I unfortunately signed a lease without peeking at Google reviews, a mistake I deeply regret. Belvoir’s behaviour was less than honest, laced with power moves that left me feeling more than just a little bit cheated. My later experiences were particularly disheartening, echoed by reviews that brand them as "bullies" and dishonest.
One example: after moving out, I received a demand for daily rent for every day I did not return a mistakenly held communal door key and building fob. (We did not have access to the flat.) They claimed this was preventing the next tenant from moving in, yet the property remained unoccupied and listed for another month and a half.
I went in and spoke to them in person, and this was not the standard procedure that Reiss was not following.
This episode alone was one of the many experiences I had to sour my opinion of Belvoir, and I feel compelled to warn others.
In a difficult market for tenants that seems to reward poor customer service and care , Belvoir’s level of incompetence and unpleasantness is something to be wary of.
There were many examples of the above that I will continue to add on over the next few weeks. They have simply been an incredibly frustrating company to work with.
Edit: I did not in the end have to pay for the daily rate in fairness to Major. However, I still just hand an awful experience with them and their service which still demand such a low review. Please do believe the other reviews, just not mine, and in some cases even their responses to reviews tell you a lot about the company and how they are run.... Read more

The Belvoir has the worst service attitude. The staff scheduled an apartment viewing and left me waiting in the rain for half an hour, only to ask if I could reschedule to 11am next day/ when I showed up the next morning. They flat-out denied agreeing to the appointment, Giving the excuse that it was Friday and they didn’t want to work(funny, lazy). They sarcastically suggested I look elsewhere, saying they didn’t need my bussinese.
If you are looking for a stable and suitable property quickly, avoid this agency. They won’t offer you any help and will make your experience terrible.

I wish I could give them 0 star!!!!! A highly unprofessional and irresponsible real estate agent. I had an appointment to view a property at 12:45 PM, and they even emailed me at 10:30 AM to confirm and asked me to arrive on time. I was even 20 minutes early but when the time came, nobody showed up. 10 minutes later I called them and they just simply said they canceled the appointment. Yes! just told me they cancelled it without any reason, as if it didn’t matter at all. And they didn’t even bother to notify me by a single message! I asked if they can reschedule it but they told me to rebook online myself. Then I made a second call to make a complain. They used the same lousy excuse they've used in response to other negative reviews, saying their agent was stuck in traffic. Come on! your agent was already running late and still couldn't be bothered to notify me and just canceled the appointment on their own???? Do you think that's a reasonable excuse? I am a very happy client that has been using Belvior Birmingham for over 20 years and I have always had 10/10 service. The last 4 years i have had some serious issues where my apartment couldn't be let out due to the property managment agency conducting repair works. Every step of the way the owner - Major, Reiss and N’day have supported me through when they really didn’t have to as the property was not generating money for them. A terrible rental experience! Thankfully, we hadn't paid for the apartment yet. We arrived at the apartment building at the agreed time but didn't know which staff showing us the place was, so we waited there. After almost 10 minutes, I called the agency, and their colleague said the person was still on the way. During this time, we saw three people going into the building for a viewing, and later we found out that the agent we were supposed to meet was showing the apartment to those other clients and ignored us. I just had a “ viewing for a flat, Vicarage rd“ where I was supposed to not be late 1min obviously, and guess what???
The agent that was supposed to show me the flat wasn’t even there to show me the flat - he was in "traffic" and didn't even have the good sense/manners to announce in advance by email/text that he wouldn't be present, he texted me super late and guess what? - he told me to knock on the neighbor's window and bother him to open the door of my house ( if that neighbor was not at home/or if that neighbor had children sleeping?!).
I’ve been calling him and he was so disrespectful and unprofessional!!!! - I also don’t tolerate this type of behaviour and disrespect for my time!
That unprofessional agent left the apartment open, why should you get paid for a viewing if you didn't show up?!
Excuse me?? What on Earth - just let me know that you will not be there to show me around so I will not bother either to come there and see that disgusting and bad smelling flat with bin bags in front of the door!!!!

