My wife and I rented a flat for 2 and half years from Neil and Charly and we had a very good experience. Any issues we had were dealt with quickly as they clearly had a good relationship with our landlord. We were asked to leave by the landlord as they had plans for the property (all amicable). This could have been a stressful ordeal, but they gave us more notice than they were required to and were flexible about our leaving date. Obviously, this was at the discretion of the landlord, but any responses to our questions and requests were received within a couple of days. We were also quite worried about being without our deposit for an extended period of time. However, the checks were done, and the return of the full deposit was approved 2 days after leaving the property. I would recommend Neil and Charly for anyone looking to rent in and around Brighton.... Read more

This is a family run agency and it truly shows in the management and administrative side of the business. When viewing the house I had an excellent and educational encounter with the agent who had arranged my viewing and she was absolutely excellent. Could not fault her presentation of the house and her explanation of the application process. However it was as soon as we were out in touch with the head of the agency Neil Sutherland where things began to go very poorly. We expressed our interest in the house as a group of 2 students and 2 working professionals and this was all okayed prior to my viewing of the property, but when exchanging our details as part of the application process my fellow housemate Sid who was born and brought up in India experienced a different attitude and level of respect from Neil, and the same feeling was shared by the two adults he had listed as his guarantors. None of their application forms require an online submission process with an adobe smart sign feature, they only wanted PDF copies of our separate IDs and they didn’t want us to sign a single thing but they wanted the holding deposit sent to a company bank account before we would even get the chance to examine and sign the rental agreement. Neil’s tone in every single email we all received was one of an impatient person with better things to do then his own job which is to be personable and helpful in getting people to rent out his properties. I have lived in 3 different houses under 3 different agencies in my time as a student in Brighton but I have never once been asked to pay a holding deposit before all required forms were sent out and signed, the communication process from Neil’s side felt wildly unprofessional and and inattentive. Neil also had no problem in being rude to Sid over the phone where he actually hung up on his own client mid sentence because he’s clearly not used to having intelligent tenants. Sid has just graduated and immediately found steady income which allowed him to be approved for another 2 years in the UK on his visa. The process of acquiring the required details from this visa document is very complicated and complex, and although Sid himself hasn’t actually got a physical copy of this document; he explained that with his other agencies that he’s rented with he has been able to provide email conversations and and screen captures of the proof that he has a right to be in this country. That was the time that Neil chose to remind Sid that he’s “got plenty of other interest in the property” furthermore he then used a very patronising tone with Sids family members who are trying to provide their details, using phrases like “you should know what to do” which was all of our final straws. We do not want to be affiliated to this man or any of his companies properties because 3 days worth of email conversations have shown us all that Neil is not interested in helping his potential tenants, only being blunt and rude to them until they eventually follow his Jurassic application process and pay him his money. I wouldn’t recommend this agency to anyone moving here who would like to believe that they can have a landlord who takes care of them. Neil will not take care of you.... Read more

Staff here are awful, do not waste your time. I went to view two of Neil Sutherland's properties along with a friend, and we were stuck in the rain waiting for 30 minutes before we decided to leave as the agent did not show up (despite calling to confirm our viewing just two hours before). When phoning the agents and speaking to his female colleague, she did not know where he was. Horrible experience renting with Neil Sutherland. He waits until the last possible minute to help his tenants out and charges tenants exuberant fees with very little reasoning. The guarantor process is very long (lasts a month for me) and he charged me £40 every time they refused the guarantor i proposed. He waited until the last second to sort our deposits out and took many many emails for him to finally give us a straight answer. They even had the nerve to charge us a check out fee of £50, which is something I’ve never had to pay before. All in all he provides a very unprofessional service and I would definitely not recommend them to anyone, let alone any students in Brighton. My friends and I have had a brilliant experience with Neil Sutherland Estate & Letting Agents. Whenever we had issues, replies were prompt and were centred on making sure we received the best service. Neil, and everyone else that we've had any interaction with, have always been welcoming and friendly, and this has made our first time renting easy and relaxed. They also offer 'bills included' tenancies which is brilliant for students. Additionally, we have received our full deposit back which we understand is incredibly rare, so if that's not a way of showing how Neil looks after his tenants, I don't know what is. The only reason we're not using him again this year is due to years abroad/placements, but we definitely aim to return in future. We would all recommend, 100%.... Read more

