Mather Marshall have been nothing but superb throughout the whole time I have been a tenant in one of their properties. The initial stages of getting me into the house I chose to apply for, Hayely made it extremely easy, and managed to complete the process within a few weeks maximum, which was brilliant given the situation and process.
Since then they have provided the best customer service, always provided assistance with issues that arose, and are very friendly and approachable.
I would highly recommend Mather Marshall to anyone looking to move into a new property.

10/10 Renting Service. From first viewing the property that my partner and I have now moved into, every process has been easy and straightforward thanks to the Mather marshal team.
The main person I have dealt with is “Hayley”, and she is brilliant at her job, made the pre tenancy process so straight forward, would update us via email and phone along the way.
They use property file which is a handy place to raise maintenance issues and where all documents are kept.
All other staff such as emilee and daisy have been amazing too. I’m sure everything will be fine during the tenancy as well :)

I have bought two properties through Mather Estates, and the lettings side of the business manage one of my properties. I wouldn't consider using anyone else. Everything is seamless with them and they tick all the correct legal boxes. As a landlord, I have peace of mind with no aggravation. Was told legislation meant I could not regain possession of my vacant property for 3 weeks,when I asked the question of what legislation this is I had my e-mails blocked.Paul.marther will not respond to any questions he doesn't like and like other poor souls who had the misfortune to deal with this company I found Athia to be clueless.

Worst estate agent we ever dealt with. Took more than 49 days to process our deposit. Had to chase every time for processing our request. They will back up anything with bunch of lies. Same would happen here with lengthy reply. Staff never communicate each other and delay the process.
Glad we did not bought our new house through these people and i will never recommend these unprofessional liars to anyone.
Better get a house or rent with Haart or Wrights .

They are very good during the tendency term and have given us a good rating for keeping the property clean. However, everything changed when I gave the notice to leave the property.
I returned the keys 15 days (15/05/2023) before the tenancy ended. Keys were handed to their office, and received a confirmation email from the staff. The reason I have given the keys early is to speed up the checks and process the deposit refund. A week later (22/05/23), one of the staff asked if I had vacated the property and where the keys were. This clearly shows that they do not have robust plans when someone leaves the property or does not communicate with each other in their office.
Later sent an apology email and started the usual process.
Then I was waiting for the checkout report, which they said would be sent to the tenant and landlord as per their policy. I have also been waiting 45 days for the deposit to be returned from the day of checkout.
I contacted them again on 03/07/23 to check why the deposit was getting delayed, and their response was the landlord was unavailable for this long! Then they claimed they needed £350 to clean the property.
I have cleaned the property, including the carpet, with hired equipment. Cut the grass and left the property in decent condition. Despite all this, they insist on robbing me. I was fed up dealing with them and desperate for my deposit, and I finally agreed to 150 deductions. On 04/07/23, they said the refund was processed, and I would receive an email from DPS in 3-5 days. I waited till 10/07/23, and I contacted DOS to check the progress. DPS said they had not received a response from Mathermarshall yet. Again I had to contact Mathermarshall, and instantly I received an email to respond to the deposit claim.
I'm short; you will have nightmares from the day you give notice—also, each and everything you have to chase these goons.
***update to your reply***
Please do some research before writing a reply. Keys were handed on 15/05/23 and you have not processed or communicated with neither of the tenants regarding your claim and not processed anything. Again your staff delayed the process for another week by not processing with DPS. In total I waited around 49 days to get my deposit processed.

How disappointing that you feel the need to lie about what happened. Is interesting why you left out your comments about the contractors went wrong my property twice without consent.
Another lie, that you didn’t not reply to the complaint until 48 days after the email was sent. I would be happy to forward you the emails showing the dates.
I emailed you after the tenancy to hope for a honest and reflective reply but that was not received. I feel it’s important that people know about your appalling response times, lack of customer service and as we now see, the willingness to lie to cover your mistakes.

