Attention All Students. Please avoid this family at all costs. Regardless of how you leave the property they will deduct 90% of your deposit. They have to be the worst agency in Brighton. If by any chance you do rent from them, document everything, via email, report every single tiny bit of damage or anything that breaks. Take pictures of everything, no matter how small you think it is. When it is time to leave they will charge you for EVERYTHING that they possibly can. Even lightbulbs, which according to most agencies they are not allowed to charge for as it is general wear and tear. They are truly awful!!!!... Read more

They are by far the worst agents on the market. In my experience they dealt in bad faith and have allegedly been preying on vulnerable students by way of excessive charges including for wear and tear and in my experience a leakage from the roof they had not fixed.
I had a horrible experience with a person by the name of Toby and Amanda Shahoud who asked me to consent to a partial refund of a deposit under DURESS threatening to charge me more money by withdrawing a 'good will deduction' for something they should have paid for fully, in a time I really needed the money.
This happened a long time ago and it is well past the limitation period otherwise I would have gladly slapped them with a lawsuit today. My advice is to avoid like the plague.... Read more

AVOID LIKE THE PLAGUE
Had the misfortune of renting a student property from these fraudsters. Long and short is they rented an awful property and when we left they tried to withhold the whole deposit by producing countless false invoices. They initiated court proceedings which was a pleasure as when they realised they weren't going to be able to get away with the fake invoices in court (e.g. 8 hours of cleaning time for a tiny single WC) they dropped the case and handed all the money back.... My boiler has been broken for the last three years, only this year they came to change it, which took three weeks in the middle of christmas holidays. I had to deal with all the mess the builders had left for me. The worst part the boiler is still not working, the radiator is not working, the builders had to do some work behind the sink and inside the cupboards and they broke the oven filter. I called the agency, I was told to make a maintainance request, which I did, I send photos, I threated to take legal action and no answer as of yet. My flatmate and still have to shower outside the house. This is the worst agency I have ever encountered, and I am really happy that I am leaving as they also increased the rent by 225 pounds only in one year. Stay away!.... Read more

My son rented a student property with this company along with 4 other students. When they moved in, the property was in a bad state, filthy carpets, disgusting bathroom with stained floors , bath and sink, overgrown garden, rotting decking and a pile of rubbish in the front garden, which the council complained about and the tenants had to pay to have it removed. Myself and another parent were appalled that a property could be let in this state,so we took photos when the students moved in. The boiler didn’t work and the window in my sons bedroom wouldn’t close. This property had supposedly been professionally cleaned after the last tenants moved out,however, property belonging to the previous tenants was found long after the new tenants moved in, so it hadn’t been cleaned that well. The tenants made numerous attempts to get the issues rectified , telephoning and e mailing regularly but it took 3 months to get these things sorted. This is in breech of the tenancy agreement.
At the end of the tenancy, the students cleaned the property extensively,leaving it in a better condition than when they moved in. They shampooed the carpets, cleaned the kitchen and cooker and cut back the garden. However parts of the garden could not be reached due to the decking being unsafe to walk on. MTM decided to withhold a significant amount of the deposit , stating things like items in a cupboard that were there when the students moved in and the stains on the carpet, also there on taking up the tenancy. We challenged some of the items and were successful in getting some of the money back. As guarantor, I was keen to get adjudicators involved as I am certain more of the deposit would be given back, as we had plenty of evidence that showed the property was left in a better state than it was at the beginning of the tenancy. Unfortunately, the students wanted the money back ASAP as it was needed by them so they decided just to cut their losses and cut any ties with MTM. In our opinion MTM are an appalling company to deal with and I would urge any students looking for property to avoid them. The staff are rude , especially the lady we dealt with ,called Kayleigh and seem to only be on the side of landlords,not tenants. AVOID!... Read more

Do NOT go with them unless you have all the time in the world to do their job for them. Just an example - our contract covered only a part of August but it didn't stay how much the rent for that month would be. We chased them (calling, emailing, even going in) from January to June. They always said they would send the details over but never did. We only got it after we went in and refused to leave for 2 hours.

Dear Stuart, no, I don't want to talk about this further as there's no point anymore. I've left Brighton, but even if I weren't, it would snow on the hills of Hell before I used MTM again to find a place. Nevertheless, that time we unfortunately had to come in. Once we were told that we would have the amount within the hour, we didn't, so we came back on the same day and refused to leave for 2 hours for our August rent to be calculated (which would be diffetent from the previous rent and thus would not be covered by the standing order you mention, but would instead be transferred manually). We were even told at one point to come back next week (it was a Friday) because calculating the rent was too confusing (!!!!) and it was the end of the week. We explained we would be abroad for the rest of the summer (it was mid-June), so we couldn't come in another day and only then we got the final amount to be paid.
I understand you may not like people leaving negative reviews, but please don't imply I'm lying, as this only makes you look worse. Instead, ask for constructive feedback, follow through with it and people will leave more positive reviews.... Read more

He also took enormous time and trouble to find out the detail about potential tenants and talked this through with us in a thoughtful and practical way. I am seriously disappointed in MTM. Their agent lied to us about pets being allowed in the property, but when we tried to bring in a pet, they told us we aren't allowed pets and denied ever saying we could have pets. This wasn't all that terrible, but we also received an email from the landlord effectively telling us that MTM are allowing him to break contract by only offering us one month notice to leave instead of the standard two months notice as outlined under Section 21 and the Notice to Quit. If you have any self respect as a tenant, avoid MTM. Had we failed to do our research, MTM would have successfully managed to breach and nullify our contract without our knowing.... Read more

Awful agency- avoid at all costs. Tried to take nearly £300 of our deposit for 'cleaning fees' despite the fact that we left the property in a better condition than we found it. The landlord also informed us that no cleaning had been carried out and MTM were no longer managing the property. Had to fight to get the remaining £1585 back. Almost had to take them to court as the legal deadline for deposit return had passed. Also had many other issues with them such as arriving to a property with no heating or hot water despite our contract being bills inclusive.... Read more
