Cray and Norton offer a great service. They are realistic regarding where the price of your property should be and able to give tips on making your property more saleable. Excellent communication and the guys work hard to drum interest and screen for time wasters. My property sold with them and that was a great feeling. No matter who you speak with there they are always polite and empathetic and offer a flexible service. I would highly recommend them. Just try for yourself and see ????

I’ve repeatedly used Cray& Norton due to the exceptional service they give from start to finish. Darren gives great advice with the marketing and Archie and Lucas showed my house to its best potential and sold my house within two weeks. I instructed Cray and Norton to market my property in Queen St. Croydon in January 2022. As a client, I provided them with a particularly challenging set of circumstances which caused several buyers to withdraw! However, the personnel at Cray and Norton were never detered and were always able to provide new buyers for me to assess. I was always amazed on how quickly this was done.
I should add that at one point I had to withdraw the house from the market because my personal circumstances did not facilitate a sale (hence the gap from initial instruction to final sale).
Cray and Norton are the ultimate professionals in the real estate business. I highly recommend them should you wish sell a property (as in my case) and I'm sure that buyers are of the same opinion.

I find not only their team but also the director Darren unprofessional, unreliable. I’m completely sick from their awful service. They have failed to compile with Government current guidelines on right to rent checks.
They aren’t refunding my holding deposit despite both party agreed upon. I’m calling them almost every day. I sent them lot of emails. Director Darren started threatening me directly on his email

I recently completed on a property in South Croydon through Cray & Norton and I cannot thank Darren, Marcel and the team enough for ensuring the transaction went through.
From what we expected to be a relatively straight forward purchase, turned out to be an incredibly complicated one, with issues with the conveyancing, but Darren & Marcel worked extremely hard to ensure it all went through okay. Their communication throughout was brilliant and they always kept me posted with updates and progress from the vendor's side.

Cray & Norton were excellent when we sold our place in Addiscombe in 2009. Couldn't have been more helpful and efficient back then.
Because of this we recommended them to my step-son to sell his flat in Shirley. Seems that the excellent service we received has not been maintained. Complete lack of communication, even down to the person dealing with his sale leaving the company and him not being informed. On a single sale of a flat, with no chain, it seems to be taking forever, with my step-son constantly having to chase things.
Last recommendation for Cray & Norton by me I'm afraid.
You were 5 star. Now 2 star at the most from what we've heard from his frustrating experience.

I gave up and found somewhere via Openrent. No way I want to rent from a company who's communication is so poor. Not a chance. If you aren't bothered about getting custom then good luck to you!

I'm not a fan of estate agents, having given them tens of thousands of pounds , over the years, for doing, not a lot, in my opinion. However, I make an exception for the team at Cray and Norton. They have actually been a delight to work with, having sold the property quickly ( they'll happily admit that there was a bit of luck there too ) but then followed up with a truly professional but friendly service. I'm based in Spain and they have helped out with organising all the difficult things in selling my Mum's house. If you are selling a property in Addiscombe, particularly around the Blackhorse area, I would definitely recommend, Marcel, Sam and Darren at Cray and Norton.

Appalling disgusting - no service. Appointment confirmed via email for a viewing at 12.00 - estate agent Sam was a no show. On calling the office spoke to a quote 'Saturday boy' called Henry - who stated wasn't in diary - and he would try to contact Sam. After waiting half an hour - we called again - to be advised there was a viewing at 2.30 pm that day. We then received another call from Henry, to say yes we could attend the viewing at 2.30 and straight onto another one 2 roads away - yep you guessed right - Sam again was a no show. Henry said he was on his way - gave up after half an hour. However, I would like to add Sam was seen on both occasions going into the office - the second time with his lunch as we passed the office on the way to the 2.30 appointment.How do I know it was Sam - I have met him before!!! What a waste of my Saturday.

