I'd first experienced Manning Stainton when moving to and buying in Leeds some years ago; and I knew then, when it was time to sell the property that I'd definitely use them as I'd experienced them as being very motivated and driven to sell your home! Every experience of Manning Stainton was first class, from when they valued and offered advice on how best to stage your home to sell, through to their marketing material showing your home in it's best light, to getting lots of viewings and lots of offers. Once the sale was agreed they were fantastic at chasing the (exasperatingly slow) buyers side and liaising with the solicitors to get to completion as soon as possible. Many times they helped take the stress out of the situation. The Moortown branch are so friendly that they even gave me free advice years back when I asked how best to renovate my home. Every member of staff have been fantastic, though I'd particularly like to thank Michelle and Halima for their efforts. If I could give more stars I would!!... Read more

Manning Stainton are a nightmare to deal with! They are unresponsive will not work around you for viewings, and on two occasions they have had offers on properties I have been to view and not informed me there has been offers, giving me a chance to offer, or not telling me another offer has been accepted. They have left me in the dark now on two occasions and when calling to complain the manager just gave excuses and was not helpful or apologetic at all! I recommend using any other estate agents!... Pretty rude, called someone about finding a place to rent, after a long call (longer and not as pleasant as other agents in the area), was told I could only register interest in one property at a time. Gave mine and my SOs names and emails over the phone (spelt out twice) so that we could fill out a 'viewing application' (what?). Fair is fair, it did come promptly. But, it came twice for each of us, and with both our names spelled incorrectly (how do you mess up Samuel?). We each filled out the online form but never got a confirmation. When I emailed them to find out if it got through, we never got a response. Checking the site now, that property is no longer being offered, I assume it's been snapped up by someone called 'Tim' or 'Bob', y'know, short names that are easy to spell, because I think that's all they can deal with. Look, if you're going to be more of a pain to deal with than your local competitors, be unfriendly on the phone, not listen to our names, and confusingly send forms twice you don't need to, then at least have the decency to tell me that I've been unsuccessful.... Left property in February, it is now May and still no deposit returned so disputed via TDS and they didn't even respond to that within the 10 days. They simply don't care. Also tried to force viewings on me despite me being on the shielding list. Weren't aware of Covid protocols around windows etc and turned up unannounced on occasion. Left major damp issue unattended for most of 2020 yet as soon as they wanted to rent the property out they were desperate to get in. Now I just want my deposit back. Bet they respond to this in less than ten days :-)... Read more

Currently waiting on our deposit to be returned nearly 6 weeks after tenancy ending. We have still not received any proposed deductions despite the length of time that has passed. There seems to be no sense of urgency or desire to correct this. Had an otherwise positive experience before this but it is not acceptable for the return of my deposit to be delayed for so long. I would advise that any prospective tenant is aware that their money could be tied up for a couple of months before it is returned.... Read more

Absolutely shocking letting service. We moved out of our property and it was left in immaculate condition. Tried charging £1650 for nail hook repairs and garden cutting. I quite rightly challenged their invoice to then receive an updated invoice £1450 less than the original quote which screamed very fishy. I moved out of the property more than 40 days ago and have still not received my deposit back. They are still insistent on charging me £70 for the garden cutting when our weekly gardener charged just under £10. Avoid like the plague.... Read more

Employees entered the property illegal without notice during the tenancy. Refused to apologise for this and reactive aggressively when there illegal actions were demonstrated to them. Boiler broke down every single winter. One year, hot water and heating was unreliable for months, including a sustained period where we had no hot water or heating for several weeks. This was only resolved when Leeds City Council Environmental Health department were involved. Communication is extremely poor. Emails and phone calls are ignored. General poor standard of written English within the branch staff members. Staff were also generally rude and aggressive in written and telephone communication, including being aggressive when attending the property in person.... Read more

Sorry to say but the letting service is very poor . The high staff turnover is a huge problem. I had three different property managers in one year . Nothing was ever followed through or dealt with in a timely manner, even important issues such as tenants giving notice . Poor communicating , poor service . Do not use manning stainton to manage your rental .... Read more

Called to arrange a viewing, the team had not put my request into their booking system, so no communication prior. Arrived to find viewing had been cancelled yesterday due to tenant refusing entry to property. Went to the office to ask why the viewing wasn't going ahead and the lady tried to avoid apologising for wasting my Saturday morning for about 5 minutes. I asked when then tenant was moving out, so that a viewing could be arranged and the staff said they did not know. Not exactly impressive.... Read more

I can't recommend Mannings highly enough, especially Michelle Haworth, who personally pushed this sale all the way through. Without her determination, I honestly think the chain would have collapsed. So, it's not just me who is thankful, the other 6 houses in the chain should be too. They're competitively priced, honest about your valuation without trying gimmicks to get your business. They never pushed us once, even though we had buyers waiting. We were stubborn waiting for the right house to buy and they were happy for buyers of ours to fall away whilst we found the property we wanted. They new that when we found, they would sell ours no problem, which is exactly what happened.... Read more

Awful experience, do not rent with this company if you want your deposit back. They are told to bully tenants into giving up their deposit by saying TDS won’t believe the tennant so they offer you 10% of your deposit back. Luckily I took it all the way and got my full deposit refunded. Obviously they make money from your deposit, TDS don’t like manning so make sure you challenge them.... Read more

Poor communication throughout, and constantly had to chase them for status updates. Additional paperwork and checks were requested at the very last minute making the moving process extremely stressful. Works which they (as the managing agent) were meant to carry out before moving in was not completed (smoke alarms, cleaning etc.). This meant the property was not ready to move into until a week after collecting the key. After collecting the key they denied all responsibility as the landlord had decided to self manage the day before. However, after making an extensive complaint, a full refund of fees was offered along with an apology for poor customer service.... Read more

Our life was put at risk renting with this estate agent!! There were many things that made living in that house difficult. Firstly when we moved in they told us that the roof needed to be fixed so we agreed to have it fixed while we were in the house. The problem was that they fixed it six months later, after there had been an awful lot of rain in the location. This caused mould and damp to develop in the corner of the upstairs and the bedroom which we reported and told them about but received no response. My wife developed a nasty cough but still no response from the estate agent. Secondly we told them that there was no smoke alarms present in our property when we moved in they did not rectify this until 6 months later. Thirdly, there were a lot of problems with the house because it was old which we told the estate agent about but still no response. For example the wood around the windows was damp. Furthermore, when we were moving away and were having viewings on the property, they didn't give us 24 hours notice and they didn't tell us at all about some of them. We know this because we came back from work to find the alarm was no longer set and there were muddy footprints on our bath mat, plus when one of the viewers came when we were in they informed us that their partner was coming back ?at 10:30? the next day, which we had not been told about. Oh and nearly a month later after leaving the property we still haven't received a penny of our deposit back and no explanation why.... Read more