Due to some personal issues, I was forced to leave Birmingham and I had to terminate my contract earlier than agreed. After I shared my situation with Belvoir, I got some quick responses and the process went smoothly. New tenants moved in within 20 days after I moved out, thanks to the efficient service by Belvoir.
Regarding the financials, I was responsible for the property till the new tenants moved in and I also paid an early termination fee. I got the repayment of my deposit on time, full amount.
The only thing I am still waiting is a refund of my monthly rent, Ndey the accounts clerk is helping me with this. Only a small amount, so hopefully she could sort it out very soon and then all done.

Tenancy agreement signed, so far so good. Although there surely were some issues during the 1st week, all seemed to be moving in a correct direction with a reasonable pace thanks to young but professional managers Reiss and Reuben. I will keep updating my reviews as time goes by.

Read it all. One of the worst companies and worst staff I have ever come across.
We just booked a few properties to visit and upon arriving at one of the properties, we simply called to check in. The Individual called Major was utterly useless and beyond rude. He said If you can’t wait 2 minutes you can leave the site. He also arrived minutes later and never bothered to call us to regroup. We had to go up to him. He was very rude on the call before. When we confronted him of absurd customer service behaviour, he said proceeded to be aggressive and defensive. I had used one f word towards the situation and what his behaviour was. At no point i raised my voice or was abusive to him personally .
We left the viewing and proceeded to the office to complain and to our shock, the individual did not even hear what I had to say. They started to scream at me and tell us to F Off from the office. He also swore at my brother in law in punjabi and he used a very foul word to describe him . Everything about this company is unacceptable and they are damaging the reputation if of the brand. Absolutely disgusting company. Properties will be rented to you not painted with faulty appliances that will leave you needing to run to laundrettes for months and they won’t care about the money you’ve had to spend.
They will also threaten to evict you with no legal reasoning by screaming at you over the phone and not follow up with anything in writing. (Which is a common theme I’m seeing in other reviews as well)
Clearly some kind of family run company of bullies with completely power hungry staff who will treat you as badly as you let them then cry abuse when you dare to call them out. I hope to god I never have to deal with these people ever again, but clearly they care about responding very personally to reviews, accusing them of being fake and airing people’s private information publicly— which is a perfect example of their priorities as a ‘company’.... They clearly have no concept of customer service or basic human decency. If you value your sanity and self-respect, stay far, far away from this agent. We have had a viewing and even paid the deposit of 206 pounds they said everything is ok then somehow told us that you have failed to get reference and we will be needing a garentor for this and they said this on Saturday and today Monday morning i call them and even my garentor who is a responsible and respectful British citizen they talk Very very rudely and said we are putting it again on sale and we will not return the deposit also.which is totally unfair.

UPDATE: As predicted, Belvoir, who failed to provide any evidence for the tenancy dispute for weeks only took a few days to respond to this review! And what an unprofessional response it is!
"You seem to have quite a lot to say for a indivudual who wasn't actaully a tenant of ours" Really? That's what you're going with? The hasty spelling mistakes alone reek of taking this review personally rather than accepting any fault or criticism.
You didn't respond to my partner's emails when she was obliged to deal with you, so why would she send you one now when she's not obliged to?
Instead of trying to write smarmy replies to Google Reviews that make you look terrible to potential new landlords, perhaps accept that your staff were clearly incredibly unprofessional in this instance and perhaps look at your internal practices that allowed an unwarranted cleaning charge to end with weeks of dispute, and most likely an extra cost to your landlord (Can't confirm, but generally if a tenant doesn't cover something an agent will push it the landlord's way)

Disclaimer: This is the experience my partner had with Belvoir, I can attest to and am disturbed by their lack of professionalism as a former estate agent of 6 years.
My partner has just received the remainder of her full deposit back after 2 months of “dispute” with Belvoir.
I use that term lightly as while correct, there was no actual dispute to be had.
Belvoir tried to claim £150 from my partner’s deposit, citing cleaning costs. This was a small, studio apartment that was left clean to the point of the agent admitting it was clean in an email. When we tried to point out that £150 for cleaning a flat they agreed was clean was unreasonable and unjustified, they attempted to point out things that were clearly noted on the initial inventory prior to the tenancy. (No exit inspection was formally provided, by the way)
Due to them not budging on this (or simply not replying to emails), it ended up going through TDS as a dispute. Both sides have to present evidence that we’ve tried to come an agreement, we pointed out that all of their claims were items that were clear wear and tear from the initial inventory.
Belvoir attempted to split this cost across my partner and the landlord while completely missing the point that the things they wanted my partner to pay for were pre-existing conditions mentioned on their own inventory.
Belvoir then, after multiple attempts to contact and multiple chances to provide their own evidence, simply failed to do so, leaving TDS to return the money weeks later.
It is clear to me that Belvoir attempted to get away with charging for a clean, hoping to make a quick bit of contractor commission without properly thinking through the consequences (note: not reviewing their own inventory before making claims of uncleanliness)
All of this, without even touching on the situation that occurred during my partner’s move-in phase (Not being told correct move in date, debt on electric meter, broken freezer, being given keys to another property instead!) leads me to believe that this is an agent that works for themselves first and foremost (assuming the landlord had to take this unfair cleaning cost on the chin)
I would avoid this agent whether I was a landlord or tenant.

