Working with Lawlors Estate Agents has been an absolute nightmare. Farhad Malik and Kelly Jo couldn’t have been more unprofessional if they tried. It’s like they actively avoid doing their jobs – constant delays, no communication, and a complete lack of basic competence. It felt like pulling teeth just to get them to respond or do something that should be standard practice. And let’s not forget the weird smell coming from their office – honestly, it made the whole experience even worse. If they can’t even keep their office in order, how are they supposed to manage anything else properly? Save yourself the headache and look elsewhere. They ignore/dismiss the tenant's needs/maintenance requests if it were to cause inconvenience to the landlord. They rush. They shove you off on enquiries. You dont feel helped out. I found alot of unfairness around those with benefits. People who genuinely pay their rent are having to pull sweat and gather proofs, its ridiculous. Most of these estate agents are only good to those who are employed full time. Even whilst enquiring for properties its like they just dont want to assist, " oh we will call when something comes up". That day never comes.... Lock down is over, Boris is saying no masks. This estate agency is TERRIBLE! Recently had such an awful experience with them whilst trying to rent a new property. I'm not sure where all these positive reviews are coming from, I'm fairly certain that they are fake and being written by the agents themselves. Please be aware, they are absolute con artists. Sayem appears to have many positive reviews about how professional and helpful he was, and I couldn't disagree more. That man is a pest and a scammer. Immediately after viewing our property, he started harassing us and pressuring us to pay a holding deposit on the property, even though we hadn't put an offer in or provided any information yet regarding our income or preferred move in date etc. We eventually paid our holding deposit, which he said multiple times would not be refundable, and afterwords then told us we wouldn't meet the affordability criteria for the tenancy, meaning we were going to have to pay thousands upfront in rent. This could have been avoided had Sayem actually checked information we had provided before paying money upfront. Due to his unprofessional actions, and the fact he had been so rude and pushy throughout the process, we eventually decided to pull out of the property rather than having to pay money upfront. Luckily, we were given our holding deposit back, but I would recommend treading carefully if you wanted to rent a property through this estate agency.... Read more

Excellent service, and I would use them again. I was let down badly by another estate agent. I had seen a studio flat that I liked. Reference checks were carried out and passed. I placed a holding deposit on the flat with a moving in date of 3 weeks. Unfortunately, 5 days before the move, I was informed by the agents that the owner had decided to sell and that I could not move in. This caused enormous strain as I had given my current landlord notice that I was moving out. I explained to another estate agent, SAYEM, I was interested in a studio flat I had seen on their site and that I needed to move in quickly. I explained my predicament. The agent reassured me , showed me around the flat, carried out the security checks, and within 2 weeks I was in. Exceptional service, which stopped me from becoming homeless. Not reliable. Advertising houses on the market and when enquired says it available, promises you to. Get the house keeping you on hold for few days and in the end they say the Landlord has the house reserved. How stupid it is to give that reason saying the landlord has its reserved. Unfortunately there is no option to give even half star for this state agent, I really had very bad experience with them. The way of confirming and updating customer was very bad and unprofessional. One member of staff, who was in charge for a studio flat I viewed in Hayes , he seemed to be careless person and unprofessional and hold me for one week without any update, wasting my time for 'nothing. I called them just to know if everything okay, but they told me that the landlord didn't accept my references. For me, I have no issue with my reference, it being ignored that is not acceptable. The rating 1 is for delayed response, false promisses. For urgent and essential repairs, Lawlors took ages to send the contractors, still at the end the problem was not resolved. The very common response is they are following with landlords again and again for the essential faults to get resolved. ( I have email evidences as well). I have dealt with many estate agents, but to be honest dealing with Lawlors is the worst experience. I did have expectation from such a reputed estate agent, but unfortunately it was not good experience at all. I hope they will improve and give same importance to the tenants and landlords and understand, help both the parties on time. UNPROFESSIONAL, HAVE FAILED TO REFUND MY DEPOSIT! EXTREMELY POOR COMMUNICATION. I have called multiple times and everytime they have said they would get back to me and never do, on my last call they said to email and they will get back and yet I am STILL waiting for a response. I was trying to get a property on rent sooner because I had arrived in london for the first time with my family. They just sent the video of the property and asked to see it myself. Asad, the sales person was in communication with me and he didnt even bother to come show the property to me. I was completely new but still went all the way to see the property all alone. I requested asad so that the existing tenant might give me a tour. Luckily the existing tenant agreed and he was nice enough to have agreed to give me a tour. I booked the property and i had provided all the specifics that i have an infant at the first place. After 5 days he comes back saying they cant give the property to me because of the baby and wasted my 5 days. I suffered losses because of them because i had to stay in hotel for another month to find a property. After few days they came back to me saying they have another property coming up and I was like really, after all this someone would again get into all this trap. First impression is last impression and I am never going to do any business with them ever again.... Read more