Surprisingly very similar to other letting reviews on here. In short, once you are letting from them, it becomes very difficult to get replies from via email. I would estimate 70% of my emails were not replied to, one of those being a formal complaint and took 48 days to get a response (that was after chasing them for an answer). When calling, I usually had to deal with quite a rudely spoken member of staff who would almost make you feel bad for calling. Some examples of poor standards from them include:
* 37 days to get my deposit back after constant chasing.
* Twice, contractors let themselves into my property without notice and when I wasn't there. Mather Marshalls response (in short) was "We are sorry, but when there is a build up of jobs, it's important they get done." Clearly more important than a tenant right to privacy...
* Noise complaints via email (ignored).
* Contractor leaving a large amount of dirty when rubbing down the bathroom ceiling, then getting paint over my bedding (email ignored).
* Ceiling stripped of paint and then left... not completed.
To be clear, I paid rent on time, every time and tried to be a good tenant (all property checks were top scores). After email complaint, Paul's response was constantly "we did not receive an email about that", or "it is down to the landlord...".
From personal experience, the reviews on here are very accurate to what I experienced, regardless of their responses. It seems a constant theme of poor communication and rude customer service.

Disgusting behaviour from this lettings agents.
Left tenant without access to running water for over 2 weeks.
None responsive when door bell/phone needed changing.
Has submitted an eviction notice without checking in on welfare.
Popped round without notice.
Please avoid. Disgusted by how this tenant has been treated.
As an update based on the comment below. You were the member of staff who turned up without notice at the property, also not wearing a mask (it was round your neck, going against covid guidelines). You handed a letter to me whilst I was flat sitting which stated you would be visiting that day (this is not giving 24 hours notice).
I'm also not sure what you mean by "exhausted all options". The notice was served without giving any information as to why.
I wont be contacting you to offer my support or advice. I would strongly recommend just shutting up shop.

You have to chase them again and again for a response, when they do respond they are unprofessional and rude in their manner. Having to go through a deposit scheme trying to retrieve my deposit from November as they are trying to withhold a ridiculous amount of a deposit for inadequate reasons.
The actual director of the company called me personally and shouted at me down the phone for a mistake his team member made. Upon realising it was his fault he didn't apologise and didn't respond to any further emails.
Would never rent from this agency again, have 0 idea what they are doing. Endless errors, mistakes and chasing up with them.

Communication effective and frequent at all times, and especially good as I have been at the other end of the country and never been in the office - or even met the team face to face! As a tenant of over a year during covid lockdown. I paid £1050 a month as a single occupant whilst on furlough. Since handing my notice in to leave the property I have had nothing but a bad experience! I had no property check since the day I moved in and now this agency is defending the landlord on things that were not fixed by them over the year and saying that they are now getting quotes on behalf of the landlady to withhold money to repair reasonable wear and tear. I reached out to the owner to try to reason and instead I just got a nasty toned email back defending the agency. This is such a shame because this final hurdle has left a very bad taste in my mouth! They are in control of £1200 of my money and after two weeks, I finally chased it today and they still had not done anything about returning this to me. It was only when I chased it that I then received emails. Firstly calling me by the wrong name, secondly their own marketing photos being in contrast to their end of tenancy report! Abysmal service and I 100% wouldn’t not recommend this agency to ANYONE!!

We purchased our first buy 2 let property from Matha Marshell and they helped us to let it and then managed it for us.
When our first tenant decided to leave after 2 years with short notice, we had some issues, but MM were on the ball. All their sound professional advice given two years prior kicked in. They are very fair, good negotiators and with you every step of the way to advise and support.
The management reports are very informative and clear, with pictures and a traffic light system to help with landlord and tenant priorities.
Credit where credit is due, we want to say a BIG thank you to Janine and her team, we really couldn't have done it as well without you all!

Do not put yourself through renting with Mather Marshall Stevenage. Having rented for around 6 years Mather Marshall of Stevenage have been by far the worst. The staff are unable to communicate amongst themselves. They also fail to reply to emails especially when you are challenging them. Pushing water uphill is easier than trying to get a response out of them.
We moved into a property which is meant to be managed by this company and it had several repairs outstanding which took 3 months to address and required chasing several times. This was the start of months of issues with repairs not being completed within a timely manner despite reporting and chasing several times. At the end of the tenancy they thought they had the right to enter the property whenever they liked to the point that they were outside of the property trying to do a viewing but did not confirm this with us. Not even worthy of the 1 star rating..