Myself and my friends rented a student house with Neil from September 2018-August 2019. We had a great experience with him as our estate agent from start to finish. He helped us when we were looking for houses by suggesting houses that might have been suitable to us that we had overlooked on the website. Him and his team were also quite flexible to meet the needs of us as tenants. Whenever we had any maintenance issues the team ensured that they were repaired as quickly as possible and so we rarely waited more than a day to get things fixed. They were also very helpful with any queries we had about living in Brighton such as how to order new rubbish bins. Neil was always very friendly when he came to visit the house to check its condition and would usually have a quick chat with us before leaving. At the end of the tenancy, we all received our FULL deposits back which is something that I believe is quite rare and so we all felt very happy and lucky with that result. I would definitely recommend Neil as a great estate agent and would go back to him in the future.... Read more

They fail to treat tenants with dignity and respect. Avoid at all costs. Reply to owner: I have not been a tenant but I have witnessed how my friends who rent with you have been treated and i wouldn't wish that upon anyone else. I wanted to make sure people are informed before they go ahead and sign a contract with someone who won't simply fix a damp wall saying it is a decorative issue. Plaster doesn't take long to dry unfortunately so there is clearly an issue with the house. I find a grown man ignoring the requests of a group of 20 year old students living away from home embarrassing and shameful. Reply to owner: I hope this is true as it would be horrendous if it was a health issue. This does not excuse the way the group of young students were treated by a grown man. Google Reviews should provide the opportunity to give 0 stars - Neil Sutherland does not even deserve the 1 star I have had to give. A shocking experience. Not only were they EXTREMELY rude, sarcastic and unprofessional via emails, here is just the shorter list of events we experienced during the tenancy: - no heating for over 2 weeks - oven did not work - shower head was not appropriately fitted - bathroom door did not lock - DAMP EVERYWHERE - hot water tap did not work - sink pipe would leak everywhere - washing machine had to be fixed a number of times - boiler was refitted numerous times - curtain rail fell / detached during night - head board came off bed as only fitted by TAPE These are only a number of events that we experienced. On top of this, they charged us over £300 at the end of the tenancy claiming we did not deserve our whole deposit back. To show how much they didn’t deserve the money was the fact that DPS agreed with us to only be charged £10. With over £290 being given back to us goes to show the claims they made are unaccountable for. During this process, they refused to agree and ended up with extremely unprofessional events, e.g hanging up the phone. Some may say this isn’t unprofessional and it is just plain RUDE. If you are currently a tenant with Neil Sutherland, all I can say is I am sorry for what you will experience in terms of deposit at the end of your tenancy. Keep proof and DO NOT give up! You will end up with it all back, once their false claims have been denied. An absolutely shocking business who should be ashamed they exist as a business. A review is also not the end of this, campaigns outside the letting shop, face book posts and telling everyone I know are only just several things being done about this outrageous company. They originally come across as nice, however as you soon as you inquire about anything wrong with the house they will not get back in contact with you. When you do finally receive an email from them, the level of sarcasm and sincere unprofessionalism is shocking. They claim they haven’t been informed of issues with the house, and then ignore your emails when you send evidence showing the opposite. Trying to get our deposit back was a joke and brought me to tears multiple times, it was such an ordeal that I had to get my parents to help out, and when my dad, the Guarantor, rang up on my behalf Neil hung up the phone. The company fails to recognise legal responsibilities, took ages for them to come and sort out our hot water which wasn’t working at all, then broke our boiler completely and had no heating for two weeks during which time it had been snowing! Made no effort to repair it, and refused alternative accommodation when we requested it. If a tenant is without heating in the cold season, by law, this must be remedied within 24 hours. Lack of hot water