I have dealt with many agents in London, however I did not see such unprofessional service. This agent advertised the flat in Uxbridge as first let and when I called them the first thing i asked is if the flat has dishwasher. the agent said that he will confirm and come back to me with appointment date. He called back confirming that the flat has dishwasher and we can check the apartment on Monday 5 pm. Monday 5 pm-no one shows up-no one picks the phone. After 10 minutes i received a voicemail from another guy saying that he will be late 10 more minutes because he stuck in traffic (5pm-traffic is expected, so he could leave early, or at least inform us before that he is running late, but he did not). so we ended up waiting half an hour just for him. Then the guy arrives, we go to the apartment and guess what? there are tenants living! it is not first let! a cherry on the top was that the FLAT DID NOT HAVE DISHWASHER! So please, if you want to keep your nerves safe, dont even dare to deal with them. i am happy that i will not be renting with them seeing how unprofessional they are even in simple viewing stage!... First of all, we are grateful to lawlors the fact that we found the ideal flat in terms of size, location and good lighting. We lived in one of their flats for less than a year and had to chase them for everything. When we moved in the flat was not clean, there was hair and dirt everywhere, we even found kitchen utensils covered in mould in a cupboard. We sent pictures and videos via email and they continuously denied, saying it had been professionally cleaned and at the end we had to clean ourselves. We were told the bath would be resealed before we moved in as it was gross and grotty, it was never done. The desk chair was riddled with hair and who knows what else. We threw it out and replaced it. The mattress was incredibly old, the contract clearly states normal wear and tear is okay, this mattress looked over 10 years old (not an exaggeration), the springs were literally visible through the fabric, we were told by maintenance, I quote, 'the landlord refuses to replace it but you are welcome to buy your own.' Why should we do that when it isn't acceptable to provide tenants with such dismal furnishings in the first place? The oven didn't work, the inside was completely rusted it looked like it hadn't worked in years. It took 2 weeks for one to be delivered and they never organised an installation, it was sitting in our flat for weeks until we chased them to see when it would be installed. They also didn't organise a collection for the broken appliance, we had to pay to have it taken by the council. The stove was constantly tripping the fuse box. Turns out the fuse box is so old it was against current safety regulations and only when we asked for the stove to be changed did they replace it. I'm sure that was supposed to be changed years ago too. When the stove was changed the wood underneath was completely burnt black... A fire waiting to happen. The washing machine started leaking so we asked for a repair/replacement. It took over 2 weeks for someone to come and see it, as soon as they came they said they won't even bother to repair it because it's so old, and that it should just be replaced. Surprise surprise that took almost a month, we had to go to a laundrette the whole month and spent a significant amount of money doing our laundry because the replacement took so long. Again, the washing machine was delivered but no one contacted for it to installed. It was sitting their for a week. After we moved out, we hoped to get our deposit back as soon as possible, however it took about a month to get it back which was of course after we emailed and called them. Once again, they didn’t refund the advance they asked us to pay and we had to chase that up too. It's a shame because the flat itself is in a great location, good size and big windows. It's just terribly taken care of and frustrating having to deal with the landlord/agent. We regret that we didn’t read the reviews before we rented with Lawlors, that was a big mistake. We don’t want anyone to go through the same experience, no matter how desperate you are, we strongly advise to avoid. Edit in response to the reply- We were not told of this 'rent as is' specification. If this was the case why did the contract still mention having to have a professional clean? We were also told by staff via email that the flat was professionally cleaned when we first complained. So what you're saying doesn't even match what your own staff told us. We know it is not a serviced flat, yes we discarded the items covered in mould, but why were they left there in the first place? This means the flat was not properly inspected by your staff. Hygiene should be a priority during COVID not an excuse to not do the bare minimum.... Read more

I called up and left messages for the Fahad who is apparently the manager there who never called up either. Eventually when I spoke with Fahad he loved to talk over me and just wasn't keen to listen and constantly went on about justifying their lack of professionalism and non-responsiveness. I have been renting out my properties through Lawlors since their inception dealing primarily with Gerry Lawlor and Fahad. I happened by chance to notice their reviews and cannot believe what I saw written. I have in the past dealt with, it must be, over twenty different agents and Lawlors have been the best by a huge margin. My properties have rarely been empty. I often meet my tenants and with barely an exception not one of them has had a complaint about Lawlors. I know if I am approached to repair or replace something I give my permission immediately and they get it done as close to immediately as possible. I suppose if the landlord doesn't give their consent this would annoy a tenant but that wouldn't be Lawlors fault. As far as I am concerned Gerry, Fahad and the whole team are efficient, unfailingly courteous and I honestly wouldn't have a bad word to say about them. Just to add I am not related to anyone who works there or personal friends with them I just feel upset on their behalf to read some of the reviews when I have found them to be so wonderful. I really wonder how this company got positive review. If at all I could do no star, that’s what they deserve.They are the worst I ever experienced. I rented property through them fir nearly 4 years. They are really irresponsible, very difficult to get any work done. They never responded promptly but we have to keep chasing for response. Very unprofessional and we felt that they just support the landlords whereas they supposed to be neutral mediator between the tenants and landlord. Asad had shouted at me without even listening what I was saying. It took them 3 years to give me the permission to remove the dishwasher which was not working for so many years. I got the property after professional cleaning, in a disgusting manner. Full of mould, I’m attaching some pictures of it. Even the guy who came for inventory check was surprised with the condition. After using the property for this long (almost 4 years) I gave them back much more neater than I got. Fahad wants to take our deposit saying unnecessary things. He doesn’t respond to emails when I ask for deposit. It has been 25 days that I left their property and still hasn’t reached a decision about my deposit. Surprisingly on my third contract, they reduced the deposit amount about £200. Where is that money gone? He doesn’t want to accept it. In this 4 years time, they never conducted an electricity safety check. After I gave notice, they contacted me so many times to give an appointment in March, which is after my end date, really a joke. Even the day before my checkout, I was contacted to give an appointment for this( after my checkout date) Such a shame... I strongly suggest that this must be the last company to be approached for renting , unless you don’t find any property with other agents.. Just been lots of stress and waste a lot of time dealing with them. I’m really glad that I managed to vacate the property which is managed by them.... Read more