We decided within the two week period at the start of the contract to change from sole agent to multi-agent (as is our right) because we weren’t entirely convinced Cray and Norton could sell our property due to their admitted lack of people interested in our property *seriously they admitted this, they took on our property without having any interested parties in there database* and we were met with aggressive and manipulative tactics designed to intimidate us into remaining on sole agent contract. We remained adamant that we wanted multi-agent, so we were given an ultimatum: pay £300 for the separate marketing contract and leave or remain in the sole agent contract. This, they claim, was due to them “not wanting to work along side our other chosen agent”, stating that they’d had difficulty dealing with them in the past (personally I believe their egos were dented from previously being out-performed and feared the other agent would be able to sell our property first and therefore out performing them yet again).
Should you choose to try Cray & Norton you may well have a trouble free dealing with them, and good luck to you, but this experience taught me that there are still estate agents out there who believe they are doing you a favour and you owe them extra for it. The director I met was an arrogant, dismissive and rude individual who thought the best way to communicate was to shout and try to talk over me, claim a moral high ground over their competitor yet stood there bad mouthing them and breaching the data protection act by showing me a copy of a private email that was sent to him by a “customer who’d previously dared to leave for their competitor only to return”. Honestly, it was a pathetic and embarrassing display from someone who tried to champion his company’s professionalism whilst demonstrating none.
We paid the £300 for the marketing costs and feel a weight lifted... we may be £300 short but they are down 1.5% commission (about £3000).
A truely pathetic experience, my advice is do you homework and you’ll see there are several better agents in the addiscombe area, I can almost guarantee higher levels of customer focus and you may well find one who actually has buyers in their database who might be interested in your property. BE WARNED! YOUR PRIVATE COMMUNICATION MAY BE USE IN EVIDENCE AGAINST OTHER AGENTS!

I have been renting number of properties from different agencies in London. I went for this agency despite the quite high fee compering to others because I liked one of the properties they had. Everything was fine when we move in. Apparently the flat was professionally clean and I cannot complain that we got the flat very dirty however no one clean under the wardrobes, the fridge and the washing mashine was only clean where the top of the surfaces was not covered under the kitchen shelf, the other part was left very greasy. The reason why I gave this poor review is because of how we were treated after we gave the notice. The agents at first didn't wanted to work with 24h notice before viewing. They tried to call me to let me know if someone can come to see the flat in two hours. After my complain they work with 24h notice. Half of the viewing we supposed to have didn't happen. They didn't bother to let me know about this that the viewing was cancelled. Most of the cases I had to call them to check if there will be someone coming or no. There was a situation when I let them know I will be out of the country and if they have any viewings they can contact my partner not me but looks like they ignore it because they still contacted me via email and phone calls. One more thing I wasn't aware of before renting the property - one of the owners of the company is also responsible for making the inventory check-in and check-out. I would prefer to have independent company to do it. Our check out was carried more than a week after we gave the keys back...

Never show up to viewings. Claim they have a 10 minute waiting policy (More like 30 seconds) then ask you to wait 10 minutes as one of their agents "might show up". BUT if they don't then don't worry you can always rebook! Not. No wonder Manning Gardens is still on the market.

Cray & Norton helped me find my rental 7.5 years ago and finding myself in a rather desperate, time sensitive situation this January, they have yet again managed to find me a rental in amazing time. From first viewing on 2nd Jan, I am now renting a beautiful property which suits all my family needs. My personal situation has been very stressful but Andrea and Darren have been amazing meaning that the whole transaction has been handled very smoothly. Cray and Norton are a strange thing amongst Estate Agents. They do what they say they will! We started marketing our house in February with one agency. No significant action by June. We changed to another agency that had a record of sales; only to wait for five months to receive an offer £60k below their original valuation. Darren Cray at Cray and Norton spoke to us and said that he could sell at a better price quickly. Actually, he pretty much achieved a firm offer at the price he valued at within six days. We are only sorry we didn't instruct him in the first place, as we feel sure he could have done even better for us. All credit to him and his team.

I don't think it shows care nor interest for your potential tenant if you book several viewings for the same time, which is what was done to our booking, and show no sympathy for the awkwardness everybody felt during it. Also, consider not using pictures from 2012 when advertising a flat in 2016.
On top of the poor handling of our viewing they would charge over £500 on fees if the process went further, which it won't as I wouldn't even rent a cupboard from them.
