Despite a rocky start due to the state in which the previous tenants left the property, my experience so far of John Hilton have been excellent - particularly through Frankie's dedication in ensuring that any problems are fixed as soon as possible. I've heard horror stories about the renting situation in Brighton, yet this company make it seem like nothing more than a myth!

As a first time tenant, John Hiltons has been really helpful in supporting and answering any questions I've had. My housing manager Frankie has been an absolute star and always responds quickly and isn't afraid to chase people up to make sure any problems I've had have been sorted as soon as possible. I've got a few friends looking for student housing next year and I told them to go with John Hilton if they can.

I can’t recommend John Hilton strongly enough. All the staff are extremely helpful and approachable.
I have been using John Hilton for 10 years. No matter what issues occur, all staff and particularly Kimberley, at John Hilton clearly communicate various options, are adaptable, professional and thoughtful. John Hilton genuinely care for their clients and are always personable and ethical.

Excellent work on the part of Marius in particular. We were selling a property which was no doubt at the lower end of the market, but nonetheless Marius was consistent throughout: getting back straight away in relation to any concerns that arose during the process of sale, offering a balanced overview and always providing helpful and reassuring objective advice. Would highly recommend.

If you’re a student, avoid this agency. Kimberley, the property manager, scheduled gardening services without our consent and then made us pay for them. They will probably respond this post stating that it was in a bad condition during the tenancy so they felt it necessary to do this but none of the tenants agreed to this service being scheduled. We were well within our rights to tend to the garden ourselves before the tenancy ended, and she took that away by prematurely organizing professional gardening services. It does not matter what she personally thought of the garden’s state during inspections, nor is it her place to organise professional services on our behalf without our consent and then expect us to pay for the bill. On top of that, they trap students by having the property professionally cleaned before the tenancy, only to hit you with the same charges at the end, no matter what state you leave it in. We were charged nearly £1,000 for a report that mostly mentioned “dust and cobwebs.” Kimberley’s attempts to justify these excessive charges were weak, and after weeks of dispute, she conveniently brought up rental arrears—something that could have been mentioned upfront, saving everyone time and was clearly stated due to the lack of valid reasoning for the charges. It’s clear they prioritise the landlord’s interests over fairness to tenants. If you don’t want to be scammed, avoid this agency.

So when the students vacate the property, not only are tenant deposits NOT repaid, a laughably opportunistic 'damage list' is compiled so the landlord can fleece the students' rent payers. It's sick, blatant - and you should avoid these people like the plague.
