Shockingly poor service - extremely rude and disrespectful, can't accompany to work around my working hours to do viewing at the property I am renting and then they falsely accuse me of refusing access to them when I already gave them access twice and requested to do the viewing 1 day after so I can be present, even though they've given me less than 24hr notice (and they call this reasonable notice).
They then took their time to complete my referencing check as a form of revenge. It's so childish.
11C WIMBLEDON PARK ROAD - if anyone is viewing this, DON'T.
I was misled by them in taking this - you can hear all the neighbours downstairs, next door, and upstairs, even when they whisper, so zero privacy + plus cracking loud footsteps that even earplugs won't help.
I sought legal advice and was informed that the estate agent was "misleading" a potential tenant, but they acted like this was news to them.
They will also take weeks to fix any issues, and landlord is unwilling to fix certain things bcz it's too expensive. What a Joke.
I've finally given my notice but even so, they continue to cause me trouble - especially Nicole who has absolutely zero customer service experience nor respect for tenants, made false accusations, took time to complete my referencing check, and thinks she can just do things the way she wants them. I honestly don't think she's suitable for work.
Another note, these are the kind of estate agent that are pro bidding wars. They will tell you there is a "considerably higher offer on the table" and are you willing to go up without even telling you by how much just so they can get their extra money. It's a unfair system that I will never participate IN.
Turn around and run, don't waste your time with this so called estate agent.
I really wish there was a website where tenants could leave their feedback on the property they have rented as I would love to know the previous tenants experience.... Read more

I have rented out my property with Chamberland Residential for over 10 years. I moved to Nicole and her team after having had bad experiences with several high street chains - my only regret is that I didn't do it earlier.
The fully managed service is just that - Chamberland takes care of pretty much everything, and escalates only when absolutely necessary. The team are extremely capable and responsive, and genuinely care about the tenant as much as the landlord.

I have signed my last 2 tenancies with them - they are brilliant: friendly, efficient, patient.
They are a lot more human than most agencies I have been in contact with - not pushy but to the point - which makes moving a lot less stressful. They always take the time to clarify anything I need.
Miran helped me getting my tenancy start a little sooner and Vyara is always there when I have a question or need to sort something out.

10/10 recommend— Renee is absolutely lovely, she was incredibly friendly and professional when showing me properties and was able to answer all of my questions on the spot and even on the weekends almost immediately after me emailing her. PLEASE READ! The most manipulating estate agency we have ever used! We HIGHLY recommend you do NOT rent with Chamberland Residential.
After seven weeks of vacating our old property, we have still NOT received our full deposit back.
We left our flat in an impeccable state on 27/12/20, and we were quite frankly shocked with how Chamberland Residential manipulated our departure by making fake claims and false allegations to try and retain as much of our deposit as possible.
We rented 7 Werter Road for three years and if we had any issues during our tenancy, it had been dealt with professionally, including excellent communication. My flatmate and I had the property and carpets professionally cleaned, and it was left in fantastic condition. We firmly believe that we had left the property in a better state than when we initially moved in 28/11/17.
This year has been very challenging, especially financially challenging. It is immoral to imply this kind of pressure and take financial advantage of us during these times.
Below are the claims we received from Chamberland Residential, which in our defence are simply not true.
One CO alarm - £13.99 from Amazon. ( No CO alarm installed in bedroom one from original move-in date of 28/11/17 )
Bedroom 1
New Mattress – £119.40 ( 50% of new mattress £238.80) ( Mattress is in perfect condition and does not need replacement )
New bedside table - £10 (50% of a new bedside table for £20) ( Bedside table is in perfect condition and does not need replacement )
Bedroom 2
Stain to the carpet - £50 contribution to carpet replacement ( Carpet was professionally cleaned and is subject to wear and tear )
Cracked window pane – Awaiting quote. ( Single glazing window is in the original state from moving in and needs replacing by the landlord )
Small stain to mattress - £59.70 (25% of new mattress £238.80) ( No new stain to the mattress and left by previous tenants )
Stained valance sheet - £8 ( No stained sheet )
Chest of drawers one stained drawer £20.5 (25% of new one £82 ) ( No new stain to draw, condition of the drawer is the same as original moving date 28/1117 )
Not seen
Rug -£30 ( Rug may be in the loft as the landlord told us that many items were stored in the attic)
Mattress protector - £12 ( All bedding was our own, we will not sleep in other peoples bedding )
Freezer- Top drawer lid not seen, bottom drawer cracked - £40 for both ( Fridge is in perfect condition and is the same as original moving date )
White marks to two-seater sofa - £50 for steam cleaning. ( Sofa is in perfect condition as we had removed the sofa covers to use our own during our tenancy. There are no stains to the sofa cover as it had not been used)

