When I first contacted Mcdowalls. I was very impressed how quickly the estate agent came to the house, he explained to me what would happen. Next step photos were taken. And arrange the sale of the house.
This put my mind at ease. Just before Christmas, the house was sold. Couldn't believe it. And now I have been accepted an offer of the property I am buying. I can't believe how quickly this as happened.

Really, really terrible. Forced upon us by the landlord. We’ve since enfranchised and tried at first to work with them. While doing so we were given notice (they chose not to work us as clients), and yet they’re sitting on our service charge surplus saying they can’t complete the accounts and refund us until they sort out a communal electricity issue (an issue which highlights their incompetence - they have not paid the electricity bill since 2021). The account managers keeps changing - 3 in 2 years, and each getting worse in terms of levels of communication, response times, helpfulness, professionalism.

We used McDowalls to valuate a housing association property we were re-selling. We paid for the original valuation, which is valid for 3 months, and as part of their service they offer a free 3 months extension.
Due to some of the delays associated with selling shares from a housing association property, we found ourselves in a position where the valuation needed extended, once within the three month extension period and once outside of this. I contact thr company and thanks to Kelly and her colleagues, the valuation was extended twice within a day of initial contact, at no extra cost, allowing us to finally complete on the sale of the house, 8 months after the original valuation.
Of all the people we've had to liaise with during the sale of the property, I van honestly say Kelly and her colleagues are the most efficient ones, making st least one part of the process less painful. Thank you very much to the whole team.

I would like to express my profound disappointment with this agency. In my experience, their conduct was far from professional. They contacted my workplace to obtain references, reached out to my former landlord—who also provided references—and even called my mother's employer, who supplied additional references. Furthermore, they requested access to my bank account, which I promptly granted by providing statements.
After nearly two weeks of this extensive and intrusive process, they informed me that my application was declined due to my dad’s income, despite this “denied income” being the same clearly communicated from the begging. The ordeal they put me through was both unnecessary and distressing, especially as I had dismissed all other housing options because they indicated I had progressed to the referencing stage.
Despite gathering all the required documentation and receiving all necessary references, they inexplicably decided that this was insufficient. I found their approach unprofessional, invasive, disrespectful, and wholly unnecessary. Their lack of integrity has caused me significant inconvenience. I will certainly not seek their services again and will pursue my rental search with another agency.

Having used McDowalls’ valuation services professionally, they were the first people I called when I needed a personal valuation for probate. The property was a bit different from others in the road/area, but Chris was able to produce a valuation report quickly and it was accepted by all of the relevant parties. Update - I’ve since needed to come back to McDowalls (not because of any problem on their part) and Chris Baker handled my case this time. He went above and beyond to provide an updated desktop valuation for my property. He did so very quickly, which has brought a weight off of my shoulders as we were very pressed for time, with the risk of the entire chain collapsing.
I’m very glad to have chosen McDowalls and very grateful to Steve and Chris, as well as Kelly (administrator) for their friendly, professional and efficient service.

Dear All,
I decided to do Stair casing on my property and my housing association introduced few Property Surveyors company to me.
After I called and spoke with them, I noticed the Mcdowalls surveyors LTD is better than others, because of customer service on the phone and also better price than others.

No response to the lease extension since October despite sending several reminders to Chris Baker, and
Further to the invoice which has been sent out to us on the 4th January 2023. We are withholding payment for the reasons that follow:
No letter of warning was sent out to us prior to the 'maintenance' taking place.
The cream garage door belongs to 131 Sutton Lane. The invoice states 'cut back overgrowth in area in front of cream garage'. Ms Hargy cuts back this area every 3 to 4 months. It is clear this has not been done on the date stated.
'£600 + VAT clear and level out area shrubbery and overgrowth in front of broken/bent garage door'. This garage belongs to 121 Sutton Lane. The garage door was replaced back at the beginning of October. Most of the area cleared was by the garage owner when the door was replaced.
On 15th July 2017 I wrote to Mr Baker asking for permission to change the use of our garage. We informed him that we would be filling the garage door in as we could not use it. Permission was granted.
We request to see before and after pictures of the work that would justify a bill of £1,188.00. It seems the work could not have been on the 3rd December as stated. Who carried out the work invoiced? Who is the company invoicing us? Why does the invoice state 'rear land/alley 117-139 Sutton Lane? Is 153a Sutton Lane being charged as they use the accessway, if not, why not?
Once this invoice has been explained fully and the sum justified, we shall forward payment. If not we will seek legal advice as we believe this could be a fraudulent claim.
We look forward to a speedy resolution to this issue.

Absolute joke of a valuation. Not to mention the surveyor who came round was rude and unprofessional and made me feel uncomfortable in my own home. Interesting to read that other people using this company for shared ownership resales have felt the same about their valuation report. We will be challenging this and refusing the valuation and using a local valuer instead. I’m also going to report the surveyor and the company to RICS. Leaseholders: AVOID!!

Thanks for your emails, I am out on site currently but I have visited site.
The access to your garage is not owned by our client.
The alley way land sold on the condition for the access to the Garage,
however the Garage is not accessible since last year.
Worst management company I have ever experienced, the latest debacle has taken now 3 months without a solution, I would start own management company than waste your time with them. They are unresponsive, defensive and rude. Take ages to get anything done and never follow up on requests. I understand most management companies are not great but myself and my neighbors have never had a worse experience. My advice to is to understand that owners have a choice and they are able to start their own property management group so maybe you should treat them better. Responding to emails, phone calls is the minimum we expect. This is probably the worst service from a management company I ever experienced. They are slow to offer solutions and are non responsive!!

