I recently viewed a property with Chocolate Box, specifically 8 Royal Well Court, West Malvern. I asked for a hard copy brochure because, as I explained, I don't read screens well. I didn't receive one because it seemed that they couldn't be bothered to run one off for me. Therefore, when I come to sell my own property I won't bother to contact them tosell it for me.

Andrea & Ed give you absolute dedication, expertise and professionalism throughout.
Andrea gave sound advice on how best to present our home with an emphasis on attention to detail.
Beautiful photography and drone footage really showcasing our property to its full potential.
Our home was a unique combination of 16th Century, Edwardian and a modern annex.
Andrea got to know us and the property and all of its quirky character and also the surrounding area.
They gave us a realistic valuation which was £45K above the best of the other agents and sold it within days. By filtering the right people who would be genuinely intersted in our property.

We first met Andrea from Chocolate Box Homes many years ago as we just wanted a valuation on the house. She discussed all aspects of buying and selling, giving comprehensive information not only on the valuation but also on the housing market and issues that estate agents rarely discuss with clients. At the time, we weren’t ready to sell. There was no pressure to take things further.
Several years later we contacted her again for advice on selling Mum’s house. Again, Andrea (and Ed) gave honest, in-depth advice related to selling as well as general tips to keep in mind. When they created the specifications for the house, it looked quite different to others on Rightmove. Their text was not the usual dry spiel with house particulars, etc. It was as if it was written with love about the heart and soul of the home being sold.
Mum was elderly and Andrea and Ed looked after her throughout the whole process with great kindness, patience, and empathy. The house subsequently sold at full asking price to the first client who visited.

Amazing experience buying an apartment with ChocolateBox. Every part of the process was easy thanks to Andrea. I have bought several properties in my lifetime and dealing with her was a pleasure. She knew everthing about the apartment and answered all my queries, often outside working hours. Unlike many other agents both herself and Ed kept the communication flowing and managed to prevent issues before they got out of hand. They offer something a bit different and it works well. We were introduced to Andrea by a friend who had used Chocolate Box Homes for purchasing a flat and had been extremely pleased with the service. Our experience with the estate agency of selling our Victorian Semi has been nothing but positive.
Andrea always puts the customer first. Nothing is too much trouble - does she ever sleep ? She is always there on the end of a phone or e-Mail to do the chasing. He attention to detail is first class, from the outset in drawing up sales details, through the management of viewings, administration of sales and follow- up support.
I really couldn’t fault her persistence and determination. The little touches (like the flowers to present the house in its best light for potential buyers), would only come from someone who knows the business inside-out. We were only too happy to leave it to Andrea.

We dealt with ChocolateBox Homes earlier this year. We had a pleasant experience from the moment we called to arrange a viewing to getting our offer accepted. Andrea was down to earth and genuine throughout the early stages. She kept us informed on progress which filled us with confidence. This was an important chapter in our lives and Andrea was ticking all the boxes.
Unfortunately, the RICS surveyor did not agree with the value the property was marketed at. The mortgage valuation was dramatically lower than the marketed value. We went through the appeals process to hopefully increase the mortgage valuation, but it was sadly rejected. Now I understand these things happen and are common in the industry. Ultimately, people will pay what they pay for homes. Demands in certain areas cause property prices to soar. This is not a new science and this isn’t being disputed in this review.
What we were surprised about was Andrea’s attitude and personality, which changed after the mortgage valuation was revealed. At times, it felt like she was calling all the shots and not the sellers. We were a little disappointed with this and what started as an exciting journey, soon turned into a negative experience.
We wish ChocolateBox Homes all the best for the future. They seem to be doing well and market properties in beautiful locations. We just hope that this feedback can be taken on board without bitterness and it can be used to improve their services in the future, in particular customer service. After all, everyone should strive to continuously improve.

As a prospective buyer, I would warn anyone away from selling or buying with this estate agency. At a viewing, the estate agent didn’t know the boundaries of the property or service charges, relying solely on the ‘look’ of the property to get the sale. A beautiful house completely let down with no knowledge and initially no motivation to find this information until an offer that was made fell through. The final straw was the estate agent referring to the home owners as ‘kids’. I feel sorry for the home owners that they have been done such a disservice.

Compelled to leave a review as ChocolateBox Homes did a fantastic job of selling our home.
The fact we were hundreds of miles from their office made no difference at all, yes, we had to do the viewings but perhaps no one better than the owner to show people their own home as it's all about passion and no one has more passion to sell than the owner.
Passion sums up ChocolateBox Homes and that sells properties. Have to mention Andrea individually as talk about service, no 9-5 to stick to, certainly an out of hours service.
Would strongly recommend.

Having been disappointed with the valuations from local estate agents I contacted Andrea at Chocolate Box. I am so very glad that I did. She valued my unique property at over £40,000 more than the others and this was reflected in the achieved sale price. My property had 3 viewings on the day it went live, with an offer made within 48 hours following a second viewing.
Andrea is on hand 24 hours a day, 7 days a week and goes above and beyond the service offered by other agents, for a very competitive fee.
I have no hesitation in recommending Chocolate Box and will definitely use them again.

Chocolate Box Homes are a true estate agent - there to sell your home not merely advertise it!
I rarely write reviews, something has to be woefully bad or pretty amazing to get some words from me. On this occasion it’s the latter…
Having recently been helping my Partner’s father in pursuit of a new home, I have been pretty disappointed by the following:
- The estate agents picking up the phone
- The estate agents getting back to me
- The estate agents having any availability for a viewing within the week
- Poorly written descriptions
- Viewings where the estate agent doesn’t know the house they are selling
I can categorically say none of this applies to ChocolateBox Homes (and in particular Andrea), and that was the reason that I chose her to sell my house.
She is driven by her desire to understand the house she is selling, market the house in the best possible light and provide the best service for her sellers and her buyers. In eight weeks I saw my house go on the market through to completion, for the full asking price - I couldn’t be more happy.
She is available whenever you call - Saturdays, Sundays and Evenings… She does all the viewings she can and fits everyone in as soon as possible - she conducted 20 viewings in three weeks for my property. She kept me informed the whole way through and we spoke regularly - there was absolutely no doubt that she was trying to sell my house and get me the best buyer for my situation.
I couldn’t have been more happy with the service that ChocolateBox Homes provided me. Andrea is truly amazing and I will be recommending her to everyone I know (I already have in fact).

From a buyer's perspective, Andrea made the whole, normally stressful process of buying a property actually quite enjoyable!
Always accessible to answer any queries, and also sensitive to the differing (initially) opinions of myself and my husband. I loved the property straight away...my husband less so.
