I have been trying to end my contract with this company as they don't reply to emails or answer their phones for most of 2024.
If I ever do (by calling with another number) manage to get hold of them, they tell you they'll call you back later and never do.
Have used them for years, used to be a very good company, but in the last couple of years they've really declined.
I'd recommend you stay away and look elsewhere.
ETA: The number given in the response didn't even connect when I called it.

I have been a tenant of Linda Matthews for 8 years now and for a while things were really poor. However, over the last few months things have drastically improved. New staff members have started. I have been dealing with one, Tommy, regarding work that needed doing. I was kept up to date throughout the process.
Communication is brilliant. Emails answered and calls returned even on the occasions that I emailed very late in to the work day Tommy still responded past his working hours! Issues dealt with quickly and efficiently. As a tenant I feel listened to. It is so refreshing to know that Tommy and Maria understand that it may be the owners house but it's our home. On the occasion that a contractor didn't turn up when they were due (not the fault of Linda Matthews at all) Tommy quickly found a new one. I honestly cannot fault the service I have received over the last 2 months. Maria is really trying so hard to turn the business around and I truly believe she could not have got off to a better start! Thank you Maria and Tommy for all the hard work over these last few months and well done on such a phenomenal turn around!

I am a landlord and Linda Mathews & Co "manage" my property have descended into a fraudulent company. I last received email communication on 7th February 2024 from Maria. I have made repeated attempts to engage with Maria and the team since via phone, email and even traveling from London to visit their office - it was closed and looks derelict. Historically they were shambolic and couldn't do anything in a timely manner, but I stuck with them through blind loyalty.
I am currently in process of engaging the Property Ombudsman to pursue my legal options - I don't want them anywhere near my property again. Also trying to speak with tenant to instead pay rent to myself - fortunately though I am still receiving the rent - and for myself to take over the management of the property.
These new reviews must be fraudulent because Linda Matthews seemingly does not exist, even though they will take mine and others money.

Update 16 July 2024. Finally got access to the property, Linda Matthews have cost me £5000 and counting in damage to my property by previous tenants that wasn't declared + lost income from previous tenant abandoning it.

All these 'new' reviews are a bit suspect!! Suddenly lots of reviews singing their praises!!
Linda Matthews are shocking as a letting agent. They don't answer the phone, they ignore emails, they don't do repairs or maintenance. They are literally the most unprofessional people I have ever dealt with. They allow people to live in mouldy properties and as long as they get the rent they aren't bothered. Even the council dread hearing that they are your letting agent. Contractors that worked for them in the past won't anymore. Contractors calling tenants about work that's been done in the properties stating they haven't been paid.
We aren't the only ones! Reviews on Google say it all. Facebook is full of people telling others to avoid this agent.

Avoid! They are thieves! My property is let through Linda matthews, I have received no rent for 4 months now and had to contact the tenant direct. She has shown me receipts for the rent she had paid but they are keeping it! Not answering calls or emails so have had to instruct solicitors.

I dealt with Maria, the agency is Not to be trusted, they are very poor at responding. My house is tenanted through them and they do not pay the rent on time. Tenants have stopped paying, i am not allowed to contact my tenants, agency has stopped responding to my emails and calls.

Terrible estate agent, most definitely the worst in Medway and I’ve dealt with Connells, Regal, Moxy etc, RMJ, etc. Went to view a house in Eastview, St Mary’s island. The male letting agent had no information to give us about the house, was honestly very disinterested, couldn’t tell us anything such as where the parking space was, just opened the door and said ‘I’ll let you look around’. The house was dirty - I have never viewed a house this dirty as a potential tenant. There was dirty cutlery in the kitchen drawers, black mould in fridge, oven hadn’t been cleaned and had a thick layer of orange oil. Doors and windows were broken and didn’t work. There was broken furniture in the garden. There was dirty water sat in the plugs so clearly a problem with plumbing. The pictures of their properties are very deceptive. Now reading the reviews I think I got away lightly and I am so glad I didn’t go ahead with the letting. Shame as the house had real potential. If it came on the market with another estate agent that would actually look after the house I would consider it but no way with this agency.

