Asked to view a few houses for a couple and toddler 17 months. The house was spacious 1 bedroom but I couldn't be able to view any of it because the shared household income is either higher and the price i wanna rent is lower priced. They asked me how much my annual salary was, and didn't even want to show me the house, even when I told them that I was currently paying a higher rent than the one for the property I was interested in.
Unhelpful, rude, and total lack of empathy. They should say on their website that they will only deal with a certain class of people.

I rented a property through this agent a year ago and recently moved out. However, I am encountering difficulties in getting my deposit back from the landlord. The agent informed me that they do not manage the property and advised me to contact the landlord. However, at the time of renting, I was not aware of who the landlord was or whether they were a good or bad landlord. I only dealt with the agency when taking the rent. The agency appears to be unresponsive when it comes to tenant concerns. I have to wait for the response after sending multiple emails.
The landlord is now charging me for wear and tear, and expects me to shine the old wooden floor and replace a old plank on the loaf. Additionally, the landlord failed to provide me with the deposit protection certificate within one year, and the agency has shown no concern regarding this. Throughout the year, we never lodged any complaints with the agent or the landlord despite many problem in the property, pay rent on time as we were not problematic tenants. We left the property peacefully, but now the landlord is taking their time to respond, back my deposit, willing to charge me for no reason and the agency claims no responsibility.
My advice would be to communicate directly with the landlord if they are managing the property, and assess whether they are tenant-friendly or not, as the agency seems unwilling to assist tenants once the rental process is completed and they will not take any responsibilities if landlord wont hear your complain, do not pay deposit back etc.

The worst estatge agents I have ever worked with.
I am a Doctor in the NHS and after putting an offer down on a property, I was constantly having to call back and take time out of my clinic to get an update and was always told the Manager would call back, but never did. This happened 4 times. I then called on Saturday and explained my frustration and how I was promised a call back multiple times and wanted an update.
I was then assured that I would get a call back on Monday.
That was a week ago...
I can now see the property is sold and not once was I informed or given an update that I asked for countless times.
Completely unprofessional and disrespectful. Will never go through Gibbs Gillespie again.

Lucy and Danielle have both been fantastic throughout our process with Gibbs, Ruislip Manor. This is our second time working with them in recent years and both experiences have been top notch. Communication with Danielle is easy and regular all the way through the sale. Our process has been quite long winded due a probate purchase but we got there in the end thanks to them.

Tom talked me through the whole process and kept in touch with me and updated me all the way through the sale . Tony, Jordan and Haroun where fantastic with viewings. I was particularly worried about having people in the house with the covid pandemic around, but they where totally understanding of my anxieties and ensured that all precautions where always followed. Once I had accepted an offer on the house Danielle took care of the the rest of the sale process right through to exchange and completion. Danielle has kept me up to date with everything and did a fantastic job of liaising between myself, solicitors and other buyers in the chain.

My partner and I purchased our first dream home last week and we couldn’t have asked for a better agent than Gibbs. The staff are really friendly which made the process a pleasant one.
Throughout the whole process, from when we started the viewings right through to completion, they have been extremely helpful and professional. Oliver was proactive in keeping us in the loop between us making the offer right through to the end. I found this extremely useful as I was able to plan appropriately for the move. This is a good reflection of how much they value their customers.
There was a point where my solicitor had forgotten to raise a material query with the seller’s solicitor. This could have delayed the exchange date significantly but Oliver was able to resolve this within 2 days, by keeping both sides up to date. I appreciated his support in resolving that query- this is important when making large purchases as such.
Additionally, Oliver would make himself available for queries regardless of how busy the branch was due to the stamp duty holiday. This demonstrates the high quality of customer service you would be getting when purchasing/selling through Gibbs.

The Team at Gibbs Gillespie did a good job with selling my property. Danielle was invalauble in keeping us in the loop with developments and progress - and having a single point of contact once the sale was agreed is one thing I definitely recommend you have.
One challenge we did have (hence not 5 stars) is the Buyer took in excess of 3 months to secure a confirmed mortgage which meant having an empty property around 6 months from offer to completion. The pandemic environment probably played a role in this - but a question I wish I had asked or would encourage others is the confidence of the buyer to secure the funds quickly to complete your house purchase.
The Gibbs team were otherwise very friendly, always available and responsive to my calls and emails.

Initially Tony helped to recommend the property as it was similar to another we'd viewed with them, and the visit itself was a great experience.

I had to sell a property in difficult circumstances, as executor of a will, and I do not live locally to the property. Gibbs Gillespie demonstrated a detailed knowledge of the local market, and took care of all viewings. They achieved a large number of viewings over the first few weeks - much more sustained than an initial burst which is all some agents can manage. They obtained feedback from nearly all the viewers, and it became clear from that feedback that the property genuinely was overpriced (it was smaller than many nearby properties and did require substantial work). Gibbs Gillespie advised in terms of a price reduction, after which the property was sold at close to the revised price. I was pleased that I was kept informed throughout, and felt that the team was very professional.

8NH we liked the flat a lot and accepted the price without any negotiation but the state agent said that we need to put an offer and we put the same offer requested and we have been waiting for more than 3 weeks with no reply from the landlord or the agency we called them daily asking if there’s any updates and they kept saying they didn’t get any answer from the landlord !!! What we are sure of that the landlord and the agency is a bit racist choosing the tenants based on religion and country and because we are Muslims the did not accept us to sign for this property or even another property I put an offer as well for it and same situation repeated twice !! That’s so shameful to happen in the UK will never deal with them again

Well I have finally sold my house in Ruislip thanks to Stephen Ryan and his team at Gibbs Gillespie Ruislip Manor.
I had tried two other agents and the first of those found me three separate buyers. Unfortunately 2 were not vetted properly and I had to pull the plug.
Sandwiched between was a genuine buyer who simply had second thoughts after bringing her Mum to take a look.
Then I tried another agent who could not find any interested parties at all.
In frustration I turned back to Gibbs Gillespie through whom we had originally purchased the house in 2006.
No fuss and hiding his obvious disappointment to have been 3rd Choice, Stephen signed me up at favourable terms, arranged an open day or two and despite some hick ups, had my house sold in what now seems no time at all.
Stephen and all his staff all handled my calls and emails promptly and with professionalism and courtesy.
In hindsight, I should have gone with Gibbs Gillespie from the outset as they have once again proven why they are known as the best Estate Agents in the area.
I won't make the same mistake again and urge any prospective seller to think hard before looking beyond Gibbs Gillespie.
