We rented a place with Martin and co. for two years, the whole time they were professional and responded quickly and informatively if we had any problems. When the property we were in was being sold by the landlord they were very quick to let us know as well as being helpful and supportive in the process of moving out.
The property itself was in very good condition when we moved in and in a wonderful location. Only reason not at 5 stars is there were a couple of maintenance issues that were never sorted but they did not have major impacts of quality of living there so I'm not too mad, and a slight delay in return of deposit but nothing concerning.

I would start by saying to avoid these estate agents, especially if you are looking for a property to rent.
I did have a look before renting with them, but the bad reviews were only students so I thought we'd be ok as we're not students but professionals. I couldn't be farther from the truth. Those reviews are definitely genuine and showcase how bad and scammy Canterbury Martin & Co is.
So our experience with them involved:
- them lying about things in the beginning before we rented the property . They lied that the property would be cleaned, the garden would be cleaned and taken care of before we moved, etc
- the wrong keys being given to us
- they do not inform you or invite you to the inventory check. We've rented in other places on the South East and they invite you to the inventory check.
- the inventory check was poorly done and not accurate at all, so you better be meticulous checking the property and sending your findings as their inventory check is a joke.
- the property had several issues including, mold hidden behind a wardrobe, broken toilet and oven, chewed up furniture and banisters, etc. Then it was really hard to reach the landlord who didn't want to fix anything.
- We got the council involved but unfortunately the UK does not protect tenants, so it came back as it was not a safety issue therefore it was a customer service problem with Martin & Co, which we'll still have to log a complaint about them.
- We ended up having to move again after 6 long months in a property that we could use 2 rooms due to mold and poor insulation. They incur expenses and it is hard to find a property to rent nowadays.
- To our shock they tried to steal our deposit to fix the problems we reported from the get go at the property. This shows how they are scammers and not to be trusted. I don't understand how a lettings agents that received emails from us regarding the issues from the very beginning even try to make us pay for the repairs that were there before we moved in and they knew.
Overall it was a nightmare and the worst experience in our lives renting, and we have lived in different countries in the world. They are pure scammers without any principles and values that entertain dubious landlords.
Don't trust them! If you decide to rent with them, do your due diligence and be on your toes as they cannot be trusted.
Also, when you visit the branch you can see how they present themselves poorly and that was already a red flag.
All the luck and hopefully you'll never have to deal with these scanners.
If you think it only happens to others, just check the reviews to see that their good reviews are only from ppl buying and selling property and not from renting.... Read more

Most horrible ever!!! don't even think of it.
I viewed a 3bed property with my 2 other colleagues, paid the holding deposit of £300+, did all other paper works and signed contract, awaiting rent payment and move in on the agreed date as per the contract.
In order to scam us of our deposit as new vulnerable arrivals in the country Martin and co Canterbury pretended and told us without shame that we didn't complete all paper works with them and played tactics to delay/change the agreed date of move in as they already knew we were facing deadline from our accommodation office.
We had to always chase them in order to get update of what was going on, Due to this deadline we couldn't continue waiting on them as we had already overstayed an extended period, they then kept and refused to refund our deposit and blamed us of not continuing.... Read more

As a student that’s looking to rent, I wouldn’t recommend. I’ve rented at previous properties before, and Martin Co has been the worst. At the start, they bombard you with loads of paperwork (way more than I’ve ever received) and rush you to sign it before you even get a chance to have a read through it.
They also claim once you’ve paid the holding fee, they take the property off the market for you, but then turn around to say you have to pay the deposit if they are to take it off the market. I won’t even begin to discuss how long they take to attend to maintenance issues after filing a report.
And worst of all, I’ve been practically begging for an update on the return of our refund for 2 months now, and all they have to say for it is “someone will be in touch shortly” or not even give a response at all.
Save your time and look for a place to rent through other letting agents.... Read more

So far martin and co have been very helpful as a Tennant. I was a student, and stuck with them for an extra year. So long as you report as soon as something is wrong they are quick to respond and I would say pretty fair.
One thing I would say is that the photos of the house we're not the same as the house - it was quite dusty so they sent a cleaner but we just dusted ourselves too.
There were marks on the walls when the artinerary didn't say this at all - however washing this off would was the paint off as said by martin and co and we were OK with this.
All in all a good company for people who are working from home, were helpful through the pandemic.

