (we are not joined at the hip). They were rushing to get our details and deposit, but when we want something off them its taking months.
Apartment was not ready in time when we moved in (which was already delayed), resulting in us moving into a unclean and damaged apartment. Tried to catch us off guard by changing the advertisement a number of times after we had already began discussions but luckily we had screenshots of the original advert. There is more but I wont go on.

The agency staff is not professional they just ignore your queries what you write to them, even the things which are need to be done from their end. Very un professional and not responsive. Also, the apartments what they're letting are very low quality even there's lot of work to do before you move in and after moving they don't listen to you what they had promised to. You'll get stuck and regret later, beware guys. Very very bad customer service!!!!!!

I HIGHLY RECOMMEND THAT TENANTS LOOK ELSEWHERE AND TO NOT LET WITH THIS AGENCY (PRIESTLEY'S)
Since moving in I have experienced several maintenance issues, the major one being rotting windows that allow rainwater, cold and smoke through. This is outrageous as properly functioning windows are a basic necessity in any household. Trying to sort out these issues out has been nothing less than a nightmare; it has been over 3 months (over half of our contractual agreement) and there is still no resolution. Communication from my end has been constant but responses from the other end have been scarce. I am paying a lot of money for this tenancy and am now not getting the value that I really deserve. I did not discover these issues on our viewing and this is why I advise other tenants to be careful too.
To Priestely's: I do not want you to send an empty apology or to dodge the blame in response to this review as I have had plenty of that already. You have not taken ownership for anything so I wish to inform any other tenants about these dangers.

These guys are nothing but jokers. Unprofessional agents who don’t know the first thing about customer service, as long as you pay them and they will come back to you with just empty apologies. Had water leaking through the windows since we moved in however it’s almost 4 months later and it hasn’t been fixed yet, they say someone will come over and no one ever does. We got emails saying engineers been over but that’s nothing but lies then they have the cheek to ask for £60 for a ‘service charge’.

As a tenant, the worst customer service experienced ever before, don't believe what they say, they say to come back but nobody follow up back. Not recommended!

I'm sure these guys are great for tenants looking at the reviews, so if you are a tenant reading this, ignore my review. If you are a landlord? Well, they have really let me down (as, a reluctant landlord who is stuck with a property in negative equity it's worth mentioning, I'm probably a low priority client, I get it). They had six weeks notice of a vacating tenant and "forgot" to advertise my property, nor was it apparently checked during the notice period or when the tenant vacated. Now we're totally on the back foot and looking at being hundreds out of pocket in lost rent and council tax. An offer to waive a months management fee being the wholly inadequate response. They're now raising very glaring issues for rectification which are being pointed out by prospective tenants on viewings, which were not raised upon the outgoing tenants departure, damaging the chances of a new tenant signing up. I'm told they can't rent my flat at the moment due to some mould that needs sorting. 100% agree, as it was me who told them to stop viewings and get it sorted ASAP as soon as it was raised - but why was that only spotted by a prospective tenant? They seem to manage in a very reactive way. I'm a great believer in a company being measured on how they respond to issues and complaints, unfortunately in this case and by that measure, 1 star it is.

AVOID PRIESTLEY’S AND RIVERMILL COURT, KIRKSTALL, LEEDS
I would like to add to the previous 1* review regarding Rivermill Court in Kirkstall, Leeds. I have rented apartments and flats, student and professional, for the past seven years and Priestley definitely provided the worst service from an estate agent that I have ever experienced. I informed Priestley’s about the issues below when I moved into the apartment and it took:
- THREE months (over winter!) for a shower not providing hot water to be replaced.
- Near FOUR months for the living room blind to be replaced despite the apartment being located on the ground floor near the entrance.
- Despite being told that authorisation had be given, Priestley’s failed to replace two of the bedroom drawers (that wouldn’t open) over the full length of the tenancy (TEN months!).
I understand that Priestley’s acts as an intermediary, however, it is totally unacceptable that they advertise these apartments for landlords that will not make basic and necessary repairs. I was constantly emailing Priestley’s for these repairs to be made, and if I hadn’t, I highly doubt that any of the repairs would have been made. In some cases, I reluctantly had to use the threat that I would seek further advice/guidance from the university/council. They did always email back promptly, however, these emails were often copied and pasted, and skirted around the issues to further delay the repairs.
The apartments are also poor quality (developed by Priestley’s). The walls are very thin and you can even hear people walking/talking quitely in the apartments opposite and above. The noise from doors closing in other apartments/the entrance was also enough to wake you up through the night! The sink in the bathroom is also embarrassingly small.
To top the issues outlined above, Priestley’s tried to deduce £150 for the faulty bedroom drawers and a £42 check out fee (now banned) from my deposit. To their credit, they did rectify this and refund my whole deposit, however after all of the problems outlined above, it felt like the final kick in the teeth. I would not recommend this estate agent at all!
** RESPONSE TO PRIESTLEY**: I had to stay an extra 4 months due to difficulties associated with the pandemic. I again reiterate that Priestley should not take on landlords who act in such a way. This appears to be a theme by looking at previous reviews. My view has not changed and I would advice completely against using Priestley.

