Horrible service from Brendan didn’t return a single call or email for a week then told me all shops I was interested in have been let out. I then got a friend to call on a different number and they were all available. He then told me to pay for the application and I can have but at this point I lost all trust. I decided to speak to neighbours of the shop and contact the landlord direct which saved me £2000 in fees with royal estates. I would advise to use this company for the location then contact landlords privately to do the deal. Thank me later.

It was the worst experience I have ever had with this company. I’m shocked!! They told me to send them my lease the landlord is interested in your business. I have provided all the requirements perfectly. Suddenly they called me and told me the landlord has chosen another tenant in private apart from the company and has decided to give it to another tenant. I have paid for expenses in lease preparations everything was perfect! I think it is the agents fault !!! But when a property, unit owner r a shop is given to a company only this company can do the renting or selling process… this is a big lie and it’s really a shame for this company..

When I left student housing, I thought I would be leaving poor letting agents in the past but, alas, Royal Estates have proven they are equally as incompetent. When I received the keys to my property (which took endless phone calls and emails) it was disgusting, although I was assured it had been ‘professionally cleaned.’ Each time I put in a maintenance request, it is ignored unless I call every day to pester them. My most recent complaint is that my sky lights have been leaking during bad weather for a month with no end in sight. The only support I have been offered is suggesting that I move my belongings out of the way to stop them getting wet which, in a small property, is impossible. Nobody who works there seems to know what they’re doing there, nor do they seem to care. Royal Estates are the true bane of my life.
UPDATE: I have been battling with Royal Estates for over a month now to try and get my cracked skylight fixed with no end in sight. I have had to get the council involved because 3 contractors have come round to measure the skylight but nobody seems to actually be able to do anything to fix it. Complete incompetency from everyone who works there.

I couldn't be happier with Royal Estates, I actually switched over from another Estate agent to be with them and it was the best decision. Emily in particular went above and beyond to deliver a brilliant service and is a credit to the company. She kept me in the loop every step of the way and if there was something I didn't quite understand she was very informative. Would definitely recommend Royal Estates. If I ever decide to sell another property I will 100% be using them again. Its 5 stars from me!

Absolutely amazing experience! Have dealt with Dan for the sale of two of my property’s. Utterly shocked at how swift and smoothly we sailed through and sold both within weeks. Dan is an absolute gem of a guy, he speaks with sheer confidence and proves that he has an astonishing amount of knowledge and experience in this market. Me and my partner had arranged viewing yesterday in one of the houses in Kings Heath. We had the worst experience when dealing with the woman who done the viewing - zero manners. We were so grateful that actually the house turn up to be in live completely different than on the photos (as much as could be seen as it was pitch-black) as we can't imagine to deal with this kind of employee again. Probably we won't be requesting any more viewings with your company if you employ this kind of individuals.

Under the hammer and Royal(Royel) estates are both owned by the same people, please do your research before risking your money.
The Legal pack will have a different amount as a seller's fee and you'll pay an auctioneer's fee on top of that so around £10,000 just for fees to the same people on top of your buying price.
You will never get the full & clear information about the property neither on the estate agent's website nor under the hammer or by contacting any of the companies directly.
In nutshell, I found it's a dodgy business practice so please look at their financials and contact details on the company house website before providing your financial details.

One to be wary of. Had gone to attend a property viewing for a home being sold under auction. Arrived 5 minutes before the schedules viewing time, and waited for over 30 minutes with no sign of any rep for the company.
Myself and numerous others (10 in total) were left waiting around, and had tried knocking on the front door and window, in case the rep was waiting inside, but had no luck. Tried calling the company phone, only to get an automated message that they were closed over the weekend.
Called again on the Monday after the attempted viewing, to try and confirm a rep would be at the property for the next viewing date. While the agent I spoke to on the phone was very helpful, when she contacted the agent who meant to be at the site, the other agent tried to claim they had been there for the duration of the viewing window.

under hammer and royal estate agent advertise properties that the sellers are not actual registered on land registry if you win a property from this site you then you enter a minefield of nerve-racking situation that the property you pay for actually not get registered to your name. panel solicitors of this auction site also do dodgy deal all at expense of buyer. whole their arrangement of dodgy seller to their legal entrapment and their dodgy panel solicitors for their cover up are designed to leave innocent buyer out of their pocket without actually fully to get the property they are paying for. we are so sad and devastated that because of dodgy seller and this dodgy site we are about to loose our everything that we worked so hard for all our lives.

First time stepping in as a landlord during the pandemic (worst time) and Rita has done a great job in assisting me with the smooth purchase of my first property. Lockdown proving very hard to do things remotely. Rita spent most of her time calling my solicitors and sorting out the paperwork for me with no extra fee. She easily has been more of a help than my actual solicitor.
Shiv has been fantastic letting builders and engineers into my home with late notice. Shiv has been in charge of leading tours and the "go to" guy being very friendly and extremely polite. Shiv always has solutions ready for any answers too which is so stress relieving.
Very proud of working with the best people. Hopefully we work together for a long time.

