This is the second time I have sold a house through Whitegates Cleckheaton. The first time I changed from another estate agent as I had no enquiries whatsoever in 9 weeks. Louise took one look at the property and took brilliant photos which showed all the special qualities. I immediately received bookings and the first viewer came back in 3 days and the sale was agreed. This was my first move in 30 years and Louise and Michelle made the whole process easy. Michelle and team had answers at the ready to any queries I made. Recently my father’s house had to be sold and my family turned to Whitegates Cleckheaton without hesitation. Once again Louise took excellent photos and prepared a detailed description after advising us of the best plan for marketing an unusual property which involved some land. The sale was handled with the utmost discretion as we were concerned about the empty house, but we were overwhelmed with the number of viewers in the first week, with several very good offers. We were kept fully informed throughout, so that when the sale was agreed we knew that we were in safe hands, but we never believed this could have been such a trouble free experience. I would highly recommend Whitegates Cleckheaton for their knowledge of the area and their expertise, enthusiasm and above all, friendliness. Thank you Louise and Michelle and team!
Like most other letting agents, they exploit their position to charge rip off fees to tenants.
£72 for the renewal of a lease which consists of printing off half a dozen sheets of paper.
The sooner the government steps in to ban these kind of fees like they have done in Scotland the better.
I'm a different Ben Smith from the other reviewer! We went with coughbrough having previously had our house on sale with another local agent (turns out we'd been barking up the wrong tree there). Craig Sugden and Amy gave us extremely fast service. Craig advised a higher price which I was uncertain about (unnecessarily - top valuer) and Amy took really excellent photographs of the house which definitely had an immediate impact. We had several viewings requested within 24 hrs of the house being on right move but we accepted an offer (5% above the other agent's suggested asking price) within 3 hours! Unbelievable! Everyone at the agents then ensured everything went smoothly throughout - they were polite, warm and efficient. I don't normally bother reviewing anything online but I'm extremely grateful to coughbrough for selling my house almost instantly at a price higher than I thought possible. Thank you!
I would never use these agents again. Unprofessional but their treatment of me did me a favour in the long run - doesn't excuse it though.
We applied for a house, paid the Holding fee, filled in all the correct paperwork. References went through and they then asked for more rent money than the original price we signed for. Make your own opinion of them.
Was messed around for a month prior to renting a different property with this company, I paid all the fees, explained it had to be a long term tenancy due to ill health. All was agreed and the property was rented by myself, on the understanding the desperate repairs needed would be carried out. Since moving in to the property I informed barkers of repairs, of water entering the property through the rear door when raining, kitchen tap not working, raw water running out of waste pipes down rear garden, mould on walls etc etc. The list goes on. The agents informed me the landlord stated categorically he would be doing no repairs as he didn't see they needed doing. Barkers said they would help find another property and they would not be acting for this landlord again, guess what. They are! I have been today, one month on from vacating this property on birkenshaw lane and still received no bond back. When asking Daniel the agents, who has told many untruths regarding this tenancy over the six months, for the copies of emails from the land Lord stating he wouldn't do repairs they refused to give them to me. I am now taking this landlord to a civil court and considering taking legal action against this company...... Avoid this firm at all costs. Typical estate agents who just want to take money and do nothing to protect their clients who clearly don't mean much after years of loyalty to them. Lies all the way around. They blame everyone else. Still no bond back or resolution. Their end inspection of the property is full of untruths despite me having witness statements and evidence to the opposite.

Ad described a very spacious dining area with ample living space. In reality you would be lucky to fit a 2 seater sofa!
Property was not listed as back to back and when I queried why the ad did not state this I was told they didnt have to state it so chose not to! So blatant false advertising.
Pictures show views that are from a different street and cant be seen from the house! Again false advertising.
The estate agent Sam arrived late for the appointment and told us she had never been to the property and knew nothing about it. Someone is paying this company to rent this property and they don't have the deceny to even find out the basics before they turn up (late).
When we explained we were upset as this wasnt actually suitable when we found out the truth Sam laughed and said it didnt matter! Didn't matter that I had booked a morning off work and drove an hour out of my way! Well if that doesnt matter to Reeds Rains I do not wish to have any further dealings and will not be visiting any further properties listed with Reeds Rains!
Homeowners you would be better off arranging viewings yourself!