Toni was very helpful showing me around the property in Bramley, she gave me the relevant information clearly and was responsive and accommodating to my queries. Other staff members such as Georgia have also been helpful with frequent communication before moving into the property. I hope the great service will continue. :-)

I would recommend Priestleys not only for the great customer services they provide but also the care they give you. From the agent that takes you to the house to the receptionist and everyone that does the work behind the scenes.
If there were anyway to praise someone for the job done, I would say a huge thank you to Georgia, that has helped me throughout this process. She was extremely patient and chased up every step to make me informed. Thank you Georgia for the great work and I hope the necessary feedback is provided to you.

BEWARE STUDENTS
RIVERMILL COURT
Priestley’s Estate Agents lied to me from the very first day, to the very last.
When I first went to view the property, they assured me it would be complete by September 2018 (at the latest!!) I moved in September 2018, and when I moved out by the 10th May 2019, the building was still yet to be complete.
Upon paying the deposit they charge an extensive admin fee of £250, make sure you tell them it is now law to not charge admin fees to tenants.
When I read through the contact one of the points read: ‘Parking will be at the landlords’ discretion’ so I highlighted this as an issue, as they told me parking would always be free outside the property (something in which attracted me to the property in the first place), 1 week after moving in, bollards were put into the parking spaces and I was told I was not allowed to park outside my own property unless I paid an extra £60 per month. And said if I was to park in a space, I would be charged £100 each time.
They told me that bills would be included in the price, however around half way through my tenancy I received an email informing me that electricity would no longer be included in the bills, so to reduce my monthly direct debits by £60 per month as they were putting an electric metre in. They kept saying this every few weeks for 3 months, no electric metres were ever put in and then upon leaving I was charged an extra £120 for electricity, even though they told me to deduct this off my bill.
I left the flat spotless when I left, in a better state than I arrived in. However, when sorting out arranging my deposit money back (in which I kept asking for repeatedly) they told me I had the following to pay:
-£40 admin fees (on top of the £250 already paid)
- £180 cleaning fee
-Arrears of £120 electricity bills
After weeks of going backwards and forwards, with horrific correspondence on their behalf and constantly contradicting what they were saying, I asked for photographic evidence of why the property warranted such an extensive level of cleaning. After weeks later receiving the photographs it was unclear which were the ‘before’ and which were the ‘after’ photographs. It was evident the photographs had been taken on the same day as there was no difference (besides from a little mark inside one of the cupboards, which needed a 10 second wipe), I called up and asked them to explain if they could see any dirt or signs of warranting a clean, of course they were ‘unable to answer this question’.
Anyway, after all of this they decided to reduce the cleaning bill from £180 to only £20.
In the future Priestley’s, try to be honest with your tenants.

I never write reviews however, I am absolutely appalled at the tenant who is directly trying to create problems for Priestleys. I am happy to name and shame this tenant as Gary. I don't know his surname but he has written 2 x 1 star reviews. Gary is an awful neighbour. I have been a tenant at Temperence hall for the past 2 years and never had an issue until Gary moved in with his husband INTO ONE ROOM! The fact he is saying he is paying a premium rent is laughable. These rooms are £325 each and he is too tight to rent the full apartment for 2 people, he would prefer to save £325 and live in 1 room. Hopefully the public will see from this info the calibre of human we are dealing with. Priestleys have always been fair with me and it is written in the contract that they will carry out inspections every three months so only an uneducated man would complain after signing that Priestleys inspected every 3 months, like you weren't made aware! They have been there for me when I had an emergency on a weekend. My previous agents never did that. Gary complains about everything in his life and has even shouted at me for slamming my door too loud. He is obviously so unhappy with his own life that he is trying to ruin everyone else's. Random members of the public have dumped a fridge freezer and beer barrel outside our building. HOW IS THIS PRIESTLEYS FAULT. On the contrary, Priestleys emailed everyone to say they will have this removed before the end of this week. Guess what Gary, it is no longer there. I hope the public will see Gary for the trouble causer that he due to the fact that I have willingly come to Priestleys defence over a public forum. The response from Priestleys on these reviews is music to my ears because they have been so nice and professional even though what he is saying is lies and quite frankly written in rage over him not liking his own life. Gary is a horrible man and I cant wait for him and his husband to move out so that I can have peace again where I live. Gary, if you are reading this, STOP ATTACKING PRIESTLEYS FOR NO REASON YOU ABSOLUTE LOSER!

Priestley’s are by far the most helpful letting agents I’ve rented from. From the viewing stage right through to the move out. Any maintenance issues were dealt with quickly and to a good standard, many other agents I’ve had to chase to get the repairs done every day. Priestley’s actioned the maintenance issue the same day and kept me up to date.
I would highly recommend them to anyone!
