I have been a client of Circa for many years. First as a landlord, they managed my flat - made sure I got good tenants, managed all the billing and always solved issues on time. As a result, the flat was always in great condition. Their lettings team are nice hardworking professionals. Then Circa helped me sell my flat in a very difficult economic environment and with a ground rental lease which was difficult to navigate. Ashley and the sales team involved proved patience, resilience and great client engagement especially from James proved to be crucial for a successful sale.

Shameless and unethical - tampering with email records and withholding critical information, Circa is the worst agency I’ve ever dealt with! We rented a flat through Circa for four years, but after moving out, they revealed their true nature. After agreeing to their deposit deductions in good faith, they hit us with an additional cleaning charge over a month later, which they withheld and knew about all along. Worse, they tampered with email records to make it seem like we had agreed to these extra costs from the very beginning.For example, £150 for two £5 dimmer knobs for the light switch? Outrageous! Wish I had read all the traumatising experiences other tenants had on google review before signing my tenancy four years ago. If you value your money and sanity – stay away from this agency!

Total scam - avoid like a plague. After spending over £600 on professional cleaning, including steaming every carpet before check out, Circa had the audacity to say it wasn’t professionally cleaned! Then they tried to slap us with an extra £240 for a "re-clean." including re-steaming the carpets. I’m beyond furious—I’ve never dealt with a more greedy, manipulative agency. If you don’t want to be taken advantage of and robbed blind, run the other way!

All our interactions and dealings with Circa so far has been top notch stuff at least from a tenants/renters perspective (neither of us is from London so obviously very relieved to not have any issues in this aspect). Rocío has been a great property manager for our two-bedroom flat, 2nd year into our 2 year contract. The flat is a bit older, so some extra attention is sometimes needed, but Rocío has always been quick to respond and take care of any issues whenever any have been raised. Landlord approval has been turned around without any delay so we're grateful for that and her involvement without a doubt. She handles everything efficiently and without any fuss, which has made our experience much easier and also gives us peace of mind that if there are issues to arise, we have a reliable manager to reach out to, cannot fault her at all.

They were managing a property we were renting. After our first months of living there, we realized that the boiler for heating was leaking and overheating. As we moved in the summer we hadn’t realized until we actually started to using the heating. When we raised this we also found out that the boiler hadn’t serviced in a timely manner. The agency took weeks to respond and the landlord failed to act quickly, as they wanted further quotes… ridiculous knowing that they failed to do the LEGAL REQUIREMENT of servicing the boiler. So we had a leaky and overheating boiler for half a year until we realized it in the winter. Now they try to make us pay for the summer period where we did not use heating, but the boiler was leaking and overheating!

We were able to communicate very easily with Circa London and the estate agent we used which is Carina.
Our experience with Carina was superb. She was attentive in helping us find our property, and also very helpful in any queries we had.
Moving in was hassle free, where Circa and Carina had everything prepared for us, which included maintenance on the property and even parking permits for the area.
Carina and her team even followed up with us after we had moved in to check if everything had run smoothly and we were settling in well.
Circa London have been outstanding from start to finish and have looked after us all of the way through.
We are very impressed with the service and I recommend using Circa London.

Defiantly fake review going on here, you really should have a look of other bad review. This is the real review. They will charge you 400 pounds for light cleaning, more than 1000 pounds in total includes damage was not done by you and can’t be locate in Check-In report. and won’t find solution for you to take your deposit back. They treat you like walking wallet, not client. And of course, they will always tell you it’s our fault , see it your self. Defiantly will not recommend. Bloody vampires to their landlords and to their tenants.
And I update.
After disputing with DPS we get our money back.
Took us literally months to go through this.
So advice is DONT GO WITH THEM

We recently had the privilege of meeting Walid when we were apartment hunting in London.
From the first time I made contact by email Walid was enthusiastic, prompt, professional and very polite.
He arranged access for us to see an apartment the same day, even though it was not even being marketed yet.
From the moment we decided to go ahead with renting the apartment he was fully engaged, willing and always at our disposal to answer any queries and put our minds at ease.
We moved in 2 weeks ago, and still he is invested in helping us in any way he can.

We chose CIRCA LONDON to look after the letting of our flat on the River Thames some years ago . Their office was near our building, they had a good reputation and we hoped that they also had local knowledge and experience. We have dealt with many other London agencies over the years and we were pleased to find CIRCA LONDON, a young and vibrant firm. They proved to be great and did a fantastic job keeping the apartment let for years. On the basis of that success we asked them to handle the sale of the flat when the time had come to part with it.
CIRCA found us a buyer almost immediately.
As expected, in this difficult time, there were obstacles and delays in the sale process. It was for the determination and perseverance of our agent Manuela Conti that it progressed well in the face of adversity. She was truly amazing in handling a somewhat difficult situation with professionalism, grace and aplomb.
We can’t thank her and the team at CIRCA enough for all their help and support. It was a great pleasure to have them look after us and gave us confidence both during the let period and finally the sale of the apartment. CIRCA LONDON is a great young agency on their way up and we wish them well and thank them for all their good work . Mostly, though, they are fantastic people and a pleasure to work with.

