Definitely recommend! I have been a tenant for 5+ years and lettings2sales have always been quick to resolve any maintenance issues.
I am leaving this review due to the fantasic service I received yesterday.
My heating had not been working for about 24 hours. I emailed letting2sales and within 45 minutes of my email a contractor had arrived. He was understanding and luckily had the necessary part to carry out the repair with him! My heating was working again within 30 minutes. I was really grateful for how quickly this repair was carried out.

I cannot praise Michael and his team enough, having given instructions to MGY to sell a property they appeared to lack the professionalism, experience and integrity, removed it from them when they appeared to be in cahoots with buyers. We took it off them and gave to Michael he kept us up to date he knew what he was doing and what was expected even from cash buyers and overall I would give him another property to sell and/or rent for me.
An absolute breath of fresh air. Our go to agent now for properties in Cardiff Bay.

I can thoroughly recommend the letting service provided by L2S. Sue and the team were friendly, professional and knowledgeable. They arranged for some excellent contractors to carry out the work needed on my flat, and contact details for other service providers, for example to replace worn out furniture. I have been with Lettings2Sales for four years now and can highly recommend them for being professional, attentive and friendly.

In the nine-month period we resided at a property ‘managed’ by Lettings2Sales, I can honestly say we experienced the most shocking, irresponsible, rude and condescending contact from the company from beginning to end.
On move in date 10th September 2020 we were unlawfully charged service fees, which were banned September 1st, 2020. We contested this however Sue Beer the agency manager threated that we would lose the house if we refused to pay – this was simply the beginning of the nightmare we were about to endure.
Correspondence with agency was significantly scarce and they were not readily available when a problem of any kind occurred – usually it was a case of contacting the landlord directly.
Following a new tenant being moved into property it became apparent that creditable references had neither been sought out or provided and tenant became problematic and a significant threat to the safety of all housemates.
Police visited the property on multiple occasions and despite our plea’s and appeals to exit contact to protect all housemates from harm Lettings2Sales denied our request. After seeking advice ARLA regarding Welsh Government guidelines it appeared that Letting2Sales had breached a number of these, providing a duty of care to its tenants most predominately. They refused to converse with a legal aid contact who had phoned on behalf of ourselves, so following this, the last option was to file a police report and inform the landlord directly.
To our amazement our landlord was unaware of the damage, illegal activity and police presence that had been occurring at his property as a result of tenant moving in. He advised us that this would present a detrimental threat to his landlord’s insurance, not to mention his credibility – for this reason the landlord terminated contract with problematic tenant.
To add insult to injury the agency manager Sue Beer compiled a fake, inaccurate reference that claimed the problem tenant had resided in the property for at least 6 months and had was not problematic at all – this in exchange for the tenant to write a ‘glowing’ review of the company.
The need for an agency on both the landlord’s and indeed tenant’s part when they shun any form of responsibility and cooperation is somewhat baffling to me.

Letting2sales have been amazing from the moment we booked an appointment to view a property we were interested in buying, which we ending up purching and after an emotional and very long 11 month wait due to probate Mike and the team were there when ever I rang provided me with more updates and on a more regular basis than our solicitors did, nothing was ever to much of an ask and he was just an email away and regularly chasing solicitors, I would 100% recommend these guys outstanding service.

My wife and I first met the letting2sales team when we bought an investment apartment in Cardiff Bay through Mike, and he asked if we would like to use the team to arrange a tenant. We got the keys on a Friday and Mike had a prospective tenant view the flat on Saturday and sign the rental agreement on Monday. This has been a similar situation every time one of our tenants has moved out; we have never had an apartment vacant for longer than a few days. We later got to know the rest of the rest of the letting2sales team and have had excellent service from Sue and Hannah; whenever there is a problem they have arranged for a contractor to fix it at extremely competitive prices, and they have shielded us from minor complaints from tenants by dealing with the issue effectively and efficiently. We have had experience with another agent so we have a basis for comparison and we can say without any hesitation that the letting2sales team are by far the best.

