Our house move was super complicated with land issues, probate issues, the chain breaking twice - once just two days before exchange, deadlines and leaks but the team did everything they could to support us and kept the faith the whole time. They were always super professional and understanding of our needs and concerns. I couldn't recommend Godwin Curtis more! For someone who moved house 9 times in past 17 years, I had my fair share of unpleasant experience. We chose to go with Godwin Curtis because we wanted all of the benefits of a local estate agent with experience of the market. We found they were competitively priced, and well worth every penny. Their sales tactics demonstrated in depth knowledge of the current market and clearly demonstrated years of experience in the industry. Throughout our sale they were supportive, easy to contact and the whole team worked incredibly hard to get us a buyer.
As we were also buying a house, we viewed many properties with other estate agents (as well as others on the market with Godwin Curtis) and I can honestly say Godwin Curtis were in a league of their own for viewings. They knew the properties well which wasnt always the case with other estate agents. We often heard the phrase "this isnt my usual house to show so I dont know the answer" when viewing with other agents. This was never the case with Godwin Curtis who were knowledgeable but allowed you space to view. This gave us confidence that they were showing our own house in the best light.
If we had a query or needed to get in touch, even if our key contact was unavailable, everyone else in the team knew our situation and would be available to discuss.
If we do ever move again, I'll happily use Godwin Curtis as our estate agents.

Rachel and David went above and beyond to ensure we secured long term good quality tenants very quickly. I had an absolutely terrible experience with Godwin Curtis Estate Agency, specifically with their agent Rachael. I had agreed to view a property and went out of my way to travel from London. However, when I was halfway there, Rachael called me to cancel the viewing, claiming that the landlord had chosen someone else. This last-minute notice was incredibly frustrating and inconvenient.
The lack of professionalism and consideration shown by Rachael and the agency is unacceptable. Cancelling a viewing without providing sufficient notice is disrespectful to clients who invest time and resources to attend these appointments. It also demonstrates a severe lack of organization and communication skills.
What's worse is that Rachael failed to inform me beforehand about any potential issues or alternative arrangements. This lack of transparency is disconcerting and raises questions about the agency's integrity and professionalism.
Based on this experience, I strongly advise against using Godwin Curtis Estate Agency. Their unprofessional conduct and disregard for clients' time and convenience are not qualities one should expect from a reputable agency. Save yourself the trouble and find a more reliable and considerate agency to work with.

After a few days in Canterbury, we found a rental property, and right away we called Rachel, and were able to view the property within 1 hour. Booked an appointment to view a property and took time off work as it was a 45 mins drive away. They didn't show up nor contact me to let me know. I phoned the office to find I was given the wrong flat no. but also Curtis wouldn't be meeting me as he had 'just walked through the door'. Didn't offer to speak to me to apologise, was laughed at when I suggested arranging a new viewing time, didn't suggest other properties. Drove another 45 mins home. Not professional, no respect for other people's time, will not try with them again.

Godwin Curtis deliver a professional, personal and high touch experience, putting other estate agents in Canterbury to shame. I couldn't recommend them more! We sold our house with them in under 8 weeks, this was after 4+ months with another agent. Their level of care and attention is unrivalled and they take the time to explain their recommendations. Our house was struggling to sell so they advise we make some improvements, after these were completed Godwin Curtis re-took the photos for free and republished the Rightmove ad, causing a jump in interest. You'll be happy you chose them, plus it's great to support an independent business!

There isn’t an agent like Godwin Curtis in Canterbury. They were initially recommended to me after dealings with a disastrous Canterbury agent. They didn’t disappoint! So.. Been with them for 2 years. Had to sign the first contract twice as they forgot to add thw cat in the first sample. Had to sign the contract the second year twice... As they kept misplaced it. At one point, 3 people living in the house had a different contract signed but none could be found. They are pretty cheap but one thing i did not like about our case in particular... We signed a contract with the agency but everything we did like returning the keys, getting the keys, replacing something, fixing something, asking for anything..... We had to talk directly with the landlady. Fair enough we only paid for their taxes the first year as it became unlawful the 2nd one but... It was just very odd. The one star is just for the cheap price from 1st year and well...nothing more really as with or without them for us was the same thing.

DO NOT bother wasting your time with these people. I couldn't give a scathing enough condemnation of our experience as tenants. Despite multiple wrongdoings on their part that hugely affected our living experience, members of staff still have the gaul to make unfounded accusations to us as tenants, and then when finding this was their own wrongdoing, failed to apologise and continued with the same malicious and arrogant attitude.

TENANT STAY AWAY! This estate agent allow inventory clerk to perform check out secretly before cleaning organise by(paid by tenant) them been done. which make the check out report looks ridiculously bad. TENANT STAY AWAY!
How amazing its when the flat is not being clean, but the report state the condition as professional clean when it is obviously not. Just seems like the independent inventory clerk knows there will be someone coming soon to clean the flat.
So that the landlord can received a clean flat as well as allowing them to have a bad looking report for claiming the full deposit.

We recently finished a short term tenancy managed by this company. Before we moved in we were assured that the property would be thoroughly cleaned first but in fact it was absolutely filthy.
After a few weeks we found that not all the utilities had been transferred to our name and we were told by this company to do their work for them by making the arrangements ourselves, which we refused to do.
All the heating and hot water failed during a spell of cold weather, also there was a sound of leaking water. We were totally dissatisfied by the speed with which this company reacted to this problem which was caused, according to the plumber who eventually turned up, by the fact that the central heating had never been serviced.
The only time that anyone came to inspect the property on the landlord's behalf was the day before the tenancy was due to expire. They expressed surprise that we were packed up and ready to leave, apparently because we had mentioned several months earlier that we might request a short extention of our tenancy. They then argued that, as we had not said that we did not require an extension we owed a month's rent in lieu of notice. Needless to say we refused to pay.
I have not generally enjoyed my dealings with estate agents over the years, but I found my dealings with Godwin Curtis the least enjoyable of the lot. Not recommended for either landlords or tenants!