Terrible, dodgy, they take money for work then do not undertake any work on the premises. They don't answer their phones on most days, they don't manage tenants, they do not check if the property is in good condition after tenants leave, yet pay them their deposits out of laziness, they do not clean before new tenants move in yet take money for this. Avoid this company, not worth the stress and hassle. You'll be doing most of the work yourself whilst chasing them to get back money for work they have not done and good luck getting through or getting a response or honest response as they lie often.

***CONTRACTORS AVOID***
When I first started my company, I would ring letting agents offering my services. Unfortunately, one of the letting agents who took me on board was Linda Matthews.
All seemed good at first, quote requests coming through as normal. Until two jobs were confirmed to go ahead.
I went on to complete both jobs to a very high standard, sent the invoices to Linda Matthews and then complete silence. No more quote requests, no correspondence at all.
After months and months of chasing and not having any reply from Linda Matthews, I took them to court. They ignored all court proceedings, ignored the judgement brought against the company (CCJ). Then we issued a warrant of control, and a debt collector went to visit them last week. We now have a check processing through the court. So after almost a year and a couple hundred on court fees (Which they had to pay in the end) I can safely say to avoid them if you are a contractor or anything a landlord or Tenant.
The houses they had me visit were all in unlivable condition in my opinion.
I can imagine they have done this before and got away with it.

I did sell house wihe this agency. First part of views&selling was fine, good contact wihe agency we was belive them, we getting offer. But one day on evning was coming people to my house and thay are was in surprise that no one has been inform them about different. Tha are wone to buy my house. Agency push me to accept offer to only one men ( i think tahy are have a dill withe hime, maybe he has been pay some cashe in pocket advisor), thay are told me he has got good deposit but it wasnt true, becouse he has to ask bank to borrow more money.
So after when i had visit a home buyer thay are told me this men said to advisor "keep this house for me only for me " so i didt get better offer i didnt know about this, peoplewas told .
On next day i was calling to agency i told them what happened whay thay are not tell people about offer i could sell house for better money. And thay are star to call again for all people who has been views house before.
finlly we did sold house wihe better offer different buyer no deal betwen agency advisor and bayer. We get more £2500 for sell house so it was relly big different. My sugestie is stay at Home withe advisor when coming people for views house and ask for better offer don't belive them. You can lost a lot of money.

Found excellent service was able to come and value property very quickly. Manns I had to wait for two weeks for appointment for them not to turn up and not even contact us to cancel

They are highly professional and definitely have that quintessential business expertise to help your family thrive,whether as a tenant in search of somewhere to live or as a homeowner wanting your property looked after/managed whilst you are away from the Medway area.
They provide you with advice, Counsel and expertise that is all rounded. They manage to do it all with genuine enthusiasm and you really have to find out for yourself. In my opinion they are the best and that should mean something because the Medway and Kent area have some really really fantastic Estate Agents.

I have contacted several estate agents regarding properties via either Zoopla or Rightmoves. All other agents at least acknowledge your correspondence or get back to you, even if the property is no longer available, but not this company. I appreciate we are experiencing challenges at this time, but good manners seem to have failed this company.

Am having issues with their property , the shower is not working, I had to get water from the sink to bath myself and kids, the carpet is ripped, soak and smelling because of the their linking toilet which am paying £83 extra water bill for, the wood under the carpet is shaking when walking round the house, kitchen sockets not working. Some of this issues was promised to be fix before even moving in by June 2020,I have reported this for 2months now and still chasing them up but to respond or anything, it's really frustrating me, I really regret using Linda Matthews, please don't if you can't handle stress and disappointment

Viewed a place to rent and they advertised the cellar as a bedroom. Which had no windows to it. So legally it was not a bedroom at all!This was a supposedly 3 bed inner terrace in Victoria Rd. Chatham. There were also numerous damp. Problems as well with mould on the walls. Back garden was badly kept. I viewed it approximately 3 years ago last March. I was willing totake it then at a lower rent. I kept on phoning your office at the time was fobbed off with the person was out
who I needed to speak to about it. I eventually became a HMO how could that be with the state it was in heaven knows!

