Extremely unprofessional and dishonest service.
I strongly advise anyone to avoid dealing with Encasa Sales & Lettings. My tenancy ended on 4 July 2025, the property was professionally cleaned, and the keys were returned with the agent present at the inspection. At that time no issues were reported by either the agent or the landlord.
More than two months later, the agency suddenly came back with fabricated charges and inflated costs (claiming cleaning fees, blind cord replacement, and an outrageous £175 for an old, scratched sofa that was already in poor condition when provided). This is nothing short of a scam attempt to take money unfairly from my deposit.
I repeatedly tried to contact the agent through WhatsApp and phone during this time and received no response. Only after I pushed did they produce pictures dated months later — which is completely unacceptable and goes against basic professional standards.
On top of that, I had to live with a faulty electricity meter throughout my tenancy, causing serious distress. I escalated this to the Energy Ombudsman and won my case against Octopus Energy, which says everything about the poor conditions I was forced to endure.
Their handling of this tenancy has been dishonest, exploitative, and totally unprofessional. If you value fair treatment, transparency, and peace of mind, stay away from this agency

Encassa placed Somalian tenants in my property, telling me they were professionals earning £70k a year, when in fact they were on benefits. They have repeatedly missed property inspections, with over a year’s worth overdue, and I faced more than £10,000 worth of damage.
They consistently achieved below-average rents, claiming tenants could not afford increases—yet those same tenants were taking six-week family holidays abroad. When I raised concerns about electrical repairs, they dismissed issues as only requiring £250 of work, despite my being an electrician myself. They failed to provide the proper paperwork, which should have shown “unsatisfactory” results.
On one occasion, when I complained, they offered “as a gesture of goodwill” to renew the tenants’ contract for another year. I pointed out that the tenancy was already rolling and questioned how this benefited me, only to be told it made the tenants feel more secure. Even when inspections were carried out, they were not done properly.
I constantly felt like they were trying to mislead me , when I had financial problems their director was on the phone saying he wants to sell 3 properties or mine all for 25 percent below market value ans I could hear excitement in his voice.
Encassa stopped sending me the rent and sent it to a second charge holder who I proved to them with legal paperwork had no entitlement to the rent .
A few years ago I decided I didn't want to use encassa and sent them an email and the tenants, encassa just told the tenants to keep paying them .

Professional cowboys, called a week ago and enquired online to view an apartment. Lady on the phone mentions that the staff dealing with the apartment will be back next week for viewing updates. Contacted them a week later as told and been informed viewings already happened with an offer made. I did question this and the man on the phone started to stutter.

Total waste of my time and totally unprofessional.
They listed a property Wednesday so I emailed immediately. No response. I phone Thursday morning it asks to press 1 for sales. I did this they answered then immediately hung up.
I then phone again an hour later where the phone just rings and rings then went to answer phone asking to leave a message and they will get back to you.
This is the funny part it states if your matter is urgent please email us.
I think you find I did that two days ago! and still waiting for a response. So how do you treat non urgent messages ?

Update: if your estate agent is Maisy just remember not to get your hopes up. She takes under the table offers and seems well connected with cash buyers. I offered almost 20k more than the asking price and still didn’t make the cut because she had a deal with someone that was buying the house for way less then what I offered.

I’ve been a landlord for around 7 years now - when I first began I used estate agents I had seen around such as Oulsnams and Connells. As you’d expect with these companies you pay a premium and assume everything will be taken care of, but unfortunately this wasn’t the case with me at all and I had a series of bad experiences related to poor communication towards myself and my tenants.
I have been with Encasa for several years now and would happily recommend them to any landlord or tenant. They have great communication, quick turnarounds on requests and most importantly I have never seen any negative comments from tenants.

I put my property on the market with Encasa in July 2019 and finally sold on 1st May 2020. This is no reflection on the agency and specifically James (Jimmy), who was very tenacious throughout the whole process.
The house had immediate interest and when the first buyers didn't workout I very quickly had a second and when my second buyer dropped out - which I didn't see coming - James had a third offer within 2 days.
All was going smoothly until the lockdown brought everything to a very frustrating halt. To say it was stressful is an understatement but James had my back completely and kept me far more updated than my solicitor did. In fact, he knew more of what was going on and I won't be writing a glowing review for them!