I've been with Lettings2Sales for around 2 years now, funnily enough I knew Mike from when I was small as he worked near my Dad's house down the Bay. Lettings2Sales have been amazing with me from the beginning, I've never had any major problems with the house, apart from the annual inspection and boiler check they don't unnecessarily bug you for things which is a nice change from previous estate agents I have experienced. If something does need attending to, they send someone round as soon as possible, no problem is ever too big and hope to stay with them for a long time.

Unfortunately having same problem as previous reviewer. I don't make a habit of leaving negative reviews, but this company are proving to be one of the most unfriendly moving out experiences I've ever had with a letting agent during the checkout process and the weeks leading up to.
During my tenancy, there were inadequacies, such as failing to fix certain problems when requested (they said they would, but no one contacted me after), and they failed to mention the horrendous silverfish problem that the apartment building is known to suffer from.
First problem during the 'move out period' occurred when they were doing viewings. They emailed me with a poorly-punctuated email to tell me they 'found out' I was subletting my car parking space and to make sure I no longer do so after I vacate, that this was 'in violation of my tenancy agreement'. It was a rather negative email that left it vague as to whether they were saying I was violating the tenancy agreement by renting it, or if I'd be violating the tenancy agreement if I continued to rent it after I left.
If the latter, why are they saying this? It's common sense, really.
If the former, then that makes no sense, because they were the ones who originally said it was fine to do so and pointed me to the concierge for help renting it.
Regardless, when I raised the issue, they backtracked and said it was fine, but they sent it because they wanted to use the space for a viewing but were unable to do so. It was weeks before my tenancy ended and I was still living there - it could have been my car. They were just creating negativity, plain and simple.
The next problem occurred when they emailed me a day before my checkout date to inform me that I was essentially overstaying my welcome and that I should've vacated the previous day., and that I was now being charged for every day I overstay. My move out date was agreed to be the 16th, not the 15th, which they were saying in their email. I called and one of the sales guys looked into it and said that the person dealing with it made an error and didn't check properly. Still, more negativity from them and yet another mistake inflicted on myself.
When I returned the keys shortly before their closing time on my move out date, having spent the day with my father painting and cleaning the place, I informed them that I'd left a new mop and bucket, ironing board, and kettle for the next tenant as the place didn't come with any. There was also additional paint if they ever need to touch up the walls. The person at the desk just looked at me awkwardly and said that I "need to remove them and leave the place as it was when I moved in", as if I should've known otherwise. Regardless, it was impossible because their office was about to close. It was generally an awkward atmosphere and an unexpected response for my consideration of the next tenant.
In any case, it wouldn't take them 5 minutes to pick the items up and dispose of them (which would be a pointless waste, honestly, but that's just my opinion. I understand their protocols are their protocols, but they were just negative and made me feel stupid.)
The final problem was when they sent me a detailed list of each and everything they had a problem with in the place and that they were, and I quote, "disappointed". I acknowledged that the place would probably need additional cleaning, but nothing excessive.
I'd expect a professional, friendly company to give a pleasant farewell, but instead, they made me feel like a tenant who left the place trashed and stupid for leaving necessary household items for the next tenant.
They proceeded to spam my inbox with around ten emails with picture after picture of every nook and cranny. Some of the things they sent pictures of had no problems in whatsoever, and will be disputed when push comes to shove.
For anyone interested, I will update this review pending how things transpire over the next days and weeks, but I sense they're preparing to get the bang for their buck on my deposit.

I have had nothing but top service from first to last from Mike, Sue and the team at LTS. From letting my property, managing any minor issues that have arisen during the course of the letting period (circa 7 years) through to eventually selling the property. I can't recommend them highly enough. They would be my first port of call should I ever need to let or sell a property in Cardiff in the future. Thoroughly professional, very personable and always prepared to go the extra mile to help you. First Class.