Grey floor rug - £30 ( Rug may be in the loft as the landlord told us that many items were stored in the attic)
Living room walls – Various damages – Awaiting quote ( Walls are in an impeccable state and were left the same as received )
Bathroom walls – 1 nail and flaking paint facing wall – Awaiting quote ( Walls are impeccable state and was left the same as received )
Missing bath plug - £4.99. ( In bathroom cabinet )
We did not have new mattresses when we moved in and therefore can not be expected to pay towards a new ones, and we did not cause any damage to the flat. My flatmate and I are highly respected professionals and had taken excellent care of our rented flat in a beautiful location.
In our eyes, this is daylight robbery and unfair behaviour.
We will NOT be recommending Chamberland Residential to anyone!... Read more

On Saturday we went to see a flat which was advertise for £1300pcm
We really liked it and we told to the agent we would like to rented it out.
He said he will send all the documentation Monday morning. We filled in every documentation we offered everything what they needed.
When we sent all the paperwork he sent back an email about an another person who wants to rent the house as well so he said we have to offer more money if we want the flat.
First of all I think that’s ridicilous and morally unfair as we were the first couple who saw the house and we were the first who sent back the documentation.
On the other hand I think it’s just make no sense to get into a bidding war for a house what I want to rent I mean if they advertise something for 1300pcm why should I pay more? If I want to buy the house and we speaking about 10-15 grand differences then I understand all this bidding war thing.
Anyway we ended up offering 1310pcm and we even would have moved in earlier then what we agreed with the agent.
And the most annoying thing they asked for even more money because they said the other couple offered a “slightly more”
Obviously we didn’t get the flat as we sticked with our 1310pcm offer.
I am not a cheap person we could go up even to 1400pcm but I feel it’s really unfair and wrong.
I feel they were just wasting my time and my girlfriend time as we did everything in time
we offered everything what they needed and we were the first applicants.
So my advice: Be careful with this agency because they just want to squeeze out as much money as they can from you.... Read more

Working with Chamberlands Residential for the past 7 years has been wonderful. As an overseas landlord, it can be challenging to let an apartment in a different country, but since we've been working with Chamberlands Residential they've made it so easy.

Difficult.
We rented a property from Chamberlands for a years tenancy. At the bengining they were ok, but it was towards the end of our tenancy that we started to have issues. Their post tenancy service is dreadful and trying to get our deposit back from them is proving extremely difficult - their communication is very poor.
Judging from the previous reviews of their service on google, it is a recurring issue. I would advise future tenants to be be wary of using Chamberland.
I would advise Chamberland to improve your communication and service to your tenants and realise that a tenancy is not just about pleasing a landlord, tenants are equally as important.... Read more

We have been renting through Chamberland Residential 2015 through 2016. While it might be just the general London real estate culture thing, I found my relationship with the agency extremely skewed towards the interests of the landlord. First, being one month into the application process, they informed us that the landlord has change their mind and no longer wants us tenants. Having doubled our deposit we were admitted. During our stay, we had constant visits and complaints from the landlord, who was openly arrogant and dismissive of us, non-British, as second class citizens. Finally, we had to give the landlord £1250 in deposit, after having repainted the flat and had it professionally cleaned. I realize our experience could have been very different with a different landlord, but at no point during our stay we felt like we were treated fairly and had a feeling that the agency is merely interested in getting the paycheck from the landlord. Personable and very helpful, at first. They were sometimes quite pushy/needy during the tenancy for more documents among other stuff, though generally they were helpful. It turns out their fees were very high vs other agencies, which I don't mind as at the end of the day, we went with the property. The only reason for the 2, is that the end wasn't great. The Inventory Clerk (independent and not a part of Chamberland) did the inventory, we were present as we were moving our stuff at the same time. We have quite an in-depth chat and she said the place was very clean, she said the only dirt she found was in the corners of the kitchen floor and on the cupboards... We thought that was fair enough! Chamberland ended up charging us nearly £400 for an entire 'professional clean' of the entire flat, which was grossly unfair, especially after the Inventory Clerk told us the place was clean other than bits in the kitchen. Obviously, Chamberland robbed us blind here, took our money and then saved on having to do it with the new tenants. I guess most Estate Agents are probably very good at this! We were disputing this via the TDS but it took 2 weeks to even get a response, and it said it'd take weeks to resolve. We just accepted defeat as moving is expensive and we wanted our deposit back (most of it, anyway). £550 for a tenancy name change is the epitome of why letting agents fees are going to be banned. Unbelievably expensive.
Also on move out the landlord did not pay back the deposit as per the terms of the contract. Chamberland did less than nothing to resolve this. See attached image.
In a nutshell, they'll do anything they can to take money from you, and they absolutely do not care if the landlord breaks the contract.