We are a married couple of professionals who wanted to rent a property from this company at Ron Newton House, 450-462 Barking Road, Plaistow, London, E13 8HJ.
We spent our time to come and see the property, then another week and a half to collect the necessary documents.
After that, we received a call from the agent that we were accepted. We set a date and time for signing the contract, and they also promised to send us a confirmation letter. After that, we canceled several views and offers from other landlords.
We waited for the confirmation letter for several days and lost time. We had to call ourselves and remind ourselves.
As a result, we called and were informed that the apartments promised to us were decided to be put up for sale. We are absolutely disappointed with this attitude.
The agency does not care about its promises and responsibilities, I wish you will never have more clients and you will finally lose your reputation.

Landlords and property owners AVOID this company at all costs!
Sadly, after being appointed to manage our building in 2019, McDowall's have continued to fail on so many levels. The property is now in a worse state than when they took over.
They overcharge for their services and then don't provide them, and they take leaseholders money and don't carry out the works they plan. They are also very good at reciting 'the law' but they don't seem to apply to themselves.
We paid them (the leaseholders) approx.£3K, six weeks ago (after being threatened with LEAGL ACTION) yet they tell us work is start on a Tue 24th August. Nobody turns up and three weeks later we still have NO EXPLANATION (not even an email to apologise) and no update on when or if the work will start.
We only got a response when we contacted them. And yet their email said they will get back to us next week (that was nearly three weeks ago)
Meanwhile, the stair carpets have been in disrepair for over two months (and are a danger to those walking on them) but McDowall's refuse to fix it. And they've got our money?
The outside areas are disgusting, and the gardener has only been twice in 2021 (it’s now September). we have broken walkways and parking areas with broken concrete.
They charge for cleaning services but don't clean, the bins are like a dump and the communal areas are now in total disrepair - all this after two years of their property management.

Whether you are a property owner or a leaseholder, I would recommend you look at alternatives in the area, as I believe this guy are not capable of managing a property professionally.
N.B. This is a GENUINE review by a dissatisfied customer, I say this as it would seem McDowall's have a history of claiming their 'bad' reviews are fake.

Quite disappointed with the sales team who keeps asking me to either wait to hear from them or to call back after 10 mins to provide details about a property. This was to enquire about a property that came on the market last week and the response was not quite good. Unfortunately, this was not the first time I experienced this so publicly letting everyone know.

Recently use this company, not happy with the low valuation given. They compared my 3 bed flat to 2 bed flat. I am sure they work to benefit the housing association as this is a shared ownership resale valuation from their panel. Always consider to chose your own independent surveyor other way it's waste of money!

I have come across a lot of surveyors and in general my experience has been negative. The last surveyor I used to do a valuation survey for my shared ownership flat took several months and it fell through at the last minute.
I then asked my lawyer (James E Barnes Solicitors) to recommend a surveyor and they recommended Chris from McDowalls. He was exceptional and turned around the valuation report within 24 hours. Chris was communicative and did a top notch job on the report. His valuation of my flat was on par with the market rate and I can’t recommend him highly enough.

Was not happy with the low valuation given, have since had other valuations by more local companies which are £10k higher and have now seen that a very similar property sold recently with a higher price was omitted from the report in favour of a completely different ex-council property with a lower sold price in order to justify my low valuation. This was a shared ownership resale valuation and I can’t help but think that they work to benefit the housing association NOT the actual person paying for the survey. Waste of money since I cannot use the report and overpriced compared to other companies. I did query the report and just wasn’t happy with the justifications given.

Gave our property a value of 100,000 pounds lower than its actual market price. Then offer a cash buyer before we had even got probate, and offered a probate value of 50 grand less than market value. This someone from capital gains have told m is very dodgy. Ended up having to pay 12 grand on capital gains as the actual sale price by a decent company was 410000 pounds. Thanks for the dodgy price up that cost me 12 grand. Avoid this company and don't get done out of your hard earnt cash

Dealt with "Lisa Brown" extremely unprofessional from day one. Told us she would contact us but didn't and when chased by us, responded saying "oh I thought you were someone who called and didn't like the property that is why I didn't call you". She then confirmed our offer on an email , took the details for referencing on phone and told us not to do anything else when we told referencing has not contacted and left an automated txt with no contact details. After 24 hours and no contact from neither her nor Rent4Sure, we chased her as always and we get told property is gone! When raising a complaint with Ms Fern from their team, we very arrogantly get told "we don't contact tenants as Landlord is our only client they pay us and not tenants"...NEVER DEALING WITH THIS COMPANY AGAIN !!! WASTED OUR TIME BY CONSTANTLY CHASING THEM !!!!

Valuation Report with inaccurate data, making my flat undervalued.
communication was superb before raising the problem after that was a struggle, no response to emails, called the office, person not in, and is in, not "available" had to chase evertime for answer.
Used them for L&Q valuation, never again! !

Robert gave me poor advice in relation to my lease, he then would not return emails or calls. Robert then left the company. This advice ultimatley ended up costing me a lot of money. McDowalls would not remove this cost from my final bill. I certainly would not recommend this firm.

Actually quite unimpressed with the quality of service. Karen was great. Whenever I called, people were helpful. But, my actual Valuer was very frustrating. She wouldn't answer emails for weeks, was at times rude in her replies and never directly answered my questions. All it would take to make this great service would be simply for her to reply to emails!

Valuation conducted within 2 days after I first got in touch, and valuation report was completed and delivered within 5 business days after valuation.