Had such a hard time with a previous landlord and the property and the whole team really helped us out emotionally and physically to find somewhere new. Danielle was amazing (not just because we share a name haha) so knowledgeable where othrr estate agents couldnt provide answers to basic questions - there was nothing Danielle didnt know. You can tell she is passionate about her work and cares about clients, honest estate agents (which is really hard to find nowadays). Iys the first time ive had a pleasant experience with one... Plus everytime we have to pop in, i LOVE looking at a book they have there which is all about pictures of awful estate agent property photos (i must find out the name and buy myself a copy lol)

Barry has done a fantastic job with our sale and worked tirelessly for 6 months to help get our sale and purchase over the line. They were always there when we needed an update or a chat (whilst presumably having a lot of other chains to deal with as well!)
After a very stressful 6 months we are finally there. I would recommend Mather Marshall to anybody. Their unfaltering effort and support was a massive help. I don't think the sale (and our purchase) would have gone through if it wasn't for the proactive way in which they managed the chain

Called them to book a viewing on first day and then told someone will call after speaking with tanent. Then second day no call back so called back again and was told, someone is sortkng the viewing and will contact to arrange but nothing till next day and called third time and was told there were viewings today and someone took the property. So frustrated and said why i was not called, i called and then was told might missed. Cannot fault the level of service received.
Yes it took time and several factors involved that caused delays with the high number of those involved within the chain.
Irrespective of what occurred the service was second to none.
We have come to terms that these things happen beyond our control when buying a house but cannot thank Mather Marshall enough for their assistance through what has been a long journey for the family but finally and eventually the move happened for my parents.
The area is nice and it lead me and my partner to buy on the same road next to family (well almost) few doors down just a shame it wasn't with Mather Marshall never the less my parents are happy with the transaction.

I contacted this agency to view a house last Thursday. At the end it was agreed that the agent would contact me the next day to check if I was interested. She did not contacted me so I contacted the agency to inform that I was interested to rent the property but wanted to verify if the landlord would allow me to put a garden gate (that had been there once) and the broken fence as I have 2 dogs (the agent had advised that the landlord accepted dogs). As I heard nothing the following day, Saturday, I contacted them in the afternoon. There was no answer although the agency was supposed to be open until 5pm. Today I contacted them again at lunch time and was informed that the property was already let. They told me "first come, first served" and that if this did not go through they would contact me. I called the agency again as I had forgot to inform who I was and give my details. The agent that answered the phone stated they had my details. I mentioned that I had found strange that the property had been let as I had informed that I was interested on Friday and was not advised that someone had already shown interest. The agent informed me that it was via the landlord and as I query this she told me that it was a family member or friend of the landlord. It was not polite that I was not informed that the property had been let. There were also two different stories so I fell that they were not honest with me.
Response to agent:
I did not ask the landlord to make any repairs. I asked for authorisation to make the repairs with my own money, put fencing that was broken and/or no longer exists and a garden door that existed once as the structure is still there. This would be an improvement and would add value to the property so I am confused and find it strange that the landlord would not want this.

To all professionals, here are some facts I would like to report regarding my experience with Mather Marshall which managed a property my family (3) rented in Hitchin:
1 – Days after the visit, I was told by the agent that my offer on the property had been fully accepted so I went to their premises and put down my deposit. One hour after leaving their premises the agent called saying that the move in date on my offer had not been accepted by the landlord.
2 - When I moved in they told me to collect the keys from the agency premises, instead of receiving the keys at the property. Strange i thought... The property had not been cleaned. It was in fact really dirty. There was paint throughout the floors, over the electric sockets and switches, over the carpets - this was reported in the inventory which was only sent to me several 1 week later (i had to request it several times).
3 – Several details that had been agreed via email to be changed by the landlord were not fixed, like the door drawers of the freezer that were broken. After several emails and requests to get them fixed i simply stopped attempting to request them to do anything and accepted the broken fixtures of the property would not get fixed.
4 –They said they understood my comments about the paint on the carpets but they would not be cleaned, vacuuming was the only thing the carpets needed. And the stains were left as part of the property.
5- The radiator on the bedroom of my 2 year old toddler was not working. After i complained several times, explaining my toddler was finally sleeping on his own bed, and that we needed to sleep on the floor next to him to keep covering him with the blanket, they managed to send someone to fix the radiator MORE than 1 month later.
7- The check out report was detailed and the landlord claimed part of the deposit, i asked unsuccessfully the agents to advise the landlord about his unfair claims. Claims were regarding: carpets with stains (glad that i paid after check in to get the carpets professionally cleaned and on that invoice the cleaners wrote about the stains and paint); general cleaning (glad i paid a professional company to clean it and had all the check in photos to compare). DPS gave us back all the £220 we refused to pay back of the deposit.

