LANDLORDS, AVOID THIS AGENCY!
Worst agency ever. Appear friendly and professional at first, but once they have your business, everything changes. Here is a quick summary of my experience renting 525 Chelsea Cloisters:
- "Forgot" to return my deposit (also "forgot" to reply to my numerous emails and phone calls chasing it)
- Blamed the delay on the landlord (which is strange, as he is always replies very fast - I do not believe he disappeared off the face of the Earth for one month)
- Tried to cheat me of my money by miscalculating rent arrears
- Made deposit conditional on me emailing the concierge to ask them to release the keys
- Lied to me numerous times on the phone and via email
After that they even had the guts to ask me to leave a nice review for them! I would have let it go, but since they didn't return the deposit AGAIN, here I am.
As a result, I have started a claim against them through the TDPS and also through the Small Claims Court due to missing they 10-day legal deadline. Despite lack of action being THEIR fault, the money will probably have to be claimed from the landlord.
As such, LANDLORDS, if you don't want to get sued or fined - avoid this agency!... Read more

My impression on London real estate property agents changed a lot thanks to this agency. Most of the London agencies are so busy and not too patient with the people who do not have lots of budget to make decision- this was what i thought before i met Liv international people.
Anastasia was super friendly and nice lady that I wish I could even be friend with. Even if I had so many requirements with tight budget looking for a one bed room flat in St. john's wood area, (I assume there are lots of high profile clients with big budget as I felt from the attitude of other agencies that I had viewings before), she and her team was very friendly and patient trying to find me the place to call home. We were repeatedly told we had a flat on hold for us while we were locked down elsewhere due to covid and were unable to move, we had payed the holding fee. It got to 3 weeks before the arranged move in date and we were told that the landlord had rented it out to someone else a while ago and they had only just found out. I called them and was shouted at and patronised by a member of staff on the phone after asking for compensation due to the trouble caused as I found out I would have no where to live and am being called back to work. He said the words ‘with all due respect we are estate agents not angels’. I feel this best sums up the company. We were however refunded the holding fee.... Read more

Liv International became my letting agent on 18th February 2015 I stayed at the property until 28th February 2019. In that time the team at Liv were amazing. Always helpful, responded to all queries rapidly and each tenancy renewal was smooth and I only had one price increase in 3 years. Jason was extremelty helpful and kept it very professional after massive disappointment caused by landlady who postponed singing contract for few days, causing us so much distress and wasting time of both sides (agent and us, future tenants). We got money refunded in full (thank you so much), but unfortunately wasted 2 weeks on property which didnt have correcct address (we needed to contact Valuation Office to clarify that) and then waiting for the landlady for 4 days to sign the contract. Thnakfully Jason was understaning when we decided to pull out the offer, as landlady seemed very difficult and not serious at all.

When reading about rogue letting agents that are trying to scam you - this is exactly the kind of agency they're talking about. I won't bore you with the details but instead let the numbers do the talking
- Well over 70 emails to try and get our deposit back, and countless phone calls
- We had to wait over three months until it was eventually returned (partially, they tried to take money by claiming our account was in arrears thinking we wouldn't notice)
- Had to wait almost three weeks to get the check-out report, by that time we then had to repay our cleaners who the agency claimed didn't do a good enough job despite this agency having numerous good reviews. If they gave this to us on time, the cleaners would have re-done the job for free. Liv also tried to get us to pay for their own cleaners which provided the most expensive quote we had seen (it was just shy of £500).
In addition to this, they do not follow their own terms and conditions, for example, by not letting us know within the 10 day period after we left what the charges were, and being unclear about cost breakdowns. They also took money from our deposit without our agreement first - this is something that I have had to follow up with DPS as all parties are meant to be in agreement.
While we lived at the address, they were helpful to get us in, but once we were there paying the rent, then we were pretty much ignored with regards to getting things fixed. For example, the dishwasher was never functional.
Avoid this agency like the plague. They are rogue, dishonest, unhelpful and you will have to fight tooth and nail to get your deposit back.... Read more

I have to say that I'm a bit surprised with the negative reviews I read from people when I compare them to my experience with Liv.
We rented a property through them, and sadly have to leave it three years after. Alber was the agent that was with us throughout the process, and can only say positive things about him.
From the initial viewings to the end of tenancy, they have assisted and helped us whenever we contacted them to report an issue or to get something changed/replaced (sometimes faster than other have to say, but with promptness overall).
Have to admit that I read some reviews before getting my deposit back and was a bit worried, but again, in our particular case, we received the full deposit (have to mention that the house was left immaculate, even better when we moved in).
Only negative thing, that ties up with what was mentioned before, is that the house was not in the best cleaning condition when we moved in, despite being advertised it would have been professionally cleaned, but not sure whether that has more to do with the agents or the landlord.
To summarise, I am happy with Liv's service during the length of my letting and personally, I recommend using them.

1. The flat we were shown was NOT the flat that was advertised. The agent didnt even care.
2. After moving out from their flat, I have been struggling for 2 weeks to get my deposit back to no avail. They also made up a bunch of damages and missing items in the flat to deduct from our deposit.
On top of this they are very hard to reach, but will call you nonstop if they need something from you.
A sad group of unproffesionals who dont care about people at all and think they can do as they like (which they can, very sad).

Would strongly encourage everyone to stay away from this agency. Staff is extremely unfriendly, unprofessional and are just interested in making money. They try to extract as much money from tenants, give the flat in a terrible condition after promising it would be clean. They even take an initial amount to just put in a bid for the property! Terrible estate agents. We signed for a three bed property only to later be informed it was only ever meant to be a two bed flat. Due to ignored emails and calls, the only way we were able to get updates on progress was by physically turning up at their office. When we were finally told we couldn't have the property we were left with just days to find an alternative before we would be homeless. In an attempt to inform other potential clients, although we didn't go ahead to rent with Liv International, we were unpleasantly surprised to find out that we need to place two weeks of rent as deposit before the offer was even presented to the landlord. It was not clear what the weekly amount was supposed to be as nothing has been agreed yet. They are our property agents since September.
They couldn't have been worst.
At first, they made a mistake with the dates and we were homeless for 3 nights. They provided us with a Hotel room, as all this confusion was their fault, but we had to move twice, once we had to move our boxes in their smelly dirty storage for 3 nights and then to move our stuff in our house. That cost us lots of money and time.
Once we moved in the house we had numerous issues, I contacted them a million times and there is always the same answer: " ok somebody will call you back. ASAP" nobody ever called me of course and as a result we live 4 months already in a house that the main window doesn't open and the radiators don't work properly.
As all of the above weren't enough, they gave the council tax agency a wrong date that we moved in, so now I have to sort out how to solve one of their mistakes AGAIN!
Plus they are closed for 2 weeks during Christmas holidays! CLOSED The entire office!!! So irresponsible and untrustworthy.
STAY AWAY
Chose another agency if you have the opportunity.... Read more

After my experiences with another agencies is difficult to find a good one, and Liv international is a real professional one. Be careful with letting with this company, they have some ambiguities in their contracts that they try to exploit so that they can hold on to your deposit for as long as possible. I've dealt with a lot of letting agents around the country. Liv has to be the most professional I've come across.
As a private tenant you're at the mercy of the whims of landlords and it's important to have a managing agent you can trust. Liv handled our moving in with a great level of customer service. They negotiated successfully with the landlady to get old unwanted furniture taken out of the property and when appliances needed replacing or fixing throughout our tenancy didn't dawdle or make excuses.
