Having interviewed a number of Local and National Estate Agents and even having given in to the marketing of one of the Big National Agents to market my property previously, a complete waste of a season! It soon became clear that it’s not about how many ‘buyers’ are being dragged through your home ! And I mean that quite literally!
But it’s about the bespoke service that Coombe Residential offered me! Right from the start Elizabeth made sure only qualified, seriously interested buyers were shown my house! Always accompanied by Elizabeth or on occasion by Hani himself never some office junior! As was the case with my previous agent. Furthermore Elizabeth made sure she knew everything there is to know about my house and the surrounding area before matching the Buyer with my home!
She even took the time and trouble to personally show one very discerning buyer the local shortcut to the school of their choice.
That is the dedication that you can expect from Coombe Residential and Elizabeth in particular!
Needless to say my home selling story ended in a great result for all concerned and I have gone on to recommend Coombe Residential to many of my friends and old neighbours! A number have taken up the recommendation!
At east one of my old neighbours friends, have already achieved their happy ending! And under Elizabeth care I am confident the others will to !!

Coombe Residential went above and beyond to sell our home. There were issues delaying the sale but Elizabeth and Hani could not have done more to make the sale finally happen.
Hani kindly got a contractor to fix some issues in the house he also helped find someone to empty and dispose of things we didn't need. Hani was generous enough not to charge us for those services, for which we are truly grateful
Dealing with Elizabeth and Hani felt more like a friendship than a business relationship. I was always made to feel welcomed and at ease when I visited their office

I'd really recommend starting your property search with Coombe Residential, in particular with Elizabeth Szot, when you are looking to buy your next/first property in the Coombe/ New Malden area. Elizabeth worked relentlessly to ensure the sale didn't fall through, and did it all with good humour. When my partner and I viewed our first property in the area it was with Elizabeth and although it wasn't right for us, we both said we'd really like to buy through her. 22 years ago we bought our house via Hani at Coombe Residential and it was smooth service then, so hence when we wanted to sell our home, asking them was a no brainer.
Hani and Elizabeth knew the right value based on all the renovations we had carried out and found a buyer in a few days.
The photographs taken were amazing and showed the house on a glorious day.
Despite some delays in the chain which were out of anyones's control Hani and Elizabeth kept everyone informed and updated and the sale was completed in a short time.

We had been in our home for 30 years and raised our children there. We met Hani soon after moving to the area. His expertise in all things to do with real estate quickly became apparent, as did his knowledge of the area and support for the communities living within. As our family evolved and we first considered a demolition and new build on the site, Hani was one of the first people from whom we sought advice. Seven years on, children grown up and a further change in need, there was never any question that Hani would not be involved in the sale of our property. We first met Hani when we sold a family house through Coombe Residential. Hani dealt with our initial enquiry very promptly and viewed the house immediately. He suggested a guide price for the property which was significantly above the guide prices from other big name estate agents except for Knight Frank. We decided to list jointly with Coombe Residential and Knight Frank.
Hani quickly ascertained that the property was too old and required too much work for renovation, and subsequently that the main value to interested parties would be in removing the house and building 2 new properties given the size of the plot and its location. Hani has an incredible network of property buyers which he has built up over many years both in the UK and internationally as well as a really in depth understanding and history of the Coombe Estate and the property soon sold for the guide price.
Everything involved with our sale from start to finish was expertly handled with prompt replies to any queries and we were kept in the loop at all stages of the process.
On a personal level Hani is a true gentleman with genuine warmth and integrity as well as abundant charm and honesty. He has a passion for the houses on Coombe Estate which goes beyond just selling them. I can't recommend Coombe Residential enough.