is an emergency regardless of the season. If you are a tenant of this letting agents I implore you to keep all evidence to ensure you get back your deposit! The only way we managed to get back what they were trying to claim was through the DPS service. When I asked for a broken down invoice of the redecoration that had been done they sent one through, we then got into contact with the current tenants who said it appeared none of the repairs had actually been done. My friend was also a tenant of theirs and had a similar situation where they went back to the house to reclaim a router, where they saw none of the repairs claimed had actually been undertaken. Which again, is illegal. You can only take money off a deposit if the repairs have actually been done. I’m sure this will all be denied as per multiple other people’s complaints, but the Deposit Protection Service seemed to agree with us bar £10 of the £387 they were trying to claim. RESPONSE TO COMMENT Unfortunately not everyone is in the financial position to wait the 3 months it took us to get the rest of our deposit back after the DPS got around to looking at our case, which often results in people accepting the large amounts of money taken off them, as I am sure you are aware. I sent evidence of utilities being cancelled as soon as requested, bar the gas who can back saying it would take two months to provide evidence for this. It astonishes me that you seemed to have looked at both reports when it is clear (as agreed by the DPS) that the majority of the issues at the end of tenancy were there at the beginning. Perhaps your memory is weary so I will provide photographic evidence should you wish, but were you not trying to charge us for new tenants ‘having to move in late’ because there was no electricity in the house so no repairs had been done by their move in date? Yet the invoice you sent us from the company who had apparently completed repairs was dated BEFORE they had to move in, and on that invoice was a charge for £10 on the electricity key, which YOU said was missing? So please answer me whether you were trying to scam us out of rent, or were you forging an invoice. I would love to know the answer! As for your remark about not leaving us without hot water and heating would you like me to forward you the emails for a third time? Thank you for proving my point and not accepting ANY responsibility again, as per our entire year in that flat.... Read more

I can confirm that as a an experienced guarantor I have never had to deal with such an aggressive and arrogant individual. He refuses to engage in conversation, return calls or emails. No doubt he will deny everything that is posted, but I’m more than happy to provide evidence that proves everything written here is accurate. It’s clear that due to so many poor reviews they are placing as many 5 star reviews as they can, and claiming those that do are not give a good review on have never been a tenant. If you want good reviews do what you are paid to do. Students are young and at times frightened to challenge, you should not see them as easy money, you should not threaten them, reduce them to tears. Have some self respect and be fair, comply with the law and react in a professional manner. Perhaps then you may start to get genuine 5 star reviews. My advice to any prospective tenant is to avoid like the plague. If you are a current tenant ensure you take photos of everything, retain all correspondence you send, you won’t get many replies and if you do it’s lots of denials. Use the arbitration service, it works, keep evidence. It takes time but is worth it. Shame on you! Thankyou for your response. Not surprised you dispute my version of events. However the DSP certainly did not they agreed that you had claimed for work that you had not carried out. it does not take a genius to work out that your tactics are to dispute, hoping that student and guarantors will just walk away and you pocket the money. I note in your response to my daughters post you are suggesting she did not do something. However again the DSP agreed that she had, I do hope you enjoyed the £10 you were awarded to cover the cost of electric that we had agreed on day 1 you could have. You also suggest I was aggressive and that why you would not talk. Quite the opposite, it was you, like any bully when challenged you cant cope and hide behind process that does not exist. As for the reviews it seems strange that its one tenant running a hate campaign as these reviews go back over two years and only recently do you seem to have a glut of 5 star reviews, all very strange. You inability to accept any responsibility or even to apologise when you are clearly in the wrong is staggering but not surprising. The one statement you do make that is correct is your duty of care to your tenants yet in the case of my daughter you failed to do that, you failed to respond to requests, you left them in winter with no heating or hot water for two weeks, you failed to meet the Legal Obligations to find alternate accommodation when over 24 hours has lapsed. Again if you want me to share the evidence with anyone who reads these I'm happy to do so. They are young adults and have rights as you do, they ask nothing more than that you do your job fairly. The trend going back over the 91 review over the past two years