I've had two frustrating experiences with this agency and strongly advise against renting from them, especially at St Johns Rd in Kettering. If you want to avoid a major headache during your lease, steer clear of them. My initial experience with their Wellingborough property was even worse. Despite giving them another chance, their maintenance team has been extremely unprofessional. I’m particularly disgruntled because, after months of trying to resolve the issues, nothing has been done. Both the agency and the landlord have been unresponsive, and I’m now pursuing legal action and stop paying rent. To be clear, the same Connie who’s receiving praise from some of you has been ineffective and unhelpful, which makes me wonder if there’s selective treatment happening.

Sally was immediately available to resolve an electrical out of hours emergency, swiftly arranged the attendance of an electrician, and the problem was fixed within an hour from start to finish.
Additionally I have found Sally to also be warm, friendly, understanding and punctual when conducting routine inspections.

I had been renting from Let It for almost 2 years and they have been really helpful with viewing, moving in and moving out. We met lovely Kelsey for the viewing back in 2021 who showed us around. We met several other agents throughout the tenancy who were very helpful. The viewings were done every 3 months to make sure everything was in order. Checking out was done by Connie, who was very nice and polite. We had to reattend in order to clean some areas that we missed and Connie was very helpful with the process. Overall we are highly satisfied with their service.

This joke of a company are criminals.
The amutuers WILL try and steal your deposit. They tried to rob me, faking photos and making up BLATANT LIES. YES THEY ARE LIARS. It's a good job I know the owner of the property and he made sure things were put right. Even the house owner thinks they are vile people. DO NOT GIVE THESE CHARLATANS YOUR MONEY, THEY WILL TRY TO STEAL IT FROM YOU.
They said they want £300 from me because of the state of the room. Judge for yourself guys....????

We have been with let it since March 2019, have found the team more than helpful with any maintenance issues, this changed on our last inspection, I raised a couple of outstanding repairs that hadn't been done, Connie is now my go to for any maintenance issues, she went away kept us up to date with any progress and within a couple of weeks they were completed.

Updated Review: Lovely to see you guys name calling me as 'erratic' just shows how unprofessional you are. I changed my review because you called and emailed me multiple times asking me to change it from a 1 star review. I had no problem leaving my review there because it was my honest feedback. You never responded to me when i raised the issue, if i was able to leave photo's i certainly would. But i will be taking this to the ombudsman and to court if need be. Your response says it all and i'm glad you've responded for everyone to see.

I've never had such a bad experience in MY LIFE ! i moved in to the property and within days noticed that the washing machine was FULL OF MOULD. I then had to email about 4 different times and then physically go in to even get a response, to my surprise they told me they would not change it. I had to fight back and fourth for weeks before i finally got someone with some sense, to realise that mould NUMBER ONE IS DANGEROUS TO YOUR HEALTH!
And then came the being accused of not paying bills and then i got told to PROVE IT, i had contact with the landlords friend and they said this wasnt the case and the estate agents were requesting this.
It didn't stop there, then there was me being accused of changing the locks, they then told me i should PROVE IT by sending them a photo of my keys and that it needs to be done by today because the landlord requested it. The landlord confirmed to me DIRECTLY that he didn't even know what they were talking about.
They are charging me for a hose that i INSTALLED Myself because the shower hose wasnt working, so for money they didnt even spend they are charging me for. the delivery guy damaged the kitchen cabinet despite reporting it to them they are saying that its me.
i moved out so i could just live peacefully

I let my elderly mother’s property through Let It. We are total novices only having this one property and never being landlords previously. We live at a distance from the property and so don’t visit it at all. The Let It team have made everything incredibly easy, and have just found the second set of tenants for us, I would say that communication with me is fantastic, they always keep me informed and check with me before anything happens. I receive regular photographs and written reports regarding the condition of the property, updates about any maintenance work, competitive quotes for work which is all quickly sorted through their network of contractors, and great advice about the rental rate I should be asking for, and which tenants to go for. Let It staff are all very approachable, helpful and professional. I trust them totally with mum’s property and would recommend them to my friends,

Connie has been helpful with sorting any issues in the property over the last year, we love the property and plan to have a long term let here. This is the first time we have rented and it has been relatively painless. The only issue is that we still haven't been sent our inventory despite asking nearly every time we speak to the agents, We don't plan on moving on but just for peace of mind it would be great if we could receive it.

I had a great experience with Connie from Let It, Kettering, I logged an issue with our toilet at 1 pm and it was fixed by 4 pm the same day. I have rented for a few years, and I am used to waiting weeks and having to constantly chase to get things fixed so this was a breath of fresh air and shows how agents should work with tenants.

Been with let it homes for a while now, when I reported things that was needed in the house they USED TO GET IT SORTED, but once your settled in every time I email the agency with a problem they say for me to repair the issue so wait a minute I’m a tenant and the property IS NOT MINE and the agency is asking me to fix something that’s not mine absolutely outrageous and a disgrace yet they are bloody quick to do there inspections and take photos and nothing is done! A load of unprofessional people in this agency they don’t even deserve a star on Google review.
I’m sorry to say I’m not with another agency I’m with LET IT HOMES AGENCY IN KETTERING.
If that’s the case then that’s your decision.

This is the first house I am renting through Let it Homes but so far I only had positive experiences with them. Both Tom & Connie are very friendly, helpful and professional! Any questions or issues I have they are there to help with and I always receive a quick response even on a bank holiday weekend.