A really good company and I have full confidence in getting things done when I require assistance. The office look sharp and the team act and look the same. My experience with Encasa was appalling, summarised by a whole load of misscommunication and poor customer service from the get go.
We were shown a house by Jimmy on a Saturday afternoon. He informed us that we could place an offer and that he would let us know if there were multiple offers on the table to give us an opportunity to give a 'final and best offer'. As the agency closes early on the Saturday, we left a voicemail and sent an email with our offer. I phoned Jimmy Monday morning to confirm he had received the offer and to get a few questions answered by the vendor. He wasn't even aware of the email or voicemail of the offer but assured me he would get an update from the vendor and get back to me. Upon receiving no response all day, I decided to call again in the afternoon for any updates. Jimmy told me there had been another offer since morning and if we were willing to give a best and final offer to which I increased to the asking price. He told me not to worry and he would phone the vendor in the morning and rest assured he would have an update for me the next day. Again I had no response the next day and so I called the next afternoon and spoke to Adrian. He wasn't even aware I had re-offered at the asking price and said the house had been sold to another individual quoting our initial slightly lesser cash offer as the reason. To make matters worse, he came up with multiple excuses to cover their utter incompetence, miscommunication and shocking service. I felt misled and deceived. Simply poor performance on their behalf and not acceptable by any means!

We recently needed a new tenant for our house. Having had a series of extremely frustrating experiences with other management companies Encasa have proved to be excellent in every respect. Mitch is a real action man. If something needs to be done he just gets it done with no fuss. He arranged for damage caused by the previous tenant to be repaired and a new tenant in the house within a few days. I have no hesitation in recommending the lettings management service provided by Encasa.

We recently used Encasa to find a new tenant for our barn conversion. The guys who work at Encasa and Mitchell in particular are a credit to the business. They managed to secure us a tenant at short notice, managed to work with us being split between the UK & Australia, always kept us informed of viewings with feedback and at all times acted in a very professional manner. 5 stars/Highest recommendation for the service delivered by the team at Encasa based simply on the experience and knowledge they bring, if a question arose I could speak to the team and get an answer based on previous or current engagements. Fair to say the process of buying or selling a property is not a simple task, the assurance gained from discussing each stage and how they apply to you specifically cannot be understated when the final stage involves requires the transfer of a large sum of money.
Responsibility for completing each stage and confirming a completion date does not sit solely with the efficiency of the estate agents. Sellers/buyers, mortgage lenders, local authorities etc can all influence progress. Having moved house twice before I'm anything but an expert but I can draw parallels and now fully appreciate the presence of Encasa who were quietly monitoring progress against usual timescales.
Another key factor for progression is sound legal advice and the navigation of regulatory requirements. Alongside regular updates it was certainly reassuring to hear a jargon free explanations from Encasa when any significant milestone occurred under control elsewhere.
Without wanting to appear one sided (which is difficult when providing a good review) I feel it only right to share my findings and also admit that I can now easily list the advantages gained when working with an independent business in favour of a high street provider.
From my first discussion with Iain there wasn't a hint of trying to 're-invent the wheel' just a confidence that the service being offered benefits from industry expertise coupled with the attention levels always seen from independent elements.

Where do I start, as a first time seller I was very nervous initially going through the process of selling my house. I was made to feel comfortable, and at ease. What impressed me the most was I was made to feel important. I felt confident throughout the whole process as everything was explained to me clearly and I was not left in the dark. The best thing is when they said they were going to contact me they did. They also kept me up to date on a regular basis without me feeling the need to chase. A real rarity with estate agents and something that puts these at the top of my list

Having let my property with other well known high street estate agents in the past I can safely say Encasa have been the best so far by a country mile. All the staff have been extremely friendly and helpful and always available whenever needed. I have also found it most refreshing to have come across a estate agent that still has the personal touch and not just an agency after my hard earned cash. In summary I would highly recommend Encasa to anyone looking to rent there property, great service and very very competative rates too. No brainer for me.

Having had my property up for sale for over five months with a different estate agent and very little interest, I felt the need to look for a fresh approach, so after being recommended by a friend I contacted Encasa and within a few weeks my house was sold for a price I was happy with.
