Started Sales Process in March to sell my Father's vacant country house in a sought after area and selected Newton Fallowell (NF) as they had a good, knowledgeable Manager/Estimator and a good deal/terms.
Unfortunately the property does not sell itself and that is where NF focus - through Rightmove to the local market.
It stayed on at the initial market price for 4 months with some viewing interest but no real offers and required me to suggest changing the marketing approach. We went down in price to that suggested by the manager. Again, no real offers and it required me again to prompt action, reducing our price again twice - ultimately down by £75K off the originally agreed price!
I got to the stage after 6 months of nothing serious of issuing a 'final warning' and asked other, more national, agencies to give me their views and quotes. They were surprised that there hadn't been offers as their demand in the area was double 2019.
Ultimately, the 2 serious offers I did get, were from people I already knew and had 'sold' to myself! I conducted the whole sales process directly myself and feel that I received little 'added value' from NF, with if anything losing 5 months time due to their lack of proactive action.
In summary, from this experience, if you have a house that sells itself then NF are good for capturing people who have already decided to live in local area. If your house needs strong selling and marketing, especially to an audience outside the local area (e.g. from London, Manchester etc.) who have not already decided to look in the local area, then I suggest you use more national agencies...
