DO NOT RENT FROM THESE PEOPLE. i rented from them for a few years in an HMO in wimbledon. they are awful to deal with. rude, unprofessional, unresponsive to things that need fixing. With an accusatory tone. The accommodation they offer verges on being a slum. There photos are edited to make them look better. And i believe they write there own positive reviews, so dont trust them. Also be prepared to pay for the smallest of things which they should be paying for like general upkeep. Also be prepared to lose your deposit on leaving. You've been warned!

I had a viewing booked for a property today at 2:30Pm, upon taking time off work and walking 30 minutes to the viewing I waited for 10 minutes as I thought maybe the agent was late due to traffic. However I then called the agents and it turned out the property was no longer available as there had been a holding deposit and apparently the agent "booked by mistake" this is extremely unprofessional and I have now lost out on income which was also a waste of time. I was ready to take the property and also saw others that intirgued me but after my experience today I'm afraid I won't be bothering with these agents. Extremely disappointed and upset. The agent (Christina) had confirmed the booking both via phone and email. The good reviews had a good first impression on me at first but unfortunately after my experience I'm having to write this review.

These guys are superb they got a lot of viewings at my flat within hours I was shocked and rented it out within a day from when I agreed a fee.
They got very close to the rent I wanted, I am also using Cribs to manage the property as their price was very reasonable and when I saw how detailed and stringent their contract for the tenant was I new I had a bargain. Their efficiency and attention to detail was brilliant. I was also very impressed with all the other services they offer as a managing agent, Abdul who is looking after me and my property has been top notch a very approachable guy and obviously has a lot of experience, he has been dealing with all the matters amazingly and has kept both me and tenant happy. It’s really refreshing to find an agent like this, it actually makes me want to buy more properties around that area so that I can use them.

Don't trust these scammers.The announcement and their offer is completely different than the reality. As soon as we paid the holding deposit. They sent us a completely different contract to sign than what was agreed. No bills included, hidden costs everywhere. Watch out for this agency, previous tenants also wrote about these issues, please check all reviews. Thieves steal people's hard-earned money!!!

I have used Cribs Estates Ltd since 2014 and enjoyed their services both as a property buyer and landlord for tenancies. They are indeed the best in this business and none of the bigger names on high street can match their quality of service. I recommend them every time.
Kashif the managing director is one of very few I have met who cares more about his work than money that he may to may not earn. He is a true professional. Many thanks to him and his great team.

I was an international student moving to the UK for the first time, saw a property of theirs and agreed to the terms and paying for an 8 month tenancy but once I got to London, they along with the landlord demanded I payed an entire year's worth of rent upfront or else I wouldn't get the property. Obviously I had agreed to it because it was too last minute to make any changes. I didn't stay the entire tenancy and moved out 1 month prior and made sure to inform them and send any other bills I have to pay but I still haven't received my deposit from them as they say its a matter between the landlord and me, they've been copied in all the emails and are aware of the issues but still haven't emailed or gotten in touch.

Complete skam company, rents over priced and they don’t uphold their responsibilities throughout the tenancy. I kept seeing better deals on rent everywhere so handed my notice in and moved out. Surprise surprise they have withheld deposit. Find a better known estate agent is my only advice these guys only care about taking maximum fees and nothing else lied to me on numerous occasions over this period

