Put our house on the market with a competitor estate agent who was very slow and lacking in communication, called up Patterson Lane and Russell came over to value and put our home on the market we said that we needed a fairly quick sale as we were trying to purchase a new build however there were limited plots left! Russell was amazing and got our house on the markets with no issues and plenty of communication! Lara who did the viewings was also amazing and has amazing knowledge of the property! We sold in less than 5 days could not recommend the team at Patterson Lane enough!

From the initial greeting and letting of our property Katie Darby has been 100% supportive, patient and very professional in her dealings with us. Latterly we have again been supported 100% by Raji Bhangra who's quiet determination, great knowledge and tenacity has steered us through a difficult period whilst the property was being sold. Throughout the sale period of 18 months Sadie Bithray whose finger on the pulse, accompanied by excellent communication was essential in keeping the sale on track.

Myself and my husband were in a were in a very sticky situation where we were having to live separately, all whilst having a one month old baby. After moving down from Cornwall. Milena acted quickly securing a home for us within the week here in Kettering. She was on the phone straight away as soon as we had viewed the property. She remained in contact with me on a daily basis and corresponded with me within a timely manner.

I have never met Steffanie, but my gosh she's a GEM when it comes to customer services. She smiles when she speaks on the phone and always pleasant and ready to help. She has served me and the family in such a professional and courtesy friendly manner, you couldn't asked for more. My son Patrick purchased his house from the Kettering Branch and when he need plumbers and builders, Steff was a just a phone call away.
Steff quickly processed the rental of his flat and ensured all communications received with full understanding and attention. At the same time her colleague Tom Bailey processed Patrick's mortgage which was a delight as the mortgage rates were so high and yet he got the best deal for him. Tom took his time to explain the rates that were available and advised on the best deal and. I picked up the keys to my house on February 21, 2024.

I have just brought a house through pattison lane kettering, from being shown the property with Tiana I knew I was in good hands, she was very honest about the property and didnt give us a hard sale which is very off putting from other estate agents, she gave us time to consider the property with out pressure which was so refreshing, she also did her research on the property and was so informative, she could answer all my questions on the spot.
Then Jo and Sadie from the sales team where absolutely fantastic, it was a stressful chain but Jo and Sadie saved my sanity, took so much stress off me and kept on top of chasing the chain for me. They even called me when I was in the new property to check everything was OK and to wish me luck in my new home.
All round fantastic service from you three ladies, I couldn't be happier and if I ever move again I will not hesitate to use pattison lane kettering.

Sadie has just help us to sell our own property of 35 years. She is very professional throughout keen to help us get on the market and within a week we had sold!!! She sorted us out with various things needed , gave us good advice and information we wouldn't otherwise have known about. Helped get things sorted on exchange day after a Iast minute panic !! We are completing and moving next Monday to our forever home to make new memories with our son and pets.

We have just sold our property through Pattison Lane. What a service! We dealt with Russell initially who valued our home and also took some really superb pictures, all done on the same day. Our property was on the market and Web the next day. We then dealt with Sadie. What an angel! She has the patience of a Saint! Our buyer, who let's just say was VERY challenging and VERY demanding put Sadie, ourselves and I believe other members of the office under quite an amount of stress. Needless to say Sadie was ALWAYS so professional but just as importantly she kept us up to date and in the loop at all times. During the process Sadie took annual leave and Jo stepped in to cover. Jo also kept us informed and in the loop. This made such a difference to our selling experience as both these wonderful ladies appreciate the importance of just simply keeping their clients informed all through the process. We were renting through this agency for a year and we had a great experience. We were very lucky to have Raji Bhangra from the property management team helping us in everything during the year and she was such a great professional at her job at all times. She was always very helpful, respectful and caring for us as tenants! Any problems were dealt with really quickly by the agency and we never had to chase for anything from the agency's side.
It makes such a big difference when you are dealing with people who are human (meaning in terms of empathy and caring) and professionals at the same time and we definitely had that with Raji.
P.S. The rest of the Agency Team were also great and very helpful and respectful at the start with all documentation procedures and during our stay when we had to communicate with someone else.

The team at Pattison Lane have failed me on ever occasion.
I placed an offer last year around July, which a month down the line they told me the vendor had changed their mind and were not moving.
A month later the vendor changed their mind again and everything was back on as agreed previously, I asked for updates and got nothing.
I chased for updates by email and by phone and got nothing, 'oh this person will call you back' they never did.
I then emailed the branch director and got a response prior to Christmas and have heard nothing since.
The property has now been delisted and they have failed to contact me, instead of having a hard conversation they seem to belive its best just to ignore people.
They ha e cost me time and money with nothing to show for it.
Rest assured I will never deal with this company again when looking to buy or sell.

