Classic estate agent attitude of can't be assed. I live 3 hours away and whilst I would gladly travel to view a property I still want to see some basic photo's of the property. The property in question had no photo's of the 2nd or 3rd floor. I wanted to see the condition before travelling to view. As a developer I want to get an idea of the job before I potentially waste a 6 hour round trip... basic sales skills and in need of customer service training. Please read if you are a student - we lived in a property with JCP for 2 years during uni. Our experience with JCP was shocking, upon moving into the property the house was in a disgusting state, countless issues across the rooms and communal areas in the property which we constantly reported and were not fixed across the 2 years. Upon moving in the house was disgusting with used condoms even found underneath tenants beds. Outside my bedroom was a cupboard full of rubbish left from the previous tenants which JCP did not clear within the 2 years, the basement room was full of mould, we were not provided with a fridge or hoover, the garden was overgrown and left in a state. One of the tenants door handles broke and he had to enter the house through the back door as JCP took near a month to get it sorted putting the other tenants safety at risk as we had to sleep with the back door left unlocked. They never took our complaints seriously and constantly overlooked us. Furthermore, despite acknowledging any of these issues and taking accountability for them they just left it and then did near nothing when the landlord tried to take our deposits off us. Firstly, the state in which the house was left in for us to move in was unbelievable, so many things needed fixing and renewing and was only fixed after a few months. The communication was shocking, would only reply after numerous calls and emails and even when, the team were very blunt and rude. Left us with no heating and water over Christmas because of a leak from an old radiator. The boiler also needed fixing but was only dealt with after 4 visits. Absolutely disgraceful service. Rented accommodation which has not been cleaned, has an infestation of slugs in 2 rooms, has cheap ill fitting features, including curtains and a wardrobe that collapsed when used. We bought our house of JCP and then when our plans changed so that we were no longer returning to Oxford we used them to rent it out. We are generally really pleased with the standard of service and would definitely recommend them over other estate agents we have had more negative experiences with. The attitude of the staff is extremely positive and although you can sometimes tell they are a bit overloaded they generally get back to us in a timely manner and are always extremely helpful and engaged. I'm afraid we had a really bad experience with JCP when we sold our flat in Grandpont. We originally listed it for sale with JCP's East Oxford office in July 2020 at a commission of 1.5% (+VAT) and £175 (+VAT) for some other services.
9 months down the line, we felt stupid that we didn't negotiate these fees down based on the service we received. We felt very pressured into taking the flat off the market once an offer was received, even though we would have preferred to keep it on. After this, we heard very little from the agent until he informed us that the buyer was withdrawing her offer based on the survey. This happened 6 weeks after the survey took place, forcing us to relist the flat in October.
Our experience with the second buyer wasn't any better. This time the agent ignored our conditions for accepting the offer. Despite agreeing to the offer in October, we waited 4 months to find out the buyer was going to book a survey despite being reassured by the agent that they were ready to exchange. The sale was eventually completed after many headaches and at a significantly lower price (over 5% lower than the initial asking price) in April 2021, 9 months after we first listed the flat with JCP.
We didn't feel that the agent was active enough in managing our sale, and that he created more issues than he helped solve. The service we received certainly didn't justify the £7,200 we spent, so we raised this. Unfortunately there has been zero acknowledgement from the agent (apparently they went "over and beyond") and so we have regrettably had to take this to the Property Ombudsman. There doesn't seem to be any other way of holding what I would consider a predatory estate agent into account when they offer minimal services at premium prices.
So to protect others from making the same mistakes we made, here are some top tips for selling with JCP:
1. If possible, I would avoid them altogether or use the North Oxford branch
2. If you do go with JCP, negotiate the commission down to 1.25% (which is the market rate most others, e.g. Breckon and Breckon or Chancellor's, charge)
3. If JCP do insist on a premium rate (1.5%), at least make sure they agree to reduce it if the property takes too long to sell (e.g. above 6 months) or sells at a significantly lower value than the asking price (e.g. 5%). This may incentivise them to respond quicker to issues when they arise, and avoid putting pressure on you to reduce the price (which happened to us several times). The terms of business, as they stand, are minimal and won't protect you if things go wrong.
3. Make sure JCP include the £175 + VAT for EPC, photographs, and floorplans within that commission. They will try and list it separately, even (as in our case) the EPC was recently done and can therefore be downloaded for free off the internet.
4. When the JCP agent calls you to pressure you into accepting the first offer, just ignore them and keep your property on the market for a minimum of 2 weeks in case other offers come in.
5. Send important communications to them in writing, e.g. conditions for accepting the offer. They will try and do everything over the phone which, conveniently, makes it difficult to present evidence when you do have to take this to the Property Ombudsman.
I wouldn't want my worst enemies to go through the same experience we had with JCP, so I hope some others find this review useful. If you want the sale of your home to be in safe hands, I would err on the side of caution and just avoid them altogether.... Read more

Awful estate agents! We rented a house through them in July for a tenancy starting in August. The property is landlord managed and JCP just let it to us. Initially they lied to us on viewing the property, stating cleaners and gardeners were included in the rent price and it would be no problem to remove furniture. After we paid our holding deposit and got sent the tenancy agreement to read and sign, it was impossible to get any response from anyone from problems in our contract. We called, emailed and left notes on their online contract system but nothing at all which was so frustrating. However if we didn’t sign and submit our contract in 7 days we would lose our holding deposit (around £600). We decided to sign it anyways, as we desperately needed a house and could not afford to lose this money. Funnily enough, as soon as we signed we could get hold of the lettings agent and informed that the rent did not include gardeners or cleaners, and the property was ‘let as seen’ and we were not allowed to have any furniture removed. Of course our landlady who we let off does not care about this as she wasn’t involved in the lettings process, but this was just so unprofessional and frustrating process being lied to and ignored. Do not use they are a terrible estate agent. They don’t sort out your queries unless you chase them at least 5 times. Even the landlord of our property has said they’re useless.
Come across rude if they need something from you however don’t care at all if you need there help.