I am editing my review as I am being threatened with legal proceedings and bombarded with emails . This is an account of what happened: 1. Major Mahil showed me 3 flats over a 2 week period . I asked if the one we had booked to view was smaller than the others and he turned on me calling me a time waster 2. When looking at property we were a group herded in and out with no time to look properly or ask questions before the next “ group” was shown 3 . I called about a flat that has been let ( was unaware at the time ) was told if I paid more rent we could discuss . 4. I offended Mr Mahil and was asked to apologise and withdraw my review . I’ve had one of the worst experience of my life with them. I moved for a year in one of their apartments that had mould. I had to wait and beg for 5 months to have someone to clean it and my flatmate got a severe allergy to mould do to their negligence. We ended the contract earlier with a notice of one month in advance. They are saying our deposit will be taken as we did not give any notice and because “there was no sign of mould” (we ourselves cleaned the apartment as much as we could). One of the employees told us that there will be no deduction from our deposit but now they’re saying the exact opposite. From experience, do not rent anything with them :). After a disappointing experience with Connells Estate Agents, for which they apologised for ( did not inform me of when viewing where available despite registering, home ended up being let) I was back on the renting market to find a home. I found one at close proximity to the city centre offered by Belvoir Birmingham Central.
I found their service efficient and with their self-service viewing registration. I found myself the next day viewing the property with Mr Mahil, who showcased the apartment to me.
Every stage from viewing the property to being handled the keys has been a pleasant experience. Despite the few minor maintenance issues which are duly being sorted out by Assistant Property Manager Dylan Symonds-Roberts. Do NOT deal with this agency. They are the worst company I have ever had to deal with. I let a property through them and it was in a very dirty state when I moved in; when we questioned this their manager proceeded to verbally abuse and shout at us and refused to help with any way. He was the most intimidating and horrible person I have met in my entire life. They then charged us for cleaning at the end of the tenancy when we left it in a much better state than when we moved in. The fire alarms did not work when we moved in which is a massive safety issue, and overall the whole letting experience was really disappointing. We did not try to take the issues further as the so called manager is quite frankly terrifying and clearly has some serious anger issues. Very disappointed with the service I recieved. First, I am spoken to rudely by the women on the phone, who constantly tried to catch me out, despite my best efforts to reassure her that I am in full time employment. She also repeatedly reiterates she does not have time for us if we are time wasters, and that we won't be able to reschedule our viewing if we can't make it.
Then, we take time out of work (only weekdays 9-5 is available) to attend this viewing, only to get there and find out that the viewings been cancelled? I received a confirmation email and text the day before however, I did not receive a so called cancellation that I was supposed to get apparently.

Don't really have anything bad to say about these guys, I was shown round a property by Reiss, who was on time, knew the flat well to show me round and was very professional. After a couple of communication errors leading up to move in, these guys really turned things round and actually got me moved in a day early, on this week with a bank holiday weekend. I was asked to make a review of Belovoir by the lovely Belvoir rep Jonathan. But I informed him i felt it best not to because I wasn't happy with certain parts of service and i didn't want to judge a company after only few weeks.
After 11 months I still wouldn't recommend this branch of Belvoir.( Belvoir Liverpools branch I was so impressed with hence I was very excited to work with Birmingham) Slow to respond to disrepair that are urgent . Forced to get fire services involved who had kindly intervened. Fire men had same issue getting help with customer service as I did. They were kind enough to offer there names and number incase if further help if needed because they themselves had such a difficult time to reach customer service.
Manager mahil - I can only echo what other clients has said in regards to how Mahil deals with clients. Doesn't take constructive criticism very well unfortunately.
Pros: very quick to fix contracts and allow you to move in. Paper work went through very smoothly. Great company to use if you don't need any repairs to the apartment. Unfortunately, this wasn't the case for myself.
I'm yet to move out of the apartment so unsure as to how smoothly that process will be.
Overall ,improvements necessary. Sorry to say wouldn't use this branch again :(... Read more

