From the time the Tree Survey was completed on 19th September 2023 at Louis Court, I can now provide an honest reflection of my true experience. At the time of the survey being carried out I made my views known that it was in the best interests of all owners to cut down all 6 trees surrounding the building due to major safety concerns as well as other factors. From the start I can see now that I was being deceived. A few years prior to January 2024 in 2021 2 trees were removed due to being diseased apparently, and it would have been known that no tree preservation order was in place as this is always checked with the council. During the tree survey my verbal request was for all 6 trees to be removed to be raised with the owners but unknown to me through blatant trickery and deception, and ultimately an act of vile racism a letter was sent out only mentioning 4 trees lime trees so the owners were not presented with the whole story and facts to come to a proper decision about the 6 trees I had wanted to raise. This presented a problem but they were only told about 4. This was down to the nastiest of individuals using her position as Director to focus on not doing the right thing by all owners I am afraid to deliberately place an obstacle in my path for their own wicked agenda. They should never have been in any type of position to behave in such a disgusting way! Autumn is here again and because of this evil and racist foolish woman, the issues I addressed in my request are still there in terms of safety, inconvenience and other factors. The actual problem is that this ignorant individual focuses on the wrong things talking a load of rubbish most of the time which is why I give her the widest of berths. They are against anything that is actually going to benefit and provide protection for residents. They are against having CCTV on site and her idiotic stance to avoid this move to eradicate any wrongdoings completely by foolishly saying “who is going to monitor it?” Like this would even present any type of problem as outside resources can monitor CCTV. This is the mentality of an individual who does very little apart from trying to cause trouble instead of minding her own damn business! If I was a white person this underhanded situation would not have happened, but because I had the sense to raise an important matter to help all owners including myself this evil elderly racist individual decided to abuse her position to basically behave in a vile and spiteful manner by ensuring my verbal request for 6 trees to be cut down was never going to be acted upon which would have definitely happened. I think it is important to speak my truth because this should never have been allowed to happen or entertained by the Property Manager and the fact that they were allowed to have their way to make such a poor decision to exclude 2 trees is sickening! So on the 16th, 17th and 18th January 2024 only 4 out of the 6 was actually cut down. I don’t appreciate being deceived in this way I am afraid as this was totally out of order! So It’s time for me to make my power move to ensure people know how Cottons treat people! Such a nasty and deceitful thing to do when one is doing something positive to improve safety and eliminate any inconvenience for everyone concerned. Very racist behaviour! I had to watch this all being played out which is beyond evil really! Trying to hide your failings by saying you have people of all cultures and backgrounds inside your organisation does not excuse or eliminate the bullying, harassment, prejudice, mockery and racism that I have unnecessarily been subjected to when dealing with certain members within your company. To say that I have sent several bad google reviews is unfounded because a response was made to the first review as indicated here and then I submitted my latest review based on my truth and experience which was very unpleasant to say the least. Two emails dated 7th and 8th Oct 24 have been sent stating what would resolve this matter cutting down 2 trees remaining and removing all stumps.

Selfish company who make up there own rules there was a trampoline in the communal garden for 10 years and had no safety net they had no problems with leaving that one up the whole time soon as I get one all hell breaks lose and now my daughter has nothing to play with my daughter has disability which is why I went out and bought her a brand new one that came with a safety net, I got told it’s do with with insurance from a neighbour but how can it be to do with insurance when the other trampoline was there for 10 years I asked so many times what is the reason they don’t give me a straight answer !!!! They just keep fobbing me of threatening me to remove it or they will and will charge my landlord !!!! Disgusting selfish people !!!

I called the cottons management team and explained I am looking to purchase a flat (probate sale) with short lease and if cottons could direct me to whom I can request an idea of the lease extension ?
The reply was astonishingly confrontational and very unprofessional.
I was told in a arrogant tone of voice that we can not give any details to you has you are not the owner and in order to buy a lease extension, you must have owned the flat for over 2 years ? I again politely explained that from July 24th the Leasehold reform act comes into force from 24/7/24, and one of the sections cancels the 2 year wait, however this arrogant member didn’t want to listen.
I cannot believe cottons, who have been around for many years and are normally very highly regarded in the property markets could employ such people incompetent people.

Service management of residential building ( block of flats). Absolutely wile, no manners, attitude. They don't take care of the building, neglecting it, when reporting issues, they have horrible attitude. Highly argumentative, even go as far as telling you that we are making things up. Asking then how long will it take to fix the issue, answer: it will take as long as it takes. Absolutely disgusting.

Cottons have been managing the block of flats i live in for a few years now. Ill be writing my second formal complaint to them today as they have not responded to emails during February and phone calls from myself and another neighbour. The issues we've been contacting about concern grounds maintenance and repairs, basic management issues that really should be the bread and butter of 'managing' a block of flats. Why it has to be a formal compliant before they act I don't know. The service used to be much better and has declined significantly.