suggest you are a repeat offender and you don't deserve anything more that negative reviews. Not sure I would be proud of my reputation if I were you but of course like any bully you can only see life through you rose tinted spectacles are everyone else is wrong and you are right. You know the DSP found that the work you supposedly claimed for had not been done, why not break the mould and apologise try a different path. Its amazing how many good companies thrive on doing what they are paid to do and having good customer services and valuing their customers and how many fail due to their inability to recognise the importance of good governance.... Edited to respond to comment. I've experienced your aggressive and childish response to a legitimate complaint. Ripping up paper, trying to take someone's phone off them. Rented with them from last September. There were many problems with our house such as broken pipe, leaking bathroom, moldy wall and broken gas meter from the second month already. However I’m happy to say that Neil and Charly did a great job informing us and replying to our concerns ASAP and getting engineers to check and fix on it the next day. It did take a while to get our gas meter working again but it was quite reassuring since the agency handles our house problem in a professional manner so it left us with a relaxed mindset on the issue :D... We are currently renting a student property with Neil and are entirely satisfied with the service the agency provides. As international students renting an apartment for the first time in the UK, we were looking for a trustworthy agency who would take the time to explain legal matters to us in great detail, and they met our expectations. Neil and Charly have always been kind, friendly and helpful, we recommended them to several friends. A minor matter with our bathroom has been promptly fixed within 2 days of reporting the issue. We cannot fault this agency. This is because of the level of professionalism and personal touches of the service we receive when viewing properties or in office as well as the high quality of the houses we viewed and the one we live in currently. Awful display of morality by Neil, forcing tenants to require the use of a union to have their voices heard - and even then refusing to listen. The fact that Neil disputes any issues at the property is a moot point if tenants continue to raise concerns. Who would want to rely on somebody like this, who clearly gives preferential treatment to those who don't raise issues, to ensure that their living conditions are safe and not contaminated with mould or damp? UPDATE IN RESPONSE TO OWNERS REPLY: Now telling mid truths that you previously accused others of. The senior environment officer did not conclude there was no damp, in fact he advised works to be carried out! Quote: “New plaster under the window has dried out but the plaster to the corner walls is still showing signs of being damp although patchy. I don’t believe that there is still a problem externally but more likely effervescent salts have contaminated the new plaster from the brickwork. I would suggest that the plaster is wiped to get rid of the surface salts then then painted with a proprietary sealant allowed to dry then painted. This should then be ok but if not then further investigation and remedial work will need to be undertaken.” How you conclude ‘NO MOULD NO DAMP’ from this email is bizarre. And the fact that some works have now been carried out contradict your claim that there was nothing wrong to begin with. Previous review: Awful. Moved into a house with rubbish left over from the last tenants. Fail to address an obviously serious damp issue in the property. Belittles our complaints.... Read more

Awful treatment of tenants and attitude to maintenance issues. This agency has a history of belittling tenants and not only providing inhabitable housing but also refusing to fix severe maintenance issues. For example Neil Sutherland recently rented out a house with an entire wall of mouldy and damp plaster in one of the bedrooms and has still not fixed this issue after nearly three months of the tenant notifying Neil Sutherland of this. Not only is this a severe maintenance issue but it can also cause severe health problems for the tenants. I would strongly recommend anyone reading this to NEVER use Neil Sutherland letting agents as they are clearly an immoral, nasty agent who want to exploit student tenants and have no decency or sense of what it means to treat people right.... Extremely angered at this agents refusal to deal with obvious damp problems and his arrogant and dismissive attitude towards his tenants The cut and paste responses to these feedbacks once again show disregard for serious concerns. I am a parent of one of your tenants and the state of the property on move in day reduced me to tears! There was broken furniture, a broken down tumble dryer, overgrown and rubbish strewn garden, no toilet seat, broken sink tap, no shower curtain, previous tenants blu tack and sellotape over walls, damaged/stained Lino in kitchen and frayed carpets in addition to serious cracks and the wet plaster that even now is still wet and having family and friends in the building trade I know that this can only mean that it is covering a probable damp problem that hasn’t been addressed!!!!