Very frustrating company to deal with, moved in to the property at Nevinson Close in Clapham in April 2016 to find the fence in the back garden was damaged and some of the panels had fallen over into next door neighbours garden, the conservatory door did not lock properly, some of the electrics were faulty, the fridge freezer broke within days, the bathroom door did not lock, the ensuite toilet did not flush correctly, a kitchen cupboard door was removed leaving the the cupboard bare, the front door was loose and unsafe. Upon reporting these issues myself and my fellow tenants found it incredibly difficult to get any answers as to when the above issues would be fixed, the fridge freezer was the most urgent thing that needed replacing and this took over a week, Chamberlain's respnse was that we had not responded quickly enough to their email and therefore wouldnt book in the delivery slot but i believe they could have much more accomodating and also much more pro-active. What's wrong with picking up a phone to ask us when to deliver the fridge/freezer? It felt like they didnt care, they had our money and we were moved in so these issues can wait. I got so frustrated chasing all these issues that i ended up emailing the Managing Director whose response irritated me even more, she stated "we have over 100 managed properties that we must deal with that have genuine emergencies such as boilers packing up with no heating and hot water and children/babies in situ, these kinds of issues will take precedence over non-emergency issues you may report" - Like I could care less about their 100 other properties and other peoples children? The main response we got was that they were waiting for the landlord to approve the repairs etc. - The landlord did not seem to care less about the property and unfortunately for Chamberlain the clients they choose to work with reflects on them as a business. The above issues were dealt with unprofessionally, slowly and with a total lack of caring for us as tenants. Upon leaving the premises we had an end of tenancy clean and all the furniture was in good order, the property was cleaned fortnightly throughout our stay and when we left it was arguably in better condition than it was received with all the issues we had when we moved in. Nevertheless, the inventory report came back and Chamberlain via the landlord wanted £495 taken from our deposit. This was for window cleaning, a mark on a mattress and some marks left on the wall. When the costs were broken down we realised they were charging us extortinate amounts for marks on the wall that would cover a surface area of less than 20cm squared. We asked to see the quotations so we could understand how they could justify these amounts and the quote came back from a maintenance company that were based on the same premises as Chamberlain and had the same owners which raised serious questions about the legitamacy of the quote. After going back and forth and challenging them a number of times we finally got them to accept £200 but it had taken over a month to get our deposit back with constant chasing and more stress than was neccessary. I would say Chamberlain were one of the worst companys i have ever dealt with in over 10 years of renting and I would avoid them at all costs. They chose to work with a land lord apparently based abroad, who is lazy at responding to tenants and who doesnt seem to care about anything other than lining his own pockets, this reflects on Chamberlain as a business and having read some of the other reviews on here it looks like this is not a one off. They are unprofessional, poor with communication, lack common sense, severely lack compassion with their tenants and are slow at getting things done. Avoid at all costs.... Read more

We're nothing but grateful for Chamberland helping us with our property, we had initially rented our property through a large chain and we couldn't have regrated it more - it resulted in us losing a lot of money through extremely poor service. Nicole helped us through what was a very hard time and got our property back on its feet and allowed us to feel like we could trust her and that she was doing the best thing for us, the property and our tenants. We have since been with Chamberland Residential for 4 years and wouldn't consider going elsewhere. Vyara helps us on a day to day basis and does an excellent job, we’re so thankful for all the team's help and excellent service over the years. Avoid for your own sanity. It took them 4 months and numerous chasing emails to return deposit. They would not contact the landlord for permission to return deposit because they are not paid to do property maintenance. REALLY?? Customer service absolute shambles. They couldn't care less. They only acted after I started single claim process to release the deposit.
Other estate agents I used on Putney High Street charge half as much for admin charges and never have I experienced anything like this. £125 for renewal is double what other agents charge.

I would recommend Chamberland Residential highly, it has been fantastic experience from start to finish. I would highly recommend Tom who was so kind and patient when I was in a quick panic of finding somewhere and was quite unsure but particular in what I was looking for, Tom was brilliant in every way, kind and familiar and made the experience easy and calm, he was very approachable and clear. From when we found the flat, the entire process has been fantastic, very quick and clear communication, always updating us with the process. A very trusting agency.