The service provided by Lettings2Sales for our rental property was questionable from the get go. Despite being a very small team they seemed somewhat unorganized when it came to communicating with them. On the few occasions we contacted them regarding maintenance issues they seemed reluctant to do anything and just passed us off to the apartment building manager even though they should have contacted them directly on the landlord's behalf (as we were told when we tried to contact the building manager). When the apartment was put on the sales market at the landlords request Mike who deals with sales was in regular contact with us and while he seemed nice enough he was somewhat misleading as he constantly assured us that the property would more than likely sell to an investor so we wouldn't have to move. Needless to say, that didn't happen and we received our notice without any warning. They charged extortionate fees to provide a reference to our new agent so we could move and it was recently brought to my attention that we were supposed to receive certain legally required documents with our tenancy documents that as far as I'm aware were never received. What's more, they only registered our deposit with the DPS when the property went on the sales market, a year and a half after it was supposed to be registered.
My advice to anyone moving house who is renting is to make sure you know what you're getting into. I was somewhat inexperienced when I signed up with these guys but I can now say to anyone wanting to rent through them, make sure you get everything you're supposed to from them, or avoid using them entirely. I can't say for sure but from my experience dealing with them sales seems to be more of a priority for them than their rental properties.
Edit: I appreciate that you took the time to respond, however I'm surprised on your insistence that we were so untidy and insulted that you'd assume a hypothetical investor wouldn't want us as tenants on that matter alone. I don't consider myself to be an especially untidy person and the only time we were asked to tidy was when you required the property to be 'photographable'. At no point afterwards was the condition of the property mentioned to us despite us being present for the majority of viewings. If we had known the property was not to your standards we would have made a greater effort to maintain a consistent standard.
I understand that the deposit was protected with the DPS for my benefit. I'm surprised that you said it was a coincidence that it was registered around the same time as the landlord decided to sell considering it must be registered within 30 days of the tenancy start date (as stated in the Housing Act 2004 - something I was not aware of until after we had been given notice) and the landlord decided to put the property on the market well over a year after the tenancy started.
As for picking up the phone and speaking to you, the issues that we could have complained about were not brought to my attention until after we'd been given notice, by which point I simply didn't have the time as I was busy with more important matters. I appreciate that the landlord decided not to hold money for the additional cleaning work you stipulated required doing as we had cleaned the property to the best of our ability around our work schedule and was handed back in a good, clean condition despite the minor discrepancies you highlighted.

Tried to arrange viewings with no reply, after sending emails I had to call to be told the sales guy was on holiday so no one was available to show properties!! Two weeks later when we finally got a viewing, we waited outside the apartment for 15min, I then called the office in Cardiff to ask why they were late to be told the property we were viewing was now sold!! Very bad service

I recently viewed a property with lettings 2 sales and I can just say Sue Beer is one of the most patronising, rude and arrogant agent I have ever come across. I have friends that recommend me to go with them as they dealt with a Hannah Winter.
When asking reasonable questions I was interrupted on all occassions and followed by a "ive been working here for 16 years" and what seemed to be false promises. I was very interested in the property but knowing id have to liaise with Sue Beer changed my whole decision. I honestly hope this review helps in the fact it shows that one of the two agents i spoke to will NOT listen to any of your questions or opinions

This Lettings agency is the worst I have ever come across. My lettings Fees were 500 pound, and my deposit 1000 pound but I got a rude, angry, disrespectful welcome. Great for moving in day!
In addition, I was told the landlord wanted to sell the property, fair enough, I was happy to let the flat be viewed as regularly as they wanted only to receive an email that I tidy my private bathroom for future viewings (abrupt non friendly email)
Also, didn't get notice any notice of one of the viewings, but they tried to cover it up, suggesting that I had. I called them out on it......they admitted it.
Landlords do yourself a favour. Avoid these guys and if you're a tenant.....run a mile!

We have total trust in the company, Sue found us an absolute diamond of a tenant who treats our new build bungalow with love and respect. In all my years of dealing with letting agencies I have never had an experience like this. Letting 2 sales are an extremely unprofessional company and I would highly recommend that they be avoided. Sue beer is the rudest most distasteful individual who talks to customers like dirt at the bottom of their boot. I have also noticed that this company have been removing negative views which is extremely misleading. There are plenty of agencies in Cardiff bay which much higher standards than this place, if you can I would highly recommend that you avoid them.