The property Im currently residing in has recently changed landlords and I was supposed to be contacted in December of 2021. I was contacted today (4.01.2022) regarding payments. I explained clearly a change in my situation and requested a new rental agreement of somesort. Never once did I say I wasnt going to pay my rent. However, I received a lovely email from a lady in the name of Louise, which was very very unprofessional, and no matter how much I requested a phone call, she prefered to hide behind her device and not ring me. I will gladly attach the email. After a series of emails back and forth, I received a very dry and pathetic "apology" about how she had misread the email.

In short, booked 10am viewing. Called place at 10:05am when nobody arrived, told someone was just turning up.
Come 10:20am called again and got told nobody has information on the viewing and nobody was coming.
Unprofessional & ridiculous
In response to response:
I was informed that 1 (one) member of staff was indeed isolating, however not that 50% of staff. Being a night shift worker and waking up to attend the viewing, only for the agency to simply to not arrive for the viewing & then proceed to give the wrong information on the call that someone was arriving "very soon"
We then proceeded to wait around for another 15 minutes before calling again and being informed that nobody even knew of the appointment begs the question of how well do you all communicate with one another in order to have appointments completely go by without notice.
It was offered to reschedule and yes I was in fact annoyed, as setting time aside from days & work in order to view a property and simply be left standing at the side of a road simply screams Unprofessional.
I have no issue with the woman who took the call as she was, as you said, apologetic and the mistake was not hers that was made.
However a review system is in place to inform the public if your experience with a company, and my experience with your company has been, frankly, terrible.
Maybe next time you find yourself short staffed, make sure you contact prospective tenants with ample notice & on an initial call maybe take all correct information to not give misinformation.
So yes, personally I would call a company (deliberately(?)) changing the context of a call and making false claims about what information was given (that 50% of staff are off not just 1(unless you have staffing levels of 2 employees)) simply because you made what I assume is a genuine mistake, and do not want a negative review against you.
So yes, my review was short, as was my behaviour on the call due to being irked. I hope this longer view is more to your satisfaction.
As for hiding behind an account, in reference to my name and your comment on it, this is simply the way my Google account is set up & the way you addressed this was in all honesty more embarrassing than the fact this is my Google name.
TLDR; if not going to show for appointment, explain the genuine reasons, accept fault, and understand that a review system is in place to show your experience with a business, of which, my experience was negative with yours.
I am happy to resolve this issue in private if you can provide a method of contact, but simply trying to claim no wrong doing on your part is absurd & both parties could of handled this situation in a better, more mature manner.

I cannot praise the team at Let It in Kettering. They have been looking after my let property for several years now but this year they stepped outside their comfort zone and excelled in the assistance and management of my situation. In early March whilst my property was unoccupied waiting for new tenants to move in I had a major escape of water from the tank in the attic. This leak went on for a few days to the point where water was pouring out of the front door. The team at Let It went round and found the horrendous damage to the house which obviously I was devastated by. The new tenants where supposed to move in the next day!! I immediately visited the house and then set about trying to assess how I was going to put the house back together. It was totally destroyed inside. That is where the team at Let It really stepped up to the mark. They quickly were able to assign contractors to come in and remove all the damaged carpets etc and get the right equipment in to start to dry the house out. The leak was repaired and then the painstaking task of trying to put the house back together for the tenants began. Liam Dupree was outstanding in his assistance for me as I do not live locally to the property and he kept me up to speed with the rebuild progress and was always there on site to make sure everything was being done correctly. All the ceilings had to be replaced and a new kitchen was fitted. The whole house was redecorated from top to bottom. All this was sorted out by Liam and others at the Kettering branch. The house was finally finished off in October last year and the new tenants moved in at the start of November. It was only down to the team at Let It that this was able to happen. Without them I would have been totally lost and not been able to get the project on track and now back to having a property that is almost brand new. This to me was an example of them going out of their way to make sure that as a valued customer I was their priority to get assistance and the situation fully rectified. I cannot thank them enough for what they have done for me over the past year. I will be with them for as long as I have a property.
Comment on agent fees
This agents fees are superb compared to the others. I am a soldier and they took that into consideration and ensured that I was given a very good rate in relation to their management fee. The best around by far.

This company has to be the most unprofessional team of people whom spell out fractured chaos both moving in and moving out. Do not rely on any verbal conversations if trying to reach even the smallest of agreements on your journey as a tennant managed by these. I was fooled by thier own terribly itinerary which let to walking into a property with vine stained carpets they never pointed out . Their so called brilliant photos now have me in dispute for getting my full deposit back. I left the property cleaner than I found it and endured rudeness for a full 12 months. Did not rush with this company you will get burnt

I am not happy from my experience with “let it” because of following reasons
1) They charge relatively much higher reference check fees(120 GBP per person) as compared to other agents. The company they use to do check is "Endsleigh" which only charge 7 GBP for instant and few more for comprehensive background checks, To me this seems very unfair to charge your customer many folds of what it actually cost.
2) Once I deposit the money for reference check and asked if i could see the property second time the refuse to do so and said they can not show me property unless they got my reference cleared which I found very lame and rude.
3) When they showed me the property I was told that everything is included but once I gave them reference fee and initial deposit they start disclosing hidden charges i.e. Electrical appliance testing fee, inventory fees etc. and amount of these are ridiculously high.
I will try my best to avoid them next time actually I have not moved in and started thinking of stepping back because of it.

I have used Let It! twice in the previous ten years for family home rental in Kettering. They have been helpful with any problems that arise with the property, and regularly keep me informed about progress.
They were professional pre-tenancy and even managed to provide viewings outside of office hours.