this company 100% deserves a 0/5 but unfortunately i have no option but to give a 1 ! myself and my flat mates rented a flat from them between July 2019 - July 2020. to say it was a horror is an understatement. besides the rude,horrible and money hungry service which ended in a dirty disgusting flat that had not be professionally cleaned before we arrived, there was at least 4 big problems during our time there but i will just mentioned two .
Firstly, under 4 weeks of us living there we were met with a HUGE infestation of mice, finding mouse poop under our PILLOWS due to the old unkempt building. this was made to be a bigger problem than needed as when we made a formal complaint to cribs estate about this as per our contract, we were given such a cold shoulder he immediately tried to blame us for this even tho we had been there only 4 weeks and when he realised he could not blame us resulted in him "hiring" an exterminator who WAS NOT A REAL EXTERMINATOR and instead was just some who worked at the office who came and lazily laid a few mouse traps, of course this was useless as the mice were everywhere including inside the walls, weeks passed and we were not able to get a solid answer from cribs estate so we decided to go an speak to the manager in person! (BIG NO NO) we were met with an angry, prideful, misogynistic, rude man who shouted at us belittled us called us "little girls" demanded we apologised to him because we expressed how we felt lied to and uncomfortable. he slammed doors in our faces and just refused to listen to us, also putting his hand in my flat mates face telling her to shut up (we have proof in photos, recordings, videos and voice notes of everything that has happened ) eventually he called a different exterminator company (this was useless as they paid for the cheapest service and the exterminator said to us that this house needed to be fully exterminated and cleaned which we told the manager who ignored us)
We did not live in this house for over six months and they did not care because all they cared about was money (i moved in with my partner from October to July of the tenancy due to the infestation) out of pure desperation for help we asked for the landlords information but he withheld this information from us and when we said we would go to the council he replied that i should do what i like as the council will not listen to me.

First of all, I would recommend less than one star however it will not allow me.
When moving into property, the house was FILTHY: dirty hand prints on walls, nail clippings on floor, disgusting build up of dust, used cotton buds on the floor, other peoples belongings still in bedrooms, dirty floors and kitchen cupboards/fridge. When I approached the estate agent about this, they insisted that the property had received a professional end of tenancy clean. They were most certainly lying to us and did not like the fact that we addressed this situation to them. The manager was unprofessional, aggressive, rude as he would raise his voice at us. I could not believe the situation i was in. This mixed with with the 38 degree heat wave and moving our belongings all day, i was very unhappy!! We had to end up scrubbing the whole flat our selves and could not unpack our stuff. Like, who has the time for this all as full time workers?! I honestly felt like I was in primary school having a childish confrontation.
They then ended up hiring a "professional cleaner" who arrived with only FURNITURE POLISH, who stated "I am not a cleaner, but I clean for you". He stated that Cribs then refused to pay him.
Next, after about a month of living in this property, we came to the realization that our front door opened with a simple push, without the key!!!!! This was unbelievably negligent and as four young females living in the property along a main road, with a pub, we felt unsafe and was utterly shocked by this.
Honestly, the list goes on and on and on but i know too long of a review, no one would read. STAY AWAY FROM THIS UNPROFESSIONAL COMPANY! Renting a property through them is most certainly a lesson learnt!!!!

I have dealt with Cribs estates for managing our rental property. We had number of flats let and managed through them and they have never failed on rent or their professional duty to the landlord. They have kept our properties in good maintenance state and as these were brand new flats so the maintenance costs were also kept to minimal.

I found cribs during a very trying time for my parents. Initially as builders, vis the master builders website, then as our agent. Though I've had a small issue, this particular issue was resolved BEAUTIFULLY by Sam and Abdul. They have been adaptable, transparent and understanding, and based on the 2, I would highly recommend them. Though I make no mention of other parties who did contribute, I will say over all I've my parents via me have appreciated the company and the whole team. As a former senior estate agent, I know what I'm talking about. Great praise to ABDUL AND SAM!!

Completely do not care about their customers or have any communication skills. 1 was contacted 15 minutes before scheduled viewing time to reschedule (as no agents available) for another time a few days later only to do exactly same thing with exactly same reason 5 minutes before arranged time. Managed to reschedule for a time 1.5 hours later. Needless to say it did not happen and "agent" Sam put down the phone telling "I'm not trying to be funny but I have another viewing booked". When confronted manager Abdul (most likely fictional one) he agreed to meet 30minutes later. Once again, when "manager" was late for 20minutes, office was called and I learned that he did not even leave to meet me as he was busy with contracts (why even bother agreeing to meet if you are busy?). Completely wasted my time contacting them. Save your time and avoid them. Plenty of way more professional estate agents around Wimbledon.