I really recommend Barry and the team at Mather Marshall. Their no nonsense approach to our house sale was excellent. We asked 3 agents to give us a valuation and Barry immediately stood out in his realistic approach and knowledge of Stevenage. Mather Marshall did a good job of selling our house. They set an appropriate sale price and then worked hard to achieve it - they set it at over 25K more than another agent and delivered.
They worked hard to get viewers through the door and make sure they were qualified.
After the sale was agreed Linda worked hard to make sure it progressed and made sure we were well informed and helped to resolve blockers.
If selling another house in Hertfordshire I would absolutely use them again.

We are utterly appalled with Mather Marshall, the staff are not communicated with one another, lie to you, are arrogant, rude and unhelpful. The service we received in the 6 months with them was disgusting. Their telephone manner is terrible and their emails are petty and dim-witted (if you even get hold of anyone)!
We were homeless (which they knew) they took their time to put through our paperwork and ‘misplaced it’ several times. We had to chase them countless times in a day never able to get hold of the correct member of staff, it got worse when it was coming to the end of our tenancy.
Being first time renters we were unsure of our end date and what the processes were, we went to the agency and spoke to one of the staff members and was told to put it in writing. To which we did and looked to find our new property due to the end date being close. We didn’t receive a response so stopped by again and was told a different end date, our hands were tied with another property which the move in date was set. Again I chased for a response and several days later we were issued another end date via email.
We are a young couple, messed around with, looked down on and totally exploited by this agency. Now left to pay for 2 properties at once which I can tell you is not cheap on our wages! All the while the staff are not interested in helping us get our deposit back faster, then suggesting out of their ‘good will’ they bring it forward (this never happened)! Yet they were more than happy to mess us around with short notice viewings, cancellations and nuisance emails not even spelling names correctly.
I imagine the landlord did not know the situation or true circumstances of their tenants, as I feel they would have wanted to get 2 rent payments for the one month and not leave the property vacant for over a month. I do not blame them! In fact I feel sorry they are just as exploited by them as we are! That and they spitefully deduct money from the deposit due to us being on their case. Anyone looking to go with this agency! Please do not do it to yourself, they are only interested in money and do not look to make things easier or cheaper for you as their tenants. Do not even deserve one star!
Mather Marshall please do not embarrass yourselves by writing a petty response back to this like you have with other honest reviews. We do not want to contact you or speak to you regarding this matter you are a waste of time and energy, and we know this is only for the site, not for real help regarding what we have been through. STILL PAYING FOR THIS PROPERTY TILL TODAY! BEEN OUT OF IT FOR OVER 3 MONTHS. MATHER MARSHALL ARE A SCAM! As a landlord of a property but who is living overseas, I have had my fair share disappointing experiences with estate agents. I need a property management agent I could trust. And that's what I got with Mather Marshall. I have used their lettings management service for about 9 years and recently used the sales team to sell my property. The lettings service was great. Very professional and reliable. The sales team also did a fantastic job. I liaised with Barry, the sales manager, and he did a sterling job in selling my apartment in what were a tricky market conditions. I would have no hesitation in recommending these guys to any landlords who wants a professional and reliable lettings management company, or for anyone else who is looking to sell their property.

