I normally deal with Claire and she has dealt with a rather frustrating issue from start to finish, always keeping us informed and managing to resolve it. My experience with Gibbs Gillespie has been nothing short of a nightmare. I would strongly advise others to avoid this agency at all costs due to their unprofessionalism, lack of transparency, and outright exploitative practices.
NDO Scam:
They pressured us into signing up for their "No Deposit Option" (NDO) scheme, sugarcoating it as a better alternative to a traditional deposit. What followed was a complete disaster. Over the course of our tenancy, we paid approximately £900 for the NDO—money completely wasted, as it offered no benefit whatsoever. The NDO charges constantly changed when we disputed landlord unfair charges—starting at £120 and later fluctuating to £185, £261, £222, and finally £159.01—with no clear explanation or breakdown. These arbitrary charges made absolutely no sense and were communicated inconsistently, leaving us frustrated and confused.
Unjustified Name Change Fee:
We were charged £200 for a simple name change on the tenancy agreement—an outright violation of the Tenant Fees Act 2019. Despite repeated requests, the agency failed to provide an invoice, justification, or even the updated document reflecting the name change. They simply ignored our concerns, leaving us to believe they exploited our lack of legal knowledge.
Incompetence During Move-In and Move-Out:
When we moved in, no one from the agency was present to hand over the keys, forcing us to go to their office. The same lack of support was evident during the move-out process, showcasing their complete disregard for tenants.
Check-In Report Fraud:
No check-in report was provided when we moved in, and it was only after raising this issue after we moved out that they produced an unsigned and unverifiable report dated years before our tenancy. Later, they sent another report filled with blurry, low-quality photos taken by a different company—completely incomparable to the check-out report. This was looks clearly a setup to manipulate the arbitration process.
Unfair Arbitration Process:
Gibbs Gillespie hided critical evidence which we sent for dispute from the arbitrator, including documents I had submitted multiple times. They only submitted a biased form with incorrect charges, completely skewing the outcome of the arbitration. Their actions have forced me to spend countless hours proving my case, all while dealing with the immense stress they caused.
Gibbs Gillespie's entire system seems designed to frustrate tenants and push them into paying inflated charges rather than resolving disputes fairly. Their lack of accountability, shady practices, and poor service are appalling.
I am now taking this case to the Property Ombudsman, but I strongly urge anyone considering renting through Gibbs Gillespie to reconsider. I am saying again Protect yourself from the stress and financial exploitation I have endured.... Read more

Wasted my time. Viewed a property that was sold, told it wasn’t sold by the person showing us around. Person showing us around said we would be called Monday morning to ask what we thought, was anticipating the call - never received one. Emailed questions we had on the property on Sunday, got no response so rang on Tuesday and was told they’d email responses when they had them all. No curtsey email to say they were looking into it and would come back soon? Received answers on Wednesday which were simply “yes/no” completely unhelpful, asked to ring for further explanation. Wasted my time calling them to be told it was sold. They wasted half my week on a house that was sold when we were prepared to offer and try buy it. Will not be using them anytime soon.... Read more

it sad to see how this whole scenario has been handled and how much stress is given to us.
Here few points I would like to point out.
- initially when we got this contract for the house I asked so many questions and everytime rene gave me some different answers and assured me that Gibbs is there to look after. Unfortunately rene left in the between and now the assurance she gave turned out into a nightmare.
Whether it’s about no hot water in the house, no connection to ovens , so many spiders on doors, dust and webs around the ventilators
- Communication regarding final payment.
Lewis please note we are not the one who are over complicated this. It started from the Gibbs and your team where I got a call from you that I will recieve the final email for the payment and thn the email I recieved from the PMadmin Gibbs stating that the final payment will be this much.
If you guys mention 39£ in that email I would have paid that too. I was paying all the amount on time that whole year and I don’t think so it will be a case.
- Landlord- would like to mention how Mr. Arvin reacted to this and how his email passed by. Whenever there was any issue rather than texting he preferred calls now I understood why.
If I go in depth trust I personally felt like we got scammed. Scammed by such company is not very ideal. After asking for help in the starting I should have take this whole into account.
I am not sure what type of professionals we are dealing with right now because all I can see is you all are standing in landlords side and we are here standing like fools.
Special thanks to Claire because the amount of changes she did in her all emails and how each email looked different to another was outstanding and off course we are free here and we have to adjust our life according to her timelines which got changed in every single email but the fact to notice was 2 emails came within 24 hours one stated a timeline of 5 days and another 48 hours. I mean wow.
If this dispute is only about landlords claims I would have been bit more relaxed because I have all the proofs but my whole concern came from the agents who were there and claimed in the starting of our tenancy that “we are here and you please be assured that we will take care”.
In this whole scenario I haven’t felt like any of you understood our situation. I will blame you only Lewis because it was each one from who was involved equally bothered our mental health and obviously gave same amount of anxiety.
As been tenants registered with Gibbs I am glad that we did not continue any tenancy further.
I saw my partner struggling every evening after his working hours spending 4-5 hours in gathering all the relevant replies for Claire.
Which is not acceptable. And the statement of “over complicating “ makes me replying to the email.
And fortunately and unfortunately it’s not just us who is facing this issue with Gibbs. I saw how other people Also had same issue with this previously.
Lewis last but not least I expected a fair treatment from you guys but I am very disappointed because I haven’t got any support from my agent.
And trust me after asking 10 times for the NDO charges no one told us why it and for what it is. And now telling us not to over complicate sounds like telling us to get off. We are not who created this mess. It’s the team of Gibbs and particularly Claire.
