Attention All Students. Please avoid this family at all costs. Regardless of how you leave the property they will deduct 90% of your deposit. They have to be the worst agency in Brighton. If by any chance you do rent from them, document everything, via email, report every single tiny bit of damage or anything that breaks. Take pictures of everything, no matter how small you think it is. When it is time to leave they will charge you for EVERYTHING that they possibly can. Even lightbulbs, which according to most agencies they are not allowed to charge for as it is general wear and tear. They are truly awful!!!!... Read more

They are by far the worst agents on the market. In my experience they dealt in bad faith and have allegedly been preying on vulnerable students by way of excessive charges including for wear and tear and in my experience a leakage from the roof they had not fixed. I had a horrible experience with a person by the name of Toby and Amanda Shahoud who asked me to consent to a partial refund of a deposit under DURESS threatening to charge me more money by withdrawing a 'good will deduction' for something they should have paid for fully, in a time I really needed the money. This happened a long time ago and it is well past the limitation period otherwise I would have gladly slapped them with a lawsuit today. My advice is to avoid like the plague.... Read more

AVOID LIKE THE PLAGUE Had the misfortune of renting a student property from these fraudsters. Long and short is they rented an awful property and when we left they tried to withhold the whole deposit by producing countless false invoices. They initiated court proceedings which was a pleasure as when they realised they weren't going to be able to get away with the fake invoices in court (e.g. 8 hours of cleaning time for a tiny single WC) they dropped the case and handed all the money back.... My boiler has been broken for the last three years, only this year they came to change it, which took three weeks in the middle of christmas holidays. I had to deal with all the mess the builders had left for me. The worst part the boiler is still not working, the radiator is not working, the builders had to do some work behind the sink and inside the cupboards and they broke the oven filter. I called the agency, I was told to make a maintainance request, which I did, I send photos, I threated to take legal action and no answer as of yet. My flatmate and still have to shower outside the house. This is the worst agency I have ever encountered, and I am really happy that I am leaving as they also increased the rent by 225 pounds only in one year. Stay away!.... Read more

My son rented a student property with this company along with 4 other students. When they moved in, the property was in a bad state, filthy carpets, disgusting bathroom with stained floors , bath and sink, overgrown garden, rotting decking and a pile of rubbish in the front garden, which the council complained about and the tenants had to pay to have it removed. Myself and another parent were appalled that a property could be let in this state,so we took photos when the students moved in. The boiler didn’t work and the window in my sons bedroom wouldn’t close. This property had supposedly been professionally cleaned after the last tenants moved out,however, property belonging to the previous tenants was found long after the new tenants moved in, so it hadn’t been cleaned that well. The tenants made numerous attempts to get the issues rectified , telephoning and e mailing regularly but it took 3 months to get these things sorted. This is in breech of the tenancy agreement. At the end of the tenancy, the students cleaned the property extensively,leaving it in a better condition than when they moved in. They shampooed the carpets, cleaned the kitchen and cooker and cut back the garden. However parts of the garden could not be reached due to the decking being unsafe to walk on. MTM decided to withhold a significant amount of the deposit , stating things like items in a cupboard that were there when the students moved in and the stains on the carpet, also there on taking up the tenancy. We challenged some of the items and were successful in getting some of the money back. As guarantor, I was keen to get adjudicators involved as I am certain more of the deposit would be given back, as we had plenty of evidence that showed the property was left in a better state than it was at the beginning of the tenancy. Unfortunately, the students wanted the money back ASAP as it was needed by them so they decided just to cut their losses and cut any ties with MTM. In our opinion MTM are an appalling company to deal with and I would urge any students looking for property to avoid them. The staff are rude , especially the lady we dealt with ,called Kayleigh and seem to only be on the side of landlords,not tenants. AVOID!... Read more

Just an example - our contract covered only a part of August but it didn't stay how much the rent for that month would be. We chased them (calling, emailing, even going in) from January to June. They always said they would send the details over but never did. We only got it after we went in and refused to leave for 2 hours. I'm not sure how to respond on Google reviews underneath so I'll do it here. Dear Stuart, no, I don't want to talk about this further as there's no point anymore. I've left Brighton, but even if I weren't, it would snow on the hills of Hell before I used MTM again to find a place. Nevertheless, that time we unfortunately had to come in. Once we were told that we would have the amount within the hour, we didn't, so we came back on the same day and refused to leave for 2 hours for our August rent to be calculated (which would be diffetent from the previous rent and thus would not be covered by the standing order you mention, but would instead be transferred manually). We were even told at one point to come back next week (it was a Friday) because calculating the rent was too confusing (!!!!) and it was the end of the week. We explained we would be abroad for the rest of the summer (it was mid-June), so we couldn't come in another day and only then we got the final amount to be paid. I understand you may not like people leaving negative reviews, but please don't imply I'm lying, as this only makes you look worse. Instead, ask for constructive feedback, follow through with it and people will leave more positive reviews.... Read more

I am seriously disappointed in MTM. Their agent lied to us about pets being allowed in the property, but when we tried to bring in a pet, they told us we aren't allowed pets and denied ever saying we could have pets. This wasn't all that terrible, but we also received an email from the landlord effectively telling us that MTM are allowing him to break contract by only offering us one month notice to leave instead of the standard two months notice as outlined under Section 21 and the Notice to Quit. If you have any self respect as a tenant, avoid MTM. Had we failed to do our research, MTM would have successfully managed to breach and nullify our contract without our knowing.... Read more

