AVOID RENTING PROPERTIES WHO ARE MANAGED BY RESIDENZA TOOTING AT ALL COSTS. I lived in a property for 18 months and they tried to take 2k from our 4k deposit for absolutely ridiculous reasons (e.g. saying it would cost £180 to paint a mark on the wall that was already there when we moved in). We fought it and the amount got reduced to £340. They are THE WORST estate agents I have ever dealt with, so slow to fix anything that went wrong and they are so rude. Absolute crooks. AVOID.

There was absolutely nothing in the contract about changing the names and people moving out and in. If you didn't like it, you should think about putting that in your original terms, not illegally changing it halfway through because you can't be bothered to complete the name changes on the agreement. We also asked for 4 name changes in 18 months, not 8 - another complete lie, and that's not abnormal in a large house of young professional sharers with changing circumstances. The deductions did not equate to £1000, that is a lie. They equated to £340 and I happy to upload that evidence, which means you tried to take us for approximately £1,560 worth of damage that was either there when we moved in or was a complete lie (i.e missing bin from front of house, the bin was there and was photographed). I'm very glad you brought up the stained mattresses as that was one of the biggest costs that was overturned as we had photo evidence that the mattresses were stained on check in - pretty disgusting. I stand firm in that you are 100% the WORST estate agents I have ever dealt with and the fact that you are continuing to lie solidifies my opinion. I didn't move out because I was living with 3 friends and having a great time, I wasn't going to let a slow response for repairs turf me out of what was my home, and that's ludicrous that you would even suggest that. However, if I had known you were going to try and rob us for almost 2k I would have acted differently. Sort yourselves out.
And a big warning to anyone moving into a property managed by them, please please make sure you photograph absolutely everything upon check in otherwise I have no doubt they will do the same to you.... Read more