Most of the reviews here are fake and they have been posted with fresh accounts that did nothing else than licking this agency's back with the same writing style. For me it was a deeply disappointing experience, a waste of time and money that only teaches people to don't trust small estate agents such as this one. The communication was poor, the agent himself was always in a hurry and completely ignored my questions about the referencing process for days, most of them were never answered. They took my money to stop viewings on the property I was interested in yet viewings continued, I still haven't seen that money back in my account. While proper estate agents will usually take 3-5 weeks to check your application as a tenant, these incompetents will take barely more than a week to later give you a generic excuse such as "the landlord wants someone who is an employee, no self-employed accepted", so 1/3 of the UK's workforce is suddenly not eligible for a house with these people, even if your income is 80k. They either have no experience referencing self employed professionals or they have no access to background checking tools, that's a pathetic excuse nobody I know has ever heard from any agency. If you're a tenant then you'll probably waste of time and money trying to get a house through these people, if you're a landlord you are also wasting time and money while your property rots away, because they clearly can't communicate or treat potential tenants in a proper way. Whoever handles this account should spare themselves the sassy replies, threatening or trying to take down a Google Local guide's review will not do you any favor. As always your reply is totally irrelevant (like those from your agent's messages) and full of misinformation, I'm not bothered enough to go through a management team that clearly displays its toxicity on Maps replies. I very well know and I guarantee to anyone who will contact me that you made absolutely zero checks for the case I took care of, a self employed with plenty of references. You just didn't care enough to look, your average customers are all McDonald employees judging by the other negative reviews you accumulated and the way you treated them, that's all the paperwork you got.... I have had two properties professionally managed by Lawlors for over 15 years. Fahad and Rashila do a fantastic job in open communication, swift resolutions to property faults and finding the perfect tenants. Gerry and Fahad went above and beyond to get me set up as a first time landlord back in 2006. Not one single void period or missed rental payment to date and that's down to their in depth vetting policy. They also sold one of my properties which again was very swift and straightforward. I would not hesitate to recommend them. Lawlors are also very knowledgeable of the surrounding market. Fahad and Gerry give very sound advice. So there is a bunch of mixed reviews on here but I can only comment on my experience. I was recently told by my former landlord to vacate our old property, On the lookout for new rented accommodation I came across Lawlors and called. Asad was on the other line, I was blown away by the dedication and commitment he showed in assisting me find a new flat, with this gentlemans help we found a great place. There was a slight hiccup with the lift not working at our new accomodation but this didnt stop Asad. He arranged for engineers to look at this but in the mean time we had to move in. Knowing the difficulty of the heavy lifting we would have, he then went above and beyond and assisted us by helping us move the heaviest of our furniture on our check in date and assisted for at least 2 hours (this was on his day off). I am so thankful to God that there are people still out there who care. The other person I interacted with was Roshina, she handled most of the administration work and was a great help in getting things organised and moving. I would definitely recommend Lawlors and Asad specifically to anyone looking for a place to rent or buy. To the owners/managers of Lawlors, Asad and Roshina need to have there efforts recognised and I hope you guys can do that for them!... Read more

Short version: Asad from Lawlors was absolutely amazing managing to help me rent the perfect apartment. Now, here is the long story: I relocated to London and had the luck to call him from the very first day I arrived. Just from a phone call chat he figured out exactly what I was looking for and after viewing the property I had full support from his part to get through the process (paperwork, forms etc). I am renting out three of my properties in Hayes & Uxbridge with Lawlors for a number of years and can gladly report that cannot fault them on any note. The calibre of tenants they have found me, the communication throughout the tenancy term, rent payments due to me, management of any maintenance issues and overall command of the whole process is the best I have experienced. My dealings with my former agent left me very speculative and had me considering selling off my properties. I am writing as the owner of the company. Naturally I am disappointed to read these reviews. The first chap had a private disagreement with the landlord which was settled by the TDS for them. He obviously is upset by their decision, but in no way do we profit from the TDS' decision. If he can evidently prove that we have gained profit from the landlord's claim, we will reimburse him his loss. The second review is a little vague and without substance. We have checked our records and the named party is not even a client.
