I don't normally review companies but My experience has absolutely been a nightmare with that company, they hold the deposit for months after you check out and they cut it as much as they want. They are so slow and they enter your flat without permission. Definitely not recommended at all.

I have been a tenant with Martin and Co for over six now, and I am extremely disappointed with their maintenance services. For the past six months, I have been reporting several critical maintenance issues in my rental property, and despite numerous follow-ups, nothing has been resolved. Every time I contact them, I receive the same excuse: "We are waiting for landlord consent."
This has become incredibly frustrating and unacceptable. The issues in my property are not minor; they affect my daily living conditions and pose potential safety hazards. Yet, Martin and Co seem to have no sense of urgency or responsibility to address them.
The lack of communication and transparency is astonishing. As a tenant, I feel completely neglected and unheard. Their inability to manage basic maintenance requests shows a clear lack of professionalism and respect for their tenants.
I strongly advise anyone considering renting through Martin and Co to reconsider. Their poor handling of maintenance issues and reliance on vague excuses have made my living situation extremely stressful and unpleasant. Save yourself the hassle and look for a more reliable and tenant-focused property management company.
P.S This is no reflection on Alan from the lettings team, who has been excellant and very responsive.

My partner and I rented a flat in Fulham from Martin & Co in November. Though the flat had many issues to begin with that needed to be resolved, I am giving them 5 stars due to the tireless work of our property manager, Francesco Moretti, who swooped in and ensured everything was dealt with swiftly and easily (for us, not for him!), which involved him constantly emailing and calling the council on our behalf, really advocating for us, all the while keeping us updated and making us feel heard. These issues did get resolved thanks to his work, and we are now really settling into our flat. I have rented a lot in London and know what a pain it can be to deal with distant landlords/property managers, but this could not have been farther from our experience with Francesco. Would 100% rent from them again due to this experience!

As an overseas owner of a property in London, I had an excellent experience working with the Martin&Co team, especially in comparison to the many agents I have been using for the last 16 years. I felt properly taken care of as a client, and the Martin&Co team are not just focused on their individual business silos, but they have come together as a real team to meet a broad range of service needs including turn-key refurbishment, rental, property management, insurance broking, etc.
Joe Stoll in particular, has done an excellent job from beginning to finish in terms of managing the full refurbishment my 3 bedroom apartment. He found me a competitive contractor, a sure the project was done on time and at budget. to advise me with great accuracy on the refurbishment needs va nice to haves, and more importantly got me the target tenants and at the rental rate that he indicated to me up front before the refurbishment project started.
The Martin&Co team were also able to advise me getting me the right insurance broker for keeping the building insurance premium low.
Joe and the Martin&Co team have earned my trust and I look forward to working with them on the rental and management of my existing property, as well as future property projects.

We recently sold our Battersea flat through Martin & Co. It was quite a lengthy process and if it wasn’t for Joe Stoll the sale would have almost certainly fallen through. Joe never gave up, following up with solicitors, purchasers and chasing me when necessary! He was absolutely key to pushing the sale across the line and for that, I am supremely grateful.
The whole team at Martin & Co were brilliant, I felt we got some excellent advice over the months from Simon Stilwell. The current climate isn’t the ideal time to sell so I feel very happy with what was achieved.
Prior to the sale, Martin & Co managed our flat incredibly well when it was on the rental market and that attention to detail and care continued with the Sales Team.

Very disappointing property service. Hopefully you will not have to deal with Nicole (Property Manager) who does not care at all. I have a leak in my flat for more than a year and still she haven’ t done anything to fix it. Only thing they can do is increasing your rent. Is a zero star an option?

Simon Stilwell of Martin and Co was invaluable in my purchase of my flat in Marylebone. In the first instance he found appropriate properties for me to view, so there was no time wasted, and he was forthcoming about the state of the market and the value on offer.

Unbelievable attention to detail, supportive, hard working and efficient. I never have to worry about our flat or tenants. Emine goes above and beyond to keep everyone happy and is excellent at keeping me up to date. Recently we had a leak and ceiling fell in, a mere 3 weeks later and you would never know it had happened - and that’s with delays due to availability of work men and materials. After a year and a bit of Covid-19 getting in the way of home improvements and some of our requests not being heard by Martin and Co, we met Emine our newly appointed property manager. She has, in the span of a month, arranged painting of the flat and fixing our heating in time for winter. Her enthusiasm for her tenants is refreshing and commendable.

Tania is always very responsive and ensures that her team of junior property managers operate at the same high standard. Emine for example has shown to be a real asset. Victoria has gone so far as waiting on a Saturday to help install a new washing machine (and coping with a small flood when things didn't go quite to plan).

