Walters managed to sell our property within 2 weeks of it being listed and slightly above asking price during what should have been a difficult time to sell.
We dealth with several of the local Grantham estate agents, and Walters were by far the most useful, competent, professional and most able at communication. We were fairly shocked at how poor our experience was with some of the bigger names locally such as William H Brown, with most of them being exceedingly poor at organisation and communication, leaving us sometimes several weeks without any responses to our queries and requests.
From the get go, Walters were exceedingly flexible. Chris saw us on a Sunday afternoon for our house valuation, and his valuation visit was by far the most pleasant. Most of the other agents were extremely blase and uninterested in the details of the property and were keen to just simply have it on their books and throw us their corporate paper binders of meaningless information. They gave absolutely zero evidence of why they had valued our house how they did, and some were in and out without so much as a query as to our personal situation of selling. Chris sat down with us with his laptop and showed us evidence of the local area and immediate local area sales for the past year or so, as well as current houses up for sale. He very clearly showed us houses listed for higher and why they were valued at that price, as well as prices listed at lower prices and why ours would be worth more. It was by far the most informative and "fair" valuation we received, and Chris was extremely open and honest about the valuation and the state of the housing market at that time.
We went with Walters over the rest of the estate agents for a number of reasons. Chris was vastly more personable and generally just more interested in us and our property personally, and his communication style was somehow vastly superior than every other agent in town despite being a smaller agent with less investment. His fees were extremely competitive, and we noted that the quality of the pictures that were on Walters properties were infinitely better than pretty much every other agent's.
The photographer he sent in was astoundingly good, the pictures were beyond what we expected, and that same photographer was able to do our EPC at the same time. Not only that, but from instructing Walters to be our agent, having photos taken and then the house being put on the market in all the right places, only three days had passed. Walters were extremely rapid not only in getting the process started, but within the first two weeks of the house being up for sale, we had over half a dozen viewings booked within the first two weeks, and we recieved almost immediate interest in the property.
We were kept abreast of the viewing situations as well as the general feel of some of the viewers and their background and likelihood of offers, as well as the situation of their individual purchasing power and how easy a sale to each of them would be. All through the viewings process we were communicated with in triplicate, with every viewing, offer and any other event communicated via WhatsApp, Email as well as text message to ensure we had a constant update of dates, times and who was viewing the property so there was zero margin for error in bookings.
We had good interest in the property, with Chris taking feedback of the property within 24 hours of every viewing so we knew if there was anything minor that could be done to the house to make it more attractive to potential buyers. Once we had a number of offers, we had last and final offers all sorted and accepted over a bank holiday weekend and the deal closed all within two weeks of going to the market.
Overall, it baffles me that anybody would bother going to any other agent in Grantham. We have suffered massive incompetence from some of the biggest names, and Walters showed themselves time and time again to be far more capable and professional than every other agent.