If you're a tenant, ensure that any property you move into is cleaned to a professional standard. The property I moved into was not cleaned professionally despite Belvoir claiming otherwise. I had to pay for a professional cleaning company to clean the property when I moved in, and was not reimbursed (not even partially). This is not a case of me being pedantic, the property was genuinely filthy when I moved in (coupled with living during a pandemic).
What's ironic is that at the end of my tenancy, despite the fact I had contracted a cleaning company to clean the property to start to finish, I was told from Belvoir that parts of the property were not cleaned professionally and they went ahead and deducted a chunk off my holding deposit to have it cleaned themselves.
Belvoir have also tried to circumvent any criticism by mentioning they will take legal action which feels like intimidation.
There have been other issues along the way beyond the scope of a short review. I will be giving them 2 stars out of 5, with one star being issued for the strong first impression they made. It's a shame it wore off.... Read more

Good but inconsistent support from Belvoir at times, some issues were resolved fairly quickly whilst other issues which were raised at the start of our tenancy (over 12 months ago) were never fixed (specifically a broken dishwasher). I understand there were some complications with the dishwasher being removed and replaced but at times it was evident no progress was being made. We let from Belvoir central last August. When we moved in, the apartment was in a total state of disrepair and was dirty. There were light fittings hanging from the wall, a soiled oven, broken furniture, a washing machine filled with stagnant water to name a few. Every item furniture in the apartment was damaged in some way, and most was unsafe and unusable. Belvoir central claimed they did not know about most of these faults, as they had not completed an inventory, it was not completed until we had been at the property nearly 2 weeks. I can see from other reviews people have similar experiences with the condition and cleanliness of Belvoir's lets (please see photos from move in day). It took 6 months and threats of court action to finally get most of the issues above resolved and to get reimbursed for items that we had been given permission to purchase. We had to chase them repeatedly to get items fixed, such as the shower screen which was causing flooding in the bathroom and the washing machine that was broken from the day we moved in. When we reported all of the issues above on move in we were advised we could \'vacate the property if we were unhappy, for a fee\'. This is the most insensitive and disgusting treatment I have ever received from a letting agents. We were let an apartment in a dire state, which was not at all like the photos on the listing, nor had it been in this level of disrepair when we viewed it. I am able to evidence all of this via email record. Our time letting with Belvoir central was a headache from start to finish, we were met with no empathy regarding the conditions we were left living in - not knowing if we were trapped in the apartment due to the broken door and so on. I spent hours and hours emailing them and calling them just to get responses and get urgent repairs done. During the time we were there we had multiple incidences of leaks under the floor, which the leaseholder reported to Belvoir, but they did not act upon. This culminated in us having the leaseholder round at our apartment at 11pm one evening. At move out Belvoir ignored us when we requested our deposit return (didn't reply until 2 weeks later), then tried to charge us a cleaning fee which is ridiculous given the condition when we moved in and after we had spent hours cleaning it. We had to produce a 29 page document demonstrating how we had improved the apartment, only then did we get our money back 24 days later, but they had the cheek to still charge us a check out charge of £90, even though we had spent hours sifting through the data and photos and handing it to them on a plate! I requested this money back but this was refused by the owner Major. I then reminded him of the multitude of issues we had dealt with during our stay: leaks, no washing machine, driving to and from ikea to buy (and build ourselves for free) furniture, seized up doors, faulty heating - thinking that he might like to return the money as a gesture of goodwill, bearing in mind the tenancy from hell we had, but he refused. the staff are not professional and one of them who is responsible for a maintenance issue, she is too impolite and unprofessional, and most of the time she did not answer your email.
I rent an apartment in late August, when I got the key, some furniture had been broken and did not get the postbox key.It takes a month to receive the postbox key, they did not check the apartment before. it took more than a month to replace the broken stuff, and each time I contacted them they said 'oh ok I will call the landlord JUST NOW', or they said, 'I sent him an email last week but he did not answer'! ok, it is your responsibility to follow up and find the landlord to sort the issue, not wait until I call you to follow up. Even, one time, when I called them one of the staff said why you call every day, we will order or we will ask the landlord to bring the postbox key. while it was about the month that nothing was replaced and I did not receive the key, however, the property should be checked before a tenant gets a key. When I received the key, it was the wrong one, and again the same process. for everything I should have contacted them several times. Finally, after 45 days the furniture was replaced.
While I rented the apartment with the properties they showed me at visiting day, which I paid for that, I expected to replace the broken furniture with the same, however, the agent said if you want you can buy the new one and 'The chest of drawers were replaced with a like for like'. too impolite. I do not know who is the manager of this agency but the manager should teach them some professional behaviour, at least learn them do their responsibilities, because I am sure in future there will be some issue and I need to contact them, while it is a nightmare.... He started with threatening my friend with a defamation lawsuit over his last bad review(last line of the email(last picture)) , this was after he threatened him in his own home.
I haven’t dealt with them personally but I have been helping a friend try and sort out his issues. The staff, most especially the manager of the franchise Major Mayhill, are unhelpful, petty and childish. I’m attaching some of the emails to show how I’ll-natured and incompetent Major can be. It has taken them over three weeks to install blinds( which aren’t still there) and they have nothing to say about the washing machine.
Id also like to state that Charlene is the only good and helpful person in the company. Jake was also very helpful but is no longer with them( I can't imagine why)... Read more