I write this review as a potential buyer.
Made contact with Mather Marshall Saturday 19th May. Called at around 9am to enquire about a shared ownership property in Spencer Way @ £75,250. Spoke to Claudia (only works weekends she said), she didn't know much about the property but said she'd get Lisa to call back within 30 minutes as she knew more about it.
By 13:30pm I hadn't heard anything so decided to call again, maybe they were exceptionally busy on Royal Wedding & FA Cup Final day, plus the sun was shining. Spoke to Claudia, who by a miracle, was just picking up the phone to call me. She gave me some more details on the property & said a viewing could be arranged sooner than she first thought. I said I was going away on holiday at the end of the next week, so sometime before Friday around my work schedule would be great.
It is now Wednesday 23rd May & I am yet to hear anything - no messages left to say they've attempted to call, nothing. Now I'm not surprised since none of my details were taken apart from a name & telephone number. In days gone by, I thought it was common practise for estate agents to take all your details & fully qualify you before you view anything. Obviously business is so good these days though, they don't even need to bother calling you back, let alone take all your details.
So, as a buyer I'm disappointed & will now avoid this agent because trust & confidence are massive factors when you are making the biggest investment you will perhaps ever make. Given my buying position, it makes it even worse for the seller that I've not been contacted after I made the enquiry, but clearly there are enough buyers about for this not to be an issue & I expect the property must already be sold.

Mather Marshall were extremely helpful they offered a range of affordable making the letting process much easier. After having a bad experience waiting for referencing from letters property management, it was a breath of fresh air dealing with Mather Marshall. Louise was patient and helpful through the whole process. i would recommend letting with them

Very happy with the service provided by Mather Marshall Stevenage. Barry is very knowledgable in the local housing market and we agreed upon a guide price and sold the property in just over a week. Honest feedback was provided for each viewing and made the process a lot less stressful than I imagined. Barry also kindly gave some great advice on a property I was very keen to buy and great news even though an open day with 35 viewings we got it. I would definitely recommend Mather Marshall to anyone looking to market their property.

This company are not able to accept responsibility for any mistakes caused on their end. We were not prepared for the landlords requirements. Any questions we asked during the viewing we were told “I don’t know sorry” which is forgivable as the individual only worked on weekends, however even the full time employees couldn’t provide us with any useful information to actually save us our time besides using pressure tactics to fill out the form. I made it clear that it would be my girlfriend, my elder brother and I renting the property and the manager STILL sent the form across, and now we are being blamed? Nobody deserves such a terrible service.as soon as a bad review is written it is instantly our fault? Nobody deserves such terrible service.

RESPONSE: I have copies of all emails and transcripts of all our phone calls. You are lying scam artists, not on part of your reply is true. Your viewing agent replied to every question we asked with "I don't know", every time we called, Louise was "out of the office at the moment", after continuous chasing when I finally caught Louise on the phone we were told the Landlord wanted working professionals, which we are, when I told Louise this her response was that the Landlord wasn't prepared for "wear and tear" on the flat? HMO? You obviously didn't even bother to read our files? "three unrelated people"... Sorry do brothers count as unrelated people? I will personally come in to visit your office this Saturday so we can discuss further. Absolutely disgusting service. I can't believe you'd have the cheek to reply such utter lies. Once Again, please do not waste your time with this agency.

If I could rate this estate Agents 0 stars, trust me I would. The agents hang up the phone mid way through conversation and ignore your calls, until you call from a different number and they answer on the first ring... The Viewing agent couldn't answer any of our questions about the property & failed to give us any forms regarding making an offer. What a waste of time, I feel sorry for the Landlords working with this agent as they haven't a clue about their needs or requirements and leave applicants clueless and fail to make any effort to keep them informed on the progress of their offers. Absolutely disgusting service, Offensive and rude over the phone (once they finally pick up your calls...) HONESTLY. It's a real shame as they have some lovely properties available, but what a poor excuse of an estates agents. DO NOT WASTE YOUR TIME WITH THESE AGENTS YOU'L SPEND ALL YOUR TIME CHASING CALLS for " I was just about to call you now", " I was just about to reply to your email" FUNNY THAT.

They are the best letting and managing agent I have ever come across. The entire process from property viewing, property management and even the end of tenancy check-out was so smoothly arranged. They were always available for any issue I had during my tenancy and the actions taken were prompt. Thank you for making my tenanacy experience so wonderful.

never ever recommend this agent. no integrity . cancelled viewing at the last minute after many confirmation and reminder email. staff did not even apologies properly for the inconvenience caused.