I had bad experience with them, they are not professional at all, obviosely i wanted to rent one proprety i gave them all what they need but no feedback from them i was calling them every day and no one was able to gave me proper answer and after 1 month and by coincidence I discovered that this apartment was occupied by another person ???? and next day when i called the agency they couldn't even confirm to me anything ...anyway they've waiste my time and now i start looking from the beginning...

I found a property to let via Zoopla, all had seemed promising with communication via phone call and email but I was soon left incredibly disappointed with our appointment to view the property. Myself and my partner had an appointment at 14:45, we had arrived at 14:35 but stayed in the car due to weather taking a slight turn for the worse and with a young child it would of been irresponsible to wait outside. The agent turned up at 14:45, as we started getting out of the car the agent had let a different appointment into the property who had a later appointment. When we spoke to the agent he was incredibly rude and condescending. We waited outside and after 10 minutes or so the agent came outside to talk to us, from the get go you could tell by the tone of voice that he was not interested in the property or intact being at the appointment. When viewing the advert online, having a phone call and also email confirmation of the appointment there was never a mention of a guarantor being required but the agent informed of us this at the time. When I questioned why it was never mentioned previously he then went on to explain in a incredibly condescending tone of what a guarantor was ( I know what a guarantor is and what is required of them, I just wanted to know why it was never mentioned before hand ). Due to this along with not fulfilling our appointment, being incredibly rude and making myself, partner and child wait outside in the spitting rain we left without viewing the property. In fact this properly saved us some time as from taking a peek inside the property was incredibly run down and would need extensive work to get it to a liveable condition. For anyone looking to let a property through them please be aware that the photos used are misleading and will make you believe the property is a lot higher standard then what it is. If you okay with being spoken to like something someone has trod in and being spoken down to then this is the agent for you.

Not sure why they have bad reviews? I moved here from Essex not knowing any areas but they found me an absolutely stunning flat and was absolutely hassle free to rent it.
I can't praise them enough... The couple of issues I've had they have dealt with them extremely fast and efficiently.

Complete time wasters! Made a booking to view a property but the guy showed up 22 mins late then to top it off if he didn’t even have the right key!! He even tried his key in the neighbours door as if that was going to make a difference. He said “you can come back in a few days around two’ish?” So unprofessional and an absolute shambles. If I was the landlord I’d be so P’d off. I’m going to consider this a lucky escape.

This is a warning. Avoid these people whatever you do. This has been one of the worst experiences of my life. The house had so many issues. A few of the rooms had leaks and random holes. The front doors could not be securely closed or locked for the duration of the tenancy and pieces of the skirting board was being used to hold the front door together. Some windows could not be opened up and some had cracks in the glass. The garden was inaccessible due to it being used as a dumping ground for all sorts by previous tenants. It was also overgrown, over run with feeces and had foxes living there. There was feeces found under the cooker in the kitchen and the cooker had mould growing inside it. The house had fleas and the carpets were so dirty our baby got a severe rash and had to be taken to the doctor. The loft had no keys to gain access to it. We were left without heating in the winter for over 2 weeks as no one in the agency knew how the boiler functioned. The bath also had mould growing around the sides. 2 cupboards fell of the wall in the kitchen, luckily no one was injured. If you try to call or go to the office, somehow everyone is to busy every time to deal with any issue, but when they want to contact the tenant they will harass you with several calls and emails per day. I could go on but I'll probably crash the Google server with how long the complaint list would be. This is a warning, not just friendly advice. Please avoid, do not waste your time and money. Read through the reviews and make sure you heed the warnings left by previous tenants. Save yourself, don't fall into the trap.