We had a positive experience with Circa agents overall but there was an issue that caused some inconvenience. We signed the contract without visiting the flat and before moving in, we asked the agent with Circa whether there was already a router at the property (since the internet provider indicated there might be one). The agent did not say there was one even though they had done a video flat tour before. We ordered a router but when we moved in, we saw there already was one so we had to send the extra one back.

Update 2: We just processed a lease extension for our flat with the help of Antony. It could not have been more simple and straightforward. Such a pleasure and relief when things go smoothly. I'd like to pack this Circa team up with me and take them back to the US when it comes time for us to move home.
Update 1: Our first year anniversary in the flat is almost here and working with Circa London as a property manager has been amazing. If anything comes up that needs to be sorted, a quick email to Katie Hicks is all it takes. She always responds quickly, happily and with a solution. First rate!
This is a boutique firm that offers highly personalized and thoughtful service. We worked with Megan on the letting of our flat and found her to be professional, competent, knowledgeable and responsive throughout the process. Circa also manages our flat and while we haven't had to deal with any major issues, the interactions we've had with the property management team to get settled have been very positive. I feel like we are in good hands.

On May 2016 I've entered Circa London looking to rent a place, with the amazing help of Robby, 2 days later, we were paying the deposit for our new home.
Since then, all the issues, questions and problems were handled in the most smooth way by Kasia, she was always there to help us and guide us in the relationship with the landlords.
Later, in mid-2018, we decided to a buy a house, so a new tenant was needed to replace us (since our contract was still on), and again all the Circa London team, didn't stop until they found a new tenant.
My two and half year experience with them was great and I will recommend working with them, either as a tenant or a landlord.
More than extremely professional, they also are very friendly and always a pleasure to work with.

Thanks to Kasia Mielcarz and her outstanding care, my entire tenancy was nothing short of a 5 star experience. Every time I needed any type of support throughout my tenancy, I was never let down. There is too much to say in one review. The company rents out subpar properties - my apartment was without gas for a month. The company left me and flatmate with an inch of water throughout the apartment in three days. For a period of six months it was impossible to maintain constant contact with employees because of seemingly endless holiday breaks. The company seem to fail in inter and intra company communications spectacularly. The safety of the properties that are rented also seems to be of little interest - windows and doors and locks are poorly maintained. Complete failure of an establishment.

I have rented two apartments through Circa London. Robby Ellis was my agent for both searches.
I have two dogs, so was expecting the whole process to be a little harder than normal. With Robby this wasn’t the case.As expected, many landlords wouldn’t allow pets, but Robby had already prepared a list of alternatives that did accept pets. Robby doesn’t waste your time showing you unsuitable options. I was looking for a modern and pristine luxury flat, and assumed I was in for a slow and painful search, due to less options being available to me. This wasn’t the case at all. Robby made the process so easy, he’s a master communicator and negotiator. He found me wonderful homes - twice! Robby updates you regularly, so you’re never left in the lurch. Both searches took only a matter of days from start to finish. Robby made both flat searches quick, easy and seamless. I’ll always recommend him and the team at Circa London to anyone looking for a place to live. Outside of the flat searches, Robby also helped me on other matters too. I needed help with paperwork relating to my tenancy, to supply to the British Government as part of a visa sponsorship. There were many different things required (specific wording etc) which made the task quite tedious, but Robby was so helpful and patient, even though he didn’t need to be - as technically his work was done once he had found me the flat. His help was a godsend and much appreciated. A great agent and a great person.

I had the misfortune of dealing with Robby Ellis, the lettings manager at Circa today. We had a meeting at 5pm for a viewing which he simply did not show up for. I called him at 5pm exactly as he hadn’t shown at the property at the agreed time like all other decent estate agents would. I had left work early to make sure I would arrive on time. I even got a confirmation email from him in the morning to confirm our appointment.
I am a reasonable person,and would completely understand if there was an emergency that prevented him from letting me know beforehand that our appointment needed to be cancelled.
Robby, has no integrity whatsoever, he decided to insult my intelligence by lying to me that the Landlord had just cancelled the viewing 5 minutes prior so he couldn’t make it. Any decent human being would apologise if they were to waste your time by not showing up for an appointment. But not here at Circa, this is how the lettings manager himself chooses to treat their customers, so I fear to think how the junior staff deal with others. Utterly disgraceful! I would highly recommend you do not waste your time dealing with Circa London. Or at the very least, make sure it’s not Robby Ellis dealing with you. All the best!

Our experience with Circa was fantastic, and the best I’ve had in London. In particular, their team member Thomas Jeeves was superb.