We were with Martin & co for 3 years and didn’t have a positive experience with them once. Communication was poor. During the pandemic they said to leave all doors and lights on so no one touched anything to stop spread of germs during a viewing, when we came back to the property all doors had been shut and lights turned back off therefore not following their own COVID safe rules. As professional portfolio landlords based in Croydon, Surrey we use reliable local letting agents to help us find suitable tenants. We self-manage all of our portfolio.
On this occasion, we approached a number of letting agents based in Canterbury including Martin & Co (Canterbury branch) to quote us to find tenants for our daughters flat in Sturry that we manage as she has been teaching abroad for the last three years. Her flat became available due to a previous 2 year tenancy coming to an end on 6th July. Sarah at Martin & Co (Canterbury branch) replied very quickly to our enquiry and offered us a very competitive quote to find us suitable tenants on an introduction only basis as we would do all our own referencing and self-managing of the flat.
Having received other quotes from local letting agents we opted for Martin & Co due to their internet presence, range of properties being advertised on their website, quality of reviews, very competitive pricing structure and Sarah's professional, flexible and friendly approach to us as potential clients.
As we were travelling down to Canterbury on Monday 6th July to check out our daughters tenants we arranged to meet Sarah and her colleague (photographer for stills and video purposes) at the flat at lunchtime. By the next morning Sarah had managed to get the flat on the market via the Martin & Co website. By Thursday (2 days) she had her first viewing and come Saturday she had a young couple who wanted the flat. Pretty impressive we would say!!
It's now Wednesday 15th July and the new tenants have been handed the keys to the flat by Sarah. Between Saturday and today Sarah has liaised with us and the new tenants to enable references to be carried out, the AST agreements to be signed by both parties and monies to be transferred between accounts. Both the new tenants and us as clients are very happy. The service we've received has been excellent from Sarah and her colleagues at Martin & Co (Canterbury). We recommend them highly and are very grateful for their service. Well done Sarah and Martin & Co.

DO NOT RENT AS A STUDENT. They are incredibly disrespectful to students and disregard all responsibilities on their end. Their negligence is quite worrying. (Renting) They're an estate agent. they are nice people but at the end of your tenancy, they will attempt squeeze your wallet until the pips grind with their first claim, our was nigh £600. Argue it. Most of the claims they make they know are unrealistic, but is you reply in a coordinated, persistent and professional matter, most of those charges will be dropped. In our case, After the arguments for charges were put to them, their claims went from £600 to £280. This is very much the case of you cant blame an animal (or a business, speaking of estate agents in general) for their nature, which is to try and make you pay far more than you need. Initially everything seemed fine. The employees were friendly and informative and the house that myself and my two flat mates had for the final year of university was fantastic. However, unfortunately that year came to a horrible end during the onslaught of deductions from our deposit. A few things were our fault and we took responsibility for them, but there were many unfair claims such as the house being unclean. I personally spent 8 hours of the day of our checkout cleaning the property but was told that they suggest a "professional cleaner" to do such work. As students, loans cover expenses such as rent, bills and groceries at most. We did not have the luxury of hiring cleaners or gardeners, and so we took it upon ourselves to maintain the house throughout the year and we were told during their checkups that the house was being kept in good condition. We were also told by an employee named Cornelia, who was our contact after our first contact left the company, that the garden simply needed cutting back and also given a few tips for cleaning. Despite following this advice, Martin & Co refused any leniency towards us and we received hardly any of our deposit back. I have known people to have left their houses in appalling states before moving out but still receive the full payment of their deposits and so this felt as though the company were conning us from the start. If i could give martin and co no stars i would, in fact i would give them minus stars. Not only are they rude and simply do not care about their customers, but they will completely and utterly screw you over. Rented a 4 bedroom house as student and the state of the house when we moved in was disgusting. After numerous phone calls about the mould and over grown garden throughout the year nothing was ever done to sort it. I assume because we were students they really didnt care and knew they would be able to screw us over. Fast forward to the end of the year and we get a bill through for our deposit deductions. In what world does it cost £84 to change a lightbulb ? They charged us for cleaning the carpets that were probably in a better state than they were when we moved in because we had to hover them so much. For the love of all things holy DO NOT USE this letting agency, honestly you will regret every second of it and all you have to do is read the other reviews and see that this isnt just one angry customers conclusion. I wish i had listened to the reviews because at least id have my £400. Shout out to Julia, Laura and Cornelia for never answering one of our maintenance emails and then charging us over £1300 for repairs at the end of our tenancy. You guys really were the icing on the cake. So if you dont mind living in a bit of a s**t hole, dont mind mould, an over grown garden ooooh and most importantly flushing £400 down the loo, then i 100% recommend this place !!... Read more

I'm fuming!! I explained to them how eager I was to have the property. When i turned up the lady didn't have the right key, so I walked all the way there for nothing, lucky I hadn't traveled from London the same day just to view. She was just parked outside, I'm sure you're supposed to try the key and make sure the property is in full order.. I explained my situation to the lady and via email to Martin & Co and got no correspondence. I am so effing pissed that I didn't get the chance to view as I even offered to pay deposit there and then as I have no time to waste. i hope I NEVER have to use you lot again.... Read more