Probably one of the worst experiences I've had from a estate agents. Asked to book a viewing. We were then asked to confirm viewing 2 days before via email. The day before we were asked to confirm by text. I just wanted to post how helpful they have been in this crisis. I’m an insulin dependent diabetic who has been trapped overseas since the crisis started, with only a couple of weeks supply of insulin. I chose this agency, simply because of the flats they had available at the time, however, when I will be renting again, most certainly I will not be using this agency.
The customer service is so so poor, unprofessional and simply unacceptable. Agents do not know how to communicate with customers, always so rude and unhelpful. If you need anything fixed in your flat, you will have to call them multiple times to get a follow up. They say they will keep you updated via email, and they never do, then you call back again and we have to start everything from the very beginning.
Definitely one of those companies that ruin your mood instantly after having any conversation with them.

Belvoir allowed me to move into a property that they knew had a mouse infestation. As they did the inventory, they would have seen the landlord left many repellants and traps behind the fridge and along the corridors.
I hoped it was a preventative measure, but soon my asthma started worsening and I saw droppings and heard them in the walls. I emailed Belvoir and they said I couldn't do anything about it apart from contact the landlord, who didn't respond.
I tried to deal myself, but 8 weeks into my tenancy the house is overrun and the mice have started jumping on my bed in Broad daylight. My asthma is horrendous and I'm writing this staying at a hotel because I can barely breathe in my own home. I have allergies, asthma, and a disability called EDS so this is very stressful for me and I just want it all sorted out so I can live a quiet life.
Please release me from my tenancy and give me my deposit back so I can find a new home.... Read more

Booked 2 consecutive viewings a week in advance, confirmed meeting point, received no confirmation. I messaged to confirm via their online chat service and was told I would have to contact the local office (this was the second time I was told this by the chat service. Why have a chat service if they cant help with anything, including booking viewings?). When I showed up for a viewing a week later, no one was there. I waited 15 minutes and called the office. I was told that the representative had gone to the second property. They said that he/she would be right over with the car. Waited another 10 minutes and called in again as I was pressed for time. I was told the rep would call me shortly. Another 15 minutes later, no call so I called the office again. I was told that the rep would be arriving in half and hour. That would mean that he/she was 1 hour late to our meeting. ONE HOUR!!! I left and I have no intention of calling to re-book a viewing. Had such an awful experience with this company! Extremely poor communication during the tenancy, leading to leaks not being dealt with and ultimately not having electricity or hot water, causing us to live in unliveable conditions. At the end of the tenancy they have stopped replying to emails altogether and have lied over the phone about the return of our deposit. It has now been two months and we still haven't received our deposit, despite ringing 9 times in a week and emailing them almost every day. We have now decided to take legal action.
In response to your response, the delays are because you did not reply to any of our emails. You've only just started replying a week or two ago when I threatened to take legal action! Please don't make excuses and turn this around, the delay has been down to your incompetcies, nothing else.... Read more

This is my first Google review which probably tells you all you need to know. I rented a flat from Belvoir for 8 months, up until about a month ago. I would not use Belvoir again and recommend others steer clear.
The flat itself was fine, although it was dirty when I moved in, including mouldy utensils which had been left to fester in the dishwasher which wasn’t even plumbed in!
Belvoir customer service was little to non-existent, staff were rude and uninterested and even completely ignored some of my emails.

