28th Jul 2024 (12 weeks ago)Looking further afield at where i want to live which reaches the right balance and unfortunately everything on offer is too expensive for my income. Its a sad state of the country which is not really FennWrights fault but they are part of the industry so they needed to know and when challenged on this some became upset and brazen about that's just how it is. 625, for a admittedly well decorated but E graded EPC bedsit above your shop just is not acceptable. For that price you could have provided furniture and all the other stuff and i stand my ground that a fair rent would be an annual yield of 3 to 5 percent. Especially as the original maisonette above had been originally i believe social housing scheme which and then you then became the managing agents of. Turning the 2 bedroom maisonettes into single units was crazy. Now i suppose someone is without a living room and i bet the rent is exorbitant. Especially as you are the owners of the block somehow. I guess its who you know at Tendring.
1st Aug 2024 (12 weeks ago)As a prospective buyer, I have found the staff at HPS to be extremely helpful. In my opinion they are managing their sales in a timely manner from the point of the For Sale board being erected to then being able to view a property straight away, there was no delay between the point of it being advertised ...with the board and internet. In my opinion this demonstrates their efficiency and is the reason why I would recommend them.

30th Jul 2024 (12 weeks ago)Great valuation visit very positive attitude. All aspects of preparing house for selling from write up to photographs were great. Listened to customer and discussed correct way to market including selling price. Several viewings within first week. Offer after just 3 weeks on the market. So we got it right i believe. My only negative comment would be that the buyer made an offer with a condition, that they couldn't complete until a certain date. This quite relevant bit of information was not passed onto me the seller. Hence why 4/5 stars.

It was an easy choice selecting Stephensons to act as our agent as Tom arrived so well prepared, he had clearly taken the time to research my property. The process to get my property to market was then very smooth and efficient. It didn't take long for prospective buyers to start viewing my home and after the 5th viewing we accepted an offer we were very happy with. We were in a chain and Mary was absolutely brilliant at nurturing all the relationships with our buyers and various other estate agents and solicitors to get us to completion. I would highly recommend Stephensons Selby.

From my initial contact, they have relentlessly kept great communication in what is a difficult market, to find our "forever house". Tom and Edward's experience is second to none. If we are ever in the market for another house (hopefully not, as my wife has promised), I would have no hesitation in calling Savills......10/10

It was a seriously tricky exchange with a grade 2 listed building and associated legacy issue around boundaries. We can not recommend Reeds Rains and particularly Jemma more highly to get you a result with either buying or selling.

Ruth was there to keep me calm through the whole process. She was very patient with me always working hard to get everything completed. If you want a great Estate agent that goes above and beyond to look after you, this is the one.
10th Oct 2024 (13 days ago)I'm not one for leaving reviews but felt compelled to do so with Clubleys. From the moment i met Lisa i knew we were in safe hands. She was very professional but approachable, she explained everything in a clear and concise manner and from start to the near finish (Just waiting now for a moving date) the team of Lisa, Sarah, Michelle, Sarah and Caitlin have been excellent. This will be my 26th move (56 years) and as far as Estate Agents go they are top of the tree. We have been kept informed viewings and feedback and sold the house in 9 days. So a massive Thank You for making it so simple. A1

Constantly chasing the conveyancers as the moving date was arriving and still no exchange. At all times remained calm and kept us updated. Diane was eventually able to get the conveyancers communicating with each other and finally exchanging and completing on the same day. I would highly recommend Liam Darrell estate agents.
5th Jul 2024 (16 weeks ago)BE VERY CAREFUL!!! Once these lot have your deposit they ignore you. We agreed to buy a buy to let from these and went through the mortgage application with our own agent. We then found out they had overvalued thr property by a fair amount, not allowing us to get a mortgage. We were then told we had to use their mortgage person, which cost us another £300 but we had no option. They also could not get us a mortgage because the value was less than 50k. Upon telling these lot, they are now ignoring our calls, you can't speak to the refund team as only on email, no managers have phones and they won't give us our deposit back even though it states we are entitled to it back for following their stipulations. I'm no being ignored by the salesman Jack and no one will return emails etc. I will be taking this to the Ombudsman too, to highlight this appalling service and blatant overvalued to gain mortgage applicants. They had the same listing on their site for £52,500 and £46,000. We found this after we had agreed a price. So be very careful not to deal with these people. They are rude and have total lack of customer service once they have your deposit. Zero stars from me!!!