This is the worst letting company on the market,
It’s taken them 3 years to sort my leaking tap well they haven’t even come to fix it just looked at it I’ve been the property for 3 years now. My floor is aap caving in and ring them about that plenty of times also one of my plug sockets melted and they said they would change it which have they no. I also have 2 radiators in the whole of my house and only one works I have just has a child 4 months ago and have one working heater it’s wrong and because they haven’t been bothered to fix the tap my water bill is in the grands which I will be refusing to pay they never get back to me when they say they will, I would never recommend this company to anyone. Please save yourself stress and money and please do not let or buy a house from LINDA MATHEWS

This agent is on the market for many years, very surprised how they survived all these years. I have no experience with them regarding buying or selling, just know they have the highest prices possible for properties, looked at their prices when buying a few properties in the past.
If you want to be ripped off this is the agent to go to. Letting prices are sky high, they take advantage on people who need accomodation and have no choice. They should negotiate prices with landlords, not just offer the highest price possible for their properties. Not pleasant experience at all.

Customer service skills are non existent, absolutely brain dead staff that clearly don’t know how to run a letting agents
Never return your phone calls or emails , quick enough to take your money but never sort out your issues with the property you are renting
We was left for a total of 6 weeks last winter with no heating & hot water, we was left to turn taps on using pliers! No kitchen light for 6 months due to faulty wiring which was also stopping our smoke alarm from working which is illegal! Electrics tripping in the property that still no one has resolved, mould, and even simple things like guttering can’t be done! Have had to pay out of our own pockets for repairs as they never return calls!
In 2.5 years of renting the property we have had 1 inspection which was 5 months after the date they was supposed to inspect which says it all really! Completely broken their contract from their side!!!
I have had no other option but to get environmental health involved to deal with these scum bags!!!
Avoid!!!!! Unless you want to get ripped off and treated like dirt

Absolutely appalled with the way I have been treated by this letting agent. A number of problems regarding my rental property with them, one taking 8 months to repair! 3 months after moving out I still have been avoided regarding the return of my deposit with zero information given the process of this. Completely fobbed off on phone calls and not one reply to number of emails. Cancelled my checkout appointment on my day of move out! Asked and expected me to hold at least 4 viewings because of pure laziness to travel to the property. Had an unannounced visit to inspect the whole of the property by landlord and Linda, when only being told I would have an inspection of a replacement of rose bushes I had previously removed (I replaced them within 2 weeks of being asked!) Made me feel very uncomfortable in my home, checking under rugs and inspecting personal spaces such as bedrooms without being asked. After this left the property without a goodbye. Rude and unnecessary behaviour to a good tenant that has complied with requests and always made rent payments on time! Disgraceful. Had been given a checklist to comply to before vacating the property - which I carried out. One being damage to the wall in the dining room which was already there before i moved in!!! Poor poor poor estate agents. Doesn't even deserve a 1 star. Now awaiting an email regarding my deposit on further comments from landlord after carrying out any small problems before that was asked of i.e finger marks on walls or a carpet clean. Totally unfair and totally mistreated. Should be ashamed

It’s been 3 days and I am still waiting for a call/email regarding 4 investment properties I would like to potentially purchase. Confidence, which was already low, is dropping each day. No wonder their properties stay on the market so long if they don’t respond to bloody enquiries!!

Slow to respond, when they do info is incorrect or incomplete. A property not 150yds from their door, 15 mins late!! Then property shown was no where near as described?? Each to their own, but I wouldn't bother.

Worst letting agent ever took my money on a property before checking things properly with landlord sat around for 2 weeks no longer looking for a property for them to avoid phone calls asking what was happening for them to turn round 3 weeks before me and my daughter are going to be homeless and say it all fell through! Don't know their arses from their elbows!

Communications skills are apparently rubbish!!!!
1.Have 0% phone maners.
2. Sleeping voice from other end.
3.Does not listen the information you give them at all, after few days the Linda agency calls again and asks the same quastions!
4.Does not answer to the questions on the day you view the property and within a few weeks they dont get keys from landlord to enter the house...!
Do they work for FREE?! because it seems so!

Their customer service is just non-existent, they never get back to you, and the maintenance on properties is terrible, what kind of landlords are they working with?
