Absolutely awful! They put my children and myself under a lot of stress and stole our property, without warning or explanation and we never got the items back. They like to bully tenants and bribe them with telling them to take down reviews or they won’t give back property they have stolen. I am so glad I moved and now have nothing to do with this awful company!

Horrible experience so far with their management. Dishonest business owner. The company shall be taken to court. They don't care about the health and safety of residents for the blocks which they supposed to be managing. What they are very good at is sending generic letters and warning kids not too play outside and make noise. Horrendeous experince from the start to the finish. I would have not wishes this company to manage anyones property.

I would like to express my gratitude to Ross, as he is always extremely polite and helpful. We are a tennats for a year and so far never have an issue with Ross. Every issues we had with the property has been solved not within a days but hours, which from my experience so far with agencies, I've never have that experience. I am extremely grateful to Ross and he is much appreciated! Thank you!!!

My experience with them has been nothing short of horrible, as every interaction has been a terrible ordeal. The staff members employed by Wallakers have consistently displayed rudeness and unhelpfulness.
I had an issue that required attention, so I sent an email to the accounts manager, Diane. To my dismay, I received no response. The issue happened again. Desperate for a resolution, I decided to call their office. However, the person who picked up the phone informed me that Diane was working from home and refused to assist me. Even when I insisted on finding a solution, she seemed disinterested and made no effort to gather relevant information such as my name or flat number. It became evident that she had no intention of taking any action to address my problem.
The overall lack of accountability and unprofessional behaviour exhibited by Wallakers' management has left me thoroughly disappointed. I expected better communication and prompt assistance, but my experience thus far has been deeply unsatisfactory.
I strongly caution anyone considering Wallakers as their property management company to think twice before making that decision. The way they handle their responsibilities and treat their residents is simply unacceptable.

Ross and nick were thoroughly professional and hard working throughout the whole process . They kept me up to date with everything I needed to know and were always only a phone call away to deal with my many queries . I recommend Wallakers 100% . Many thanks for all your help .

Possibly the worst company I have ever dealt with on a B2C level.
For context, Wallakers are the service provider for my property. I raised an inquiry over my lease (and their obligations within) in June 2022.
Its almost December 2022 and I still haven't received a response, despite;
8 emails, across 4 months.
11 calls, to reception across the same time period.
2 in-person visits, to their Surbiton office.
Each time I was promised a response "later today" but, of course, no response has come.
If looking for a service to find tenants for your rental properties, I would advise you do not use Wallakers.
Edit for Apr 2023 - still no response (formal or informal) from Wallakers.

Landlords - you WILL pay more maintenance!
Wallakers treat their tenants with no respect, so tenants will treat your property with no respect. This will cost you more and drive down the value and marketability of your property.
No check in, no inventory. They still would not return my deposit. Avoid!

These shambling cretins are the freeholders agents and are supposed to manage block. The service charges are made up as they go along and when asked for receipts you get a list. These clowns can’t even get the address right to send the service charges to. Avoid at all costs.

Fraudsters. I paid for services, Robert Heald took my money but did not do the work. I had to use the courts to get the funds back. I would sggest to avoid them as also the people employed are rude and unhelpful.

I have never come across such an unprofessional and unresponsive coimpany. We unfortunately decided to go with the company in getting help for having lease extended on flat. What a mistake! We haven't got to the bottom of getting it sorted - we have stopped receiving replies and phone calls are not answered. If I could give 0 for this review I would. Stay clear of them.

Very unprofessional, ignoran and unhelpful. Have contacted them on numerous occasions to open storage room downstairs in the building. Been told it will be look into it. After 3 month still looking into it. Parking supposed to be residents only. They issued parking permits after numerous complaints. But never enforced it. People from all over Surbiton park in our spots...

I would give 0 star rating if possible. Booked a viewing appointment for 6:30 pm so we could see the property after work. Although we had an email confirmation we waited outside the property for twenty minutes, but the guy never showed up, or contacted us in any way. A cancellation email or even a text would suffice. I find this extremely unprofessional, rude and disrespectful of people's time. No matter how good their property may look on the site, we would not even consider to go to a property through Wallakers after this.

This company is an absolute disgrace. They took our management fees and provided an extremely poor service. We had to harass them to get our annual accounts which were always incorrect. I would definitely NOT recommend Wallakers to manage your property.

Would not touch them with a barge pole. They don't know much about the law with regards to energy suppliers and actively ignored a boiler condemnation certificate for 2 months during the winter months despite us writing to them extensively in that period.

Property Managers should be who Owners and Tenants go to when they need assistance or help. They exist and receive Service Charges not only to regulate the property but to tend to the diverse needs and requirements of the Tenants. My family has owned this property for over 20 years now, and they are yet to come across Property Managers as unhelpful as Wallakers and that have caused them as much grief as Wallakers have in these last few months a lone!

I rented through them for roughly 3 years and it was a dreadful experience. Just one example, I was without heating for nearly 2 weeks just before Xmas. I had to do all the chasing to get this sorted. I could really go on with the stories but not going to waste my time. PLEASE PLEASE PLEASE AVOID THEM WHETHER YOU ARE RENTING YOUR FLAT OUT OR INTENDING TO RENT FROM THEM. YOU HAVE BEEN WARNED.

Avoid like the plague. I have rented privately in London for over 15 years and have never had to deal with a firm as bad as this. Whether you are a potential tenant or landlord I would recommend finding another firm. We rented with Wallakers for over 3 years. During this time they took months to rectify even the smallest of maintenance issues, and any action they did take was due to constant hassling on our part. The contractors they used would often fail to turn up when promised (cue more chasing on our part) and delivered poor quality work. Major issues such as damp were not treated properly. To top off our terrible experience with them, they attempted to retain a significant part of our deposit when we left in order to rectify damp issues that they had not dealt with! An independent arbitrator ruled that this was unfair and said that ' the Agent is not entitled to be placed into a better material or financial position' [than before the tenancy]. Cannot recommend steering clear of them enough.