Absolute shambles of a company. Me and my boyfriend are looking to rent our first apartment together and travelled down to Birmingham all the way from Newcastle and had two viewings with this company. It came to the time of the viewing standing outside the address for around 15 minutes before ringing the company. They knew we were not local to the area, as highlighted when arranging the viewings, however still was yet to inform us that one of the apartments had been obtained and the other was not at satisfactory condition to be viewed. The man on the phone was not considerate at all and did not really seem to care, passing the blame onto other colleagues ‘someone should of rang you’. We are both extremely disappointed as we were really excited to view the apartment not to mention wasting time and money on train fares/taking time off work.

Five stars as management agents when compared to Maguire Jackson (horrendous experience). The staff are extremely responsive and some of them very knowledgable (especially Charlene). I have had one issue with them to date (missed rent) but they quickly looked into this and resolved it with little effort required from me so deserve credit for their prompt action. I particularly appreciate that I can personally escalate anything to Major and find that any request I make will be done with little to no chasing. Landlords stay away! I went to Belvoir as I found them to be very friendly. I was inexperienced in the landlord field and so trusted the EXPERTS fully. I terminated my contract with the company after two years for so many reasons!
My rent was never paid on time to me, even with the ‘rent guarantee’ promised. I would have to call the Director him self so many times just to get my rent. I would always be told the tenant hadn’t paid it, or false promises of sending the payment later on. Always an excuse. I went three months without rent payment. I asked him to get money from the guarantor. He advised this will make things sour. Also continuously advised me to not get in touch with the tenant myself. Wen I did, I found out about his lies.
Tenants deposit was not protected within the 30 days. I asked numerous times for the deposit certificate, he kept saying ‘I’ll get you a copy’. In the end he returned her deposit in cash to me, even then I had to pester him about it. Getting me copies of contracts was also very difficult for him.
I asked for tenants in a well paid job. He had told me shes working for a reputable firm. Turns out she’s on Procedure off being redundant.More problems for me. I was never shown a reference-apparently it was ‘data protection’ laws.
He had also promised regular checks in the property. I don’t think he ever did this after the first visit.
My tenant still claims that she’s given him more rent then he is claiming to receive. I am now in a position where I can’t serve a section 21 on my tenant or take court proceedings as I didn’t protect the deposit within 30days. I say ‘I’ because it is the law that the landlord ensures this is done. My tenant is wanting to leave the property as her health has deteriorated and needs suitable accommodation. Council can’t help her due to lack of housing and aren’t willing to make her a priority as I’m not ‘kicking’ her out.

Totally unprofessional and irresponsible agency, where the agents behave to clients with no respect. Since Belvoir is asking for details. I need to say that I had booked a viewing for the 26th of September at 11 am (working hour for almost everyone) and I had to use a day leave from my work to attend. The day before the viewing I was having a look at the flat online at 6pm (25/09/2018) and realised that the flat has gone to "Let Agreed" and few minutes later the advertisement was not online anymore. That means that someone was working on the property at that time, but I never received an email or call the same day in order not to spend my annual leave... I only received a call the next day at 9:05 am which was already too late for me to get to work. When I mentioned that issue I was told that the informed the fastest they could. So my question is: Someone could spend time out of the office working hours to take the property off the market but didn't have the time to inform me about the viewing being cancelled. I strongly believe that this shows no respect to the client. Also, that attitude from property agents (in this occasion Belvoir) that they are doing a favour to clients by spending their time to show their flats needs to stop. You are charging massive fees for nothing, you need at least to show some respect and kindness.