He built trust by not pushing for a sale but keeping us abreast of the market in our area and checking in with us from time to time. This ended in a decision to sell our property in Summer 2020, acheving our desired valuation having found a buyer quickly. It appears most of these reviews are by landlords. As a tenant these people are the absolute scum of the earth to deal with.
On moving out, they brazenly and bizarrely attempted to take around £850 for about 15 claims that were clearly all untrue. Most of which could be seen to be such just by spending one minute in the house. The place was left professionally cleaned and clearly in better condition than when I moved in, I didn't bend the prong of a fork. EVERY SINGLE claim they begrudgingly backtracked on as though it was my fault they'd made all this stuff up, save for £90 for "leaves on the balcony". They eventually admitted each claim was untrue, but it took 3 months and having to threaten tenancy disputes. It was like dealing with some kind of faceless emotionless monster, the worst experience I've ever had with a service of any kind.
Good luck to any tenants out there using them, I get the impression it's just their process to pull this stuff on everyone they can, and they probably have an above average hit rate in Chelsea.
(Oh, and they charged £300 for a lost key, and then clearly didn't use that money to change the locks. This is against the law, but it's just not worth my time pursuing it)

I did not want to risk getting difficult tenants, or having to chase an unreliable agency so I decided to let my flat out exclusively with them, even if having it listed with one agent would mean it took longer. I was very happy with the tenants they found and glad I hadn't listed with some of the other agencies who had pestered me. When I asked for recommendations for services such as a profession cleaner these were supplied promptly, at reasonable rates and made the whole process infinitely easier for me. It is refreshing to deal with agents who are not pushy and who keep their word so I would have no hesitation in recommend Michael and the team to anyone else in my position.

The most unprofessional state agency in London. Based on personal experience with Martin & Co in Chelsea renting with them was the worse decision ever. They wanted to charge half of the deposit without providing the deposit breakdown or any other evidence of damage. Refused any kind of communication(emails or phone calls), in order to resolve any disagreements I had to send a representative legal adviser to finally meet some decent communication. The conclusion is that they do not protect tenant's rights and will always support landlord's interest. Highly recommend avoiding this agency for your own sake and safety!

The whole process was an absolute nightmare. When we left the property they tried to charge us £900 for flaws in the property that were there when we moved in. Including £30 to change a lightbulb! After a long struggle we proved we were right and realised that they were just trying to take our money.

Simon Stilwell and all the team at the Lots Road branch went above and beyond the call of duty. Utterly professional, honest, transparent in all dealings, Simon and Andy were tenacious when it came to selling my house! It wasn't the best time to sell but they didn't give up.They were particularly helpful giving useful feedback emails after viewings. Simon and Andy were also very helpful when it came to certain decisions concerning my next purchase. Great role models for how all estate agents should be! Would definitely use them again for buying or selling a property.

Highly recommend you ask for Laura Brown if you are looking for a flat in the Chelsea area, she can find a place and make sure you're in within one week. Next time i need an agent in Chelsea, i will ask for Laura.
I rented out one of their managed properties for a year the service was great and never had any issues which they didn't easily fix.
Definitely highly recommend.

Martin & co have looked after the letting of my rental flat for a number of years. They dealt efficiently with any queries or problems that arose, keeping me informed and finding a solution, so keeping both me and the tenants happy. They were particularly helpful at the time of tenancy changes, dealing with the transferring of utility accounts, final inspections etc. A very friendly office to work with.

My experience with the Battersea Reach Martin & Co was superb. Chris Cooke in the lettings team was very professional and nothing was too much trouble for him. The property management were also just as good. Stephanie Green was always quick to sort any problems out and let trades men in if I was not available. Very professional outfit with friendly approachable hard working employees, I would happily recommend to anyone interested in dealing with Martin & Co. My only disappointment was leaving the flat and realising I wouldn't have Steph managing my property anymore.

I highly recommend Claudia Gal. She is awesome . After I moved out from the property to Dubai, I realised that I have left my carter bracelet and watch at my previous flat in London. Kindly, she looked up and found it for me and brought to Dubai the week after while she was visiting here.

I worked with Shazin Nurse at Martin and Co when I was interested in Battersea Reach. Shazin was incedibly welcoming, attentive, yet professional and very much let me make my own choice which I so appreciated as I came to make my decision. She was able to show me the best flats that suited me perfectly, and I ended up making an offer after viewing only three places. She continued to look after my interests after I signed, which shows how she goes above and beyond her initial repsonsibilities. Thank you Shazin!

WOW talk about going the extra mile! So I finish work head to get some groceries get to my front door and I have left my key at work and have no way of getting it. I call Shazin one of the agents and tell her my predicament. Shazin who has gone shopping drops everything and is willing to meet up to get me key and take me home by the timde we met up got the keys the poor girl had sacrificed her entire evening and still had a smile on her face.
I have rented properties for many years and many cities and have not had an agent put themself out to such a degree usually its locksmiths and hundreds of pounds.

I have been dealing with Martin & Co for just over 2 years as a Tenant in Wimbledon. During my 2 year stay at the property they managed I found Martin & Co to be very professional and polite and cheerful. anything that has needed replacing or fixing Martin & Co were straight on it with no delays. Unfortunately the owner of our house decided to sell up so we all had to move and our new Estate Agents have already proved to be completely unprofessional. I wish we could have stayed with Martin & Co. Our deposit was returned in full very quickly.
I think Martin & Co should hold workshops for other Estate Agents

I have been renting a studio flat with Martin&Co. They are the best and friendliest agents I came across...any issues in regards to the flat were dealt with almost immediately, they are very professional and extremely helpful! I originally decided to rent the flat for a year but ended up staying there for 3 years in total! I would highly recommend them to any potential tenants! Thank you Michael and Rita :)