Worst experience I ever had with an agency
in Europe, right from when I got the place. My experience with her, a dark haired lady, Katie perhaps ? right from getting the place at Kettering was not fantastic.So I got robbed and lost my keys on the 16th of March,2022. Was distraught and was outside in the rain, lost laptops phones etc. Someone suggested I call agent to at least help me in. The lady on the phone shouting on me. So decided to go and see face to face and explain myself. Got there she was extremely rude, unempathic , very unhelpful and still shouting at me. I finally got hold of my landlady who came to my rescue. May I also add there was a very kind and empathic gentleman at the agency . Worst experience I ever had with an agency.

I had a house valued in June 2021 and decided to go with another rival local agency. The property was unfortunately inherited so was empty with no chain. I admit I was sold the dream and fell for it.
After signing contracts the nightmare began. No photos were taken on the property for 6 weeks, no advertising took place, but I got the odd text about somebody viewing the property. I don’t believe I have ever been lied to as much in such a short period. Very frustrating. Long story short (and it was a long story), I suspected that a property developer mate of the agent was being pushed onto me for mostly their gain and certainly not mine.
In September, I then did what I should have done right from the beginning. I called Russell Palmer @ Pattison Lane. It took a week to drop the other incompetent agent. Russell stuck to the same professional opinion when we first chatted in June. Didn’t oversell, showed excellent local knowledge and walked me through what he thought would happen.
Highlights – His predictions were correct. He said the house would sell for x amount in less than a week. It sold in 2 days and for more than what I would have made with the other agent.
Lesson learnt. Listen to the guy who gives you realistic opinions and talks about what processes benefit you. You like me, may still see the bigger upside of the scale. If you’d never sold a house, you’re going to be dealing with agents for 4/5 months across the whole process so pick the right one.
Professional outfit and run smoothly across all departments I dealt with. Loads of aftersales care. 100% recommend. House sold quickly, minimum fuss.

Absolutely terrible estate agents - warning do not use!!!! They come in and sell you the dream that they'll sell your house in 1 week. Rubbish!! Firstly the estate agent who came and valued our house phoned us up a few days later and said he didn't realise we lived next to a food outlet and this might put people off as they may struggle to get a mortgage. So basically they don't do their research or even look at the street you live on! After that we never saw him again!! It was as if he disappeared off the face of the earth. Then it was weeks of various viewings all pointless as half of them weren't the right candidates or hadn't sold. Every viewing was a different agent that had never seen our house before. For the first 2 weeks we did the viewings ourselves as they had no interest in doing it. We then complained and said we're not selling our house, so you do the viewings. We wasted 12 weeks of pointless time wasting with them. They have no drive to sell your house or even learn about it before putting it on the market. AVOID WITH A BARGE POLE!!

I dealt with Neil from Pattison Lane when I originally enquired about a property that had been sold stc.
I explained exactly what we were looking for in a property and within a few hours I had Neil on the phone explaining an ideal property that had just gone onto the market.
We’ve struggled a little with the current market as it involves my mum making a very long journey to a view a property and have had the misfortune of dealing with many of the not so good estate agents in the Northamptonshire area.

Sadly the property received a higher offer than what we wanted to pay, however we are so pleased that we could deal with such a friendly, compassionate and professional Estate Agents.
We were kept in the loop consistently by Neil and the team and everyone was professional and friendly.
We also dealt with Phil very briefly and can happily say that his professional, honest and friendly mannerism means that if we ever need an estate agent in the area again, Pattison Lane will be our first port of call.
We are gutted we couldn’t purchase from Pattison Lane in this case, however the customer service was second to none.

I don't usually write reviews as generally I just figure that people are doing what they're being paid to do. But I have to make an exception with Tom Bailey-Smith at Pattison Lane. We were looking at houses through the agents and started talking to him to arrange our mortgage. We ended up going through another estate agents for our house purchase in the end as we moved to a different area, but I am so glad we stayed with Tom. It was quite an elongated process as we were interested in a few properties which fell through, but he was patient with my daft questions and reassuring when applying for the mortgage. He was approachable and personable, while at the same time being professional and knowledgeable. He has kept in touch with me throughout the entire process making sure I knew what to do when, and I would not hesitate to recommend him to others.