Incredibly disappointing. It all starts really well, everyone seems nice; and then you sign the contract. Suddenly, you're drowned in a sea of horrible paperwork, unreasonable "administration" (there was no administration at all) charges, maintenance calls that never go through.
We had a sewer pipe burst in our garden and for almost 2 weeks we had to live and put up with the horrible smell and feces running through it. We had to constantly call and badger this agency before they decided to send someone to evaluate the situation. It took 2 full weeks for everything to be sorted, we ended up being accused of blowing the pipes because apparently we flushed a baby's nappy (none of us have children). The maintenance guy that fixed this left stains all over the hallway that we couldn't clean and in the end of the tenancy, they tried to charge us for the stains!
And like this, there are countless other horror stories in a tenancy that lasted just a year! We all regret having chosen this house to live and we wouldn't wish this agency to our worst enemies. Steer clear!... Read more

Don't use this estate agency. They're rude, only think about their own profit and will do anything to take money off of you. They don't answer their maintenance calls, when they do they claim that it's your fault and you should pay for it (on matters that existed even before you moved in), they charged me for taking a mirror that I bought and when I complained they drowned me in paperwork to the point that I just gave up. This is a horrible agency, stay away from it. Find your house somewhere else, you can thank me later.... Read more

As a student at university in Canterbury, when my friends and I found a house under Martin & Co that was a godsend for any student accommodation we took it straight away. It was a good house with a large kitchen, 4 bedrooms and a garden. However from the beginning something felt odd.
It took the letting agents around 2 months + to get the garden cut to the level they assured would be on check in, and although a lot is down to the upkeep of our landlord (who just so happened to live in Eastern Europe) the level of security was less than satisfactory, with the back gate leading on to a right of way left unlocked and in disrepair, unable to be locked from the inside.
The level of cleanliness was less than what one would expect on check in, and if it weren't for our situation as students, any other would-be candidate for rent would be appalled by the standard. The fact that we had to move into a house of unsatisfactory levels of cleanliness would make one think that they cannot surely assume we would leave it to them in a better state than what we found it in? Oh how wrong we were.
You can then imagine our severe frustration when Martin & Co then decided that a 'fair' sum of our £1200 deposit to be paid back to us was less than half. At roughly £564 it is safe to say that we must have done something ludicrously terrible to receive such a menial portion of our hefty deposit. Their justifications were the height level of the grass in the garden, being of 'medium to long' length which was 'unsatisfactory' to them, even after we strimmed the lawn with the only appliance we had available to us as students, which was a strimmer. There was a small burn in one of the bedrooms carpets', which as far as we're concerned is nothing more than marks generated from moving furniture. Scuffs on the sofa, which were already existent. The replacement of a tray in the fridge which we admit responsibility for. However the one thing we cannot get our heads around is the unsatisfactory level of cleanliness they base their entire argument upon. Parents of all the tenants joined in an effort to thoroughly clean the carpets and laminate flooring to make sure that this was not the case. We used top of the range carpet cleaning appliances, including a jet washer style cleaner. However the price of enlisting the help of a 'professional' cleaner to clean the house to their standard for the handover period to the next tenants was way above anything I have seen.
The staff at Martin & Co were also dismissive and rude when we went to complain about the unfair treatment of our deposit, and we were eventually asked to leave after words got heated. We felt that as our tenancy and thus ties with the company had ended, their level of helpfulness and focus on customer satisfaction disappeared once they knew there was nothing we could do.
Although there were certain members of the Martin & Co team whom I highly admire for their work ethic and general attitude to their clients I am strongly dissatisfied with the services Martin & Co as a whole provided, and would strongly urge any students not to go with this letting agents for your term-time accommodation! It is student exploitation at its finest, and they would like nothing more than to get their hands on as much of your money as they can.... Read more

This agency is abusive in its practices. We rented a house from them, a lovely house, and right off at the beginning, something felt odd. They asked for too much information, the process of signing the contract took weeks, they refused to accept papers from the University that are meant to be delivered digitally and instead accepted copies that had in big chunky letters saying they were not valid. But because the house was really nice, we decided to keep giving them the information and we finally managed to sign for the house.
It started with the apparent state of the house and the real state of the house. As students, we didn't know what to look for during a check-in assessment so when they came to assess the house, to us everything looked fine and we signed the paper. As soon as we started living there, we noticed that things weren't quite as all right as they seemed at the beginning. The first time we flushed a toilet, we noticed that the pipes were clogged, some bits of furniture that seemed all right had been made to only look like they were all right and they either "fell" from their precarious place or downright refused to work (cabinet doors that had broken hinges). Along with all of this, they made a mistake delivering our keys and because we had signed the initial document saying we received the keys they spent the whole year trying to charge us for an additional key, even when their own photos showed that the key wasn't in the package they sent.
The cherry on top was the check-out process. They were so incredibly thorough, it almost seemed like they already knew the problems with the house. They checked every nook and cranny and charged absolutely everything to us, lots of things that were already like that when we got the house. From a deposit of £2400, we were left with £500 to divide among us all and we're still fighting it. So far, they offered to return £35 because they realised they couldn't actually charge things that WERE on the check-in, but do yourself a favour and stay away from this company.... Read more
