Steve has kept us informed daily and often hourly of the chain and its progression. They done a fantastic job at marketing our property and our very efficient with viewings and feedback. Really poor service with this agent. We have been letting a flat through them and paid for full management service. Little did we know about it as it looks like no 'management' service was every provided past the sign of a contract. They didn't check anything with the tenant during their tenancy period, so they moved out without giving any notice or doing inventory, or providing the meter reading. We have lost out on a month rent. Have been chasing them for money owed to us since August 2023! But the woman there is doing everything possible to avoid calls, never replies to emails unless chased on a daily basis. Keep coming up with excuses why she can't return the money. She clearly knew the process and did not start the money recovering process until 2.5 months later when we stopped being nice and started demanding. As a client you don't have to be chasing the service provider. They seem to have a different view. Do not use them for property management unless you have cash to waste.

Encountering Rosie was one of the most disappointing experiences with an agent. Her lack of professionalism and respect for Abel's clients was evident throughout my interaction.
Despite booking an appointment by phone, I had to follow up twice before receiving details via email or text, even 1 hour before the viewing. The unavailability of the property address until the last minute added to the frustration.
During the viewing, Rosie displayed zero interest and professionalism, making the experience quite unpleasant. Fortunately, the property was managed by lovely landlords, which helped massively the situation.
Rosie's request to remove my previous Google review after receiving an offer highlighted her insecurity about her performance. This behaviour is concerning and reflects poorly on her professionalism.
In conclusion, avoiding Rosie is advisable for a smoother experience with Abel's agents

Had a viewing almost two weeks ago and was promised an answer the next day, was reassured we will be communicated and any other offer being available they’ll let us know in order to secure a place, through out two weeks we had to chaise and chaise for a response and all we was getting back was “we’re waiting on a response from the landlord, “we’ll call you back today” yet no communication was done unless we called.
After two weeks of us now living in Airbnb we had a go at the estate agency as at this point it became a joke to then hear “ they went with someone else” - and when asking for more details they were stuttering not knowing what to say
Absolutely horrible customer service, 0% professionalism. they don’t care about potential tenants or anyone’s issues

I cannot speak highly enough of Steve Mount at Abel, Hertford. He is a very approachable, personable, efficient and professional individual who genuinely cares about his clients’ wellbeing. He does his utmost to assist with sale and purchase issues and provides lots of encouragement and support along the way. Not once did I hesitate to ask his advice or opinion on anything and felt he was giving me his comments based on his experience and knowledge.

Paid a deposit for a flat rental via bank transfer, as their card machine was apparently not working that day. I should have known something was up.
I was informed that, after the credit check, the landlord had refused my rental. I asked for my money back. And asked. And asked. And asked. And asked. Nothing. I could only get know-nothings on the phone. This back and forth was ongoing for a couple of months until I went there in person, only for one of their staff to attempt to shame me, and say that, as they no longer had the money, I couldn't have it back.
I was unemployed, nearly destitute, and had a recent diagnosis for a serious illness at the time, so my head was certainly not in the right place, nor could I afford it. I still haven't recovered from that monetary loss, as it continues to cause me financial pain so many months later.
I would rather cut off my hand than patronised these rip-off merchants again. :(

Best estate agents we've dealt with by far! Steve and Vince so helpful and professional. Helped us sell our Hertford flat in timely manner. This agent uses an online portal to help manage the sale and it meant we were always informed of any viewings that were happening. They also ensured that people viewing our flat were viable buyers (unlike previous estate agents that we used), so as not to waste anyone's time. Went over and above to help tie up final details of the sale too to ensure all parties happy. Would defo recommend.

Worst estate agent ever. Owner Ami Hayward is completely unprofessional and incompetent. Left external doors of my property wide open following viewings, luckily my neighbours noticed and informed me. Also, they submitted my DPS arbitration claim past the deadline losing me hundreds of pounds without even an apology. The property ombudsman found in my favour and ordered them to pay me £500+ in compensation but in true Abel style, they dissolved that section of the company which meant they got out of paying. I would steer clear, especially if you’re a landlord or tenant as my guinea pig could do a better job at managing my property than this cowboy outfit.

Juan was fantastic when I bought a flat with him as agent - I had a viewing in December which was easily setup, then he promptly communicated the acceptance of the offer (all out of normal business hours). Throughout the next two months, Juan engaged with me at every step of the process - I’m a first time buyer so he explained the steps clearly and was more helpful than my own solicitor!
Even on the stage of completion, Juan went above and beyond to push the deal through.

We have known Juan for several years and felt confident he would provide a good professional service. He did not disappoint, even with the problems that the Covid threw up.
Within a couple of days of the lockdown ending the house was on the market with high-quality marketing material including very professional photographs and a video tour which generated a lot of interest. Within 5 days we had 5 interested parties for it and therefore Juan organised for it to go to Best and Final offers. Three days later our house was sold!! No-one could have done it quicker or more professionally. Following the offer, Juan guided the whole process smoothly through to completion.
Throughout the process Juan’s service and communication was excellent which put us at ease during such an emotional and stressful time.

Recently used Abel of Hertford to move in to a rented property.
Coming from a sales and customer service background myself, my standards are very high! I can wholeheartedly say that Sammy and his team have looked after myself and my housemates to an exception standard and delivered competition beating levels of service.
The process of moving in, from the initial enquiry to the day of moving was smooth and any bumps in the road were effectively ironed out by the Abel of Hertford crew. Small teething problems were sorted out almost immediately after the move itself.
I personally endorse Sammy, Amy and Abel of Hertford and have been so pleased with them that I recommend people looking to rent in Hertfordshire/Essex make AOH their first port of call!

I have been waiting for the return of my deposit for almost two weeks now.
I’ve sent over 10 emails (one daily basically) and am getting no response at all despite various team members being copied in.
I was told to send over my account details and have heard nothing since.
They have since responded with the below comment which is so unprofessional. Not only is their comment vastly inaccurate (I lived with my housemate) but you get a feel for how they manage their business and issues that will arise.
It’s the kind of service you expect from McDonnalds.

It all started out so promisingly... Abel recommended a tenant to me, acted as their reference, should be perfect right? Sadly life, and Abel’s true colours came in to play.
My tenants split and stopped paying the rent. Abel were fully managing the rental, but did they notice or warn me... no. The rent simply stopped. Queue a two and a half month battle for my deposit back. I had to chase constantly and honestly felt like the letting agents actively avoided me and pretended not to be in the office. Certainly not the behaviours you would expect or want.
If I could have reviewed no stars, that is what I would have awarded them.

I can not recommend Abel highly enough. I dealt with a few estate agents whilst searching for my my new home however I can honestly say that the service and knowledge from Abel was far better than all the rest. We were lucky enough to engage them for the sale of our house. Having had a poor customer service from other estate agencies we were concerned that they would be the same.
Abel's approach to sales is personable, professional and exactly what we needed. When we contacted them for updates we felt that the whole team was working to sell our property. They were all aware of our property and who we were.
Matt looked after us day to day and always kept us updated with realistic feedback following visits. He was polite and very helpful at all times.