On the face of it this company is a welcoming, friendly and well integrated business. This is FALSE.
My girlfriend and I recently decided to move into our first flat together and unfortunately we decided to use this letting agent as our go between.
Firstly we were pressured to move into the flat out of fear of losing the property because it would be “idle” and “empty”.
We were hesitant for the following reasons; upon viewing the flat for the first time the landlord was in the process of “refurbishing” the property. There we no curtains up in 2 of the 3 rooms, the plug sockets were not attached to the walls and as such the wires were exposed. Many of the doors didn’t close because the handle mechanism was loose. There was paint of the floor, doors, plugs and radiators. The kitchen was not in the greatest condition either and there were several lights not working as well.
However, upon reading the reviews of the company we were confident that with in the 2 weeks of admin the flat would be ready for us as we were assured it would be.
This was a LIE.
On move in day (one day before a 2 week holiday) the flat had made little or no progress. This was a huge disappointment which led to our FIRST complaint to them.
They were very apologetic and gave the reason that the landlord was taking charge of all development work. This seemed like a reasonable explanation and since we were going on holiday we opted to believe that they would now take control of the situation.
Again we were WRONG.
2 weeks later, no progress at all had happened and this was a serious disappointment.
This has been a recurring problem for 3 months now and just to update you there are still no curtains and an inventory was only sent 1 week ago.
This letting agent is unworthy of any award they have been given and should be ashamed they’ve tainted what should have been such a happy time for us both.
We will not be using Belvoir again and highly recommend you don’t either.... Read more

Had 2 viewings booked, they cancelled them the evening before stating multiple times that the seller had accepted an offer so I could not view (even though the viewing had been confirmed for a week). Turns out that the properties were on with another agent who contacted the seller in front of me - offers were extended yet not accepted as they wanted to see what interest the pre-booked weekend viewings brought up. Fantastic, simple as that.
Met Major just over 7 years ago and rented a property from him until a few weeks ago. The staff are very professional but at the same time you are made to feel like a friend.
Having rented a property for 7 years there are bound to be occasional faults arising, these were dealt with in a timely manner by expert craftsmen. All I had to do was pick up the phone and call the wonderful Charlie and she sorted any problems we had. No hassle or multiple calls, she really is a credit to the company.
The only negative thing I can add is since I have moved out I feel like I have lost a lot of friends. I will be dropping in for coffee when I am passing.

Belvoir is one brilliant outfit. I switched in 2015 after problems and poor service from another agent. Charlie and Sinead have been consistently helpful, supportive, aware, and prompt dealing with issues. Their charges are lower than previous agent and regular inspections are thrown in. In October tenants moved out owing two months rent. After a month's chasing I said they could leave it, but they persisted and Sinead emailed today to say all funds recovered. I am absolutely disgusted with this agency! It's by far the worst I have ever been with. Do not rent a property from them! The staff are incompetent, unprofessional, unsympathetic and unhelpful. The landlord is only interested in getting money from you. I've had serious recurrent issues with damp for 3 years due to a hole in the roof and my constant complaints and phone calls have been ignored. At one point i had to phone environmental health and the problems were still not fixed. Now they are refusing to give me my deposit back due to lies told upon check out! I am absolutely fuming. All this has caused me ill health! You are a disgrace and should be closed down! Edit. I was charged £55 for new sealant around the bath which was black with mould because of the damp issue which they would not fix! I could not make it to the office to hand in the keys due to ill health and they would not come and collect them and charged me everyday they were late. I paid extra for next day delivery when posting them back because i could not physically get to the agency and they still charged me 2 extra days! The property was left cleaner and tidier than what is was when I moved in. The bedroom had been decorated and they charged me saying it was not in good condition and needed doing again. I can't fault them on speed of service and communication., everyone in the office work well together to help me do my job easier and henceforth giving tenants and landlords the best service possible.
The team are welcoming when we go into office which creates are friendly and relaxing atmosphere for us and I imagine for tenants .
I deal mainly with Charlie at the office on the maintenance side, she excels in technical knowledge which really helps for us to get jobs done quickly as she cab relay details back to landlords accurately which helps us complete jobs more efficiently.

They were incredibly helpful, responded quickly when issues arose and kept us informed of what was going on.
When we had to leave our flat due to the return of not 1 but 2 landlords to the area, on both occasions they were proactive and helpful in finding us a new place to live and facilitation of transfer of bills etc. The end of tenancy ran very smoothly and I was sad to move to another agency....