Reasonably priced, open to feedback and they always work with you as a landlord in collaboration to get everything right for landlord and the tenants (unlike many others who are more call centre based).
Katy and Rebecca in the branch have always been very helpful, attentive and have always been great at finding awesome tenants for me and making the process seamless.
Ellie who manages the property management team side of things really cares about doing a great job and given I have exacting standards (which can be rather annoying I’m sure) she and the team do really well.
I’ve used many agents/property mngt companies but this once gets it right - and when things do go awry, which is inevitable - they always jump in and solve things.
All in all - I’d wholeheartedly recomnend.

Unfortunately had a bad experience with this agency right from the beginning. Very disappointed in the response and professionalism of this company. Negotiator made an incorrect offer to the seller missing out key conditions of my offer to the seller, which gave the seller a false idea of the offer made and I only found this out from the seller directly once I met them for a viewing. Thankfully able to agree a sale finally and then the delays in pushing the sale forward started happening, sales memo issued nearly 2-3 weeks after offer being accepted. No response or update from the agency since having the offer accepted (more than a month), also being told fibs by employees ( i.e the seller has instructed solicitors when they have not), passing the buck between employees, i.e being informed by different colleagues that different people are dealing with the sale, and constantly having to chase different people up for updates and next steps only to find out finally that the seller is taking the property off the market. I am a landlord myself and have dealt with many agencies over the year and unfortunately, I would definitely not recommend this agency.

I've just exchanged on a BLT property purchase with Pattison Lane, they were marketing the property and offered a mortgage and conveyancing service. As this my first BTL and and not having had any mortgage requirements for the last 10 years, I thought it would be complex, expensive and tiresome, but I have to say, apart from one blip at the vendor's end, this sailed through. Tom arranged the mortgage, that flew through - and at a great rate, Kim sorted the sale and chased up the vendors. Raheel at the home conveyancing division took care of the legals, very smooth service and professional - all done and dusted in 11/12 weeks, and that included a 2 week delay due to the vendors, so we could have been even better - great service, good job!

This is probably the worst company I have ever come across. Absolutely awful estate agency. First time buyer and want to by ASAP. Well, with this agency you’d be lucky to view anything at all. 4 emails and 6 phone calls in a week between me and my partner and we are still unable to get a single viewing! Each time they say they’ll call back and nothing happens. No response to emails either. I do wonder how they get any customers and make any money. Customer Service is nonexistent to the point where when rang to register and to be added to mailing list, receptionist didn’t ask any questions regarding what the type of property we’re looking for and couldn’t get off the phone quickly enough. I suspect she didn’t even write down name or number.
Ah, and don’t be surprised to hear they have no access to the property or the seller has pulled the property of the market for a while so there are no viewings at the moment but it will come back for sale.
Yet, it’s still showing for sale on the website.
This company is a joke!

We used Pattison Lane to sell our home after bad experiences with a couple of the local independents who were frankly a nightmare. A night and day experience. The photography was another level (they took so many pictures!) and they produced a professional listing. They listened to us and we felt appropriately advised on how best to go to market considering what we wanted to achieve rather than how to just earn their commission the fastest. They were very communicative during the marketing phase and critically post-sale they were proactive in ensuring everything was going smoothly and offering advice and chasing either side when necessary.
Recommending an estate agent is not something I ever thought I’d be doing but hopefully it helps some people avoid the local charlatans who don’t care about anything more than getting their cut from you.

Going through them at this current moment in time. Trusted reviews, but beware, I can only state my experience and it's honest. My property was over valued, not by a little. So far during peak selling I have had only 4 viewings. Price reduced for 2nd time, Better photo of outside now taken, still not impressed with inside, however, can't be changed at moment. Errors have been made in advertising and key selling points missed. Back on market this week as re-marketed so will update follow this over the next 14 days. Advise, read the terms of contract, compare prices and watch time contracted to. But at present can only say 2 stars.

I found Pattison Lane to be fantastic for me and my family. Not only did they sell my house but they found me a house to buy as well that wasn’t even on the market. Phil and Sadie are experienced professionals who tell you as it is.
They got me, on average, a viewer per week through my door and it goes without saying that one of these viewers has bought my house. Phil and Sadie and the team deserve a lot of credit for everything they did for me. They are straight talking, they price houses fairly and they are competitive on price. They answer the phones and they reply to emails.

I was very pleased with Pattison Lane. They were kind and pofessional and seemed to care about their customers. I would highly recomend them. Sadie was great nothing was too much troube and Tom was very helpful too

Apart from the flat being a dump, which is not the estate agents fault I asked when she arrived if ok to park where I was and told " yeah that is fine" so not very happy when I received a £60 fine!!!! I have spoken to the agents and just got told " well nothing we can do" shocking service and rude people. Avoid if at all possible