Awful agency- avoid at all costs. Tried to take nearly £300 of our deposit for 'cleaning fees' despite the fact that we left the property in a better condition than we found it. The landlord also informed us that no cleaning had been carried out and MTM were no longer managing the property. Had to fight to get the remaining £1585 back. Almost had to take them to court as the legal deadline for deposit return had passed. A lot of people give MTM a poor word-of-mouth reputation, but I rented with them for two years and had Toby Hamilton as my landlord and overall I am very happy with those two years. We had a good house, Toby was flexible with the tenants, and as long as you adhere to the contract and treat both the house and the landlord with respect, it will be returned. There are some high upfront costs when you first get the property, but that seems fairly typical of any letting agent in Brighton.... Read more

do NOT rent with MTM unless you l o v e dodgy landlords who do not keep their houses up to environmental/health standards. It seems they hardly keep in contact with their landlords and allow them to constantly ignore demands (by the council/tenants/uni) to fix basic issues in their houses. Our house had mould, leaks and was left in a complete mess on first arrival. I am utterly disgusted with the way me and my flatmates have been treated by this letting agent considering the extortionate amount we are paying. They are happy to keep in contact when they are taking your money but as soon a problem arises they will be incredibly hard to get hold of. Honestly could not have had a worse experience... Read more

They try to rinse students for every bit of money they have. with bills inclusive they were trying to charge us at least double that of average bill payments. I have had 3 properties in Brighton managed by MTM almost from the point that the business was started by Toby Hamilton circa 2005. It has been a good relationship and I really can't recommend them enough. Even when we have had the odd issue, they have bent over backwards to rectify the problem. I have had the same account manager for some while and Gavin is now being assisted by Alicia so I have two excellent and regular contacts and they even respond to emails on Sunday, late at night! Problems from the start, Jody was good, friendly and helpful but there was a lot of miscommunication and straight up lies. We where told by an agent, Mark that pets where allowed and asked this a few times to confirm, upon nearly getting a pet and confirming with the landlord, the landlord said that Mark did not say that pets where allowed and they have never been due to the building manager. We waited about half a week for the second set of keys to be sent to us from a different agency which never did, so we had to go collect them just so i could have access to the flat. After looking at the reviews from other tenants I was a bit hesitant to choose MTM but did not expect straight up lies and deception even if it was a mistake on his part.... Read more

We live several hundred miles away from our small portfolio of student lets in Brighton so a reliable agent is essential. After bad experiences with three other agents we turned to MTM 5 years ago. They have consistently achieved excellent rental levels and a 5/7 day turnaround at the end of the year which allows us to maintain a high standard of accommodation (MTM arrange all necessary cleaning and other work). We have never had a problem with late or unpaid rents. Adam, Kayleigh and Claire are unfailingly helpful, courteous and easy to contact. Have we had problems? Of course we have. Letting to young students (especially from a long distance) is not without problems and annoyances - but MTM are experts in their field and their team are young enough to forge a proper relationship with their tenants which almost invariably gets things solved without a fuss or drama.... I have been very happy with the service MTM has provided over the three years since I have rented out my HMO property and I can highly recommend them to landlords. I have found the staff to be helpful, knowledgeable and courteous. I have had most dealings with Andrew Gunner, and it was his professional can-do attitude that made me decide to go with MTM in the first place. The property was only ready to be let out at a very late stage owing to delays with the purchase, but Andrew found great tenants and managed everything superbly well. I recently instructed MTM to manage the sale of my home in Brighton. They were quick to get the property advertised and soon arranged viewings while keeping in mind our need to manage this around a new born child. After 2 viewings we had a cash buyer offering the asking price, this illustrated the ability MTM have to price the property in the market effectively and identify the right buyers. Homes on our street being sold by other agents have either not been sold or have fallen through, I suspect because they have been priced incorrectly. I highly recommend MTM's services... Read more

They charge for maintenance and repairs on things within the property that should never have broken. I felt like everything in my property was designed to break from the sink to all the draws falling off. Black mouldy walls. A moldy toilet in the kitchen. A house that should never have been on the market, a house energy efficiency of E. Intimidating bullies, scam artists would not recommend this company at all. DO NOT RENT WITH MTM. I am currently trapped in a contract with MTM with a house that shouldn't legally have been on the market in the first place. Going to collect our keys from the house for first time we found it to be uninhabitable. I understand that we may be students, but we are not animals, and we are paying a reasonable sum that does not match up to the quality of the house in which it was handed over to us. They are the stingiest letting agency I have ever come across; the carpets renewal is long over due as well as buying a new fridge. I am a student but we are paying a reasonable amount to have a clean home without worn out furniture and dirty mattresses, we are paying to live in a mould-free home which in fact is not only far from what we have received but it is a health/safety hazard. I can't believe students/people actually settled for such properties. After all that the "help they provide" couldn't be slower or anymore further from genuinely caring. ... Read more

DO NOT RENT WITH THIS AGENT. I stayed in an MTM let house last year and was horrendously over-charged and treated very badly by rude members of staff. After paying £1080 in agency fees we received a number of phone calls threatening to put the house back on the market as we had not paid - this turned out not to be the case as MTM had 'mixed up some paperwork'. After enquiring what this fee went towards we were again treated in a confrontational and threatening manner with no real answers. On signing up with MTM your contact data will be sold to a number of other companies for them to make profit. These include a company called Glide for 'grouping bills' which will spend the whole year phoning you despite being asked to stop on a number of occasions. I'd recommend all landlords avoid using this company as their whole business model is based around overcharging and taking advantage of students/parents who are not experienced in the rental market. AVOID AT ALL COSTS. Edit: Thanks for the reply. It would be lovely if your staff could be as informative face to face as they are on a publicly viewable review site.