I start from the fact that they asked me again at the beginning to give them a good evaluation and until today I had even forgotten that I did.
THEY GIVE TO MY PARENTS 3 AND HALF MONTS AGO A "FLAT" WITH OUT TELL THEM, WHEN THEY SIGNED THE CONTRACT, THAT IN 1 MONTH IS GONNA BE A CONSTRUCTION SITE!!!
ONCE THEY START TO WORK ON TOP OF THE MY PARENTS "FLAT" , MY PARENTS INFORM THE AGENCY THAT THE COMPANY IS NOT WORKING RIGHT AND EVERYWHERE IS FULL WITH RUBISH AND PIECES OF MATERIAL'S, BUT THEY WAS YES WILL SEE BUT NOTHING!!!
AFTER THAT THE CLOSE THE ONLY ONE OPEN SPACE MY PARENTS HADE IN THE FLAT, AND NOW WHEN IS RAINING ALL THE WATER IS COMING IN THE "FLAT" FROM THE LIGHTS!!!
WHENE MY PARENTS ASKED THEM TO CHANGE HOUSE THEY SAID THAT AT THE MOMENT THEY DON'T HAVE NOTHING!!!

Terrible Terrible agents. I booked a viewing with them and they cancelled on me last minute after I travelled for an hour and a half for the viewing. Not only that, but the agent on the phone was very rude and unapologetic putting me on hold all the time without offering a refund for my wasted money or a different solution. Absolute time and money wasters.

I've been living in London for 10 years and this is so far the best and most professional estate agent with a nice friendly approach I've dealt with so far.
I didn't quite know what to expect but all I can say is that all my expectations were definitely exceeded. All staff members are as mentioned professionals with a friendly approach and they get things done quickly comparing to other bigger estate agents that fail to provide a good service and show interest in you only if you pay higher rent..
The staff members communicate with the client really well and you can tell they enjoy what they do. I would definitely recommend.

I had a fairly negative view of estate agents but my experience of Cribs Estates changed my view when looking for a property to rent in Dec 2015.
Dilber was a consummate professional. She was courteous and honest and followed up on and answered all questions / addressed any issues incredibly quickly and professionally. I could not have asked for better service.
Highly recommended and refreshing to be proved wrong in such a positive way!.

It is our immense pleasure to recommend Cribs Estates Ltd as a real estate agent for any individual or family searching for the ideal home for their unique situation. We were comfortable in our small two-bedroom flat until the birth of our two children. Mr Kashif had an initial meeting with us and took diligent notes regarding our specific needs in a single family home as well as our budgetary limitations. He is highly talented technologically and made excellent use of the relevant search engines and real estate databases to quickly find us a variety of homes for sale in the best school districts. Excellent service and professionalism, i rent a house via cribs estates, their letting team was great and dealt with all the queries very effectively.
We rented our current house for 1 year but then decided to stay longer which again Dilber Ali management to negotiate on our behalf with landlord so no stress for us.
Excellent service and great attitude, will definitely recommend and of course will use them again.

She was also great at helping us set our expectations and deal with our disappointments when houses flew of the market faster then we were able to see them . She was always available whenever we needed to talk and very flexible at meeting us short notice when a property we were interested in came onto the market. When it came time to put an offer in she was able to expertly negotiate and get us a very good deal (especially in such a seller’s market) both on price and repairs to the home. Any new people that are looking to work For cribs estate i woyld highly advise you not to there people there that are really not nice.
Highly unprofessional, ONLY keep employees until there 6 month probation period. Some threatening people that work there.
Manager Said Bussiness Is Low, so why is it exactly before 6 months you let them know, they only do this to save a thousand pound.
And If the employee has come as an trainee sales/letting negotiator and the manager has a problem that they are not good enough, that is the Managers own fualt you pick you person on the interview then you make the employee get where you want them to be no matter what.(Managers failure)
For what reason are you the Manager if you fail and treat employees like this?
I Would rate them 0 Stars if that was possible.
