PART 2/2 We also involved the council to inspect the disappointing house. Upon using a damp meter, she found damp in every room of the house (for reference we hit 999 damp in every bedroom - the scale only goes to 999). This later caused another housemate to get sick. We have a doctors note confirming that it was the damp in the house that caused this, but Ben (with his apparent medical license) refused to acknowledge that it was due to the house. This housemate was forced to take nasal steroids to fix her chronic cough that this caused, but is also still suffering the longterm affects of a skin pigmentation condition that will supposedly last up to 18 months. To confirm, this is all to do with the condition the house was in, and the fact we were simply dismissed is disgraceful. Upon the council’s visit, she sent both Hellier Ridley, the landlord and us, a copy of things that needed to be looked at and fixed within certain timeframes. I can confirm that after the month deadline, nothing had been done. In fact, no work was done to the house until after we moved out. So despite their argument that things were eventually ‘fixed’ - they were ‘fixed’ for the new tenants, meaning we still had to suffer the consequences for the duration of our stay. Note I use the term ‘fixed’ loosely here - since I think it is apparent from this list how capable they are of actually dealing with these issues. To provide specifics, Kelli (our lovely council woman) visited the property on the 7th March. The landlord then had until the 7th April to fix the leak in the lounge - with another clause that once fixed the area should be redecorated. Again, I can confirm it’s been redecorated for the new tenants - but we saw no signs or attempts of this whilst living in this property. The fact they have claimed to do so in emails after we requested compensation is a joke. Furthermore, they had until the 7th May to replace the windows in the first floor rear bedroom. This, also, was not done. We were also still living in the house, with one housemate constantly present at all times when the deadline came for the damp to be investigated. The 7th July passed, and nobody came. None of these deadlines were met. I feel no need to comment on how disappointing and ridiculous that is, because frankly, I’m fed up of repeating myself. Another matter that caused a lot of unrest was the state of the kitchen. As shown in the photos, there were holes in the wall, tiles missing etc. We were assured this would be fixed during the month of December, with all of us being asked to move out for the entire period (and still pay rent - but that’s another matter entirely), despite all of us having jobs here to ensure we could pay the rent. This meant we all had to take that long period of leave, with one housemate having to actually quit their job to accommodate this, only to be told merely days before that this work would not happen. These promises of the kitchen being fixed for it then to not be fulfilled for the rest of the tenancy, is quite frankly, disgusting. Living at 59 Danes Road, and experiencing the lack of customer service from Hellier Ridley was detrimental to all of us that lived there. Some suffered health problems, and, as a house that all suffer with mental health conditions, it made life at university exceptionally harder. The continuous empty promises and late replies caused a great deal of stress - and the general lack of care from both Hellier Ridley and the Landlord makes me question if any of them are truly in the right jobs. PART 1/2- Part 2 on Housemates account. To say we are dissatisfied with our service from Hellier Ridley would be a gross understatement. If I could leave a review with no stars, I assure you I would. Not only was the house (59 Danes’ Road) a STATE when we first moved in (as demonstrated by the pictures below) - with the paint peeling off from how damp the house was (we will come back to this point), none of the cupboards or drawers cleared, the dishwasher leaking and still completely full, and also there was a damp patch on the ceiling of the lounge from a leak that had not been effectively fixed. The house had clearly not been cleaned, and when we gave our letting agent, Ben, a list of things we wished to be fixed, it made no difference. One of my housemates then took it upon herself to clean and paint the house (with permission) to make living in 59 less depressing. She was admittedly refunded for the materials, but making these changes and having to decorate a student house is both unacceptable and, quite honestly, laughable. Ben was consistently slow in his responses, something that brought a great deal of frustration to the house. When he did respond, it was also often unhelpful and the problems were rarely fixed in what would be considered a reasonable timeframe. For example, a housemate was left without a lightbulb for four days after moving in, since they failed to check that the lamps provided already had one. I, however, cannot call that a shock considering it seems they failed to check the house in general. Communication was not entirely Ben’s fault, however, as the Landlord seemed to be consistently on holiday. The leak in the lounge (that stemmed from the bathroom) became a consistent nuisance, with it having to be fixed multiple times. On each occasion it also took a few days for a maintenance person to come out and fix it, occasionally leaving the floor damp and therefore the lounge unusable due to the incessant dripping during these periods. Furthermore, despite telling them it was a problem since the last time it got supposedly ‘fixed’ it had dripped consistently. I can provide both a dated video of the dripping, and screenshots of messages with Ben of us confirming the leak with him should you wish. You will see from those that Ben (as usual) promised to get something fixed and then failed to do so.... Read more

Will and Ben are professional and very responsive to any issues related to house maintenance. They always respected our privacy and they did the annual property checkups at times convenient for us. It has been a pleasure to have lived in Room 4, 1 Pennsylvania Crescent, Exeter. I lived there from December 2017 until November 2020. When I moved in, the room had been deep cleaned, and outfitted with a new bed and fresh blinds. Throughout my tenure the public areas of the house were cleaned weekly and maintained to a very good standard, which made it very easy for the house mates to maintain the standard throughout the week. When there were problems with the heating, an email to the landlord’s agent received a speedy response and the issue was quickly resolved. Such issues arose only three times over the three years of my residence. The house mates throughout my residence all showed consideration for others, which made for a very easy and pleasant atmosphere in the house and particularly in the shared kitchen. Loos and showers were always fresh and well looked after by all. I can recommend 1 Pennsylvania Crescent unconditionally to all. A super place to live. Peter Strickland.... Read more