Not happy on serious issues no communication I have had no issues with cottons but the day I bought your tenant because off the problems he was having your letting partner didn’t give any respect consider this man is 80 with dementia his first words was you can’t just walk in here he was rude even in the the emails yesterday he was saying I was misleading the council how disrespectful he was ,you know who he is I know law and take guidance unless he’s qualified in law and I told him I will deal with law side 15 years we have had to deal with a abusive neighbor with locks on right off way time gone by his abuse and threatening me so I think your letting partner should apologize thank you that’s what I asked your employee to do all we asked for was to keep the right of way clear but I never asked to deal with the dispute with the proprietors at 91 I work in law with a good legal support team but I will your employee was rude to me he made a comment about oh so you say you work in law that’s what you say meaning I’m a liar showed my security I’d badge and as I said I was contemplating buying a property close by snd your employee told me not to come to your office I have no intention coming there unless deemed necessary but if he keeps being rude to people your reviews will escalate and you customers will move else where as I said read his emails needs to oplogize I’ll will protect my family legally with the 91 which in the past he’s been arrested on many occasions I have nothing else to say but if he blocks the right away which he will then I will be in contact health and safety he has a flying freehold on 91 no rights to the entry or passage but I’m

Currently a long standing tenant in some lovely flats on winchfield drive, I believe cottons have taken over the maintenance of the grounds… since cottons have taken over they have never once cut the trees so the majority of us live in darkness, a few neighbors are all complaining and I’m being fobbed off constantly saying the management are busy.. 3 months later, but very quick to take the ground maintenance money.

Unimpressed with this company.
If you are renting privately, check who the building management is before signing the lease - if it’s Cottons, brace yourself.
Nothing is done that you ask for, at the expense of tenants’ health. The flat building in question has had severe water damage in the 18 months I’ve lived here. From flat owners in the building, they collect annual maintenance money, but nothing is maintained. They do not respect times given by tenants - I had a handyman collect keys to the building himself and let himself in, also knocking several times to see if I was in, whilst I was away, without giving 24 hours notice. Incredibly unimpressed.

I was very happy with their service, and their arrangements with CBTC Solicitors made the whole transaction very straightforward. I am in the process of securing tenancy on a rental property from Cottons. I am a first time renter and I am astonished at how quick and easy it has been. I only applied at the end of last week, and I have already been through the reference check and am now just waiting on some certificates they need to get before I can move in. The staff have all been lovely, the person who showed us around the property was very friendly and was even great with my 2 year old son. All emails have been replied to almost immediately, and when I have called to make an enquiry I have had friendly and helpful staff, who are understanding of me asking simple questions because of being new to this process. There wasn’t even a huge hold time to get through to them on the phone. It has made the whole process very stress free and easy, even though I was very stressed about it before hand (I’m a stresser!) Very happy customer here :)

I have had the pleasure of working with Dan O’Malley from Cottons. I needed a valuation done on my home as part of the remortgaging process. From the outset, Dan always replied to my emails quickly. The valuations (I had to have three done due to issues with banks/solicitors) were always done within a couple of days of me contacting Dan and the valuation reports were completed and emailed to me the following day. As well as being very efficient and thorough, Dan was always pleasant and warm in nature which was an added bonus. I will definitely recommend Dan to any family member or friend who needs a valuation.

I’ve been watching the new style online live auctions up and down the country over the past 12 months and cottons are so far behind the others! The processes are outdated- they demand money is deposited in their account prior to bidding and this has to be with them sometimes even when a legal pack hasn’t been uploaded! Why not take card details securely like the other auction companies? The cottons website is not just the worst auction website, it is probably the worse website I’ve been on period! It is actually unusable, so dated (like everything else they do). The staff on the phones are quite dismissive and sound fed up any time you ask a question!
The auctioneer on the day is dreadful! Looks dishevelled and comes across angry and has what can only be described as a bed sheet hanging behind him! No clever branding etc. It is quite clearly that cottons have not invested in their quality or processes and as a result have fallen to at behind the rest of the industry. The auctions are extremely poor quality.

I have recently experience awful service from Cottons by the estate agent showing me and my partner around a property. Its a shame I've got to leave a poor review but i feel people need to be aware of how we were treated. Between us we've seen plenty of estate agents and viewed plenty of properties but this experience is by far the worst we've both ever experienced.
Upon arrival to the property there was no 'hello'.. just 'are you a first time buyer!? This is an investment property and need 20k spent on it. How are you to know what money we have? Once the property is sold, it is down to the new owner to decide what is to be done? We knew it was a property which would attract investors.. we read the description. We had to keep reiterating that we had funds and have connections with trade people to do such jobs.
Myself and my partner have both dealt with many estate agents and never experienced anything like this. The replies we had to questions were very sarcastic.. overall a very disappointing experience.

