Kind and friendly staff who are very quick to reply to emails and send support (we found a wasp nest in our garden and they got someone out to sort it only days after even though we reported it over a bank holiday weekend - I was very impressed). Bush were recommended to me but luckily I decided to ask for valuations from two estate agents. Mark from Bush valued my property at 30k lower than the price it subsequently sold for. The reasoning for the low valuation was that properties find their own value. As I said, that may be true when the market is buoyant but I’m pretty sure that a bidding war would not have taken the price up by 30k.
I do not know whether this mistake was made due to incompetence or whether there was an agenda and I was assumed to be naive. I really hope that it was not the latter. I’d advise you to be careful and not be taken in by the ‘pretending not to be pushy’ patter, which was followed up by a long emailing practically begging me to reconsider my decision to go elsewhere!

Cannot recommend Bush Sales (and in particular Mark and Poppie) enough. We were purchasing a property via them, with no chain either end. Unfortunately the seller's solicitor was useless and very slow, and we ended up completing with only a couple of days of our mortgage offer left. I am in no doubt that we would not have made the deadline without Mark and Poppie's tireless efforts to chase the solicitor in question, all the while keeping us well-informed. Would definitely use them again!

Excellent service from Mark and the team. I received an offer on my property of the asking price within a few days of the board being put up and despite the frustrations of dealing with the legal bureaucracy we exchanged within three months. I was kept completely in the picture the whole time, with Mark resolving the inevitable questions and issues between both sets of solicitors and from the buyers and myself as they cropped up. I never once felt without response to my concerns and questions and I received what I regarded as sound advice. As a result I would certainly recommend Bush to other prospective vendors. Andrew, Mark and Poppie at Bush have been in selling my property. Unlike most other estate agents I have found them to be completely trustworthy, patient and to give superb service throughout. They have always answered my telephone calls and dealt with queries quickly, as well as being superb in dealing with sales negotiations and solicitors. They don't tie you in to a long agreement and wok on trust. The other estate agents Cambridge simply don't come close and I would only recommend Bush.

After a few months living elsewhere whilst we had work undertaken, we are now in our lovely new Newmarket home. The process of finding and securing a new home was challenging, we had been gazumped twice previously and were pretty deflated about the whole process. I rarely leave Google reviews but Mark Abbot from Bush Sales really deserves the acknowledgement. He was so helpful, so honest and so utterly determined to get all parties over the line. It was a breath of fresh air compared to some of the lacklustre estate agents we had encountered with previous properties. We were told that there was no hope in us completing before the stamp duty discount deadline closed, but due to Marks commitment, energy and willingness to contact mortgage brokers, solicitors, buyers and sellers, pushing everyone on we did complete in time. Paul’s initial valuation was well thought out, gave us realistic expectations, and in the end made sure we got the right offer for our property, they were incidentally the highest valuation and the lowest percentage fee, win win! DREADFUL Estate Agent! AVOID!!!!
Do not use this estate agent if you want to sell you property!
1. Takes terrible photos and will not allow you to use your own
2. Extremely reluctant to conduct viewings (e.g. wanted to drop keys to the office for the person to conduct the viewing, but they would not accept that)
3. Do not negotiate for you to get a better offer
4. I changed estate agents and asked them to send the keys. They sent standard post in a flimsy envelope and the keys fell out

Bush were the first to respond to our enquiry. I initially chose Bush as they had one of highest 'sale price to valuation' percentages and 'speed of sale: ratings.
Having high ratings with both seemed to show that they were not valuing so low for a quick sale, and not too high so that it never sold.
From the start, Paul from Bush was very supportive with his advice. Quick to get things done without being too 'pushy'.
They valued the house a realistic market level. The sales communication throughout was very good and professional.

We sold and purchased through Bush and had a really positive experience.
From the start they were really efficient when putting our house on the market and we found a buyer really quickly.
There were a few issues that took longer than we had hoped but Mark was fantastic and chased all the parties (even 4 sets of solicitors at one stage!)
He was in contact regularly and was really reassuring especially when we were feeling the pressure of selling and buying a house in the ongoing Covid 19 situation.
Mark was the only person who kept us sane throughout this process and even right up to completion he was chasing our solicitors and others to get the sale and purchase completed. He really was brilliant.
We would definitely recommend Bush and would absolutely use them again in the future (although hopefully we won’t be moving for sometime now!)

It was not easy to act as a mediator between different parties at various points, but she was always calm , helpful and polite, as were the others in the team who I dealt with. I felt decieved by Bush. They lead me to believe that they could sell my property inside a generous time limit and have failed to do so - either they didn't understand the market, or they just didn't care. They also failed in the minimal care involved in showing the property - they left the front door of an empty property partially unlocked, and left a light on in that property as it lay empty - probably for months. They ignored my request for them to call me to discuss these issues.

The agents advert generated a lot of viewings, all the appointment days/times were communicated to me & resulted in a number of over asking price offers. The sale progressed well but just prior to exchange, it stalled. The house has just been returned to the market and in one day I have 4 viewings booked. Very bad experience!!! Avoid if you can! After the house viewing, we sent them an application form, and then they asked us to prepared and upload all the documents for references, but ONE WEEK later, they called and told us the landlord won't proceed our application. If the landlord did not accept our offer, why did you ask us to submit all the personal documents!!! And we waited, waited, and the result turned out to be refusal with no reason!!!

If you are selling a property in Cambridge, I would HIGHLY recommend you do it through Bush. Over the last two years I have dealt with several estate agents. My house was a tricky one to sell for various reasons, and I was dealing with various estate agents. I learnt A LOT in that time. In my opinion Bush are the most trustworthy agent in Cambridge. They may not give you the highest sales price on valuation, but they give you an achievable one. And their fees are very reasonable. They have always been responsive for me and were very professional when I was occasionally a difficult vendor for them. Probably the best estate agent in Cambridge?

Avoid if you can, if you have to let from them make sure you do your own inventory as theirs won’t be accurate and they will try and blame you for previous tenants damage, nightmare trying to get deposit back and they will bend over backwards to try and keep some. Also make sure you check your belongings if they do a show round when you aren’t there, even if you are still a legal tenant and have belongings in the property they will take them and throw away with very much a “well we thought you’d finished moving out attitude” personal mail and documents......... illegal Bush!
In response to the response from Bush, my items were thrown away on a day that we were most definitely still tenants but no longer residing at the property, I went back to the property on the last day of tenancy to meet the man doing the final inspection, I still had the keys as I let myself in and gave the keys to this gentleman, when I called the office asking where my items were I was told they had been thrown away when the last show around was done, again, we were still legal tenants and have an email from your office asking permission for this show around, there absolutely was personal mail thrown and the lady I spoke to asking about them said she just grabbed it and wasn’t sure of what was there and couldn’t look as it had been thrown away, surely a more appropriate action would’ve been a courtesy call? Regardless, accountability for wrong doing as opposed to the incorrect information in your response would’ve been more appropriate.

Bush Property Lettings have managed my property for a few years now. I have to say that a few years ago I wasn't that impressed with some of the team in place at all. The good news now though is that they've had a complete team overhaul and really seem to be on top of their game over the last 12 months in particular. I'd definitely recommend them as a hard working, professional, yet friendly bunch to work with speaking as a Landlord. The communication is much better and the overall experience is positive.