Royal Estates are very professional, for a landlord they take the stress away. They deal with the issues themselves without hassling landlords. As every landlord wants their rent per month without chasing, then this is the right company. Appalling service. Rented from royals for 3 years and getting them to carry out repairs is impossible. All they advise is a contractor has been appointed to cover their backs. Some issues I have waited over 2 years to be resolved. Waiting on boiler to be fixed, which they have been aware of for over a year. Was advised by engineer heat exchanger is broken, so currently having to boil pans to bath my child. Was told by royals 3 weeks ago that enoginner was away and when he returned he would fix. Spoke to engineer back on 27th April he had not been authorised to do anything.
Communal front door was broken which they failed to fix until I had rent tribunal out. But they didn't notify me as a result returned to property to find could not get in as my neighbour who we share the door with was out and office closed.
Asked who they were regulated by as unhappy that they would not refund cost of lock smith, but request ignored and was told to move out if unhappy.
Now been given section 21, because apparently they are selling flat along with others in the building, but none of my neighbours have been given one.
Would not recommend renting from them.

Sold my mums property through royal estates and sold mine too...absolutely amazing service all throughout the sales. Brilliant members of staff...polite and always kept me up to date. Pictures put on the net of the properties were proper clear and both properties were sold within 2 weeks of them being on the market. Poor service and a dodgy agency.. Waiting for my complaint to be handled, never received energy bill and 8 months after renting with them i told them i was moving out and they gave an energy bill, I requested to know who my energy supplier was and they told me they don't know. They can find out from the landlord. I thought the agency is the one handles accounts. Only if I can give no ratings.

Disgusting fees !
I was looking at a property to rent and saw that they are wanting £250 + VAT
admin fee! + £60 per person to 'reference check's.
So if a couple is moving in then that's £420 !!!
That's day light robbery! Instead I've found the landlord directly on the land registry and will be making contact to rent direct.
I don't know how these estate agents stay in business with these ridiculous and disgusting fees.
There's just no need for it at all !!
Most of them charge the landlords high fees, then the tenants, then take a high % of the rent per month. It's just too much and they're too greedy.
Well your greed has lost you a would be long term customer.
This kind of greed is the reason many big companies as of late are bankrupting.

All I can say is "fantastic service" from Dan Flemings and rita dubbs at royal estates, the crazy thing is though, they were the sellers agent who we purchased our house from, yet, rita informed us, the buyers, on every step and development along the way, even concerning letters of correspondence that had been sent to our solicitors, before our solicitor had contacted us about things, that's what I call going beyond the call of duty, but, the service went further, Dan was extremely helpful, as he arranged two further viewings very quickly so we could take measurements to arrange our furniture in advance of purchase, also, on my request, he went and took measurements of the garden in advance of us erecting a shed, texting the details, so, all I can say is, thank you so much for all your hard work in helping us to purchase a lovely house and easing a very stressful time during moving and purchasing a property, but to end though, my apologies to all at royal estates for my late review, and to anyone reading this review, choose royal estates, for a ROYAL SERVICE,...thanks.

Terrible housing conditions and a general lack of concern and help with disrepair...... sends a bunch of cowboys to do a botch job, repairs are often left for ages and calls have to be made again to fix the issue and then it could take another few months, for the disrepair to be dealt with, I would rate 0 stars but can't ..... AVOID LIKE THE PLAGUE

I have been renting my property from Royal Estates for about 2 years now. I have had no issues in dealing with Royal Estates at all, the staff are always friendly and polite and any minor issues I have had have been dealt with very quickly and efficiently. When applying for the house I currently live in Lucy went above and beyond to help and make sure everything went smoothly. Totally unethical and unprofessional!
The kicker was the non-existent communication. So looking through online reviews, I noticed this appears to be the general issue with this estate agent. It was surprising to read so many reviews that mirror my experience. Called to arrange a viewing, was told that owners are currently ill, and would be contacted when able to view. Had to chase up as never received a call back, and was told the property had now been sold. When challenged they could not give reasons/answers as to why they never contacted me. Last straw being told they couldn’t tell me how much the property had sold for.
I hope people think very carefully about using Royal Estates. They are one of the most deceiving agents I've ever dealt with.
A word of warning to anyone thinking about using them. The behaviour of Royal estates has been disgusting in my experience. Beyond horrendous.

Atrocious Service Level!!! I am shocked with how unprofessional this company have been. No communication at all.
Being told you will be called back, and only to find they have sold the property that you wanted to view. Absolutely appalling after you have been told that the owners are too ill for viewings, and you will be called as soon as they are well enough. Needless to say, never received a call back and had to chase.
The behaviour of Royal estates has been disgusting in my experience. Beyond horrendous.
I would never recommend this agent to anyone. Stay far away!

This is a great local estate agency, with staff who posess detailed local knowledge as well as a real understanding of the character of the area and what it's like to live there. They know the housing stock and each individual street well, they understand the complex demographic make-up of the area, and they quickly interpret the renter's needs and apply them to finding the best possible property to fit those needs. They are also efficient and quick to respond to queries, and handle the difficult parts of the transaction professionally, courteously and with a little bit of humour. Moving is a stressful experience as i know from personal experience with other agents, as for Royel Estates, they minimised that stress by keeping me informed every step of the way and even moving me and my family on the day we agreed. Jitender Dubb's staff behaved professionally throughout the process and I would have no hesitation in recommending them to anyone in the Bearwood and Oldbury area.
