I have been in the Landlord business for almost40 years and even during the most fluid of business eras I have not had a better experience with a managing agency. Not to underrate the acute mess the tech revolution has created, the energy, optimism, professionalism, most importantly enthusiasm and hard work that Andreas of Vanquish RE offers is extremely welcome, admired. When it comes to finding a flat, they are great. However, once you're settled in and need maintenance, the quality of service drops significantly.
Maintenance
We found that the sink was leaking due to a gasket that had broken. Upon reporting this we got told “the gasket was intact upon move-in, this would fall under tenant responsibility to replace”. Vanquish only finally resolved this when we quoted the contract.
After living in the flat for 2 years, we noticed that the mattress was no longer suitable for use as the springs were pushing through the fabric. We requested a replacement, but they refused, stating that the mattress was not old enough, without even inspecting it or visiting the property. The mattress was very inexpensive and not new when we moved in. This issue was never resolved, so we had to purchase our own replacement and leave it behind when we moved out.
Although I understand that the final decision lies with the landlord, we were not given the opportunity to directly communicate with them. As the managing agents of the property, Vanquish has a responsibility to the tenants and I would have expected them to at least come and investigate the issue in order to provide proper guidance to the landlord.
Rent
We found rent negotiations to be frustrating:
- Asked for an offer before the landlord has made an offer for their requested increase
- refusing to present offers to the landlord
- high increases (10% after second year, 30% after third year)
I appreciate some of this is the landlord more than vanquish, but it does seem like vanquish’s landlords tend to be large investors who own multiple properties in the building.
Leaving/Deposit charges
When you finally come to leave be careful about deposit deductions. The checklist they give you includes things that were not done when we moved in (such as new ventilation filters). Additionally, for any wear and tear they will try to charge you the full cost of replacement ignoring any betterment, so challenge this too.
For example when removing a command strip it took off some of the paint off the wall, we repainted mark on the wall with the same colour paint but due to the age of the existing paint on the wall it did not fully match. For this they wanted to charge us the full cost of repainting the wall (£180). It was only when we requested the calculations they had used to account for the age of the wall and fair wear and tear that they dropped the charge completely.

Edit: Yikes, absolutely turn for the worst when we decided to leave. Absolute vultures trying to scrape and trying to charge anything they could think on for the deposit. My advice for anyone, take it to TDS and dispute. I don't appreciate overcharging over some small mark on the wall that had no evidence of before or after, fair usage of wear and tear, unfounded charges on items ,which we even went over and beyond to provide pictures of the condition when we first moved in. It's in very bad taste for a premium lettings agency.
Tyler has been great to assist us with the initial tenancy agreement. I am very appreciative of him getting it closed quite quickly within a week or two. He understood our situation and acted promptly in securing the place for us. I also want to thank Nelly in sorting out the initial few weeks of our tenancy and other standing issues we had with the place. They have been both quite understanding and useful which made our renting experience quite pleasant.
Also like to thank Andreas during the end of our tenancy as he was helpful with sorting out any queries we had when we decided to move.
