Terrible lettings agents. Moved us into a place where the cable for the internet was broken and would need an engineer to fix it but lied to us and said there was internet. Made doing university work very difficult. Also there was no hot water, the windows were all single glazed and cracked and the window in the kitchen did not shut fully leaving a huge gap. Attempted to contact them but we were ignored. They also told us the landlord did not want to fix the windows as it was too expensive but we then found out they had not even mentioned this to the landlord they had instead lied to us so they did not have to deal with this. The doors to the rooms also did not shut and the floor boards under the carpet were rotting away. They did not want to know and ignored our phone calls, texts and emails and were never in the office when we went by.
Terrible landlords, terrible staff too.
Nothing gets done on time and if something was wrong and we rung up, they promised a date, and never happened.
Painter and decorators walked straight into the flat whilst I was sleeping and so did their staff to check about the fire alarms. (which never got done)
Disgraceful and dishonest company.
Do not rent from Aled Ellis Aberystwyth.
Having seen the review which had been left I felt it necessary to provide my own views on the agency.
I can safely say from my whole experience I was extremely pleased with the staff, the efficiency and overall process. They answered all questions, replied promptly and couldn't have been more helpful.
People seem far too quick to complain, as the other reviewer appears to be and I'd be more than happy to recommend the agents to anyone.
I have had many dealings with this letting agent, but mainly with this branch.
The staff are rude, incompetent and very inexperienced - unless you are constantly calling, emailing and visiting, nothing will get done.
Even if a house is advertised as 'ready to move in now', the staff are in no rush to progress the signing up of the tenancy agreement. In my case it took almost a month to get them to arrange picking up a key, as their 'lettings manager' is hardly in and is not accountable for anything and the rest of the team don't have a clue.
The person who showed me around the house knew less about it than I did - he hadn't even read the advertisement and was unable to answer any of my questions (simple ones, like where the advertised private car park or external storage was etc). So when I called on subsequent days to get the information, nobody was able to tell me (and nobody knew when the lettings manager would be in either, there is a severe lack of communication between the agents themselves. )
Myself and the landlords were constantly bombarded with calls from the agents with menial questions and appointments that were never honoured, which I find difficult as I work full time and do not have the time to babysit lettings agents.
(when acting on behalf of the landlords) - once they have a contract signed they do not care if you have any issues. They have houses and flats in disrepair and are happy to break the Housing Act (Wales) 2014 as well as breach the contract as they please, I'm sure this would be another case if it was the tenant breaching the contract.
Some of my dealings have been very underhand, with them calling me with certain information and then denying ever doing so; so as to remain blame-free. I would recommend getting everything in writing from the onset to save the situation I am currently stuck in with them.
Lloyd Herbert & Jones have been responsible for selling my property and at a later date, letting my property. At all times they have acted in a professional manner, offering a first-class service, by providing informative property details and out-of-hours viewings when required. Whether selling or letting a property, they provide the full-package, relieving the client of many of the stresses associated with each process.
We have used Herbert Lloyd and Jones for the last five years for the full management of our rental property. The service has been excellent, helpful staff team who do more than 100% to ensure that our property was looked after and that the tenants were appropriate.
We chose them again to sell our property and again received an excellent service.
Yes there are other estate agents around and we have experienced the services they have to offer as well. So our advice is stick to the the “best”and that’s the staff team at Herbert Lloyd and Jones.
They gave the keys to the then prospective buyer to go to the property unaccompanied. When something was found to be missing from the house it took a letter from my solicitor for them to acknowledge responsibility and pay to replace the missing item. No apology. Extremely poor level of service and rude. Not to mention irresponsible and unprofessional. Basic care and concern fro the security of my property as their client non existant.
We recently bought our beautiful home through RG Jones. They were helpful and attentive and bent over backwards to make sure we understood everything, supporting us throughout the entire process.
Thanks Glenda we love it here.

We found R G Jones to be enthusiastic and helpful right from the start. Nothing was too much trouble - especially helpful as we did not live close to the property we were selling. The property was sold faster than we anticipated and they guided us through the process so it was not too stressful, keeping us updated at all times. highly recommended.