My family had occasion to voluntarily dispose of a freehold ground rent property at a recent auction handled by Cottons and their chief auctioneer, Andrew Barden.
The property was sold quickly at auction and for a more than acceptable price. The whole process from start to finish was hassle free, with Cottons handling of the matter being especially professional.
Subsequent interaction with Cottons has been similarly professional and absolutely superb.

Selling a property at auction is s-o-o-o-o easy, especially if the auction house is Cottons and the auctioneer is Andrew Barden.
We instructed Cottons at the beginning of October and completed mid November, about seven weeks later..!! That's a lot faster than using an Estate Agent !
Dealing with Cottons and Andrew in particular was so easy and straight forward. And Cottons kept us informed every step of the way. Brilliant !!
If you have a property to sell and want to sell it quickly and easily, then consider using an auction house and seriously consider Cottons.

Believe the negative reviews! These people haven’t got a clue what they are doing! They’re so bad at their jobs I’m surprised they haven’t been sacked for the way they treat people and don’t get anything done. Whoever is supposed to be in charge of this place needs to open their eyes, see how bad things have got there and read customer feedback, instead of posting 5 star reviews on google saying it’s everybody else that’s wrong like a child. Grow up and start making things better. Never using this joke of a place again.

Used Cottons to rent a property and have never previously experienced as poor service. On receiving the keys to the property we attended and discovered that it was filthy from top to bottom including the oven where the glass from the door was hanging off inside. Rang them immediately and were told it was let as it was, queried this and asked if they would expect us to clean it prior to leaving to receive our deposit back and were told we would get a call back from the letting manager this was on a Friday afternoon and despite 2 further phone calls I am still waiting for a return call to explain when if nothing else the oven will be repaired. Landlords and Tenants steer clear if you can!

I was disappointed to read the recent review regarding the application process and difficulty getting in touch with the office, I genuinely am sorry that this particular applicant felt so disappointed that the felt the need to warrant a review such as the one written, especially as the applicant is still interested in our properties and had not responded to attempts to communicate. However, that being said I do feel I need to address the concerns raised.
Firstly, we have a full team in the office that I am immensely proud of to field calls, we do our very best to offer prompt and correct advice, it would be inaccurate to say that we manage to attend all calls, unfortunately we simply cannot. We do have an answer phone system to assist, or you can also get in touch via our facebook page or email, Rightmove or Zoopla. I feel that should so many genuine attempts to contact us had been unsuccessful, contact could have been made via any of the other suggested mediums. I do appreciate that that not everyone will have access to the internet, again I would like to offer our apologies for any difficulty you had getting through to us.
Secondly, I am genuinely sorry that you felt the service didn't meet expectations, however, to address certain points of the review, a full apology for any misunderstanding was made, and an immediate attempt was made to contact the applicant following the applicant leaving the office despite use of derogatory remarks made about our services, it is correct that despite this you were invited to leave application forms with us on the basis that should the property in question be taken we had 5 more properties undergoing full refurbishment that we would gladly offer for consideration to any unsuccessful applicants as a priority. A point witnessed by the applicants I was also attending to at the time. This fact was also picked up during the viewing, a viewing that this particular applicant did not attend, also a day later this applicant's partner called requesting a viewing on two further properties we have, despite the fact her partner had referred to us as cowboys.
Therefore in conclusion to this review, where I am genuinely sorry the initial meeting did not work out as we all would have liked and lessons will be drawn, it is interesting to note that despite the scathing review, undue and unwarranted comments made about our service this applicant still wishes to do business with us, we would also be delighted to business with them. I invite the applicant to get back in touch.

I'm not normally one to do this, but feel cheated. Rang all day Friday, left message after message, I had to call them as no message was picked up and returned. Arranged viewing, partner went to view on Saturday where she was left outside wondering what's going on, knocked the door several times but was ignored. we were told all applicants would be taken into consideration and they would pick the most suitable. Monday morning, made a 50 mile round trip to drop application forms in, when I arrived at 9:20 in the morning I was told someone had taken the property?? No apology, even questioned whether or not I was at the viewing, Jason I believe his name was, no apology, and then arrogantly asked to leave me application as they had more properties coming up for rent soon... My point being why would I leave my forms knowing that they are not a company of there word? We were told by two separate members of staff that they would choose applicants once they'd all been taken in.
Shambles, total Cowboys with 0 sympathy for a professional couple in a genuine situation.
Wouldn't recommend to anyone.
